They don't even acknowledge that we reached out or applied. When a rental became available with Royal Realty, I immediately called the agent listed for the rental expecting no answer. However, he answered the phone immediately and was very pleasant and helpful! I was shocked! I told him, "Wow, thank you for even answering your phone! Most agents completely ignore my emails and calls." Rodney has consistently communicated with me throughout the viewing and application process. He has been the ONLY agent that has done so throughout our three months of hunting for a rental for our family. Just about when I was going to give up on finding a rental, we met Rodney today in person to view the rental and he was so kind and thorough. He explained every part of the home and even took us around the property to show us where the shared units were located, ones that we were not applying for, but that we would be sharing the space with. He took the time to get to know us as people and made us feel seen and welcomed. Most agents we've seen in person unlock the door and just tell us, "Okay you can go look inside" and never really talk to us or show us around. He was very transparent about the application process and the owners needing time to decide if they would be willing to accept our multiple pets. I told Rodney regardless of the outcome, I truly appreciated his timely and consistent communication with us and meeting him today. We are hopeful that the owners will accept our family and multiple pets, but even if not, our experience with Rodney makes us want to find a rental with this company since we know they will take care of us and our needs. Communication was consistently unresponsive and unprofessional throughout my tenancy. What makes this worse is that I now own a rental property myself. Having seen how this company treats tenants, I would never use them -- not as a renter, and not as an owner looking for a property management company. At the beginning, her service was satisfactory, which led me to place a great deal of trust in her. However, when the condo was returned to me, it appeared clean only at a glance. Upon closer inspection of the stove, washer, dryer, shower walls, and toilet, I found that the unit did not meet the level of cleanliness expected from a professional service or what would be appropriate for a new tenant. On April 17, 2026, I and Hedi met at the unit. She had already entered before I arrived. After a brief walkthrough, we spent most time to discussed the April rent payment, which I had still not received from her company at that time. Although she spent considerable time explaining the delay, the overall experience with her service has been disappointing. As a result, I had to spend the entire weekend cleaning the unit myself. I documented some of the issues with photos and videos, including the dirty stove and sand and dust under the couch. Unfortunately, some images of other areas (such as the shower walls, washing machine, dryer, and toilet) were not saved. I will be contacting her company's broker to seek resolution. If the matter is not addressed appropriately, I will consider filing a complaint with the relevant licensing authority. I regret that this situation has caused significant frustration.

I just didn't like feeling pressured into putting money into a rental property that I hadn't seen or experienced yet. Ended up withdrawing my interest due to the pressure.

I provided the information, and she gave me the name of someone who had already been copied on previous emails but had never responded. I then asked who I could contact above that person. The receptionist told me there was no one above her. I replied that this could not be the case, as she is clearly not the president of the company and must report to someone. At that point, the receptionist told me, "I am not here to listen to your grievances." When I attempted to clarify that I simply needed the name of the appropriate person to contact, she interrupted me, said she had another call to answer, and placed me on hold. I told her that I was not trying to share my grievance with her--I only needed the correct name. She then hung up on me. When I called back and waited on hold again, she answered. I asked for her name, and she responded only with, "How may I direct your call?" When I repeated my request for her name, she hung up on me a second time. I find it unbelievable that a company of this size provides such poor customer service and continues to operate this way. This review is to state a violation of the landlord/tenant code when Tom Mukai, a realtor for…read moreLocations LLC, entered my rental unit. I was not informed nor was I never notified from my landlord Gavin Baer, also a agent from Locations LLC, that Tom Mukai had obtained a spare key and was entering my apartment without my knowledge. On June 15, 2026, I received a 45 day vacate notice from my landlord Gavin Baer citing that the owner needed the unit for a family emergency. Later I found out that my family was being vacated because the owner was listing his apartment for sale. The 45 day vacate notice gives me until August 15 to completely vacate the Unit. One of the conditions in the rental agreement is to have the apartment cleaned by a professional cleaner. I had a cleaner scheduled for July 31, 2026, at 9am but there was a miscommunication between the cleaning team. My final inspection was also scheduled on the 31st at 130pm but needed to be rescheduled due to the cleaners not showing up. I contacted my landlord and informed him of the problem and asked if I could schedule the final inspection on August 1st. Gavin Baer told me that he was busy that day but really needed to pick up the keys from me so another agent could take photos for a listing. Gavin stated that he was going to call me back and either schedule the picking up of the keys on Sunday Aug 2nd or Monday Aug 3rd however I never received a call from Gavin. On July 31, 2026, at around 330pm I received a call from the cleaners, who was supposed to clean the unit at 9am. The cleaners apologized for not showing up and not returning my calls and wanted to make things right. They showed up around 415pm and started cleaning the unit. I stayed at the unit and assisted with the clean up. I later removed the window screens and went down to the parking structure to wash the screens. When I returned to the apartment at around 348pm, I found a realtor named Tom Mukai standing inside of my unit while the cleaners was cleaning my apartment. I asked Tom Mukai what are you doing in my unit and he stated that he picked up the spare keys from Gavin Baer. Tom Mukai stated that he was there to take photos of the apartment for his listing. I told Tom Mukai that you are not supposed to be in the unit and Tom stated that my lease agreement ended on July 31, 2026. I told Tom Mukai that my lease agreement is still valid until August 15, 2026, and that I still have all the keys. Tom Mukai kept saying "what's the big deal, it's not a big deal". I told Tom Mukai that you just violated the landlord/tenant code and I immediately called Gavin Baer to inform him of the situation. While talking to Gavin Baer via speakerphone Gavin Baer admitted to giving Tom Mukai the spare keys but stated that he did not know that Tom Mukai would go to the apartment. I was fortunate to have the cleaners as witnesses to the whole incident and called 911 to document this incident in a police report. I also sent Gavin Baer an email stating what occurred and he acknowledged the events that took place however I never received an apology from Gavin Baer or Tom Mukai. Gavin Baer also informed me that I did not have to be present for the final inspection and gave me instructions to lock all of the keys and clickers in the apartment. After the cleaners was completed on the 31st I took photos of the unit and locked the doors. My wife and I have been renting the unit for 6 years and has never missed a payment. We raised two of our children in that unit and was expecting our third child to also be raised in that unit until the 45 day vacate notice was given.

There is also a huge park next door with a community library and pool (Makiki Park). Its extra convenient for anyone attending Punahou School... Or going to Punahou Carnival! lol They have a huge pool for residents and large grassy area for kids to play. Its very secure and safe... They have a guard on duty at night. The guest parking is small but the resident parking is ample, although some are tandem stalls. Side note: They post a sign during the Punahou Carnival weekend that you cannot park in the guest parking to attend the carnival!
