After a while, I started to see Dan, he showed up and showed him around. He explained how it work between with any Property Management and the owner while requesting for any work repair. There was one lady whom suppose to work with me named Stephanie (long story, but let me make it short simplifying thing), she mentioned she talking with owner for the past approximately 4-5 months , therefore no result. That how I was about to get Dan which I finally meet him. He fired that lady, Stephanie, then got another person. That all good. I rather reach out to Dan for any quicker responses. He is the main person. So, things happened, got things settle, and made a good deal for me for one month. It wasn't a bad deal and got most of the thing fix like ceiling fan in living room, replacement 2 fans/light upstairs, fix heather, eh, it was all taken care off. Alright then, that my simply journey story. I end up staying another year but more likely stay here 3 more year for the kids school. All that thing being happening, henceforth one I recommend go through it, however always get Dan or each out to him. Someone might help, but he is the one you actually need to take things care of. The closing process itself went smoothly, but the real test of a title company is how they handle issues after closing. Unfortunately, that is where my experience completely fell apart. Since closing, I have had to deal with underpaid utility balances, a lien issue that was not properly addressed, and repeated attempts to obtain documentation and answers. What has been most frustrating is the lack of communication. Emails and requests for updates often went unanswered, and resolving these issues has required far more time and effort than it should have. It has now been over two months, and I am still seeking confirmation regarding matters that should have been addressed promptly. As a customer, I expected responsiveness, accountability, and assistance in resolving post-closing issues. That has not been my experience. Based on my experience, I would strongly encourage others to consider a title company that provides reliable support both during and after closing. The transaction doesn't end on signing day, and customers deserve assistance when problems arise afterward.

    My partner and I worked with Rachel Sa to look at a homes to move to the Sacramento area. We were…read morevery transparent with Rachel about our move in date of December 13 and the 1 co-signer having a lower credit score of 700. Rachel encouraged us to apply for the home. Because 1 co-signer had a lower credit score of 700, she told us the security deposit would double and it was $2700 to $5400 and they agreed to lower $4100. We did and got accepted and had our friend schedule a viewing for us. They wouldn't prorate the rent since our move in date was December 13 and said if they did prorate it then it would be January rent with the security deposit, which would be almost $8300 in total. She had the audacity to say she was transparent with us but each time we took the next steps, we found out more extra charges with stipulations. If we had known all of these extra charges, we would've never applied. But they also accepted us, so please explain to us why did you accept us with all these stipulations and charges? It would've been nice if she had communicated in the first place. It was such a shame because we did love the property but we were not happy about how they manage it. If you do apply, be very clear about your questions or they will try to milk more money from you!

The posting also never said rental history couldn't be from family/friends so we ended up paying for an application to a house we weren't fully qualified for in the first place. We called Rachel to get clarification after our denial letter and all we got was her saying she should have/could have done a lot of things differently. Miscommunication, mistakes made on the documents they provided, and unprofessionalism on the rental company's part absolutely steered us away from using this company again. Would not recommend to anyone looking to rent. Too misleading and a waste of money! $90 down the drain for a house we weren't even allowed to see with out an approved application.
