This building needs new management. That includes new maintenance management as well. It is really sad as this building has so much potential. My main issues are that the building just takes and takes and doesn't give. From the time I moved in, the apt that I had looked at and was told I would move into was different and dirty when I moved in. It was not given to me in move in condition. The floors were raised and not even nailed in properly. The apartment was covered in dirt and only part of the apartment was painted. The marble in the bathroom was stained yellow and disgusting. I tried to refuse move in but this was the only option. I had to argue back in fourth with Vebbi about getting new floors and he did not give me new floors. What he did do and told me is "they switched the flooring they used and my apt is not eligible for new floors so he had to find leftover wood from old apts to Put in my apartment. I don't even know how that's hygienic. It's disgusting to be honest. Now I just signed another lease for more money because it was too much trouble to move and I asked for new floors because there was a water leak and looked like there was like there. He did the same thing, just gave me old damaged wood. There are no window screens which makes it super dirty and bugs get in during spring and summer. There are major issues with the AC and washer and dryer. The pet amenity, one of the reasons I stayed was not hygienic either. I sent my dog there in December when all of these other dogs got sick and spent thousands of dollars that month on vet bills because my dog got giardia fr other dogs peeing in water fountain. They finally fixed the water fountain. I know I am not the only one as I talk to all of the dog parents and have made friends in the building. They all complain about maintenance manager. I want to be clear that Nelson and Chris are wonderful. Everyone complains about the same things, washer dryer, floors, no window screens, dirty building, piles of trash in trash room and amenities not working. read more

Maintenance leaves a lot to desired. Repairs require extensive time. I went an entire year without a fully working refrigerator.

The building is nice, as are the amenities when you can actually use them but the management is awful. Here are some highlights: 1) Lived here for 3 years. Emailed management many times, almost never got a response without calling or visiting the office to follow up. Unless you're a prospective tenant, renewing your lease, or trying to make a payment, they aren't responsive. 2) Parking in front of the building was a disaster. It was a private street and supposed to be a loading zone. Instead, people figured out really quickly that management wouldn't tow anyone and so they started parking anyplace that could fit a car. The building staff would take up many spots with their own cars. It made standing/loading/unloading extremely difficult and very unpleasant. When raised with management they mostly ignored the problem and blamed everyone but themselves with no accountability. Occasionally they'd send out a toothless email that everyone knew was just an empty threat. 3) You'll spend ~$150 / month for the privilege of using the amenities only to find that they are frequently rented out so that Dermot can make more money and unavailable for your use. 4) Elevators were out of service all the time, which really stinks on the right side of the building where there are only 2. Be prepared for long waits to get to your apartment usually when you're in a rush. 5) Similarly, the steam would frequently break resulting in no hot water for long periods of time. 6) Multiple appliances broke throughout my time there, sometimes it was weeks of waiting for parts / repair. 7) After turning everything off in the apartment, moving out and handing in my keys, the staff then ran up the electricity bill (I suspect while painting the apartment for the next tenant) and stuck me with the bill. I spent ~$150k in rent over the years but they still found a way to extract another few bucks out of me. If you're moving out of a Dermot property, be sure to hand in your keys at the very last minute or they'll do the same to you. read more

We've emailed them a number of times asking for a timeline. The gym was a key reason to live here and I understand the need for caution but if other apartment buildings throughout the city can figure this out, they should be able to as well. - The outdoor area is quite small for a building so large, and requires a reservation. Leaking roof for OVER 10 MONTHS in penthouse unit DOG URINE on the penthouse carpet is an ongoing daily issue. Beside the useless building management, the rest of the team is great, gorgeous building, great amenities and nice community. The area is also lovely and many new buildings almost ready. Hasn't been open since 2019...? - The Dog Park is closed from 8-5 every weekday. Severly Hampering the usability. - The place to wash your dog was recently closed off to residents forever. - Wanted to renew rent. Was told "The Promotion only applies to new residents." - Not competitve anymore as Waterline Square Exists. - Lacks drive up and indoor garage. - The elevators could be cleaned more often as they smell and are dirty. But it's not a make/break it situation. - Not competively priced anymore when compared with other apartments. - No glassdoor showers unless you get a 2 bedroom apartment. Bathrooms are also small. It's a 4/5 for me. Have been here for 4 years. It's a great place and rises above a lot. But it's not top of the line anymore or as competitve as it once was. Moved here 4 years ago and the experience has been great with Pros & Cons but hey that's any where you go. I see some reviewers who have had a not so good experience and I am here to say that's really unfortunate for them. The staff try to do what is in their control to make residents comfortable, however they can not control the Residents in the building who are not cooperative or considerate to their neighbors you just can't blame staff or management for residents behaviors. Management can only enforce and take action according to lease agreements and housing laws. We can't put a building down because someone plays the music too loud or smokes weed it's really the people who should hold responsibility I think management can only do but so much. I happen to live in a unit and on a floor that has been so far so Great! The residents on my floor are cool, is it perfect absolutely not is their noise yes but it's what is expected this is a high end building with over 500 units that's a lot going on. If you want exclusivity you know what to do, if you have the money you can definitely create that for your self. Having Money gives you the ability to have many options! but if you don't then you make your situation the best you can. I moved into this apartment building almost 2 months ago and have had daily issues with neighbor noise. Unfortunately the walls are very thin plus many of the people who live here happen to be the noisy type. One neighbor constantly bangs things around, has domestic disputes, has his dogs barking at all hours of the night, and smokes pot or some type of drug so strongly that it comes through my unit and fills my apartment with drug/smoke smell. My other neighbor had been considerate, but moved out and a new set of neighbors have moved in and have a loud bass stereo system they love to crank up. It's just like living next to a night club. They did turn the volume down after I complained but the bass frequency cuts right through to my unit and they refuse to turn down the bass. Thump, thump, thump. There is also loud music and often yelling that comes through the vents from unknown sources. Unfortunately from what I'm told, it is virtually impossible to vacate tenants here, so you're kinda just stuck with a bad situation or else need to spend the hassle and thousands more dollars and a few days off work to move yet again. In hindsight, I should have found an apartment with confirmed concrete walls and a non-rent-stabilized building. Also, the rent scheme (free months up front, no deposit) incentivizes a few people from "the wrong crowd" to come here. Just FYI- It's also an 80/20 building, as many newer buildings are. Other than that the building would be great. But if you can't relax in your own home that's a big problem. read more

This is one of the worst apartment buildings I have ever lived in. Although superficially this building looks nice with all of the amenities, there is absolutely no soundproofing and a significant percentage of the tenants are very low-quality. One of my neighbors plays his subwoofer/music late at night and early in the mornings and you can hear it through the walls. This neighbor also smokes constantly and other neighbors smoke as well. The smell permeates through your entire apartment. Although I've complained repeatedly to management, they haven't fixed the problem for months. They've alleged that they're trying to resolve it. Even though it's their job, they instead ridiculously get frustrated because they don't want to deal with my unstable neighbor. I've literally had to sleep in my living room to get away from my toxic neighbor and have resorted to sleeping at my boyfriend's place most days of the week. This is not a habitable place if you don't have good neighbors, which is completely luck of the draw. Don't be fooled by the amenities and don't waste your money - it's absolutely poor construction with terrible management. I 100% regret signing my lease at this place and am looking to move out asap. read more

The reason for my two stars is not for the building itself, it's for everything else. I've lived in this building for more than 6 months now and it has turned into a college dorm. Students from Fordham and Columbia have all moved in and occupy the amenity spaces as if it's a library. Nowhere can you go without students in every space using it to have study groups and leaving a mess behind. When they use any of the amenity space they don't clean up after themselves so it becomes frustrating when living in a building and paying a lot. The school in the building now creates a lot of honking of horns in the early morning and kids being loud in the afternoon. I can't imagine what other chaos will come when the private school across the street opens. The building offers a shuttle service to the 59th train stop but for a new building they have managed to find an old shuttle to take tenants back and forth. It would be nice to have something decent to get into. This building has potential but with 100 students moved in and other breaks the building has given to individuals the uniqueness and elegant feel is not here. A lot to pay for a building where it needs some improvement. read more

Love the building and love my apartment! There are a few things that need to be discussed by management though. First, residents of the building have the option to pay a monthly fee for the amenities which includes game room, pool access and gym. Unfortunately, due to the restaurant, the amenities doors is always open. Why should anyone have to pay the monthly fee when the door is always open? In addition, now that the restaurant and bar are open to the public, outside ppl are using our amenities. People will bring their kids, sit at the bar and allow their children to play games, play pool and run around the gym. This does not seem fair at all and is very disruptive. There should be a door separating the amenities from the bar/restaurant with fob key access only. What happened to the coffee in the morning? What a great way to appreciate your residents and give us a chance to quickly socialize before running off to work. Another issue I've had that I guess is uncontrollable is that not everyone who is not a resident stops at the front desk to have them call up. Some ppl just walk right in, get on the elevator and then I have a knock at my door. One time someone knocked on my door asking if they can see the apartment and the view from this side of the building. Yes it's very weird and I've reported it but stuff like that is scary and shouldn't happen. My friend's building on riverside has elevators that can only be accessed using their fob key. It's great because if someone passes the front desk without stopping, they cannot use the elevator without swiping a fob. If these few things were corrected, the building would be a five star facility as it's extremely beautiful. read more

21 West End is stunning from top to bottom. I have toured many new construction luxury rental buildings throughout the 5 boroughs and this one sets itself apart from all the others. The pool is extremely unique, not just a lap pool like most buildings, but offers indoor cabanas and a projection tv, it feels like a high end hotel. Also, the hobby room is a great place to hold family activities like pumpkin carving and not worry about making a mess in your own apartment. Last but not least the restaurant has quality food and service and best of all I don't need to leave home. Altogether this building has hit a lot of pressure points for us picky New Yorkers. I'm hoping other new construction will follow their lead! read more

I had dinner at Cafe 21 last night. I started off with the crispy pork belly which was outrageous. For dinner I ordered the short ribs. The wife had the salmon and our kids had the pasta and meat balls. Everything was super. We loved the food, the service was spot on and the prices were very reasonable. We were also in and out in a little bit under an hour, which was perfect because my kids wanted to hang out at the pool after dinner. I highly recommend the food here. 21 West End is like living at a luxury resort. read more

Beautiful building, great staff, extremely helpful and accommodating. Recently renewed my lease for a 3rd year because of how much I've enjoyed living here. The door people are friendly and helpful, management is extremely responsive to any issues if they come up, maintenance requests are fulfilled literally within minutes of asking. The apartments themselves are beautiful, with great layouts, marble floors and counters in the kitchen, KitchenAid appliances, Bosch W/D in all units, and the views are unbeatable. The amenity space is incredible, especially the spa, sauna, and pool. Rarely do stock photos live up to the real thing, but both the building and the units actually look as great as the pictures. My biggest complaint is the 10-15 min walk to the nearest subway, but there's a private building shuttle that takes residents to and from Columbus Circle, and the M57 stops right in front. And really, I can't think of anywhere on the west side of Manhattan where you'll get this kind of apartment, in a brand new building, for this price point, without that compromise. read more
