She was extremely unprofessional, dismissive, and rude in her communication. Instead of handling issues fairly and objectively, she often jumped to conclusions without ever getting my side of the story. For example, she once sent me an unprofessional and condescending text message accusing me of being a bad tenant based solely on a neighbor's complaint. She didn't ask for clarification, didn't try to mediate, and wrote in a tone that was unnecessarily hostile. This became a pattern -- every interaction felt accusatory and unpleasant, even when I was trying to be cooperative. Living in older buildings naturally comes with noise and neighbor challenges, but the way she handled situations showed no professionalism, balance, or respect. Rather than trying to work with tenants, she came across as combative and one-sided. If you are considering renting from Nielsen Property, be aware that dealing with this property manager may be frustrating and stressful. Excellent Service For My Midtown Rental SITREP It is time to update my review from the LAST time I wrote one for Nielsen Properties almost 10 years ago for an apartment downtown @ 4th & T from 1996 to 2005. Now I live in one of their represented units in Midtown Sacramento near 25th & H Streets and I have really enjoyed this apartment flat experience. THE SETUP Cristina and Abigail set me up with several listings to check out at my initial visit of this iteration of my renting from Nielsen. It was very convenient. I checked out a set of keys for the particular unit I was going to visit, and then would take my personal checklist of apartment metrics for what I would need in terms of space, rooms, kitchen appliances, etc. I checked out several apartment offers and settled on the unit I am in now. The built in microwave was a definite plus since I did not have one. So now I'm in a second level unit - top of the 2-level unit s - and I happily live near the thriving heart of one of Midtown's exceptional residential neighborhoods. LOCATION LOCATION LOCATION Going East: * Restaurants nearby, including Chicago Fire Pizza, Drunken Noodles, Thai Basil, Dumpling Houses, etc. * I literally can *stumble home* from clubbing @ Harlows & Starlite Lounge a mere 3 blocks stumbling distance. * Safeway is just a straight power-walk 10 blocks down H Street, right turn then down Alhambra a couple of blocks * A couple blocks further is my dentist * Across the street is one of my favorite Starbucks: The Alhambra Starbucks * A couple blocks FURTHER further in my Post Office Then Going West: * There is a PLETHORA of coffee shops all around, including Old Soul Weatherstone, The Trade, Temple Coffee, and several more independent coffees. * My Barber is just a few blocks away around the corner on J Street * A couple blocks further down is my UPS station & Notary lady * And right there is Tapas, a most excellent Spanish restaurant I'm only touching the tip of the iceberg about the benefits of living in a midtown apartment which I prefer so much more from having lived in the suburbs of both Rosemont and Antelope where there was practically nothing to enjoy within walking distance of my residences. SCAM!!!! ABSOLUTE WASTE OF TIME AND MONEY! i have NEVER experienced what i had experienced with Nielsen property management. I am at a loss for words on how disappointed and upset i am. We spent $70 on applications for a unit we had toured, ZERO COMMUNICATION! i called over ten times, left voicemails, no response. texted over and over to get a update on my application, emailed, nothing. NOTHING. ZERO RESPONSE. they literally went OUT of their way to ignore me! ghosted by a property management is INSANE LOL! took our money and ghosted us! i waited A WEEK for a response! nothing! my fiancé finally got a hold of the kid at the front desk after calling for a week! Surprised that no one had gotten back to us. He said we would hear back and have a response by the end of the day or the end of the next day. We had already been waiting a week with zero communication update on our application. Also, when we spoke to him on the phone he openly admitted that he had been seeing our texts AND NOT REPLYING?! I have been repeatedly asking for a simple update on our application. They never even ran my credit or did a background check. So the following day we called again because of course we didn't hear anything from anyone . he said that that's the latest we would get a response back on our application. He picked up the phone clueless again. We expressed how we had been emailing texting calling, again and how we require a response immediately, or we will be moving on with our other options as far as leasing an apartment goes. He put us on hold and said he would go "check in the back?" to figure out a solution to us not having a response for over a week. he put us on hold and about two minutes into us being on hold he hangs up on us!!!! me and my fiancé sat there, eyes wide, staring at each other like what the hell just happened? we figured the call probably just dropped so we called back. No response ! LOL! So we called again ... nothing... and again.. nothing. He never even called us back so that's just proofing itself that we were being avoided ? like wtf? If we weren't approved, just say no. Why are you guys playing games like children? I am so shocked and I literally can't even wrap my mind around the fact that there is four people that you can contact in this company, I literally called each person that works there not one person answered me, not one person picked up the phone. Do NOT do business with Nielsen Property Managers, to rent or have them rent your property. They do NOT provide any type of customer service. They do NOT answer their phones. It is impossible to speak to someone when you call. They do NOT clean the places they rent out. However the former tenants leave the place is what you will get. They constantly send messages via text to explain what is an emergency and what is not; essentially, they get irritated when you have issues that need to be addressed and you contact them. Your emergency is NOT their emergency. Majority of the rentals are outdated, which end up costing the renter in excess utility fees. Save yourself money, time, and headaches; go elsewhere. read more

Many issues with this rental property from when they took over the property until after I moved out. Nielsen bought the property from a previous rental company and never reached out to us on how to connect with them for rent/maintenance etc. Constant clerical errors in notifications (wrong dates, wrong pricings). There was never a single email or paper posting that did not have something wrong. Speaking of clerical errors, there was a huge one where our rent was supposed to be increased by a certain amount but instead was decreased by it. There was no way to alleviate it one our situation - the online portal would only credit the extra amount to next month's and no one at the agency helped. When they finally figured out their error, they yelled at my girlfriend over the phone. Maintenance requests - constantly denied. Added a fee to their online portal payments (which I'm pretty sure is illegal.) They sold the house to a new owner without telling me but kept the whole spiel about me needing to turn over the keys and forwarding address to them instead of the new owner. Cue a month later, the new owner had no idea I was gone and I still do not have my deposit. So, overall- unreliable, uncommunicative (unless they yell at you for their own mistakes), overcharging, no transparency, no services. I rented with Nielsen for over 5 years across 3 different apartments. The only reason I left is because I finally bought a house! I have nothing but great things to say about them. The office was always extremely responsive with maintenance requests and safety concerns. Sara and Cristina in the front office are extremely professional. In addition, (and most importantly) every time we moved out of a unit, we got our entire security deposit back! Granted, we deep cleaned and left the units in excellent condition, but I have had landlords in the past find ridiculous and false excuses to keep part of a security deposit. This was not the case with Nielsen - and we even had a pet! In conclusion, I personally feel that Nielsen is the best property management company in Sacramento. Highly recommend them whether you are moving in with roommates or getting your own place . read more

Overall, Nielsen properties is a good place to live. The issue is that they do not maintain follow through. Once something goes wrong (i.e. mold) issues etc, they won't move quick to take care of things. They usually will act as if you did something wrong and just not followup at all. read more

Lived in an apartment building in midtown for about 3 years. Been assigned and paying for an assigned parking spot. Towards the latter months the property management company changed to Nielsen. The rental agreement they provided was missing my parking spot, however my inquiries through email, phone calls, and in person were met with unwillingness to allow me to keep paying for my parking spot. They just sold it as part of another unit they listed, I later found out. I was hung up on the phone, and when in person was told that whoever I'm looking for is out of office but I can wait as long as I want to. For my first experience leasing my own apartment I am glad I ended up going with Nielsen. I really enjoyed that they allow you to do self-guided tours of the apartments, gives you ample time to inspect everything and not feel pressured. I stayed in my studio apartment for 6 months - it was a in a great midtown location and I enjoyed living there. The building I lived in was older, all things considered everything was as expected. Rent payment through the online portal was easy. A couple things I was nervous about reading previous reviews that I'd like to share my own experiences with: 1) Maintenance - While living in my apt I had an electrical issue knock out power to my fridge and stove twice, both times I submitted a maintenance request online and someone came out to look at it within 48hrs. I found this acceptable. 2) Security deposit return - Once I submitted my Notice to Vacate, I was provided with a pretty thorough cleaning list. I followed it (including replacing the drip pans, AC filter, and smoke detector battery) and the entire deep clean took about 2 hours. I had my full deposit returned to me via mail in just a few days. Because it was easy enough for me to have a good experience as a first-time renter, I would recommend this PM to others. read more

Been meaning to post this review for a long time. Absolutely terrible place to rent though and I had a nightmare of an experience with then several years ago with an apartment that had bed bugs. The staff was incredibly rude and kept making it out to be our fault even though several neighbors had the same issues. I had to throw away everything I owned and start completely over without any compensation. Their bedbug inspection provided pre move in was obviously a lie. I lived with the same people and same furniture for three years before living there without a single issue. Nielsen provides a good amount of affordable apartments in the Sacramento area in comparison to a lot of the newer complexes going up so I will continue to send people to them for that reason. The move in and application process was fast and simple, while living there I had a few concerns and the issues were always resolved within a few days. I do feel like some of the apartments were given the "landlord special" IYKYK but a lot of these buildings are pushing 100 years old and again the cost for a lot of these places are below average, so just do a good look around when picking your apartment! read more

Submitted an application through their system and within a couple days the application was approved, but when you go to try and call someone to get answers--good luck getting a response. Sarah Martens told me "Shit happens" and that I had 72 hours to vacate the apartment if I didn't like the way they ran their "business". This all happened right before the holidays, essentially rendering me homeless just in time for Christmas. They are incredibly callous and do not treat tenants like human beings. I've rented from this property management company for 3 + years now. The office ladies are very nice but over all the company is ran in a very unprofessional manner. Specifically by Pat, the owner or manager? Whatever she is, it's unprofessional. She left a nasty voicemail on my phone, which I kept. Thank god I allowed it to go to voicemail so I'd have proof of how unprofessional she handles any type of conflict. I wouldn't recommend anyone to rent any of their Madrone properties. One of the tenants, who used to work for them, likes the pretend she is the property manager when in reality she is no more than a nosey neighbor. Nielsen prioritizes her friends applications over other potential renters. My unit wasn't even vacant before one of her friends was already arranged to move into it for the following month. So regardless of if you're a qualified tenant or not, it's not likely you'll be considered. Hence why 4 units are already occupied by her friends, one even housing a full sized pig. Interesting how Nielsen is aware of every other neighbors faults except those of who this specific tenant is fond of. Maybe they do a better job of managing the other properties and I just got unlucky by renting out one of them on Madrone. Either way my experience with them was less than ideal and I wouldn't recommend them to anyone in the future. read more

We rented through Nielsen for about 8 months and had a great experience. The office was open at good hours which meant we always had access to the staff. The online portal made paying rent and putting in maintenance requests extremely simple. All maintenance requests were quickly resolved. After our lease was up, the rent did not go up and we were able to continue paying the same amount. This has not been the case at other apartments we rented. Upon moving out we were charged about $150 for "heavy cleaning" which was probably fair. We did not get charged unnecessarily for any damages to the unit. Therefore we got most of our deposit back, which I was very pleased about. Moving out was as simple as putting in our 30 days notice and dropping the keys in the office mailbox on our last day. The staff can sometimes be less than jubilant which was my only reason for the four star rating (vs five stars). I would highly recommend renting from Nielsen as they are fair and very professional. read more

Honestly I am completely dumbfounded by this "company". I have been a tenant for two years and just recently moved to a new property managed by them. I didn't have as many problems with maintenance in my last apartment because we just called the owner directly since Nielsen NEVER did anything anyways. Now after a month in our new apartment the dishwasher doesn't work, our front doorknob is falling off, we have a wasp nest growing above our front door and last night sewage with human feces in it flooded out of our bathroom sink and all over our bathroom. Work orders have been put in and nothing has been done. We called the "emergency" line last night, nothing. I'm so upset we had to pay such a high deposit and such a high rent to get no help what so ever, I'm so confused what they actually do at this point. In applying online, some of the apartment requirements clearly state no bankruptcies or evictions, some don't. Remaining hopeful, I checked the box off indicating I had a bk and submitted the required app fee. You'd like to think they'd do their job, and as a courtesy, scan the application prior to running a credit check; thus potentially saving the client money. I have lived in my unit managed by Nielsen for over 2 years now and I love working with them. All of their units are move in ready, their maintenance staff is on point and the automatic payment of rent feature is super convenient as well. Their online portal for renters is super duper easy. My lease started out as a 6 month lease and then went month to month and the rent.... SUPER AFFORDABLE! I was right there off 18th and H, backyard with doggie door, separate ENCLOSED garage, 1 bed 1 bath apartment in an enclosed community - only $1495 per month. Being walking distance to lavender heights and right there in Boulevard Park, this was quite the steal! Sarah was my PM and she was so on top of it and the neighbors were hands down - THE BEST! I highly recommend living in a Nielsen Property, they take great care of you.
