Pros: - reasonably priced modern units - dry cleaner in building is great - nice doormen (at least the senior staff) - great maintenance staff who come quick - great gym facilities Cons: - loud construction during the days and nights from neighboring buildings - water has leaked from above units multiple times. Pipe infrastructure is old and management continues to bandage it. - long lines for elevators happens often - laundry in basement has one elevator and it's the service elevator (not always running) - beautiful lounge that you cannot rent out - low floor-south facing units will deal with lots of pigeons. - not great location for subway. 15 min walk to GC - doormen often don't hold door open for you. Or they're on their phones and allow anyone in. - expensive laundry and none in unit. Loads cost $3.75 - super doesn't live in building 7 days a week. This is a big one because I had a lockout and the doormen lost my keys. Save yourself and don't move here. Lived here for 2 years and this is what we get: - Jack hammering in the parking garage next to building that happens M-F from 8a-6p. This is supposed to continue until end of 2024. You have to yell at your roommate to talk to them and can't make any business calls if you work remote - Building manager only sends his routine memos as if they are on auto-send. Never sent a memo to tenants with a heads up about the jack hammering, and never replied to my emails asking him for more details - When the earthquake happened in April, building manager locked the stairwell doors, so if you went into the stairwell to go downstairs you couldnt get out - takes 5-10 mins every time you wait for an elevator and the line goes out the door. Building manager said he upgraded them, but of course that never happened - only one elevator that takes you to the laundry room, and its the maintenance elevator. It's beyond me to think the building manager (Angelo) hasn't come up with designated times for tenants each day that the maintenance elevator isnt being used. Or even better and more simple, tell the maintenance guys to walk up one flight of stairs to take the lobby elevators and save us the embarrassment of walking thru the lobby with all your laundry to then walk down a stairwell to get to the laundry room. I personally have a herniated disc, cant imagine if I was someone in a wheelchair... - active violations for bed bugs and open electrical wiring...scared what might happen with the wiring as workers are jack hammering the ceiling of the parking garage Only positives of this place is the concierge/maintenance staff are awesome people. read more

I don't know why the reviews on NYT are so negative! I've loved my experience here. We moved in February 2021 and have nothing but positive things to say. Some highlights: We love our balcony and the view we have overlooking the east river. The people who work there are wonderful! Truly can not say enough nice things about any of the people who work at the front desk. Every single person is so nice and helpful. They really make it feel like you're coming home! Our apartment is great! We hardly have any repairs needed and have a huge living room. We also have tons of closets and storage space which was a huge upgrade from our last place! Appliances are all new and work very well. Lastly, we love the gym and common outdoor space. They've kept it very clean and limited the amount of people throughout Covid making us feel very safe. All in all, this is my favorite place that I've ever lived in nyc. We really like our neighbors and the community at the building. Only complaint would be that the elevators are sometimes a bit slow. Ten reasons not to live in this building. 1) The building has a disrespectful super that mocks the tenants, is tremendously unbearable, and has no manners. The arrogant walks like a peacock wearing Brooks Brothers shirts. 2) The water service is a disaster it never worked properly for two years, neither hot nor cold, sometimes I had to wait fifteen minutes to take a shower, the management cuts the service to fix it, but it is never really fixed. He rarely announced it. 3) The super is arrogant, ignorant, and discriminating. 4) The no-smoking policies are not respected, the policies of not having pets neither, and you can be attacked by a large dog in the lobby and No one cares, a tenant is forced to travel with several dogs in the elevator at once. If you are trapped by the dysfunction of the elevator call immediately to 911, the concierge and super will not respond, and will not come to know if you are still alive or what your state of health. 5) The super makes fun of the tenants, wants to intimidate them and is rude. 6) At peak hours ( 8 am/5pm on) the elevators have a 15' or more wait time, the tenants have to line up in the lobby waiting for the elevator, the line is sometimes circular, it can reach the street. Worse than a subway. Always carry your cell phone to call 911, is safely considered the status of the elevators. 7) The super does not respect the policies on the lease, if it requires a repair, the orders of services, are not taken into account, you will have to claim several times, for any repair. 8) Management never washes the carpets in the corridors, the laundry room is filthy and they never clean it. You will be forced to breathe secondhand smoke from cigarettes and other substances. 9) The tenants do not respect the laws of coexistence, cleanliness, and order, the tenants accumulate garbage in the balconies and obstruct the view to the river. 10) The super mocks the tenants when the tenant has a claim, unrestrained and discriminating, he always behaves with arrogance pretending that he is the manager who owns everything and the tenants have no rights. Worst building I've lived in in 15 years in New York. I thought I was getting a deal when someone subleased one of the penthouses to me 25 percent below what they were paying but boy was I wrong. The only good thing is the construction noise on the roof is beyond the legal limit in New York so if you file a case with the city you can get a 30 percent rent reduction. They've been saying it's ending next week for a year now. Other than that add 10 minutes to your commute for the elevators and expect to show up to work with no shower over twice a month when the water is out. Also expect to be stuck in the elevator 1-2 x per year. They also refuse to turn on the heat in the winter (I wish I was joking see the other reviews). The doorman are great though. I've lived here for 3 years and just renewed my lease for another year. I have zero complaints being here at New York Tower. I have to agree with the previous reviewer by saying I don't know why there's many negative comments in this page. The doormen are wonderful. I feel at home and always welcome when I enter our building. Fred, Marissa, Francisco, Brennan, Noel, Manuel, Emad are exceptional doormen. I could not stress how amazing they all are and so is the rest of the handyman - Jose, Leroy and other Staff. No place is perfect. New York Tower isn't perfect but if u bring up an issue and a work order, rest assured it will get taken care of. It's an online system so u just submit your work order and it will be taken care of. And if it doesn't, just follow it up and someone will get to it. New York Tower is tucked away in 39th and 1st ave--- a Very, very quiet area. We have an amazing view of the east River to the right and Chrysler building to the left. Gym has basic equipments that we have a community lounge both in the 3rd floor. CArd operated laundry is located at the basement of the building. We don't have a rooftop which is fine. The rent price in my opinion is very fair given our convenient location and all things considered. I wouldn't want to live anywhere else. read more

This place is a real crap show ! The superintendent does absolutely nothing when you complain or fill out a work order. The renter much higher than everybody else in the area and the apartments are old and have dated. The building smells of pot mildew and cigarette smoke. Also there is animal crap all over the place from people walking the dogs in the hallway. God for bid you have a terrace above you or their garbage comes down onto yours. And the place is infested with pigeons. There's absolutely no respect ! I would definitely not live there and I'm glad we moved out !! We have lawyers involved now to get restitution!! Living on the 18th floor I have a unique perspective on all of the new prospective tenants as they emerge from the 18th floor rental office. I was shocked to find out that there's nothing but horrible reviews for the new York Tower so I felt like it was time for me to post some of my own images and give my point of view as a six-year very very very happy tenant. My top 10 reasons for why the New York Towers worth it 1. The doormen. And look it's a two-way street you treat them with respect and they'll treat you with respect and then some. They have always come to my aid and whatever I needed. 2. The porters and repairmen. At one click of an app in BuildingLink you tell them what's wrong and they're there in a snap. Also the respect thing I've seen a lot of tenants give them shit but let's just remember you get a lot more with sugar than you do with vinegar and so I approach them like human beings who are there to help me and I've never ever ever had a problem they have always gone above and beyond and they're amazing people 3. No more riffraff. I was here when the days of pressurized walls and cramming four 20 somethings in a one bedroom was for some reason a thing. Management has done a stellar job at removing this. It's a wonderful late 20s 30s 40s and way above building some families but mostly professionals and although yes it does smell like weed a lot on every single floor hey just let Um live. 4. Dry cleaning in the building. Put it on my account. 5. Housekeeping in the building. Put it on my account. 6. Atm in lobby. No fees. 7. Deliveries system. Foibles might happen but all my delivery life needs are well attended too 8. Balcony life with river views and the best seat in the house for July 4 9. Orangetheory one block away. Shake shack one block away. Blink gym one block away. Sweetgreen coming in 90 days two blocks away. Great affordable nail salon one block away. Duane reade on corner. Morton's grocery one block away and it's huge and always empty shhhh. I could go on. 10. Quiet wonderful area that is easily accessed by M15 bus. Who needs that subway. read more

I have received continuous harassment since I moved in. I will outline the 3 major instances below, 1 being a LEGAL matter which should have resulted in JAIL time. In addition, they ILLEGALLY sell you on amenities that do NOT exist, like a roof deck. It is even still illegally on their website. 1. My next door neighbor made racial and sexist comments towards me that were not taken seriously. In return, I received an official "noise complaint letter" for reporting that my neighbor was harassing me. 2. I was harassed by the doorman while I was out at lunch saying that I had a party in my apartment. I was not at home and he would not stop calling me telling me to stop the party. I had to call a friend in the building who luckily was home took a video from her balcony and showed it to the doorman showing that I was NOT home and that the party was on a different balcony. Please see attached video. The doorman then called 1 hour later apologizing saying that I was indeed correct and it was a different apartment. 3. The same next door neighbor that made the racial comments towards me then broke the law and illegally hacked into my wifi and wrote vulgar messages across my tv saying "SHUT THE FUCK UP" "I FUCKING HATE YOU" "MOFO". I went into my building manager's office and spoke with him about this incident. He called my neighbor on speakerphone while I was in the room and my neighbor admitted to breaking the law and hacking into my wifi. He then just told me to call 311, meaning he ACKNOWLEDGED that I was experiencing tenant harassment and did nothing about this situation, but instead told me to call 311 and deal with it on my own. He chose to excuse a long term tenants ILLEGAL behavior due to a longer relationship. Then after all of this, they tell me they refuse to renew my lease for NO reason. read more

I've been living in New York Tower for a little over a year and a half in a 2 bed/1.5 bath and I have very little to complain about. I was skeptical about moving in here because of the not so great reviews online, but you seem to get that with a lot of buildings/management companies in NYC. We have three people in a converted 2 bedroom, and for the money we're paying you can't beat it. It really is a unique building because of the space it offers and the reasonable (for NYC) price you pay. We signed a two year lease, which not every mgmt company offers, so that was a bonus as well. We are on the 9th floor in a corner apartment and I have never had a problem with street noise. This part of 39th Street happens to be very quiet. Not a lot of action. Though you are close to FDR and close to the Midtown Tunnel, this particular street is fairly quiet. The apartment itself is spacious. Huge closets, 1.5 baths which is incredible. Very large kitchen. Our unit has not been updated, but I know they have updated a lot of units in the building. I have never had a problem with hearing neighbors or people above me. I'm constantly surprised at how sound proof the apartment is, even within the rooms of our own unit. Once you close a door, no one outside the room hears anything. Every unit has a massive balcony (I think), which is really nice. Maintenance staff is usually very nice and responsive. Only had one problem with my heating/AC unit, but I assume that happens anywhere. They work late hours and on weekends so they always seem available to come and fix things. They just redid the laundry room with brand new machines. I rarely have a problem getting a machine. It's a very big laundry room. The doormen and porters are SO nice. Some of them will learn your names eventually, which is always nice. They help you carry stuff, always hold the doors, etc etc. Depending on the time of day, or if there is a broken elevator, you may wait on an insanely long elevator line. A lot of these reviews complain about the elevators. There are only four elevators for this entire building, which is not enough. The elevators are brand new and are actually really fast. The problem is that they are TINY! To be honest it's not really an issue for me on a day to day basis. Sometimes you will have to take the stairs down in the morning (if you're on a low enough floor) - but other than that, it's a non-issue. I generally love the location of this building. It's sort of Murray Hill, but a little out of the way of the sometimes annoying nightlife, which is nice. 10 minute walk to Grand Central or to 34th St. to get the M34 crosstown bus. Street parking is usually findable right outside the building, though you can only park between 7pm - 8am Mon - Sat. There are a lot of young people in this building so you will hear people say it's kind of like a dorm. But it's not really. There are definitely families and older people living there, but it's a great first apartment for 20 somethings. I have never had a problem with loud parties or anything like that. read more

If you are young and missing your Frat house, this is the building for you. Partying, weed smoking, cigarettes!! Move right in! Supposed to be a non smoking building.. ha! Many weekend mornings opening my door and tripping over sleeping guys in my hallway! Yep! Management no help. Elevator issues horrible. Walking down 27 flights to get to work,no joke. Laundry room filthy (check out how much hair is wrapped around every cart wheel! Disgusting)and hardly ever an elevator available to get you directly there, so you have to schlep through lobby and walk down dark steps. I did get all my security back in a timely fashion, so no complaints there. Doormen and staff are nice. 500 apartments with 4 part time working elevators is unacceptable. Be aware of FIRE! Insecure building. There was a fire in the building last week. Something was burnt in the laundry room. The whole building was full of smoke. I was with my kid at home having lunch and we smelled smoke. It was super scary. I opened the door to see where it came from everything was full of smoke. Elevators still worked, but I went downstairs. Luckily, NYFD already had arrived. Management said nothing but that there was an incident and laundry room was closed during the week. Every single month we receive some emails about some broken stuff, but this time our life was at risk... We had several inconveniences such as long wait for the elevators, pet policy that nobody complies with, hot water cuts, etc., but after this incident I do not recommend anyone to rent in the building. read more

PROS: Nice front desk / Handy men / in-house staff. Nice View to the East River [Only if you're at the river side, which comes at additional cost]. Dry Cleaning service in premises. CONS: New York Towers / Jennifer Towers has WORST management EVER. They should sever their ties and disappear. Elevators are in pathetic condition and require HUGE maintenance work. A few drastic accidents occurred where one of the 4 elevators literally escaped in a free fall with residents in it! Other elevators get stuck regularly the FDNY had to intervene many a time to save the lives of people trapped inside. Management still acts in total denial of recurring problems, but not without a cost: In 2010, A HORRIBLE accident occurred where Connor Donohue, a Medial Student on the 24th Floor fell to his DEATH when he was laying against what turned out to be unstable railings of balconies. Management was HUGELY fined by the city of NY, and all residents were denied access to their balconies for 8 months! [Google: Death In Balcony Fall - The Huffington Post] Prepare to embrace the fact that you live in a 37 story walk up Building. Probably the only building in Manhattan with a queue of people lining up in front of the elevators all the way to the outside of the building, sometimes even going around the block. It's easy to understand why, as these were originally designed to service some 700-800 residents, not 1,800. Driveway stinks with Dogs urine since Pets are now allowed. Brian the Super owns 3 Dogs each the size of a Camel. He set a precedent and now every apartment has a minimum of One Pet. Mind you this is a 512 Unit tower we're talking here! I fall under suspicion that even the Bronx Zoo has an absorption capacity to accommodate such number. Jennifer Tower has become so OVER populated with students and young professionals who don't seem to mind cramming into the units like rodents [SOrry for the harsh expression but it's a fact]: Five, sometimes 6 people sharing a 1 bedroom apartment in order to save on rent, let alone overnight guests. It's taking away from the comfort of the building and services, raising SERIOUS Hygene & FIRE HAZARDS concerns, especially with separators mounted illegally inside units. I've seen Apartments where living rooms were literally split into 3 cells, and Bedrooms split in half with mounted walls so that to accommodate up to 5 people per Unit simultaneously. The FDR is a noisy highway. If you're not used to noises coming from trucks and 6 wheelers hitting the drive at 4-5 in the morning, expect little sleep. Neighbors throw wild parties at late night hours with Weed flavor. Interior Walls are NOT soundproof, which had a real devastating effect on my health and work productivity from lack of sleep. I do NOT recommend this place. For that same rate you can definitely get a much better deal in Midtown East Manhattan. Best of luck! read more

I agree with all the other peoples pros: front desk guys are great. The lobby, hallways and garbage rooms are well maintained. However, management has no idea what is actually happening in the building. They have a new no-pet policy but there are several new pets within the last year, one puppy that is current waking me up at night. Funny thing is I asked permission and didn't just sneak one in and was told no. TIP: if you want a pet, don't ask permission just "sneak" it in because they can't keep track of who has a pet and who doesn't. Except for me now because I did the right thing and asked. Maintenance has been ok in general until I had toxic mold in my apartment for close to 2 months. Despite me, explaining I was suffering physically from this, headaches, sinus issues, breathing difficulty in my apt., and filling out a maintenance request daily and even writing directly to Pan Am, still took weeks for it to be correctly fixed. Also, don't expect to be notified prior to them entering your apt. to do repairs, it happens only 10% of the time, even if you fill out the request stating they need permission to enter. read more

This is the worst building to live in. DO NOT MOVE HERE. The super Angelo is unresponsive and rude. He will not answer any calls or emails, even on issues of no running water or heat. The management PanAm is one of the worst building managements I have also ever interacted with. No one answers their emails and calls and is just as equally impossible to get in touch with. The elevators are also horrible, constantly one broken and you end up having to wait 30+ minutes for a elevator. Do not move here if you constantly want to deal with headache of issues. Great location, great affordability, currently paying $2400 for a 1br we converted w/ a wall to a 2br. Not upgraded and w/ a balcony. Disclaimer: worst elevators just got worse... they are fixing them at least over the next (so they say); adding high speed, state-of-the-art elevators to hopefully make the living situation that much more bearable. If you are looking for affordability and get up early and come home late from work this is the building for you. If you leave at the rush hour times, than expect a wait and things might be unbearable. With that, very young building, but not a lot of opportunities to socialize outside of the lines for the elevator, extremely dog friendly, both big and small (even though only small is advertised). Building manager is a complete jerk and the doorman are basically useless outside of collecting packages and cleaning up the puke in the lobby at 2am on a saturday night. The management very uncouth and unprofessional. They lose our rent checks constantly and blame us for it. I do not control the postal system, I'm sorry. Every time we speak to the manager, he/she proceed to yell at us or cut us off mid sentence without hearing any sort of explanation. Real classy. Atmosphere-wise, the doorman are really friendly and helpful so that's the good thing - and there is a laundry/dry-cleaning service on-site as well. been living here for almost 2 years now and I still like it. Going to move after my lease is up but has nothing to do with the building. The doormen and service guys are very nice and accommodating. Pros: Reasonably priced for what it is. I live on one of the higher floors with a total of three people in my apartment (original 2br, but we sectioned off the living room to be another bedroom) so with that in mind, it is worth the money. Re-did the hallways and alot of the interior of the building this year so it looks much nicer. Mail and garbage service is very easy and the doormen handle packages for you. Cons: there are only 4 elevators so sometimes you have to wait, so it's never really that bad. The drain in the bathtub was clogged for months and it took them forever to send a plumber up, this seems to be the case with many maintenence-related items. it needs to be an emergency for them to really take any action. Overall not many complaints and I would recommend this building to anyone looking to live in the city and not go broke doing so read more

This building is absolutely perfect for me and my husband! It's super affordable, super large apartment, we have a balcony, a view of the Hudson, and walk in closets. The doormen are also all ridiculously nice and accommodating. I'm not sure who these other folks are writing the reviews, but it's a luxury to have an elevator in Manhattan, and to complain that it takes too much time to get up and down... I just don't have any words. I've been here for over a month now and have never had to wait more than a couple of minutes for an elevator. I've also only seen a couple of dogs since I've moved in, and they are mostly under 10lbs so who really cares if they're in the building or not. Also, the management was great in crediting a day back to our account since we moved in a day later. I'd say to give this place a fair chance and not pay too much attention to the "1 star" guys on here. Everyone I've met in the building loves living there, and we do too. read more

The only thing good about this place is the doormen. They are all awesome people and very helpful and welcoming. Other than that, there is nothing good about this place. It's been under construction for months (loud shaking piercing noises at early and all hours), men outside your windows all morning and day working on the facade and balconies (which are closed off) competing with massive construction directly across the street. The elevators are terrible. It takes 20 minutes to get an elevator downstairs that isn't full with people to the brim. Don't get a high floor here unless you're ready to take the gross dingy dirty cockroach stairwell! The laundry room is disgusting. My clothes get dirtier (when I put them in the filthy washing machines and pay for this) and the area is not well kept at all. I've lived in the NY Tower for 3 years now and would highly recommend it. The doormen and service in the building is exceptional, the staff is extremely friendly. Any issues I've ever had with the apartment the staff is super quick to respond and handle. During COVID-19 the precautions and safety by the building were top notch. The front desk is the best and very welcoming any time you walk through the door and willing to help. Yes at times the elevators have issues but it has never been anything worth mentioning (just clarifying vs. reviews i've seen). Location is great is you are centrally located and right by the water and ferry. They recently added a gym room with Peleton which is great. I have nothing but positive things to say about living here. read more

My first year here wasn't too bad, outside of the constantly broken elevators. The building is over rented and under managed. The doormen are all FANTASTIC. I have nothing bad to say about any of them. However, when it takes literally 25 minutes to get from the lobby to your floor because only 1 elevator works, that can be a pain. Not only that, but they are now building a 40 story building right in front of the north facing apartments. Do not move here. Not unless you enjoy listening to ambulance sirens 24-7 going in and out of the hospitals next door. I am on a high floor and have lived in NYC 20 years, so I am used to noise. This is hands-down the loudest apartment I have ever lived in, even with earplugs. Also, the comments are about the elevators are true. The wait is 10 minutes on a good day; on a bad day, it's upwards of 30 minutes. I am not exaggerating. Finally, this is the only apartment I've lived in in NYC where I've seen a cockroach, and I'm pretty clean and scatter roach baits all over the apartment before even moving in. So I was pretty surprised to see a bug. My unit itself is pretty nice, but the noise and elevators are more than enough to get me out as soon as my lease ends. read more

It's true that they have slowly been renovating the apartments as they become available, however, the apartment I shared with my roommate was not one of the lucky ones. Here are some of my experiences and observations from when I lived here last year: Positives: -Very big positives were we never had roaches, mice, begbugs, or anything of that sort while living at New York Tower. Negatives: -Some of the people at the concierge desk are really sweet, but there are one or two that like to make things difficult. For example, I got my first package delivered about two weeks after I had moved in, and the front desk wouldn't give it to me because he said I didn't live there and wasn't on a lease. I told him I was on lease. He then went through his binder, found a lease for my apartment number from 4 years ago, and showed me that my name wasn't on it. Umm...that's because I didn't live here 4 years ago, thanks. He then blamed me for not giving him a copy of the current lease...isn't the management company supposed to do that? I then had to ask my roommate to come down and vouch for me in order for them to give me my package (even after I showed them my ID)! -This building is supposed to have a 24 hour doorman with access to all the apartment keys in case of emergency. I have only locked myself out once, and it happened to be when my roommate was out of town. I asked the doorman if they could let me into my apartment (I was willing to pay a fee if necessary), and he said that all apartment keys are locked up in the evening/night and they don't have access to them. This is a pretty big building and I would imagine most people realize they have been locked out when they get back from work in the evening or after coming home from a late night. The doorman told me there was no emergency number I could call to get into my apartment and that I should either get a hotel room for the night or sleep in the hall. Since I had a friend from California visiting me that night, I just sucked it up and paid $200 for a locksmith to come. I haven't had this issue in any of the other doorman buildings I've lived in Manhattan. Other stuff: -The apartment kitchen and bathroom floors are gross. They are made of the kind of tile that could never be clean, even if you spent hours cleaning it. This is probably because my unit hadn't been renovated yet though... -Our bathroom ceiling had thick mold growing on it, and took quite a few inquiries before they went up to fix the ceiling and the leak from the apartment above. But it eventually did get fixed. All in all, the actual apartments are decent and deserve a 3 in my opinion. However, if you're going to shell out the extra money for a doorman, they should prove themselves useful. Currently, I live in a less formal building and find the doormen to be much more accommodating and helpful than they were at NY Towers. read more

How could anyone EVER want to live here? I will start with the positives, the apartments are large and nice and if you are looking to party so is the rest of the building. There is on dry cleaning, doormen, on site laundry room, and that's probably about it. If you are looking to get laid, there is tons of girls in this building that are always going out to party, if you see a really sloppy girl at the bar, chances are they live here. NEGATIVES: An elevator is ALWAYS broken and the wait is unbearable both ways, having to walk down 15 flights of stairs because 3 elevators in a row are full is a glaring problem. It's fun to drink and party but there has been a number of times when a person is actually passed out in the hallway, covered in vomit and puked on the floor - the worst part is the building takes days to come clean it. The doormen, aside from getting packages are pretty much useless, in no way do I need someone to sit there and spin a revolving door 24/7. We had a small fire in our stove and asked if they could send someone up since it was contained, 3 hours later they came, end of story. There is mold growing in all of the bathrooms, also the paint and walls are breaking in there since there is no ventilation. The electric doesn't work right, if you use a blow dryer and a microwave at the same time it knocks out the power and you have to reset the breakers. It takes years to ever get a maintenance person to come fix anything, speaking of which the toilet was having some low flushes, the guy came to clean it, left paper towels in the top tank while cleaning and claimed we clogged it. Girls in this building always seem to be on their phones telling their life story in the elevator, as loud as possible. I can't imagine being a broker and having to show that building, it is horrible. read more

We lived in this block for little over a year so I figure that I'm a bit of an expert on Murray Hill living. Here are a couple of things to keep in mind if you are considering a move to New York Towers. First the pro's: * You can walk pretty much anywhere from this Murray Hill location. * The apartments are well maintained and they are in the process of renovating them as they become available. * Balconies with insane views of the East River and/or the City come standard. * The July 4th fireworks happen RIGHT there on the East river - incredible close-up views of shooting missiles and exploding stars. * Luxury building - full-time doormen and concierge, laundry facilities on-site, handy man is a call away. Now for the things no one tell you when they're trying to rent you an apartment in this block: * It's SUPER NOISY! Not the normal New York noises...Oh no. It's more like the 'I-cannot-sleep-it's-so-noisy'. Why? * Noise Factor 1: Well, the building is a couple of streets above the entry to the mid-town tunnel so there is a constant hum of traffic, sirens and horns. * Noise Factor 2: Some of the apartments are situated really high up and the buildings around this one are quite low. While this makes for great views, it also means that the extractor fans on the roofs of lower buildings are practically inside your living room. Think constant hum. * Our bathroom's air vent was shared with a broccoli-cooking smoker's so on any given morning, I could have been accosted by limp veg or stale smoke - that just made my day! * The area is absolutely dead. There are no deli's, no coffee shops, very few fabulous boutiques and NO SUBWAY NEARBY! * No one warned us (as newcomers to NY) about how far the closest subway stop was (Grand Central) - that adds 15 minutes to any journey. * The doormen won't hold your key for arriving guests. We once tried to sneak a key to a family member by giving the doorman an envelope with the key (wrapped in tissue paper) inside. He suspected us of key-holding-attempts and denied. Very frustrating. How can I put this simply? Do. Not. Live. Here. 1) The elevators are a DISGRACE. I moved into this building in July 2011, and in August they promised that all four elevators would be renovated within a year. Work did not start until the end of the year, and by the time I moved out in June, only one of them had been replaced. It took them eleven months for them to replace one elevator. Appalling. Planning on going anywhere (work, an evening out, or even the Duane Reade down the street?) Add 10 to 20 minutes to any trip because it takes about that long to get a non-full elevator (and when I say full, I mean that you will be pressed nose to nose with the sweaty, unpleasant delivery guy from down the street). Double that time in the mornings before work, and anytime between 6 and 8 PM, when the vast majority of the residents return home. It's not uncommon to see people running down the stairs in the mornings, and to see lines out the front door in the evenings. It really is that bad. Oh, and did I mention that the elevators break down frequently on the weekends? I guess everyone that lives here will get a nice workout from climbing 30+ flights of stairs. I guess it will help burn off all of those beer guts from the excessive drinking that is all too common here. 2) The elevators are annoying. Hot water, on the other hand, is a legally guaranteed right in New York City. In the last month of residence, my hot water did not work for 3 nights straight in the evenings, and was out for more than a week in the mornings. Residents attempted to put up posters calling for a mass petition, and they were all ripped down within less than 24 hours. I guess if there's one thing the management company does well, it's prevent tenants from exercising their legal rights. It's a shame that they show such urgency with denying tenant rights and don't seem to care about the elevators here. 3) Oh, and the management company - truly awful. The leasing agent for this building, who is an employee of Pan Am Equities (do a little research on this building and the fatality caused due to shoddy construction), is perhaps the least responsive human being that I have ever had the misfortune to deal with. It takes weeks for simple emails to be answered, she ignores every phone call and lets it go straight to voice mail, and she does not seem to understand the concept of timeliness. Add to that the fact that Pan Am is notoriously bad at returning security deposits, and you have a disaster waiting to happen. 4) Some previous reviewers mentioned that the building allows "flex" or pressurized walls to allow conversion of a 1 BR to a 2 BR, or a 2 BR to a 3 BR. This is no longer the case. Pan Am is now one of the strictest management companies in town when it comes to these necessities of young professional life in this city. 5) Oh, and one positive - at least there's no roaches, mice, or bedbugs. Thank God. And while most of the doormen are useless, Freddy is GREAT. Very friendly and helpful. Summary: You may be tempted by the "great" location - it's really not, at least a 10 minute walk to Grand Central, and that's if you HOOF it, or the low prices, but you get what you pay for. Don't live here. Not unless you really enjoy lines out the door for a simple elevator ride. read more

So I decided to write this review today after reading through some pretty terrible ones at the bottom of the page from years past. It looks like this building had a terrible reputation pre-renovations that started in 2014. I moved into the building with my boyfriend back in late August 2015 and we absolutely love our apartment! We rent a true 1-bedroom that faces south. The whole building is slowly going through renovations as each apartment is being completely re-done as current tenants' leases run out. We are the first tenant to live in our newly renovated apartment and the apartment looks great. A beautiful kitchen with updated stainless steel appliances, dishwasher, dark hardwood floors throughout the apartment, nicely built radiator covers, and a HUGE bedroom - I cannot emphasize this enough! We have a King size bed in Manhattan, yes we were not smart in bringing this from Chicago but nonetheless made it work. Our bedroom fits our king size bed, two bedside nightstands, two full size dressers, and still has plenty of room to move around. I must also comment on the amazing amount of closet space that one usually doesn't see in Manhattan. We downsized from a two bed, two bath to this one bed and could still fit everything! Oh- and the balconies are a great touch as well - every apartment has one. And these seem well built - I did see another review about a tragic event a few years back, which I am sure is why the balconies are now built better. We found a great deal on this apartment, and while it's not in the most "happenin' part of town", it is within walking distance for both of us to work. We did find the building through a realtor which hiked up our costs but this is actually a no-fee building through Pan-Am Equities if you find it on your own. Some of the biggest complaints I have seen on past reviews of NY Tower have been: 1. Poorly maintained common areas (entrance, hallways. pet accidents everywhere) 2. Over populated apartments with paper-thin walls 3. Poor elevator service 4. Terrible management team To all of these issues I have my experience to share: 1. The entrance/lobby is actually beautiful. It reminds me of an old school hotel lobby from a movie. It is always clean with the most friendly front desk staff. The men at the desk are beyond gracious, welcoming, and really get to know the tenants. Fred is the absolute man and has so many amazing stories on NYC and the tenants in the building. He learned our names the day we moved in and reminds you when you walk in the door after work if you received a package that day! The hallways in the building are always impeccable and look nice, those too I assume have been renovated. **Pets are actually no longer allowed in the building. So the issue others have had with the building smelling outside/inside like feces or urine is not an issue. There are still dogs in the building that were grandfathered into the new no-pet policy and most of those dogs are very well behaved in the elevators and outside. 2. I cant speak to every apartment in this huge building but I have been in 3 apartments in the building aside from my own, all spacious with 2 or 3 tenants, no illegal walls or partitions. Almost every person on my floor lives with a significant other - ranging in ages from their mid-20s to my next door neighbors, in their 60's who have been in the building for years. There are definitely a lot of couples in this building, I rarely see college-aged people in the building. 3. The elevators have all been renovated and all 4 work well. Yes, there can be a short line (at the most 5 or 6 people) at rush hour times but one elevator can fit this line so you never wait long. They look nice, work effectively, and I haven't had an issue once with them yet. 4. The management team has been amazing to work with since the day we first looked at the building. We had a flood in our kitchen two months into moving in and the maintenance team came up immediately to fix the sink and stop the flooding - they have even offered to replace the brand new flooring because it is slightly warped from the water. My only Cons: - Laundry room could be kept a bit cleaner - No gym in the building - we do get a heavily discounted membership at NYHRC - No grills on the balconies I realize everyone has different experiences and consistency cannot always be accomplished but I felt that my positive experience may help others who are looking at the building today. read more

Very friendly staff. Doormen (especially Fred) know everyone. I've been here about two months now with no issues. I'm not sure what the other reviewers are expecting, but I'll just chalk it up to being young, naive, entitled recent college grads who are woefully unaware of what real life is about. Pros: Great staff, friendly and attentive doormen, on-site laundry as well as in-house laundry and dry clean service (a bit pricey, but there's also another shop right outside), maintenance is just a call away. Cons: Grossly inefficient air conditioning. I pay consistently over $200 a month for a 1-bedroom because the air conditioners are so old and inefficient. There is no thermostat- it's basically either on or off, with no automatic setting depending. I'm hoping that winter will see a reduction in the charges as we use less a/c and almost no heat, a perk for being on an upper floor. read more

DO NOT RENT HERE!!!! This place is the absolute worst and I do not know where to begin. I'll start with the most shocking and tragic news, which was when a 24 year old man died here because his balcony railing gave way causing him to fall to his death. All balconies have been shut down since then by the Department of Buildings. This building is unsafe. There have been 2 fires here in the past year. The doormen don't know anybody's names or whether they are residents or not. People can just come and go as they please. Trying to get anything fixed is a joke as well. The management is a complete joke and very rude and unproffesional. They lose our rent checks constantly and when we spoke to the manager, he proceeded to unleash a profanity laced tirade against us. Real classy. The building is loud and smelly as well. read more

I think this building's reputation as less than at least average is currently undeserved. In fact, it's decent right now Some of the points most of the other reviews mention. Elevators: There are 4 in the building, and usually at least 2-3 are perfectly operational at a given time. Sometimes there's a bit of a wait, and there's also often a line during the peak hours when getting into the building. But I've never had to wait more a few minutes, honestly, and the lobby is always kept really nice and cold during the summer so it's not bad. The doormen/staff try to make the elevator line go as efficiently as possible. Once you're actually in an elevator they're quite fast and it's really not a problem. Rooms: Very very spacious generally speaking compared to other apartments in Manhattan. Good value for the money. Nice spacious balconies. Upper floors have stellar views of the east river and Long Island City. Doormen: Overall friendly and professional. Never had a problem with them. Management: I don't have to deal with them much. I pay on time and never had a rent check lost. So...works for me. Never had a problem with neighbors being too noisy. There are definitely some potsmokers in the building, but whatever. I've seen that in some of the classiest luxury apartment buildings too, so what are you gonna do (I for one don't care as long as the people don't get in my way). Location: It's away from some of the crowded areas in Manhattan but close enough to them that you can go if you want. It's quiet yet safe at night. Near the 3rd ave bar-stroll (10 minute walk). Close enough to Grand Central (7-8 minute walk if you know how to walk efficiently through streets in Manhattan, longer if you feel the need to wait at every stoplight like a tourist). The slight distance from the subway compared to other apartments is worth it for the stellar view you get from being further east. If you can get a good deal here and like the apartment, then go for it. read more

Just to put it out there--I don't normally review things because I am not an emotional person, I don't get excited or mad about restaurants, stores, or even apartments. This is an exception. When I first toured New York Towers, I was really excited to find such a good price, in such a great location. Everything looked nice, the apartment smelled fresh, the paint was new, and the view was amazing. This is the where the good part of the review ends. I like to think of New York Towers as an old women who has had so multiple plastic surgery operations. Yeah, she looks good on the outside, but a complete mess on the inside. New York Towers is just like this. While things look good when you initially tour the building, the day you move in, you find out why you pay $1000 less per month than your neighbors. First, and most importantly-- the elevators. I read reviews online before about how the elevators were slow, but I assumed that this was just rich kids complaining that things weren't perfect. Boy do I wish I took those reviews seriously. There is nothing worse that waking up a little too late, or taking a last minute phone call, right before you need to be somewhere, clicking the elevator button to go down, and waiting. Then you wait, and wait, and then you wait some more. 15 minutes later the elevator still has not arrived. You can't go down the stairs because its over 30 flights and you just put on your nicest outfit for your business meeting, so you wait another 10 minutes and finally the elevator arrives--but you can't get in, its packed with all the other people who were waiting and you need to wait for the next one. I wish I could say this is rare, but this is my every morning. You need to add at least 20 minutes to wherever you are going. Going up in the elevators is just as bad, during rush hour, the lines are literally out the door. I have never seen any other building like this. DO NOT let them tell you that they are in the process of making the elevators better, this is a lie. They told me this when I was moving in, it has never gotten better. The elevators break down on a daily basis. It is horrific. In addition to the tower of terror elevators, you will have absolutely no control over the temperature of your apartment. In the winter it gets boiling hot. Even if you turn your heat off, heat will still come out. I woke up sweating. I thought I had lymphoma, turns out the heating is just awful. When you actually do get cold, the building turns the heat off. There were days when it was 20 degrees outside and the heat timer would not let me turn on the heat. This is supposed to be an apartment building, not the tundra. The doorman are nice, this is the only nice thing I have to say. It's not their fault they were put in the projects of Murray Hill. (Shout out to Fred and Hector!) I really want to emphasize that I am a low-key individual .I thought all the other reviewers for this building were just snobs, but I will admit that I was judgmental and wrong. They were just nice peopled that got pissed off when they missed their train because they waited 45 minutes for an elevator. read more
