I had an issue with a toilet and maintenance came back several times over a couple of weeks. They replaced just about every part until it ended up being the whole unit replaced. They were always very friendly with my dog and considerate to my schedule as I worked nighshift. The complex is possibly one of my favorite apartments that I've lived, as it was in a great location in SATX and I enjoyed the community. I will point out a few things that dropped my review to 4 stars from 5, though these were more specific to my unit/building than the complex overall. 1. My unit recieved very little natural sunlight due to trees blocking the large windows, which honestly difficult on mental health at times. (See photo.) But that's not the fault of the staff, and I believe it was really only my unit that was affected in my building. 2. If your unit is up towards the golf course, you WILL have golf balls occasionally come to the area and hit the windows. (But hey, free golf balls) You will also likely hear music (or the bass of it) on weekend nights pretty late into the evening, it gets annoying once in a while. 3. Dog poop. Happens at most apartments, this one is one of them. So watch your step. Occasionally owners will release their dogs off leash which is annoying as well, just sometime to watch for. 4. They will repeated try to raise your rent with each renewal, despite having outdated looking apartments (5. even the "updated" ones still look 10 years old with the dark kitchens--more modern apartments have moved to whites/light grey's.) They listed my apartment online for quite a bit less than the rent I paid my second year (despite trying to raise mine again if I had renewed). Might have been worth trying to argue it, but I was moving to a new city anyways. I would have more likely moved to another local apartment instead of paying for *another* increase on a third renewal. Overall, its a good complex. I would recommend it (if you enjoy the dark colored furnishings), just maybe be a little specific to which unit you lease for to avoid the issues I mentioned.

TO MY FELLOW MILITARY MEMBERS. I lived here about 4 years…read moreand upon getting my last minute orders and taking it to the front office to move out they said that the military clause requires a 30 day notice. BIG PROBLEM because we get a lot of short notice things and orders are no exception. Long story short, I ended up having to paying over 500 dollars for 15 days AFTER I ALREADY LEFT THE APARTMENT. Moving because you get stationed somewhere else to serve your country isn't easy and isn't voluntary. It not fair to have to pay extra for things out of your control AND HAPPEN OFTEN in our careers. My advice is live somewhere else with a TRUE military clause! With the rent that increased every year, and the lack of parking on the weekends -it's not worth it AT ALL!

I've lived here for a year, but I can't wait to leave. I will share the pros and cons of Palomino…read more First of all, I've only lived in 1 other apartment in my life. I've always been a homeowner, so I don't have a lot of reference or expectations... Pros: I have had no issues with the women in the front office. They have listened to my concerns anytime I had one and addressed any questions I have. Alisa and Jeanette have been great to me. Maintenance is typically reasonable on their timeframe. They have come to fix anything I needed them to or came and told me what I can do for a situation. The apartment is the most spacious and affordable in the whole area. (I price checked 15 different apartments prior to signing here). The proximity to the Rim is ideal. Short drive downtown or to Stone Oak. Easy access to the hill country. I love the area. Most of the time it's pretty quiet. This is a complex full of families more than college kids and the college kids here are not obnoxious. Many families are international and kind. CONS: The break-in issue is real. I had my car broken into and between my weapon I had hidden under my seat, my sunglasses and other items, they stole over $500 in belongings. I've heard of several neighbors having their cars vandalized. The gate and cameras are pointless. You have to treat your car like its sitting at the end of a Walmart parking lot and hope no one gets in it. They really need to work on the security. The trash people are HORRIBLE. They always come late at night. They are noisy, they drop trash and leave it, the drag the trash so it busts open and goes all over the stairs and they have made countless messes. They sometimes don't take the trash. They sometimes leave glass outside our door that they broke. They just suck. The mosquito problem is very real. I was so excited to see the pool at these apartments when I moved here. It was something I was picky about. Even though the pool is beautiful, you cannot enjoy it without being eaten alive or bathing in Deer. I've never seen so many mosquitos in my life. I have chosen to drive the 3 miles to Lifetime Gym to use their pool instead. It can't be "a Texas issue" when somehow Lifetime has managed to control the issue, but Palomino can't. I recently went to get my mail and counted 5 on my legs just in the time it took me to push the buttons on the gate. It's made going swimming or going for a walk in the complex really unenjoyable. The gym was decent when I moved in, but in the last year, many things have fallen apart. I think the gym needs some TLC because my last apartment had an amazing little space to workout. I loved just being able to walk downstairs and get a good workout in. Again, it defeats the purpose of why I chose to live here, but I drive to the gym to workout most of the time because the equipment here is falling apart and needs to be updated. Every Friday at 8 am they mow. This is one of the only times we ever get to sleep in, so idk why it has to be early every single Friday. Neutral: The gate entry on your phone app is great, until it doesn't work. Often I have to sit at the front and click it 10 times before the gate opens. I wish the app was more cooperative 100% of the time. Not sure if this is an apartment issue, gate issue or tech issue. Want to pay rent online-- huge fees. Go out of town and can't drop off a check-- huge fees. They don't even make paying them easy. Despite the break-ins, trash service, mosquitos late-fees/ payment fees and gym, (quite the list) it's not a horrible place to live and I'm glad it's not a party place or falling apart. I love the affordability and location. I will stay a while longer, but I know I'll be out after this round if these things are not addressed in the next year.

The amenities are nice, including a saltwater pool, a small gym, and a dog park. The maintenance team is excellent and always on top of things. Unfortunately, the new ladies in the office were snarky and disrespectful, which was disappointing. I'm glad we didn't have to deal with them while living there. Overall, I would recommend living here. The price and quality are good, and they don't require excessive income to qualify for an apartment. To the new office staff: While I won't call you out by name, I encourage you to treat people with respect. Remember, you're in a customer service role, and a positive attitude is essential for success.

Additionally, no one performed a walk-through with me. I specifically requested an in-person…read moremove-out inspection and was denied that opportunity. I turned in my keys on June 18, 2026. That same day, I thoroughly cleaned every inch of the apartment before surrendering possession. I was told that the final inspection would instead be completed after my official move-out date. Fine. Then, on July 9, 2026, I finally received my move-out charges--and I was shocked by what I saw. I was charged: * $15 to clean the kitchen sink * $15 to clean the bathroom sink * $20 to clean the tub/shower * $15 to clean the toilet * $25 to clean the refrigerator/freezer * $65 for carpet cleaning * $243.35 for painting On top of that, my ledger showed a $611.80 "Final Rent Balance Due," despite the fact that I had already paid my June rent on June 1. I immediately challenged the charges. I had extensively documented the condition of the apartment, so I provided the property manager, Melissa, with photographs of every room at move-out, along with photographs showing the condition of the apartment when I originally moved in. After reviewing my photos, Melissa agreed that the apartment looked better when I moved out than it did when I moved in. Eventually, after a tremendous amount of back-and-forth, I was told the disputed move-out charges would be reversed. The ledger ultimately did show reversals for the bathroom sink, tub/shower, toilet, painting, refrigerator/freezer, and carpet-cleaning charges. What should have been a straightforward correction became an unbelievably confusing and drawn-out process. Throughout this dispute, I repeatedly requested documentation explaining why these charges had been assessed in the first place. I wasn't asking for another list of charges--I wanted the actual inspection documentation showing what the person who inspected my apartment observed and why each charge was considered necessary. That documentation was never provided to me. One explanation I did receive was particularly frustrating: Melissa told me that the $25 refrigerator/freezer cleaning charge was assessed because the inspector found a single hair in the freezer. A single hair. Yet despite requesting the actual inspection paperwork supporting these charges, I was never provided with a completed inspection document explaining the condition of the unit or the basis for each fee. The $611.80 "Final Rent Balance Due" was equally confusing. I paid my June rent on June 1, yet this amount appeared on my final ledger, and I could not get a clear explanation for why I supposedly owed it. Even the manager seemed unable to explain where the charge came from. This has now been going on for weeks. It is August 10, 2026, as I sit here updating what was once a positive review of this property. I have received a refund check for only a portion of the money owed to me. I still have not received the full amount, and I am still having to contact the property trying to get clear answers about my own money. That brings me back to what may be the single most frustrating issue with this property: communication. Calling the office is nearly impossible. Calls are constantly routed through BRI, the virtual assistant, which becomes maddening when you're dealing with a complicated financial dispute and simply need to speak to an actual person. After weeks of struggling with this system, I was finally--and seemingly almost accidentally--made aware that there is a cell phone number that bypasses the automated system and provides much easier access to an actual human being. I cannot understand why this option was never provided to me earlier, especially when the office was well aware of how much difficulty I was having trying to communicate with someone about my move-out and refund. Unfortunately, even when you finally reach a human being, getting someone on the phone doesn't necessarily mean you'll get an answer. That has been the recurring theme of my experience here: no one seems to take ownership of an issue from beginning to end. You call, email, visit the office, explain the situation again, provide documentation again, and then wait. You're told someone will look into it, someone else handles it, it has been forwarded, or someone will get back to you. Then you start over. For something as basic as closing out an apartment lease, receiving an accurate final ledger, and getting the money owed back to me, this process has required an unreasonable amount of my time and effort.

We explained to Caitlyn that our circumstances had changed dramatically and that, because of everything we were dealing with, we were not always able to communicate as promptly as we would have liked. Despite being made aware of our situation, Caitlyn referred the $300 balance to a debt collection agency rather than working with us to find a possible resolution. When we contacted the debt collector, we were told that the balance had to be paid regardless of our financial hardship. This has placed an even greater financial strain on our family during an already difficult time. We understand that businesses have policies to follow, but we had hoped Caitlyn would show more compassion and understanding given the circumstances. Instead, the experience has made an already challenging situation even harder.

Summer just started and because I also work regular business hours, I can only use the pool on the weekends, and at that, sunset is almost at 9pm but the pool closes at 7pm. The lease says 10a-10p and I've made several complaints but nothing has changed. One (out of the two) workout machines in their already small gym has been broken since I toured this place in April. The unit I leased is not in the best shape. There was a major leak in one bathroom and I submitted a maintenance ticket that was cancelled by management immediately before work done, therefore it took a few days to resolve. The bathroom sinks are rusted and bathrooms are outdated in general, appliances are old and wonky. The kitchen has two tiny drawers which will not fit a standard utensils tray. I noticed that rates went down for units larger than mine, but because I had already reserved my unit, they couldn't honor the price difference. Besides the cosmetic complaints, my experience is mediocre at best. I'll definitely be leaving an updated review 12 months from now.
