In March 2024, I contracted A1 Grading, owned by Dwayne Burrell, to clear a 15-acre road (approx…read more 1.3 acres) and a one-acre lot for the construction of my new home. The total contract price for the road was $28,998.28, and for the one-acre lot to build my house was $8,187.18. I paid deposits and installment payments as requested, totaling more than $37,000. The agreement included clearing the road, installing pipes and riprap, compacting the base, and, importantly, hauling all debris either by grinding or by using the one-acre lot for safe burning. Dwayne repeatedly delayed, giving various excuses. He claimed conditions were too dry, that he needed permits, or later that "leaves had to fall" before burning. He burned the debris from the one-acre lot, did very minimal grading, but the large piles of tree debris and stumps from the road clearing--present since May 2024--were never removed or burned as agreed. One pile is over a story tall. Now that my home is being built, I received an estimate of $15K to haul the huge piles because of his deceit, lies, and dishonesty. Throughout this process, I accommodated his delays, made payments on time, and communicated consistently. Dwayne, however, failed to follow through with the contract terms. He requested that I pay him the remaining balance minus $500. I told him there was no way I would pay him that. I paid him too much already. On October 7, 2024, he claimed the project was complete and demanded final payment, even though the road debris was still on my property. Removing the debris was one of the main reasons I contracted with him. I informed him that the final payment would not be made until the work was completed in full. Since then, I have had no communication from him, and nearly two years later, the debris remains, leaving me with an incomplete project despite significant payments. Everyone asks me who left that crap on my road and state A1 GRADING, WENDELL, NC, DWAYNE BURRELL. Dwayne has proven unreliable, has failed to honor the contract, and has not returned to finish the job. I would never ever recommend him for any job. He is someone who does not take pride in his work. He is a con man! He should be on worst pros in town!

After we walked the property he recommended he install drainage all around my home to lead the water away from my foundation and change the direction of the grade to lead the water away as well. I mentioned to him I wanted to get it done soon. So we agreed on a start date and arrived with his equipment and completed the job in two days, installing drainage pipes on the down spouts and changed the grade of my property. So that I have a more attractive well drained yard. Gone is the 12 foot wide 2 foot deep stream of water during the Spring and Fall. Which used to be the wet seasons. I highly recommend you deal with this company they good people. They were dependable, respectful and did an excellent job.

Oscar responded to my call immediately then quickly came out to give a quote. It was a shocking and distressing situation so we appreciated his quick response time. He is very nice, and instead of trying to upsell with a lot of encapsulation stuff we didn't want or need, he quoted for exactly what the structural engineer said to do and did it right away. I sent the videos he took of his work to the structural engineer, who said it was exactly what he had recommended. Oscar and his crew also fixed something additional before leaving, which was a great help and kindness. The cost of the work was very reasonable, and the work was excellent and done right away. I was looking to have someone come to blow the roof and clean the gutters. in both person and via text, I was very explicit that about the gutters and that they have older guards on them and would need to be slid out to clean the gutters - so I was clear that the gutters needed to be cleaned. Micheal quoted me $120 for what I thought was a fair price for what I had asked for IN WRITING. The tech comes out to do the service and is here less than 20 minutes! I go half way up on a ladder and the tech did nothing but blow off my roof - no gutter cleaning at all. When I contacted Michael, he was slightly argumentative and then copped that "there had been a miscommunication". Just beware of what you ask for and what's actually done with this company. You can find people to blow off a roof for way less than $120!

UPDATE: Just wanted to add a chronological update on where…read morethings are now since I posted my original review - a request by Ron. On Apr 20 - Ron asked me if I want him to send the invoice for the remaining $250 and I reiterated that he still had things to fix as he promised to earn that money (Also pointed that out in the invoice he sent and I paid Apr 14 on the same day). On Apr 21 - Ron replied "Such a sad mistake" On Apr 22 - I receive an invoice for $250 final payment (Ron later claims that was auto generated) Apr 23-Apr 29 - (7 full days of no communication from Ron) Apr 30 - Ron sent me a message that he ordered a new box for the cabinet to make it work - he mentions my original review. Then says "I suppose I'll send the box back. But I really didn't think you were like that man. I wish you guys the best". Followed by "You going to update that?" a few mins later. I did not see his message until the weekend and was going to respond during the week. May 4&5 - We start communicating via yelp chat, communicating with Ron still difficult. Will not include all the details, but in summary the good thing is he has acknowledged the alignment issue and that I do not need to pay the $250 until the alignment issue with the sink is addressed (Reason I am bumping the rating to 3 stars). I in return will be waiting for a written proposal from him on the work that needs to be done to address the alignment and a timeline from him. May 8 - Ron replied back to my review update with a claim that "This review was posted before the job was complete. As noted by the reviewer themselves, they were instructed to withhold the final $250 until the last minor alignment touch-up was finished. That was a professional courtesy--not a refusal to finish the job. It ensured the client had leverage and zero risk. We never asked for full payment before the work was completed.". This would have been true if he did not turn around and said otherwise on April 15. I am attaching a screenshot of a txt message from Ron where he claims that the work was already completed. Original Review posted Apr 20, 2025: Found out about them on yelp with all 5 star reviews - now all of those gone? Scope of work was Repair cabinet, floor, faucet, subfloor, remediation, and other items damaged due to water leak. They quoted a price of 4-5k for all the work. So on the good part.. work looks good on floor replacement of 17 boards (boards were extras from original install), repaired cabinet box looked good pre-install. They were able to start work immediately on the same day which a few other companies were not able to do. Now on the bad part.. really bad communication/scheduling - Alan did most of the work but comms went through Ron. There were multiple times where I expected them to show up but they never did and getting clarity on scheduling was really bad. I understand people get sick and other possible life events but at the very least let people know you won't be able to make in the original day/time provided. In addition the final price (5750) was provided via txt on the day they were supposed to finish up, Alan and another person was in the house trying to complete the work but did not mention anything while the new price came from Ron which I did not see until the next day. I undestand that projects overshoot cost but the way they did it without confirmation and timing was really bad. Now the worst part is they refuse to fix an alignment issue on the sink based on how they installed it. Even after Ron agreed that Alan will fix it (holding 250 back until he does) on the same day they completed install. They then said it was because of the new faucet (It is not). Now they are insisting that work was properly done and to pay the remaining 250. Neutral part - they ended up not having to replace the subfloor because things dried up pretty good supposedly after they ran the dehumidifier unit under the crawl space for a few days and then moved it up to the kitchen for a few more days but the floor boards were glued down which made a labor/cost a wash according to Ron. Things look weird on how they redid the sink support and plumbing but I guess it works (planning to get things inspected)? Originally told about a week to fix everything but work (excluding alignment issue) finished in a little over 2 weeks still not too bad hence neutral on my end. On hindsight, I should have insisted on a written contract which would have brought clarity on scope and timing of work or even a t&m contract instead.

Prior to his visit to my house, he kept me informed on his arrival time. He arrived on time and immediately began the inspection. He first took pictures of the house and roof from ground level. Then he got on the roof and inspected it. He was very thorough and found a couple of small things to be done. He caulked around several vent areas and some bare nails He did find on my back gutter found where it had become separated from the siding. He fixed that also. He took his time and finished the inspection and repairs in less than 45 minutes. Afterwards, provided me his appraisal. He stated the roof is in very good shape and wouldn't need replacing for at least two or three years. The inspection was free and he didn't charge for the small repairs.
