Gerry, the owner of North By West Inspections is top notch! We first hired him in 2016 when we bought our first starter home. He was early and quick to start going over our property with a fine tooth comb looking for any issues however small. Once he was done, he gave us a detailed, from memory, review of what issues he found and his advice on urgency of the issues. We were incredibly impressed with his recall. Less than 24 hours later we received a novella length inspection report with pictures, comments, and repair urgency ratings. At the end of the report is a summary of what's up, a list of things that need maintenance, a few categories of optional upgrades, things to budget for, and things to monitor. We hired Gerry again in early September to do a contingency inspection on our forever home. Everything I said above is still true and he's even found ways to improve his inspections and make his report even more user friendly. It's now interactive, tabbed, and color coded... if you click on any of the blue link text it'll take you directly to the picture/description of the issue. When he has questions about how something works, or where access to "x" thing is he will inquire. Gerry's report and advice was instrumental to us in the offer and negotiation process. I worked with Gerry on 2 pre-inspections and one inspection after closing. We were referred to him by our realtor and were SO happy with his work. He offered an option for a verbal pre-inspection, which was super helpful for saving costs in this crazy Seattle market. He was very thorough and had a lot of patience answering all our questions. Each inspection was between 2-4 hours (depending on size of house), which is something other realtor friends told us wasn't always common with pre-inspections. He went into the attic, crawlspace, and roof, even finding entry points that showed no sign of other inspectors going through. To give you an idea of how thorough he was, we're working with electricians now that we have a house. I worked with Gerry for two pre-inspections, including the house I am closing on. I have worked with other inspectors before, and Gerry is the best I've seen. He goes above and beyond, going through every square inch of the house and the outside of the house. I have seen inspectors who do not bring anything but a flashlight. Gerry brought a ladder, a toolbag, a cloth to protect carpet, and devices for measuring moisture, temperature, and water pressure. This was for a pre-inspection. I assume his full inspections are even more thorough. We worked with Gerry on a total of 4 different houses, including the one we just closed on. We met him at an open house as he was dropping off his card and he took the time to answer a few of the questions that we had about that house. He did 3 pre-inspections on other homes, arriving on time or early for each one. We walked each inspection with him and he explained everything in a way that we understood, pointing out the flaws and good things as he saw them. He always took the time to explain something in detail and answered any questions we may have had. We feel that we received an education on each of the properties and home construction in general. On one property before the inspection even happened he said that the home was in an area known to have "sinking" problems (the greenwood peat bog) and that based on the view from the street this house was sinking. We thought it might not have been that bad...but Gerry was 100% right. The house was sinking and the defects caused by this were major. I'd recommend Gerry to anyone looking to buy in the Seattle area - especially in a market where you're doing multiple pre-inspections before getting a home (cost effective). He is knowledgeable and able to explain things in a way that everyone can understand. He takes the time to make sure that you truly understand what he's saying. Gerry did an extremely thorough inspection on a home we had under contract in 2017. He uncovered several structural defects, including substandard components and active water leaks and insufficient roof drainage. We elected to cancel the transactIon based on his findings. We had a great experience with Gerry on the purchase of a new home in Wallingford. It was easy for us to set up an appointment, and he arrived early on the morning of our inspection. Gerry was very personable (he allowed us to accompany him on the walk-through), knowledgable (he was very helpful in explaining which defects were serious, which weren't, which he would fix if it were his house, etc.), and very thorough. As promised, the inspection report arrived by email later that day. It was comprehensive, filled with pictures for reference, and well organized. We brought him in because we were suspicious about something, which turned out to be nothing, but then he found something else not on our radar at all.
