If I could give this company one star, I would. This has been the worst rental experience we have ever had from beginning to end. It was extremely difficult to get anyone to come out and fix issues, and when they finally did send someone, it was usually just to inspect the problem and provide a quote. They always seemed to hire the cheapest contractors possible instead of properly addressing the repairs. The situation became dangerous when the kitchen caught on fire due to an electrical issue that had never been fixed. We had already informed them before the incident that there was clearly something wrong with the electrical system in the kitchen, but nothing was properly addressed. After the fire, instead of taking responsibility, they tried to make my insurance cover the damages. They also did not want to pay for a hotel, leaving me without a place to live for over a month while we waited for repairs and smoke remediation to be completed. The house itself was very old and clearly needed ongoing maintenance that was never properly handled. When our lease finally ended and we moved out, they charged us for repairs that should have been taken care of while we were living there. They kept our entire security deposit and even charged us an additional $500+. Overall, this was a terrible experience. We have not even moved into the property yet, and we are already experiencing concerns regarding management's lack of responsibility. We have paid our full security deposit and one month's rent, yet issues have arisen that are not being properly addressed. Instead, the primary focus seems to be on the fact that the house was previously on the market and that we would be responsible for paying for those days. This raises concerns about what we can expect once we officially move in. Will maintenance requests and necessary repairs be handled appropriately? For example, we are being asked to transfer the electricity into our name, even though the garage door light and stove lights are permanently on. We are also being told we must pay for trash service, despite the city stating that trash collection is included in the property taxes. Overall, this has not been a positive start to our rental experience. We are concerned about the level of management and would appreciate clear communication and resolution of these issues before our move-in date. Here is what I sent to the management team: I would like to begin by expressing my concerns regarding the condition of the property we are preparing to rent. When a home is presented for lease, it should be clean, properly maintained, and aesthetically pleasing. Unfortunately, we are noticing numerous issues that raise serious concerns about the overall condition of the home and whether the rental rate reflects its current state. Update: Still no call from Mynd, and we are living in a hotel. The last text I received they said the landlord wasn't taking responsibility. There is now an infestation! We have had more rats enter through the dryer vent, and one was waiting for us on the porch trying to find an escape from the rain. We had an inspection, and the house is covered in access points throughout the foundation that are easily letting the rats into our crawl space. The pest control experts said that this is the result of improper sealing of the home. Once this is resolved, I'll add a final update. read more

Whew, easily the worst... Things with Mynd started out great. We were getting strong communication as they were trying to get us to sign. The person who was presenting information was quick to answer questions and provided what we thought was good information. After we signed, it was almost immediate that things took a turn. Even our initial phone call with our account manager was a struggle. We decided to be patient, trusting what we'd been told. After weeks, we hadn't even had our property inspected. When we tried to get in touch with our property manager, we couldn't get them on the phone and were told that we needed to schedule a time. When I pulled up the calendar, the next date available was a week out. Who knows what they need a week in advance? We communicated that we wanted to end our contract, and all of a sudden we were receiving prompt communication. The straw for me is that when we signed with them, we gave them $500. We understood at that time they would be changing the locks, and it would cost $350. Now, I'm receiving an invoice from them for additional funds. For what? Our property was never listed, and we had to beg to even receive a call back. We've since found another company that has been worlds above. Do not partner with them. This company has lied to me. This company has told me that they were gonna put me in a house approved for a house. I was one step closer to getting in a house. They put the house in someone else's name right under my nose. They told me they would issue me a refund back in January. It has been three months no refund. They didn't go on to tell me that oh, we can only issue you a refund within 30 days but they know I have been looking for a house with them for several months and they had been transferring my application to different properties because every property that I applied for they gave the property to someone else please do not rent with them. They do not care about you as a tenant and they do not care about your well-being. I have reached out to the Better Business Bureau about this company and the way that they operate. Run, sprint, drive as far away from this compnay as humanly possible! I am a landlord and they put a tenant in my house who HAD pets. Three to be exact. The property manager said they DID NOT have pets and later emailed back the tenant saying "No PROBLEM WE WILL ADD THE TWO ADDITIONAL PETS TO THE LEASE" this clearly states they knew ahead of time there was at least one pet on premise. Sad thing this is all documented in emails! Alos, I paid $235 for a "swift cleaning" the tenant called and told me there was dried dog sh$t on the carpet when they moved in. I guess they "swiftly" missed this. That money was not refunded either. Lastly, communication is 0/10 with this company. The windows (no I cannot clean the mold from the old wooden windows and off the storm windows) and the crawl space joists are covered with mold. the insulation is saturated and falling down from moisture and mold, the register lines are covered in mold (all proof from an inspector) and I'm told I cannot break my lease and have to continue to pay for a house that I cannot live in. When you walk in the door the odor will hit you in the face, I've had to toss my Sofa, Loveseat, rugs, brand new nectar mattress, and bed fram/headboard all because of the mold smell has permeated them. my clothes are all disgusting and I am trying to get the smell out which of challenging. all of my dress shoes are ruined. Ive called requesting a return call about breaking the lease due to this and I don't get a call just a message in the portal You will still be responsible until the end of your lease or until we find a new tenant, whichever comes first, if you choose to move out early. Leaving this review on behalf of my mother, who rented a property managed by mynd. If you rent from them, go ahead and prepare to hire an attorney for when you move out, unless you want to be robbed of your deposit. She had no problems until she moved out - just be aware that they will rob you and unjustly charge you for all sorts of ridiculous things when you move out in an attempt to to keep your deposit. She's clean and left her house in great condition when she moved out. Of course, there was normal wear & tear from living in a home, but nothing was damaged. They charged her to re-paint all the rooms (of course there's normal wear & tear on walls that have cheap paint but during her time in this home, she never hung anything on the walls & didn't leave scuff marks). Learn from our experience and choose a home that's managed by another property management company. Tracy decided that because I asked for a refund on my application she had a right to deny me based on a rental collection. How is it a rental collection is grounds for denial if I am currently renting from a phenomenal property management company by the name of Excalibur (check them out when you have a chance) and they gave me this property despite the alleged "rental collection?" Do not rent from them! our master bathroom was full of mold, we had subflooring issues from one end of the house to the other, the fireplace leaked everytime it rained. I have maintence requests dating back to 2022 and they never fixed any of that. oh my i wish i would have read the reviews prior to move in. i have only been in this home for 6 months - 6 MONTHS, and literally EVERYTHING has broken in here. the AC stopped working one month in - my oven stopped working and they tried making me wait 20 DAYS prior to fixing it. my kitchen sink literally FELL OUT while i was washing dishes due to it just being glued in with no reinforcement. they told me the fireplace was usable prior to move in and after i signed the lease they said the owner wont allow it. my fire detectors have all needed battery replacement within the first 3 months. the lock for the back door is broken. the light in my room broke months ago. the fiberglass in the attic is falling down on all my stuff. literally even the wood moulding on the kitchen cabinets is falling off due to simply just being glued. it's like they glued this place together and called it "newly renovated" it's such a headache. and do they reimburse you for everything not working? NOPE. i'm paying $1800/month for a house that's literally falling apart it's criminal. y'all should be ashamed. read more

All of their communication is ve prompt and you can tell their prioritize their clients. We hired Mynd as our property management company to manage our property. Mynd charged us $350 to replace the front gate lock with their lock in Feb. 2024. Due to the installation issue, the front door was not functioning and was wide open in March 2024. Our neighbor found it and told us and took a video recording of it. Mynd failed to manage and secure our property and charged us another $100 to fix the latch, which was broken or failed in installation. We are looking for Mynd to return the service fee to fix the malfunctioning lock and an apology for failing to manage our property. read more

Do not use this company. Please avoid it. Save yourself a headache and just don't use Mynd for your rental. There is no phone number to call when you have a problem. Getting a pet on the lease takes up to three months might as well not even tell them you're getting a pet. They are a rip off. When you move out and CLEAN THE HOUSE take pictures of the cleaned house so you don't get charged $75 PER ROOM for a cleaning fee AFTER you already did so. My daughters A/C unit went out two full days ago and there has been no case notes or communication on when the A/C will be restored. We spoke with the HVAC vendor and he said Mynd had not been in touch with him. Things happen in life and things break which is frustrating but understandable. What is not understandable is people that won't communicate with you or give you an ETA of service when its 93 degree inside temperature and your daughter and her roommates are suffering. My family and I are extremely concerned as to why the property still smells strongly of fresh paint after over a year. We are constantly experiencing health problems such as headaches and respiratory issues since moving into the property. Even now when we have visitors they immediately notice the smell of paint. We requested Mynd (Charlotte) to send someone out to inspect the house. The vendor who came out was shocked to inform us that a bad of dry paint was OPEN and left beside our HVAC vent in the attic. We were shocked and appalled of this. The vendor removed the bag of paint, informed Mynd and asked them to clean out the HVAC system for remaining paint particles. Note: We had previously requested screens be put in the house to include the patio door as there are no screens anywhere. However, the request was denied by Mynd due it being "cosmetic". It has been a month now and Mynd still has not sent anyone out to clean the HVAC system. I will report Mynd to the health department, BBB, and anyone else who will listen. My elderly mother, my child, and do not deserve this. What a terrible way to treat your residents. Disgusting. read more
