He contacted me to tell me that the paint was not drying in a couple of places. He suspected that the roof was leaking. I contacted a roofer who inspected the roof and told me that the roof was "toast." The new roof cost was $17,000. I would not have purchased this property if it had been inspected by someone reputable. He refunded my inspection cost and offered me to his insurance that paid me around $800.
