I've lived in two different units at Nob Hill Place and I am in love with the location and the views from the upper units. Great access to the city, grocery stores, the wharf and more. The maintenance team is quick to deal with problems and keeps everything clean. In my experience, management is one call away for most inquiries but not every member is up to speed on the accounts, etc. It appears that most units are updated as tenants move in and out, so there is a modern feel to add to the original crown moulding and bay windows. Deliveries are pretty safe, and it is convenient to have laundry and a small gym space downstairs. Utilities are as high as other older SF buildings and apartment cleaning/damage fees are high if you move out before 2 years so be aware of that and other stipulations in the contract. Potential renters PLEASE read -- very scammy. Back in September applied for an apartment here, but ended up moving forward with a different one. I paid $1000 of security deposit and asked for a refund. They said they will send me a check but it never came. I contacted them via email and phone and every response if I could get one was "yes, we will send you a check! it should arrive soon." BUT, it never came. It's been 3 months now and I still have not received my security deposit refund check. And it is actually quite disappointing because they also cannot provide you with a tracking number. It's a check with a pretty big sum I think it is quite dumb to not track it. Honestly, it seems to me that they just say they sent the check, but they never did and they just keep lying. overall, super disappointed. what a scam of a business. read more

READ EVERY WORD of the 42 page lease BEFORE YOU SIGN. Be really careful and make sure you know what you're getting into. On page 25 of the lease, we were asked to pay for Common Area Maintenance including landscaping, elevator service, courtesy patrol, property taxes, HOA fees, wages for night staff, common area electricity and cleaning personnel. They said it'd be split by the number of units. We told them we wouldn't be interested in paying the building owner's expenses to maintain the building. They told us to sign the lease but 'just between us' (or something similar) we wouldn't need to pay those things. Except once you sign, you are legally bound to pay for all the additional charges they add on. Tenant is responsible for weekly test of smoke detector. Also there's a carbon monoxide alarm deposit. (?) The utilities are divided up based on a "formula". There were 7 different utilities to pay each month with different formulas. There's an Asbestos Addendum which looked a little worrisome. And also a Mold and Mildew agreement. Also at least once we were supposed to sign and waiver our right to any legal litigation of the lease. It's a pretty building, but they asked us to pay for so many additional things that owners should take care of and so many utilities each month. Unfortunately, my experience living at Nob Hill Place was disheartening. The monthly CAM (Common Area Maintenance) charges were $100+ and utilities for a 400 sqft apartment was $200/month. It is hard to imagine where the money was put for upkeep or property improvement. There was an unbearable smell in the hallways that lasted 8 months. It was rare to find an employee working in the on-site office and maintenance requests were never taken care of. However, I was willing to put all that aside and chalk it up as another slumlord if I could speak to someone and they were willing to listen and help. I worked directly with Triskin Potter, who is the portfolio manager. Unfortunately, I experienced poor customer service with her and it was always difficult to get a call back or response. During the times I was able to speak to her, there were excuses as to why she never returned my call, which I can understand, but not something a portfolio manager should put onto her customers. I always felt she was very condescending, always in a rush to hang up and not willing to listen. Any follow ups I expected from her fell through. Having worked in the hospitality industry for over 6 years, I strongly believe management and ownership should lead with empathy and put their tenants first. Unfortunately, my experience with Triskin was the reason why I left. I would strongly not recommend this place to anyone. read more

1155 Jones is a very basic older building, with high monthly charges beyond rent, trying to masquerade as a "luxury building". Many of the reviews before 2019 are for prior mgmt/not this building. Here are things to consider before renting here: Utilities & Fees: (The BIGGEST negative here) As others have said, you'll pay a few hundred EXTRA every month at Nob Hill Place, it adds up significantly. When signing the lease we were told that monthly shared utilities would be around $100, that was a lie. The first month was actually $250 and in the last 6 months charges are regularly between $270-300 each month. This is IN ADDITION to your PG&E bill and rent. Example of a monthly bill: $90 for building cleaning, $90 for hot water energy, $40 for just water, $40 for sewage, $15 trash and as a bonus a monthly service fee. Expect to pay over $3,500/yr in additional charges + $30/mo in Electric for a Studio or jr 1Bd here. Ask to see an actual utility bill, any other amount is a lie and you are not in control of the amount since its "split" across the entire building. Management passes all building costs beyond their salaries onto you. It's wild, you may as well buy a condo with HOA. Management: The property manager is part of a large corporation, AMC management, and it shows. Everything is nickel & dimed. You can read AMC's reviews for yourself. At move out, you will be charged the maximum allowable per your lease (hint: it's a few hundred). Leasing staff are friendly. The new property manager Triskin Potter is haste and a little condescending. Maintenance workers were quick and friendly. Walls, Building Quality: Everything squeaks. If your neighbor above moves you'll hear it, and I during COVID I'm tuned into my neighbors conference calls so that's interesting. Location: Location was good, pre-COVID. Everything here is dead, and lately getting the hustle of lower nob hill. The above are things I wish I knew before signing a lease here, and the reason for deciding to leave. It's renter's market now and there is a reason why this building has multiple vacancies with resident's quickly leaving. Anything else management says is just advertising. read more

I lived here when I first moved to SF in 2009. I put all my earthly belongings in storage, and had some clothes, my laptop, and my dog. That's it. At the time, there was this company "CitiSuites" that brokered the deal for me. And it was a pretty darn good deal. Looks like they are gone so I'm adding this review to the main site. Large Studio: 5th floor facing the Cathedral (unit #502) Queen bed with high quality mattress, and love seat with end table Huge walk-in Closet Good sized bathroom with second closet) Full "galley" style kitchen with small breakfast nook table All utilities included, (including wired Internet) Basic cable included, small flat screen TV (23") Weekly cleaners included. Private telephone, w/ voice mail and free local phone calls I'd estimate 400-450 square feet It was $2250/month (3 month commitment). After that, they were willing to hold the price and let me re-up in 2 week increment - which was totally fair. Better than fair, it was awesome. There was some negotiation. And the property manger (in addition to being supremely attractive), was super nice, and accommodating. Location? Killer! You can go down the hill to Polk, where everything in happening. There are 2 corner stores within 2 blocks. A small park (for my small dog) in 2 blocks. Cable car is on California and stops right on the corner. The 1 bus is 2 blocks away. The only nitpics - and they are small: elevator broke at least 4 times during my stay. 5 flights up... There was a good amount of street noise. But you know what? It's the city, and you have to expect that. There was never a night where I couldn't fall asleep. I just bring it up for those folks moving from somewhere more...rural. I loved living at Nob Hill Place! Ophelia (Building Manager) and the rest of the crew have been a pleasure to come home to. The older reviews are truly out of date! Many improvements have already been made, and the place feels like a real home. The building has a great new gym facility- all the basics- and the new team is constantly cleaning and upgrading the public spaces. The location is fantastic- and the neighbors are polite and quiet. I'd recommend Nob Hill Place Apartments to anyone looking for a great SF pied de terre! read more

Be warned, the same company owns accommodation at 1188 and 1190 Mission Street and habitually overbook at Nob Hill and then send you to a much less desirable area of the city. I had booked to stay with my wife on our arrival in SF and received an eMail (sent while we were in flight) to let me know the situation, obviously far too late for me to do anything about it. They didn't respond to eMails asking for compensation despite the fact that location was key to us (we had no car at that point in our stay and my wife was 4 months pregnant) and charged me in full on arrival (at 4am UK time when all I wanted was a bed). Very underhand tactics, I'd recommend to steer clear on that basis alone. read more

Everything here was great. To my understanding, everything here is a la carte and each unit and experience can vary. A dog-friendly building with a full kitchen having everything you needed to prepare regular meals, comfortable bed and a great view? Can't ask for much more. Internet speeds were ok, not the best, but worked fine. The front elevator can be tricky, but there's one on the left side once you enter that's faster. I parked at the Masonic parking garage around the corner which made life a lot easier. I feel like parking would be extremely difficult without it. I lived here for a month when I first moved to SF this year and I feel like all of the positive reviews reflect Nob Hill Place really well. That said, I'll focus a little on the things surround Nob Hill that made our stay here great. Le Beau Market is an awesome local grocery store that will most likely be the place you'll shop for food (or the new Trader Joes). Huntington Park will be your go to spot if you have a dog and need a place for them to run. There aren't many off-leash dog parks here in SF, but many dog owners let their pups play here off leash. I've found most parks in SF seem to be unofficial dog parks. Best time to bring your dog here is in the mornings or evenings. The 1 bus is right outside your door and connects you to a lot of great parts of the city. The best part of staying here was being surrounded by great restaurants and coffee shops nearby in walking distance. read more

I lived here for about 8 months while in the city for a long term project. Prices are fair, location is good, weekly housekeeping service, laundry in the basement, cable tv, and staff is good. My only complaints are about the noise between units. Apparently there's people that live there year round and call it home. I was under the impression that it would mostly be quiet traveling business types. I got stuck underneath the apt of some loser who lives there year round who felt he could do whatever he wanted in his unit with no regard for the people in the units around him. I complained multiple times about the noise and not much changed. It was so loud one night with the music and people bouncing around the place I had to call the police. Not the kind of things I was looking to do while in San Francisco on business for a long stressful project. Most of these units are very very small...but livable. The more expensive units have a lot more room. My unit had a microwave in it and I think a hot plate or something to. Some of the other units I saw actually had full kitchens and were much nicer. Unfortunately they were much more expensive. I still give it 4 stars...just pray you don't have to live below the same guy I did. An internet connection was extra...The wireless internet in the bldg was spotty and slow at best. I had to have a dedicated cable internet connection set up in my room. Parking is non-existent in this neighborhood. You'll have to resort to the Masonic parking garage across from Grace Cathedral. You get a monthly discount but it's still pretty expensive. Nice garage though... Nob Hill Place is at the top of Nob Hill so that means you'll be climbing mount everest every time you're walking home. There's decent restaurants in the neighborhood within a short walk. Try Nob Hill Cafe for a nice Italian dinner and try the little coffee shop in the basement of Grace Cathedral too. Ask for a unit that faces Grace Cathedral and the Financial District, really nice views. read more

Nob Hill Place is a beautiful apartment building in a great, safe location in Nob Hill. Previous reviews on this building are outdated, as the building is under new management and ownership. The building is an apartment complex, not a hotel or corporate housing. I moved here in October 2015 from New York and I absolutely love it. Ofelia, the building manager, was so helpful coordinating my move remotely and continues to be so helpful, friendly and accommodating. I truly love living here! read more

I am currently staying here and I want to refute the other review "be warned". There are no dog pee stains on the carpet. I do not get the feel the building has a general run down feeling. Is this place the Ritz? No it is not but I find it very functional. When you consider that an average hotel in this city is well over 120 USD a night and can sky rocket from there. For what you get, this is a decent place to stay. Take your time to check this place out and be sure to make your expectations match what you are paying. Be warned... this place, while in a nice location (and they really play that up) has some -serious- problems. It's not just the general run down feel of the bldg and units, and the dog wee stains on the carpet that have never been cleaned up. Nor is it the stinky, overflowing garbage in the basement that has a constant swarm of insects, or the window in our place that won't seal and -despite bad weather-isn't a priority for fixing. Add to that an elevator that gets stuck between floors often, and is out of date in its city inspection as well. Also the other day, my husband returned to ask me why fire trucks and firemen were surrounding the bldg and I was still inside. The answer: I heard no alarms. Thank goodness it was just something small. B/c today when I got home, I saw the city had plastered a notice on the front door saying that the bldg was out of code with non working fire alarms. And oddly enough, I have a funny feeling even -that- may not get their attention for a while (let's just hope there is no real fire in the meantime!) You would think that would be enough, right? But what is the last straw for me is the management (basically one person on the front line for this bldg who is not even located in the bldg) whose priority is -definitely- not for the residents/guests. Any time we mention something (like a broken window, non working heat, stuff like that) we are treated with real attitude! In fairness, I am guessing the bldg;s manager is caught in the middle of a bad situation and incredibly overworked with more than one property. I have been told (by the only repairman we've seen) that the owning mgmt company is going thru some "financial stuff" and some subcontractor (at that pt) had not been paid, and thus weren't going to work for free... so perhaps that explains some of it. Hopefully that stuff will get resolved soon. But I resent the regular attitude that "Hey; I got a bargain" (at $2200 a mth for what is virtually a studio, by the way) and shouldn't be bothering them when things break or we have questions. This property could be very good, esp for short term furnished rentals like it provides. But b/c everyone is pretty transient, they can also know you aren't staying long, and so just wait for you to leave before residents can unite!. Be warned! read more
