I was a guest to this unkept, overpriced, neglected, slum. WTF! Who thinks of people in a way that they put their safety & health at risk? The hallways are filthy, seems like nobody cares how this place look or smells...the pictures on the website are 8-10 years old. DO NOT LIVE HERE! While yes the apartment units are beautiful all of that is ruined by horrible unresponsive management. I only lived in my unit for 3.5 months. Starting from the beginning, my car was stolen from the "secure garage". It took days to get ahold of someone from the building for assistance and video footage. This is the least of my concerns now after having dealing with getting security deposit back for almost a year. Shortly after my car was stolen I experience a DV incident that made the home unsafe (no fault to the apartment on that). I obviously had to and legally was permitted to break the lease and move out. I was promised my security deposit and refunded prorated rent for the time I did not spend living here by Justine Ramos, the building manager and the company's lawyers in August 2023 (IN WRITING). As soon as I was not on the property and able to confront Justine in person, communication severely lacked. Phone calls and texts ignored repeatedly for days even weeks. If she did respond it was Friday at 5pm right before she turned the phone off for the weekend. I was given little to no information about my funds and was told it's too "unique" of a situation and they are unable to write me a check and that my abuser would have to pay me. This makes no sense to me how they were not able to and I was given no explanation on why. I asked repeatedly for a contact other than Justine to speak to and was ignored. After a few months of this, I needed to move away from the situation so I dropped it for months until a few weeks ago when I knew the lease for the apartment I shared with my abuser was ending. Again, my texts ignored and phone calls were not answered. I left a negative review recalling my experiences on google and suddenly I was responded to. I am owed $1252 and Justine tried to tell me I was only getting $500. When I provided proof of what I am owed and I was told my abuser has not agreed to pay me that. My abuser does not owe me money Glasdore Lofts does. I fought back on why they gave all control over my refunds to my abuser and was met with rude and invalidating responses from Justine. I could only deal with this so much more as this is a very traumatic experience and I can't believe they would give power over me to my abuser like that. I have never experienced such unprofessionalism and disrespect from a business like this. In the end my abuser agreed to write a check for only a portion of what I am owed and they just let him. After 10 months of back and forth and consistent disrespect I am finally getting some of my money back. Justine, this not resolved and you have put me back in a place and having feelings I never wanted to experience again. The only way this is resolved is when I receive ALL of my money that I am owed. If you live here you will NOT get your security deposit back. Look at other reviews, others have the same issues. They will steal your shamelessly money. The neighborhood is bad as there is human waste everywhere right outside the building. Your car is not safe in their garage. You will not be taken seriously. DO NOT LIVE HERE. Justine should not have her position since she cannot handle her role properly. The apartment is not nice enough to make any of what I experienced okay. Management is abysmal. They turned a horrible situation worse and dragged it out for so long. If I could give zero stars I would and I will continue to let everyone know that Glasdore Lofts is a horrible place to live and Justine is completely unprofessional and disrespectful. read more

Lived at GlasDore Lofts for about one year. The old management was very responsive, however late in 2021 the management of the building changed and the new owners were much less attentive to residents' needs. They also give away prizes to residents who write reviews so take overly effusive positive reviews with a grain of salt. On moving out, the company completely miscalculated the amount owed before we could move out, and then after acknowledging they over charged us for the final month they came up with an itemized bill of charges that not only kept our whole security deposit but also the money we overpaid for the final month. We were only residents there for a year, and everything in the apartment was normal except for the typical scuff on the ground from moving furniture or one nail hole in the wall to hang a picture. Be careful with the management, they will swindle you out of your security deposit and have no professionalism at all when it comes to being precise with pro rating rent and charging the contractual amount. read more

My wife and I have been living here for a few years. Glasdore is surrounded by everything you need. The building itself has a gym and a beautiful rooftop with breathtaking views of the city. It's a 10 min walk to Trader Joe's, Costco and a new Target. My favorite feature is being so close to the freeway and public transportation. The property manager Amanda has been easy and pleasant to work with which can be a deal breaker when renting in San Francisco. I highly recommend moving here if you are looking for a new place to call home. read more

The manager, Amanda, is one of the nicest people I've met since I moved to SF and always responds quickly. The maintenance team is also quick to respond whenever I've needed repairs in my apartment. I've lived here for a couple years, and am finally moving out. The apartments are decent for the price, and I really liked the amenities like the gym, roof, and having Laundry Locker in the building. There were two major factors in my decision to leave, which are general safety and building maintenance. The new building manager is trying to remedy this, but packages are stolen constantly. Apparently people follow the delivery personnel into the building and steal the packages once they leave. Although I haven't seen them in awhile, the night security guards they hired were useless. They were usually either outside on their phones or sleeping. In addition to this, there is a dangerous homeless woman who has a tent across the street that the city will not remove. She spends most of the night screaming, and fights with other homeless. This place is terrible- although we met some nice people. When we first moved in, Amanda the agent didn't correct us when we saw an AC panel and remarked- "Oh, that's great it has AC"... flash forward to it being hotter than heck in that tiny greenhouse every day from the full height glass windows- normally a perk, but with no AC, just terrible design. There are crazy people that live here too that will accost you in the hallways... there are also some super nice neighbors, but overall, the lack of AC, the TINY (and I mean stressful tiny) parking situation, and the location of the building near every crackhead in SOMA is the worst. I moved into this apartment community in 2013 right after living in Greensboro, NC for a year. Initially, I thought the place was way too small, but I loved the layout, the roof deck, all the cool windows, and the radiant heat. Ok so I didn't think radiant heat was that big of a deal until it became one of my favorite features of the apartment. Can you imagine waking up and stepping on a warm floor? Mind-blowing! I also loved the fact that there's shopping near by and it's close to freeway access. I have a car so it was amazing to me that they have garage underground. A lot of other places I looked at while on my search didn't have that. Initially, it was a little scary that I would see homeless people around there, but I soon learned that they are even in the most luxurious places of San Francisco so I made my peace with it and moved on. In fact, my girlfriends and I would often walk at night to the local restaurants/bars and we never had any issues. I saw some of the reviews on here and didn't feel it was fair, but we are all entitled to our own opinion and I am sure each individual's experience is different. I never experienced any of that. I actually saw the security there on a lot of occasions. Never really had a bad experience with management. The maintenance guy Emmanuel is great! I moved out due to my growing family, but I actually miss the diversity of SOMA. read more

Living at 30 Dore has been a nightmare. I lived at Glasdore for a tad over 1 year, and I wish I never did. People keep moving out, when I first moved in I noticed this but I thought it was normal. It is not, everyone leaves this place at the end of their lease. Every bad review in here is correct, and the issues have been listed countless times: - The heater does not work at all. We had it fixed so many times, but it really never worked. After a while, we gave up. Sometimes our floor would heat up at random times, but every time it got really cold we were freezing. - The neighborhood is as bad as the heart of tenderloin. There are people shooting heroin everywhere (police had to come once to remove a "camp" where a bunch of dudes were just camping and shooting non-stop). There are also people pooping everywhere, often in front of the main entrance. I had to personally remove a person sleeping on the door itself to get into my building. For a while, they even had their own barbecue set in the street, and the smell was all over the place since our windows were facing the street. REMEMBER: Police doesn't do anything to avoid this. There was someone staying in a tent for 3 months (I don't even want to describe how dirty it looked) and I've seen police stopping by and leaving without taking any action. So if you move here forget to have your friend/girlfriends over, to park your car (or a friend's car) nearby (100% chances to get your glass destroyed). - Cold Water: It happened 3 times, during the coldest time of the year. I had to shower for 4 days in the coldest water ever. Horrible. - Homelesses entering the building: I had to talk out of the building a lady out of her mind, obviously on drugs, who tried to sneak into the elevator and steal packages and stuff. This happened several times. Packages got stolen too. Do you want to deal with this? - Super expensive utilities. They charge over $200/$250 for a 2/3br. This is way higher than the standard. Don't get scammed. - Super Shady practices when it comes to your deposit. Everyone already said it here, and I'm in the same situation as well. We had a special "offer" where our deposit was $500. Well, before moving out we called the office to make sure the apartment was in good conditions for moving out. They told us we were getting charged for cleaning (we asked, can we take care of this? They replied no, we need OUR professionals to do it) and that's it. We just received a bill 3 times higher than our deposit with a lot of charges going from utilities, painting, refinishing...we always paid in time our bills, we're successful young professionals and this is completely unacceptable. We tried to take care of everything before moving out and they just provided us misleading information and then they billed as much as they could. I almost forgot about the security! We initially got a guard downstairs, which was a nice guy and had a serious work ethic. After a few months this person left. Since then, they changed several guards, and each time work ethic dropped. From playing video games to literally sleeping on a chair placed at the entrance we've seen it all. Stay away from this place if you want to enjoy your time in San Francisco. read more

I moved into this apartment Bldg about four months ago. The cost was the most reasonable I could find after a two month search. The Bldg manager (Ophelia) was incredibly helpful to me. I relocated here and knew very little. She not only got me approved immediately, she also helped me navigate the area. i.e. shopping, restaurants, pharmacy close by. I was able to move in almost immediately. It has been smooth ever since. They put on a meet and greet often and my neighbors have all been welcoming. The apartment is laid out nice and very modern. Living at Glasdore has been a really good experience since moving in. The building is really nice and modern, the neighbors are friendly, and the staff is very kind and very responsive to any and all needs from questions to maintenance requests. Not to mention how central it is to shops, bars, restaurants and Costco! Also it's right in the middle of a freeway exit and entrance so commuting up and down 101 is super easy to get to. Updating my review to tell what I really think. Thanks to Maren E for writing an honest review. When I moved in, I wondered why so many people had moved in and out of my unit (I was still getting their mail), even though the building was only about 5-6 years old at the time. I now know why. The only reason why I'm giving this 2 stars and not 1 is because of the service man, Emanuel. He is truly the only one who cares about tenants and responds to any issues in a timely manner. The individual apts are beautiful, but management is poor and DOESN'T CARE about the well being of the tenants. For a company that charges $3K+/month in rent for 420-500 sq ft, you'd expect a lot more. As I put in my previous review, the radiant floor heating is constantly not working, the neighborhood is full of loud homeless people at night (if your apt faces Dore, this will become a problem), and there has been no safety measures put in place. Anyone can come in and steal packages or take the elevator all the way to the rooftop and get into the 5th floor apts which all have doors leading out to the rooftop. Packages have been stolen this year several times. Last year, a couple of non-residents and non-guests got in and made their way to the rooftop. Of course, management didn't do much about this. Also, last year, we went a week without hot water (I'm talking no hot water in the showers at all) which was a lot of fun as you can imagine. There's also a very bad neighbor on the 5th floor who complains about everything and everyone. He is quite unpleasant and harassing even though he doesn't pay full rent bc of the SF ordinance stipulating that 12% of apts in a building be set aside for those making below a certain income. Because of his complaints, management has restricted access (hours restricted and gatherings on the rooftop highly regulated) to the rooftop for residents but ironically, has not done much to protect residents from those non-residents who can easily get access to the rooftop. This neighbor yelled that I was being too loud in moving my furniture on the day I moved in. Friendly welcome, right? Management has received several complaints about this man from various residents, but claims that they can't do anything about it without evidence of harassment. If you move in, you will surely encounter this. Also, the elevator has been broken for about 2 weeks now and has, in the past broken down. My boyfriend was stuck in the elevator one time for 20 minutes. My neighbor has also been stuck in the elevator. The building is trying to get the original company to fix it but because management literally doesn't care, I have not seen so much as a handyman coming in or any sort of work being done on it. One of my neighbors had to threaten to call the tenants' board for them to even consider fixing the elevator. I've had to call and threaten lawyers so that management could deal with even minor issues. Management has raised the rent by 20% for many tenants and I wouldn't be surprised if they are very tight in giving back the deposit. People are moving out in droves for good reason. There is no reason to pay this much in rent for an unsecure building in an unsafe neigborhood and egregious treatment by management. This company only exists to turn a profit but sadly they've forgotten that businesses rely on customers to thrive. There are plenty of luxury lofts in SF with more space, better security and better management than this one. Go to one of those if you have the money. If you're doing your research and reading this review, DON'T move into 30 Dore. You will certainly regret it. I am putting this in my real Yelp account with my real name because I want people to see this as an honest review. Hopefully, it will help you think twice before signing the lease. EDIT: Upon move-out, GlasDore was very cordial and made it pretty easy to move. They were upfront about all fees charged and I did not have to pay for the typical floor waxing move-out charge. I paid $130 for the apt cleaning move-out because I went through their vendor instead of providing my own. I received all of my security deposit back a couple of weeks after walking through the apartment with both the manager and assistant manager. I really wanted to remember this place fondly, but unfortunately, everything about this place is a scam. While I could complain for hours about the little things like no hot water for 2 months, no heat, poor response from management, the one thing I will tell you is management has literally no concern for their tenants or for the safety of the building. They even managed to anger the USPS who didn't deliver our mail for two weeks! All the property manager, Ofelia, did was yell at my boyfriend and tell him he was wrong! Not only have there been multiple bike thefts, but management promised us that they would provide us with an offsite security team that would watch our building via heat sensored cameras and if people were loitering, they would send a security guard (this never happened). I even had three cops come to my door asking me if I had seen a wanted criminal in the building a few months ago - gee that seems safe! They told me to lock my doors and report anything odd. Sadly, this happened a few times. They also promised us that they would fix the locks on the doors into the building- this never happened. They also promised they would add locks to each floor so that only tenants on those floors could access their floor, but that also never happened. Seeing a trend here? Security should be of utmost concern for management but they couldn't care less. Based off of this alone, you would be smart to go elsewhere. The other major complaint that I have is that they are legitimate thieves. Fine, you want to raise our rent 20%? I will move out. But even worse is that they have managed to screw over every tenant that moves out by claiming that there are cleaning fees specified in the lease and that you will be charged over $400 dollars upon move out. Thankfully, my boyfriend and I were smart enough to check our lease and there is no mention of this. The building is sending us unsigned leases that we have never seen before claiming that they do have the right to charge us this ridiculous amount of money but they are illegally trying to steal good tenant's money. I feel sorry for everyone who moved out and didn't both to check this. We are now involving lawyers to make sure we get the full deposit back.. Thank god we are moving out- they do not deserve our money. If you see this and you've already signed a lease...good luck ever trying to contact the company (AMC LLC), they never get back to you. I'm not even sure they're real at this point. I have submitted a review and complaint to the Better Business Bureau for reference as well. read more

I lived at GlasDore for 365 days, the exact length of my lease, and not a day longer. I will echo what's already been said in the other reviews: -The building is nice, newer, but the heating and water were unreliable -The maintenance man (Emanuel) is hands down the best attribute of living there -You can absolutely get better value for what you pay in other luxury(?) buildings in SF -Management made several empty promises that they never followed through on And add some additional color of my own: -Incidents involving tenant safety were not communicated to the residents until well after the fact, if at all -I was charged a cleaning fee, painting fee, and "floor and counter" fee when I moved out despite having extensively cleaned myself (trust me, I'm a neat freak) and having done nothing to the floors, counters, walls, etc outside of what would be deemed normal wear and tear -There was an incident where two tenants (tenants! not police or building security) had to physically remove a loiterer from the rooftop who had gained access in who knows what fashion and for who knows what length of time I would not recommend this building. In my opinion they are fortunate that SF is in such a housing pinch that people need housing, immediately, but that will not be the case forever and companies will need to be able to stand on their reputation in the community; that will be a hard day for AMC, LLC. read more

My wife and I lived at Glasdore Lofts for three years. The modern amenities and ability to walk to work in Soma suited us very well. The neighborhood does not provide much traditional community but inside the building we met good people. One time my wife dropped her wallet in the main entranceway. Within an hour someone from the third floor knocked on our door to return it. About a year ago we noticed some of the larger plants on our deck were dying due to a misdirected automatic watering system. Emanuel quickly threw out all the older plants and brought in baby trees to solve the problem. The manager, Ophelia, is always available and kind. My partner and I moved back to SF after a 5-year absence of living in Europe. Of course the housing boom and the outrageous rent jump from when I left is a major bummer, but after looking at the crap that is out there in the same price range I was stoked to find that Glasdore Lofts had an available apartment for me, my partner, and our little dog too. After looking at various types of apartments that were conveniently located in SOMA (South of Market), Potrero Hill, and the downtown area where I work, we chose Glasdore Lofts because of the modern and cosmopolitan look and feel that it has. The apartments come with full size appliances, a washer and dryer in each unit, a gym, and a rooftop terrace. These are all a big plus for us, as we prefer to do things with convenience in our building. As the other reviewers have stated the apartments are small but that's only to be expected when living in any large city. I was at first put off by the size but then again after seeing other apartments that were only 300sq ft. or dark and dingy. I was delighted with our west facing apartment with the big floor to ceiling windows in the living/dining space area allowing a nice view of Twin Peaks, Hayes Valley, and the beautiful old Mission across the street as well as getting lots of bright sunlight, which is a big plus! The traffic noise on 10th street, the direction for which we face isn't such a big deal when the windows are closed, but if you like to sleep with your windows open you'll hear traffic once it picks up around 7:30am until around 10:00PM, so not a nuisance in my opinion. I read a previous review about management that one reviewer had qualms with Ofelia but when I met with Ofelia, the rental manager, she was very helpful in finding us a larger unit that came available as the first apartment she showed us didn't' quite fit our needs. She has continuously strived to help us out in any way that would enhance the livelihood of living in the building. Maintenance issues do arise and there are times when they can't be fixed right away but I don't believe that management doesn't have our needs in mind. The building was built in 2007 and as with any building as it ages some things will start to have wear and tear. During the Christmas Holiday season the elevator finally stopped working. (a major bummer but not the end of the world even whilst living on an upper level). Hot water went out on a Sunday twice but since the hot water has been free flowing. The radiant heated floors throughout or our apartment are great. Our little dog loves it too. Two times a year in the summer there are two international leather festivals that are centered in the neighborhood and more specifically on the doorsteps of Glasdore Lofts, but many tenants go up on the roof top terrace and take in the sun and lively music. The festival starts at 11:00AM and end at 6PM so not a major inconvenience being only 2 days out of the year. SOMA is a haven for the homeless so no matter where in SOMA you live you will encounter the blight and sadness that comes with this life situation. I lived on Potrero Hill and had to deal with the Homeless and blight there as well, so I can say it isn't such a surprise but it is disheartening to say the least. Chances are that just about anywhere you live in San Francisco you will no doubt have dealings with homeless. There are grassroots groups trying to help get this situation resolved. Another great thing is that there is underground parking for an extra fee and small 4x5x8 storage units for rent as well. There is a great gym as well with free weights and cardio and TRX set up. Emanuel is a great guy who helps to keep the maintenances of the building, tending to light outages and minor fixes for the building. He's awesome! I love living here and yes, I would love it even more if it was less expensive, but again with the limited options in this area with the modernness of the building, and the willingness of management to try to help in times of need I am very satisfied with Glasdore Lofts! I have really enjoyed living here and the management have been really responsive and helpful. Dore Street can be rough, but so can the rest of SOMA. That said, once I'm in my building I feel very safe and I love my apartment. Has everything I need and people in the building are good neighbors - never have noise which is a delight. Also need to point out that I one time left my keys at work and I was able to reach the management after hours who went through the trouble of personally meeting me at the building, letting me in, and getting me a spare key. He was incredibly helpful throughout the move in process and made everything convenient for me even when it wasn't convenient for him. BEWARE: This apartment is in the worst part of San Francisco. I felt like I was going to get stabbed every time I came too and from my house. You will be neighbors with a halfway house and low income housing. There are also 2 gay leather festivals that are extremely graphic on this street. I just moved from here and hated it. There are hobo encampments right outside the front door with people smoking crack and the only thing in the flower boxes are bokays of hypodermic needles. Sure the place was decently new but the location and management was terrible. The manager changed constantly and never really spoke that great of english. The office was always closed and it was the worst kind of a nightmare. And there was no hot water for almost 2 months, and they were very slow to do anything about it. The utilities are way over priced and the internet is super slow. The neighbors are really not cool and you cant go on the roof with out getting yelled at from the people on the 5th floor (which i feel sorry for because they can hear everything). Plus the place is super cheaply built, the floors are not close to level and the walls are paper thin, and the layout makes for tons of wasted space. Also don't let them fool you when they say there are heated floors, because they arn't, they are cold concrete and there is no heating or AC. Save yourself while you can, don't sign a lease. Im so glad I don't live there anymore. Its worse than the tinderloin. Plus there is no good food anywhere close. It was a very good day when I moved out! read more
