Location is outstanding, on the edge of Eastport & walkable to City Dock. Many units are on the water with great views. There are two types of buildings - high-rise & garden. Our experience is with the high-rise, which has been excellent. We've had some minor issues which have been resolved. No rodent, insect or mold issues. No tenant concerns - all quiet & friendly. Lived in both buildings 670 & 705 - liking both. Management has generally been responsive. read more

This place is infested with rodents and pests. Recently moved in and have had problems with mice and other bugs. I keep this place spotless but when I moved into the "renovated" place there were a lot of holes. I should have read the reviews before moving to this place definitely regret it now. If you are reading this take your money somewhere else. The people that run this place don't care about anything. read more

Worst living experience. My place was infested with roaches and mold. Not to mention getting the leasing office and maintenance to handle things was like pulling teeth, very unprofessional. 2025 starts my third year of living at Nautilus Point Apartments. What makes living here enjoyable is their current staff. Cleo the Service Master is a credit to their staff. He has always provided excellent service. He replaced my broken dishwasher with a new one. It worked as soon as I turned it on. I had a clogged toilet on a Sunday. He came right away and unclogged it. He gets five out of five stars from me. Jasmine Keenan-Watford is the New Leasing Manager. She is amazing at solving problems that arise. She's also compassionate and amazingly full service. I was walking up the sidewalk, with my cane, from the Amazon Hub and Jasmine and Nicole Waters were alerted by a fellow tenant that I had Face-Planted on the sidewalk. They rushed to my aid. With their assistance I went in their offices, . After checking my injuries I declined their offer for an ambulance. I could tell how sincere they both were. Recently I went to their office due to being charged late fees for the Rental Insurance I had paid. They are taking care of getting a reimbursed for me for the erroneous charges. This management company is beyond horrible and does NOT stand behind its verbal agreements! Do not EVER leave the leasing office without a signed statement as to what was discussed/agreed upon. This is NOT my first review warning people away. Their pettiness and bad business practices now leave a stain on my credit record forever! We lived at Watergate/Nautilus Pointe for over 17 years. We decided to move out when our rent increased to $3000 a month. We moved out in June 2023. In July of 2023 we received a move out statement stating that we owed $46.62 after the secuity deposit was applied--but the statement also stated that the $46.62 would be paid to the tenant. To alleviate any confusion, I went to the leasing office and talked to both the resident advocate and the assistant manager about the move out statement. Both Bainbridge staff said everything was good--no one owed anything. Fast forward to today when I received a phone call from a collections agency saying that we owed $121.93 in past utilities and fees. WHAT?? So, I went back over to the NP leasing office--of course everyone is in a meeting. The office does not open until 10:00 so that staff can meet from 9:00 to 10:00 daily but still staff are unavailable midday. Staff availability is always a huge problem. Don't even try calling on the phone. I was told by the assistant manager that because there was nothing in writing that Bainbridge agreed to waive the $46.62, the debt was rightfully sent to collections. So, I leave the NP leasing office in July 2023 thinking all was well, but get sent to collections in February 2024. I asked why I would not have received an email, phone call, or snail mail that if $46.62 was not paid immediately, it would be sent to collections? Just as the decent thing to do. It makes no sense. Today, we left the conversation, that if I agreed to pay the $46.62, the other fees could be waived but the property manager would have to agree to those terms. The property manager was too busy to come in and speak with us so that the issue could be resolved right then and there. Instead, on my way home the ass't property manager left me a VM that I would need to contact the collections office and wheel and deal with them as it was out of Bainbridge/NP's hands. Great! I am sure dealing with will be an easy task as I have NOTHING in writing--plus, collections is now forever on my credit report. All of this is very underhanded and not done in good faith. The attitude of the management company is that NP would be a great place to work/live if not for the pesky residents! read more

So happy with what Nautilus Point has to offer. No other place has floor-to-ceiling windows and personal balconies with so much natural light. The pool, gym and leasing center are also really nice, modern and clean. And the property is right on the water with a path and tons of Adirondack chairs to sit and enjoy the view. I worked with D'Andra Byrd in the leasing office and she is amazing. She listened to me, advocated for me and met all my questions and requests promptly and thoroughly. I've been really impressed and I think this is the best spot in Annapolis. read more

Management is horrible. Property is in the worst shape it has been for the 15 years that I have lived here. They cannot figure out a cheap way to properly dispose of the A/C condensate from a unit above so there is a PVC pipe running down the building into my once beautiful herb garden. Garden is ruined. It is constantly under water providing a perfect mosquito breeding ground. We cannot even enjoy our patio due to being eaten alive. $3000.00 a month. For 15 years we had a beautiful water view. Now the weeds and trees are so overgrown, I can't see a sliver of water. I submit maintenance requests about the standing water and asking if contractors will be cutting the overgrown weeds, removing the dead trees, and trimming the overgrown trees and I see "Maintenance Completed" as the status. What a joke. We were to have all of the parking lots paved. Our lot was postponed three times. No more parking lot emails from management. Paving guys seem to be gone. I stopped in the office on Friday to ask when our lot was going to be paved. Shrugging shoulders, "Your lot wasn't paved? Hmmm. Not sure. I don't know." Get that a lot at the front office. Super sweet girls but they know NOTHING. The lease says that they are to offer me a lease renewal 60 days before the end of the lease. The offered my renewal 40 days from the lease end date AND jacked my rent 19%. Yep. Due to the tight housing market I had to sign a new lease for $3000.00 a month with the jacked up utilities. There is NOTHING here worth $3000.00 a month. The tennis court has a sink hole. The gym equipment is broken and the free weights stolen. The pool is dirty. The grounds are not maintained. The proximity to downtown is awesome. Great close gyms and groceries. Neighbors are cool. But none of this has anything to do with management which sucks. read more

Bainbridge is the worst property management company I have ever seen. Prices for everything increases and overall quality of living goes down. I pay 10 dollars a month for renters insurance, it has never lapsed. For the 6th time, they've given me a penalty fee, and added me to their program in which they offer to charge you 30$ a month for the same 100k$ coverage. Again, as always, they do not respond to any forms of communication. So, I will have to yet again go down there in person to talk to them. This specific situation is an indication on how they handle business im general. It's such a shame that they've ruined this place. Not to mention package theft (from INSIDE the high rise lobby) and vehicle break ins they seemingly refuse to address. Keep in mind, this place underwent name changes from Watergate, to Watergate Point, to the current name - thus, there are dozens upon dozens of other similar reviews you are not seeing, still up on other pages. read more

Worst place I have ever lived. Check facebook for longer reviews because they limit how many characters can be used on here. Poor management, loud neighbors, roaches, mice, black widows, garbage everywhere, chain smokers, unkempt lawns, mosquito infestations, mail theft, and the list goes on. You couldn't pay me enough to live here. I ended my lease 6 months early because I was miserable. Sleeping 5 hours a night because of my neighbors. My apartment constantly reeked of weed and cigarettes because of the neighbors. This place is an overpriced trailer park that gets away with charging thousands in rent because of their location. The reviews on here are identical to what I experienced right down to getting blocked and ignored by the property manager. This place is a joke. I can't believe the difference in quality at my new complex, and I'm paying what I would have paid to live in a Nautilus high rise. I have brand new appliances and carpet, in unit laundry, a fireplace, and a private balcony. I never hear my neighbors and smoking is only allowed in designated areas which is STRICTLY ENFORCED. Save your money and don't move to nautilus. You'll just be disappointed. read more

We moved in here a years ago as a stopping point for 1 year before we move to FL. I too, was so excited. the location is awesome. but that doesn't nearly undo all of the problems. -packages get stolen all of the time -the hallways and lobby are atrocious. they smell, the carpet is filthy and there's ripped wall paper all over the place -the resident manager (Lynn) has no business in her position. he doesn't communicate, return call or e mails and has the young ladies in the front be the wall between residents and her. AWFUL the trash is now being left in the hallways so the always stink like a city street. we can't get any support from Lynn. she turns a deaf ear. it still surprises me that she's able to keep a job. -the outside of the buildings have green mold in the concrete blocks. and it's a lot. -people keep leaving their beer bottles down in the waterfront walk among with chicken bones and fish heads. as I said I was so excited to move here. not I can't wait to leave. and off of this with our $2500 a month rent. read more

I lived here for three years and loved it until Bainbridge. They absolutely do not answer emails or phone. When you do finally catch one of them they are rude, uniformed and don't fix it. I get random charges and got threatened with eviction for not paying them until they finally removed them. Black mold is everywhere and they just paint over it. The hallways and trash are disgusting. They are charging insane amounts now that not one can afford and everyone is moving out and they haven't improved one apartment like the old management at least was trying to do. They are awful, so rude and you will get charged endless amounts and get no help. I really would take your money somewhere else if you have enough to afford it here read more

I have made numerous complaints about my neighbor smoking cigarettes and marijuana and the "Property Manager" refuses to do anything and has blocked me from emailing her anymore. I have asthma and get sick from the smell. I was emailing her each time there was a problem so I can document the responses in a complaint with the ADA. The property has a no smoking policy that they are not enforcing. Nor do they enforce any policies unless they can fine you in some way. The smoke was so bad today that it set off my smoke detectors for an hour. And this is just one of many problems. They made all residents pay for a parking sticker that we never received. They are not compliant with the city's policy on snow removal and didn't have sidewalks or steps cleared in a timely manner after the recent snow. I had to call the corporate office in Florida in order to get a response to an emergency request for heat when the temps were going to be below freezing. An elderly, disabled vet was told by the "property manager" to pay for a handicap ramp herself. The handicap ramp in many buildings is down the street from the handicap parking spaces. The hallway walls have marks all over them due to the high turnover of residents and the carpets are stained. I don't know if they even clean the hallways anymore. Trash stays on the floor for weeks. There is no security and cars are broken into, stolen, and harvested for parts. Packages are frequently stolen from the mailbox areas in the buildings. I keep getting charged $30/mo as a fine for not having renters insurance despite having it all along and even sending a copy of the document to the office. They don't answer the phone or respond to email. It is a full time job trying to deal with all the problems. If you have any dignity, this is not a place you want to live. It's an embarrassment. read more
