Shawn is awesome. This guy really knows what he is doing, but more importantly is super patient and great at explaining stuff back to you. Also he's got a great personality, really fun guy to talk with. If you're buying a home, first of all choose these guys to do your inspection, and secondly go out of your way to make sure you're on-site when the inspection happens. During the walkthrough Shawn will do much more than just go through a list of findings. For me he pointed out good stuff, areas of concern, areas of possible future concern, even things like how stuff was wired up (what switches control what stuff in the house, etc). It was amazing! What can I say that hasn't already been said in other reviews?!? Shawn did our inspection. He was so professional and caught many details that we never would have thought to look for ourselves. He arrived early and instead of waiting in his car, he began his inspection arount the parameter of the house and on the roof! He was heading out of town after our inspection and I told him there was no rush to get the report back to us. He promised to have his report to us by 10pm that evening, and even then I was willing to wait until Monday for a report. John McKnight prepared the most amazing inspection report for our first time home purchase. I cannot say enough about what a thorough, professional job he did. He spent several hours inspecting the property from top to bottom (literally, he found a way to access the roof even though it was next to impossible). He pointed out every detail no matter how small and was happy to answer questions along the way. Wow, how do i start.. I am a buyer's agent and liked how people reviewed about him. So, i gave him a try. Shaun is so detail-oriented and found gas leak outside the property!! The smell was very close to nothing. He spend good 3 hours and found many little details, which the previous inspection report (owner's order) didn't even mention those points. I found this company via Yelp and all of the reviews, again, were dead on. Go Yelp! Shawn is awesome as puck! I'm not a professional in any sort of trade related to homes, but I get it. I know when things make sense and when they don't. Shawn broke everything down that he found in terms that I could understand and explained a LOT to me about which things that were more concerning than others and what to watch out for when looking for people to come out and address the issues he found. So much so, that I'm using his report as a guide for the stuff I want/need to fix before remodeling (it was a reo). I've already had a roofer come out and fix what Shawn found and their estimate, with regard to what was wrong and what needed to be fixed, was, practically, the same ish that Shawn pointed out. So, because of that, I knew my roofer was, also, pretty awesome. I could go on, but this is what you need to know: Shawn is a professional. He checks *everything*. He will answer any question you have. He will educate you on everything he finds. He is thorough. You will get a comprehensive report on everything that he finds (pictures too) and it all matches with what he tells you. He's a good Dude. So, if you need a Home Inspection, don't be stupid. Had already arranged for another inspector before finding out about Shawn. However, when I called him to get a referral to a pest inspector he gave me one (GNG- Brian) that worked out well. We had our inspection completed by Shawn, later we found that our 7-8 year old roof was installed incorrectly causing the shingles to fall out of place. This should have been caught during the home inspection. Because it was reported by Shawn that there was no damage on the roof, we took his word and later when we noticed water was coming out of a crooked gutter ( also not reported ) we talked to Shawn and he said because it has been after 1 year he is not responsible, but did offer a 200 dollar check to cover the cost of the inspection, although; the damage is well over 10000 dollars. Since contacting Shawn about the issue we have had multiple roof contractors come out and inspect the roof and they have all said that this was not a recent problem and it was clearly installed incorrectly from the beginning and was something that any home inspector should have noticed if he had inspected it thoroughly. We also had our insurance adjuster come out because Shawn claimed that the damage had to have been caused by environmental factors. The insurance adjuster also said it was improperly installed and should have been found by the home inspector. read more

Beware of the sacramento location and Jeff Gilly - worst investment ever. we were new to the EDH area and he was recommended by our realtor and couldn't have been more of a waste of money. while his job is to ck out your potential property and point out areas of concern, he does none of that. The house we bought, we later found out had exterior roof issues where pest were gaining access into the attic and had been for some time - but because he was too lazy to grab a ladder and check out the roof area which showed everything, that was never exposed. Secondly, We found out later the refrigerator ice maker didn't work because he was too lazy to turn it on to realize the motor was shot. Thirdly Because he was too lazy to look around the attic space other than open the hatch and see the insulation, he missed all the pest stool that would have alerted anyone else to possible pest issues. What he did do well was hurry through the process - where he walked around the property to look busy, confirmed insulation was within the walls and attic, took lots of useless notes, then raced to the bank to cash the check. Save your time, money, and inspection investment and go elsewhere! read more

If I could rate this company higher then 5 stars, I would. My wife and I were in escrow on a house in Knightsen on 10 acres that had a TON of problems. We eventually pulled out of the deal, however Shawn came out to the property. He was early and was looking at the property while waiting for me. I explained to him all the issues and I told him that I had a contractor come out and provide an estimate to make the house habitable. Shawn walked the house with me and told that I did not need him as I knew all the issues with the house. Shawn even got on the roof and found a hole from where a vent was removed and some damage to the plywood. Shawn refused to charge me anything. He was EXTREMELY professional and I enjoyed our conversation. Shawn is extremely honest and is not in it for the money. He cares about people and his reputation.
