We decided to engage New Bedford's Owner's Representative service to work with our Board of Directors on the extensive project. Andras and Albert from the New Bedford Owner's Rep team took great care of the building and helped provide project management and access management services. With their help we completed the project under budget and restored gas service to the building. Based on our positive experience, we have also engaged the Owner's Rep team to assist with a large parking garage project that the building must complete to stay in compliance with Local Law 126. For coop boards who are already run by volunteers, the Owner's Rep team is a must to bridge the gap between coop board oversight and day to day project management of large capital projects. read more

The purpose of this review is to inform potential clients of New Bedford of all the shortcomings and hopefully sway you to the myriad of other choices that exist. New Bedford will talk a good game and make promises which make sense to a buildings board of electors. However the follow through is the complete inverse of the intended fruitful experience. Their managers will be mostly unattentive and unresponsive... and in the seldom times they do respond they will be ineffectual and you will find that the board will have to "manage" their managers if you want anything done. After 2 years of trying to work with the company, our high hopes were quickly whittled down and we gave more than enough chances to remedy in the situation. In the end our board decided to go a different way, but the response from the president of the company was completely unprofessional in his attacks on specific members of the board. All in all, this was a very bad experience and our building is the worse for working with this company. I would strongly suggest you look at other alternatives so you don't have to deal with the things we did... But don't just take my word for it, read through all the other 1-star-reviews as I should have done before traveling down this nuisance of a road. read more

Worst management company i've ever had the displeasure of managing a co-op. The experience is they are unresponsive to emails for repairs. When they do respond i am given lots of false information causing me to waste many days waiting for repairs to get done. My building had a burst pipe and it took management almost a year to begin doing repairs to apts with water damage. So far its six months requesting window repairs that were caused by facade work. Nothing has been done about it. My Intercom not functioning for a month. Still no repair after reporting it multiple times. All shareholder repairs matter. But it seems management will pick and choose whats worth addressing. Very poor communication skills. read more

6 leaks in one year , one of the leaks been on and off for 3 years - mold built up on the ceiling - windows do not work or loose and causes injuries as they drop quick. management is none responsive , all we get is violations ( I call them donations) as they bully their way by adding them to maintenance fee. they abuse their role versus fixing the building to increase the capital gain , they degrade the building by adding none sense rules to harass the share holders and make money off them. people are sick tired. do not give them assets to manage for you. you will loose! read more

We have had 6 managers in the last five years with New Bedford. Some have left the company--one was fired for being too helpful. Overall, I would say that they shoehorn our building into their processes rather than trying to adapt to the needs of the building. I wish I could give more than five [5] stars for this review. I enjoy living in Ryerson Towers. The management, maintenance and custodial team are great. Antonia Davy is on top of every request and concerns that I have. I appreciate her follow up. She has made many positive and productive changes. If it can be done, it's done and if not, she explains why and finds another solution. I applaud her for always being on top of things!!! The custodial team is great and keep the building and grounds very clean but I have to single out Earl. Earl makes sure that our floor is clean (and quite shiny). The compactor room is never dirty or messy. Actually, there aren't any bad odors coming from that room. I appreciate all that he does!!! read more

We've had New Bedford Management for my condo building for a few years now. It has been a huge relief having Maria and NBM as our manager - I was even able to retire from the condo board. My whole pitch to the building was that I'd make sure the residents were informed about our ongoing construction work, and Maria filled that role and then some. They NEVER visit our building, it's IMPOSSIBLE to get them on the phone, and when you do manage do get someone on they phone they are curt and dismissive. They drag their feet on repairs and then try to force the owner to pay for a repair that is the cooperatives responsibility. There is no communication of any kind. Worst management company ever. Let's see if THIS negative review stays up, or if New Bedford will flag it as it appears their interests are fixated on keeping positive reviews up regarding their business & burying ANYTHING that isn't . Although if less attention was paid to a couple of negative reviews and more attention was paid to property management, maybe there wouldn't be negative reviews? This is the THIRD day I've woken up to no hot water in the building. First I was given a cock and bull story regarding our old super sneaking in in the middle of the night to sabotage the boiler. This accusation was offered with absolutely no proof. No video, no eyewitnesses, nothing. When I pointed out the holes in the story to the property manager, she backtracked. It then turned out to be a broken computer sensor. Which is a good explanation. Why not lead with that? My issue three days in, is once again, the total lack of COMMUNICATION. It would take about three minutes to print out a notice letting all of the residents know, there are boiler issues and to please be patient as the boiler is fixed. THIS HAS NOT BEEN DONE. Yes, the temporary super is doing his best to get heat and hot water to us, BUT that usually happens around 9am when everyone has left for work. I stand by my earlier review regarding this business. I have not served on the BOD nor was involved in any of the building's projects/finances, etc etc. However, as a owner, my priority is the safety and quality of life in any environment. Particularly if living in a building with various types of neighbors and situations, it is important to have a property management company who can answer questions and address issues ASAP. I have had nightmare experiences with a prior management company until New Bedford took over (thank my lucky stars for that!) Since then, the building has had minimal issues and complaints. Furthermore, when situations arise, New Bedford's team addressed everything pretty fast. Communication far more superior than the previous company - which has had led to many quick solutions to many areas of concern. The customer service is exceptional. Whenever I needed documents to be sent to me, responses were quick. Questions were also answered in a timely manner, as well. I am grateful to New Bedform and the entire team for their excellent work helping our building and to making it better. Currently, we have work being done to upgrade our building. Moreover, they listened kindly to suggestions, as well. Again, I am not on the Board or any committee.. so for them to be as responsive as they are to me, is a huge blessing. From the upper echelons to its employees, New Bedford Management Corporation reaps on incompetence, they have no integrity, or credibility. And their work orders are backed up because they do not pay their vendors and owe them thousands of dollars. They subscribe to discriminatory practices, and are very dishonest. Their sister company, Red Hawk Maintenance perform substandard repairs and poor maintenance services. My parents, who are elderly, have nothing, but problems with New Bedford Management Corp. from the plumbing to the electrical. In addition, the exterior walls need to be paved due to the cold draft that seeps inside the apartment units. Garage doors are left open all day posing security risks, the presence of mice, and cold drafts. They request tenants to follow rules and regulations but fall short of what they are expected to do in relation to repairs and maintenance. Furthermore, you call either the district and main offices and they either get to you when the crisis is over or, do not get to you at all. Now, they are demanding that all the tenants in one of their complexes pay for plumbing repairs because one tenant clogged the drain with feminine napkins. If the tenant who initiated this act does not come forward, the management company, New Bedford, will penalize all tenants. This is discriminatory and a form of harassment and demands to be looked into by HPD. There is nothing in their lease that makes reference to penalizing all for the negligence of one. Wake up it is 2023, not the 1970s. P.S. The owner, Quail Run @ LaTourette & Whispering Woods (former owner, Doris Cruz, now overseen by a female family member) are clueless as to what's transpiring in their 4-apartment unit complexes at Wellington Court in Staten Island, New York 10314. New Bedford is the WORST management company that I have ever experienced during my time in New York. To say they have been incompetent would be an understatement. The problems with New Bedford begin with Larry Glick, the management agent for our building. The building has had a number of very manageable projects that have gone undone during his tenure. Calls and correspondence concerning these issues simply unanswered. When he does miraculously respond, he is rude, dismissive and discourteous to shareholders. He lectures the shareholders as if he is the landlord of the building rather than an agent that we pay. Things have escalated to the point that the shareholders have petitioned to have him removed as the management agent-- to no avail. He is an incompetent louse. If you are looking for a property management company, I implore you to go someplace else New Bedford is HORRIBLE. read more

I am on the Board of a Coop on 5th Ave in Manhattan. We have been using NBM for two years. Our original rep was not up to the job. After a year he was replaced. Our new rep Yona is excellent. We are very happy with her performance. We also are using NBM for project management on our 1198 work. George our Project Manager has been great. I recommend NBM with reservations. read more

I don't know that I've ever given a one-star review before, but to say that New Bedford is at best incompetent feels like it's going too easy on them. I lived in the same building prior to New Bedford taking over, and afterwards. Since New Bedford has taken over the building, it has fallen into disrepair. No heat on cold days, frequent water shut-offs, overall terrible maintenance and management - and, worse, totally unresponsive and/or rude interactions with New Bedford. It's gotten so bad that I actually have opted to move out. Proceed with caution if moving into a building managed by New Bedford, particularly if buying. read more
