I applied to rent a property through Northstar and met the qualification criteria, but my application wasn't approved because of one number, on one line, on my tax return. I have excellent rental references, my bank account historically shows I make over 3.5x the rent, as does my income on both tax returns. What was disappointing was that they didn't request any additional documentation, like bank statements, P&L statements or sales statements from my business They weren't willing to go any steps to approve my application. My experience with Northstar Properties in Lake Oswego, OR is similar to Cindy's and other frustrated and dissatisfied customers reviews on this forum; my experience is one of a homeowner paying the business to look after the home and they've been outright negligent. A few examples include excessive maintenance delays exacerbating damage; zero or poor quality vendor selection, expensive work tasks poorly organized and charged in duplicate, and weeks or months delay in responsiveness to tenants leading them to handle things on their own again exacerbating my expense and everyone's frustrations. The most recent example of negligence was this week: the tenants submitted a work request 10 AUG and received no response, they then sent NSP a reminder of the issue on 01 OCT, I was forwarded a work order request and learned of the issue 06 OCT, and still had to coordinate to address the issue myself and I live in another state currently which is why I need a good competent property manager. I've read the other reviews including responses from the business; the customer complaints are familiar and responses from NSP are unfortunate. Opportunities to take accountability are glossed over and those implying that the property owner was confused or something was lost in translation is both insulting and bizarre as NSP's only job is to manage tenants and their homes. My experience has resulted in the loss of tens of thousands of dollars; I'm looking for another property manager before I lose my home due to mismanagement. This week was the final straw read more

This is a review from a potential customer/ rentor. We couldn't submit an application for the 2 houses we are interested in due to your extremely strict criteria. My husband and I both have good jobs and work hard (I'm a nurse, hes been a manager at the same company for eleven years). We moved/ transferred to Portland 3 years ago after selling our home in another state. Instead of purchasing a home, we decided to learn the area and rent. We have an excellent relationship with our landlord, pay rent on time and have spent our own money to put in clover and grass as well as other flowers to make the property beautiful. Together we make $9200 a month- 3x over the rent of both houses on your site. Because we don't BOTH make $9200, we would not qualify (so...$18,000 a month. Honestly, if we made that much we'd just purchase a home again, even with the insanely high interest rates). WE have 1 credit card with a higher limit, but because we owe over $1000, we do not qualify. We've owned and sold a home as well as rented different homes and we've never been pre- denied because we dont make, in reality, 6x the amount of rent, have 0 debt, etc. Add the shortage in housing to increasingly high rent prices and companies like yours are one of the reasons why good, hard working people are struggling to find a home. I'm surprised that anyone would think your "screening criteria" is fair or an accurate portrayal of a potential rentors "worthiness." Many of your homes have sat on the market for months and I understand why. I would love to speak with the owners of the homes we are interested in to see if they found us qualified. If thats a possibility, please let us know. Otherwise, I would suggest changing some of your qualifying criteria. You're shutting out the majority of qualified, responsible rentors which is not only bad business practice but detrimental to the community as a whole. As a side note, any business that responds to reviews with the reviewers personal information (we read their responses to anyone who didn't give them a 5 star review) is to be avoided. Not only is it unethical, its incredibly unprofessional. The majority of their responses are very passive aggressive in nature. They also mention an A+ rating with the BBB yet they are not an accredited BBB member. How do you have an A+ rating if they've never vetted your company? read more

There are NO words to describe how awful my experience has been with this horrible company. But I'll try! Faith was great to talk to... until I signed the paperwork. Then it was like I was a nuisance for asking questions and checking in. Sorry I've never done this before, but honestly, the SECOND I signed on it was like, who are you and why are you bothering me? Before I signed up, we went over what the listing would be - in DETAIL. It would start at a higher rent, then drop down if nobody was interested, but if we dropped it we would only offer a six month lease so we could get more money during the summer months. We agreed to start at $2500. I asked that the shed not be included in the listing as we wanted to use it. Listing goes up: $2795 (what?) 12 month lease, shed included. I email and get the shed removed. So now the listing is looking okay, not the amount we discussed but whatever. Nobody is biting and they lower the price... but not the lease terms. At this point I'm just like, whatever, let's just get it rented. So then these guys are interested, and they go to sign the lease, but they start to haggle because when they were showed the place they were told the SHED comes with. It doesn't. The listing says it doesn't, but the person showing the place said it did. So now they want a rent reduction. I'm in a bind, I'm not a millionaire, so I say fine - and we lower the rent by $200 a month! Had North Star done their job and known anything about the property this would have been avoided. So they sign a 12 month lease at far under the original pricing. Fine, whatever. I get the house cleaned, and turn off the utilities as it's the middle of the month and they aren't moving in for two weeks. I ask North Star if I need to have the utilities on, and they tell me via email, NO, I don't need to turn them back on. Then, a week later, they call me saying their cleaners are there and they can't clean the place until I turn the utilities back on! Okay, I say, I can do that, but you all told me I didn't need to, and never told me cleaners were coming, or why. I had had the house cleaned after we moved out, and had new carpets and flooring put in. They were trying to charge us for carpet cleaning on BRAND NEW carpets, because they didn't bother to ask us anything about the flooring, and as far as I can tell were just trying to make their cleaning company friends some extra money at our expense. So I told them there's no way they are cleaning unused, brand new carpets. They say okay, but they still need to clean the house (that was already cleaned). So then I get the utilities back on (at this point it's days before the new tenants move in so there's extra fees for that - thanks for that, North Star). They tell me the cleaners are coming the next morning, which was Friday. Why do I get a call on MONDAY telling me the utilities still aren't on (they were in fact on, there was just a breaker that needed to be flipped)? I thought the cleaners were there Friday? Why didn't they say anything then? So they tell me oh, they went on Saturday and didn't bother to tell us they weren't on. So now they're telling me that since the people are supposed to move in the next day and they can't get the place cleaned, they may have to move the move in date back one day, which would cost me more money. Meanwhile, as we're arguing about this, my husband gets a call from someone in the office ASKING WHERE THE SHED KEY IS SO SHE CAN GIVE IT TO THE TENANTS. You know, the shed that isn't included - the shed that lost us $2400 per year in rent because of these people? Yeah, that shed. I tell them I'm not losing money on rent because they didn't get their shit together to tell me there was a problem with the utilities so they better figure it out. They tell me the cleaners will go the next morning before the tenants get the keys. Great! Problem solved. BUT WAIT, THERE'S MORE. Ten days after the tenants move in, they call and complain that the oven has cleaner sprayed in it that was never cleaned out. So North Star calls me to say they are going to charge me for a cleaning, to which I said the hell you are! You left that in the oven! They say no, our cleaners NEVER CAME because the utilities weren't on. So I turned the utilities back on because you said over and over the house was still soooo dirty it just HAD to be cleaned, then after I pay extra fees to turn everything back on, you don't even send people out? Or you did and they left cleaner in the over? There's no good answer here. Either way, WTF?? In the end, they charged me $280 to clean the oven. Absolutely insane. Last thing: this month the tenants underpaid the rent by $200 and North Star didn't even notice! And when I asked them about it they told me the rent was paid in full. Why then is my account missing $200, and why does the statement they sent me say it's $200 less than the agreed upon amount? I'm going to get this worked out and then they are fired. The NorthStar Property Management team is by far the best team I have worked with all around. In my past experiences property management companies have not been the easiest to work with but my experience with Kate, Claire and the rest of the team was nothing short of amazing. We had a few problems with some of the other tenants and even the HOA, but they treated us with class, decency and even went the extra mile when they did not have to. Anytime we needed help or had an issue we would get a response same day. We ended up buying a home before the end of our lease and Northstar was willing to work with us to come up with a resolution that was in the best interest of everyone. Whether you are an owner looking for a leasing agency, or just interested in renting a home I highly recommend taking a look at Northstar. They by far have been the best and easiest property management company I have worked with and its not even close! read more

If you can rent a property from ANY other property management company I would recommend you do that. I have lived in my apartment for 4 months now and for 2.5 of those months my washer and dryer has not worked. North Star schedules a maintenance appointment, makes me wait around for hours and hours and when I call asking where maintenance is they say they'll look into it and call me back and never call back. Or a day before the maintenance appointment they push it back another 2 weeks. This is literally been going on for 2.5 months now. They also assigned me a parking spot in the parking garage of the building I live that is impossible to park in. I've asked them for a new spot for the entire time I've lived there and they do nothing about it. This company does not care about their tenants, they are negligent, and if you can avoid the headaches I've had over them PLEASE PLEASE do. read more

I am a Bay Area real estate broker, so my expectations for property management are pretty exacting. We're just about to close (sell) the second of our two Portland investment properties, and were so pleased to have been working with North Star. I'd note that we started with another firm (A&G) but had lots of issues. I ran into a Portland agent here in the Bay Area literally on the street, and got the referral to NSPM. They have been great. --funds have come exactly as promised. --minor repairs taken care of with good notice/good pricicng. --replacement sofa delivery (furnished unit) taken care of no problem and very graciously. They should have charged me (I think) for that but wouldn't. --great end of year financials. --great communication/feedback when we've been vacant and on the market. --thoughtful feedback on the state of the market. --one somewhat crazy tenant but they were flawless in handling him (soccer player from overseas). Be prepared for the worse as it will happen (see other reviews of late). If the tenants damage your property during their stay, expect to get no compensation and no sympathy. During the lease, expect to pay for ALL maintenance expenses, whether warranted or not... and of course do not expect North Star property to be timely, reliable or truthful in addressing any relevant issue that comes up.... We have owned rental property for many years so we are familiar with the responsibilities of managers. When we were searching for a rental home, the service was excellent. The move out process has been horrendous. We were told if we used their cleaners, the work was guaranteed to be satisfactory. They still charged us more money for unspecified "cleaning". When asked why they didn't contact their cleaner, they said they would try to get him to communicate more clearly going forward. We moved out 5/27 and as of 7/6 we still do not have our deposit returned. By law they are required to return it within 30 days. They only give good service when you want to rent - afterward they do not answer phones, do not return calls, and barely acknowledge emails. It feels like they have a policy of withholding deposits no matter what. We completely filmed our house when we left as proof. Your first clue about a poorly run company is when you cannot reach a live person. Very disappointed read more

Well, I have more detailed examples of what transpired between us and the maintenance crew of Northstar. There was an instance when the maintenance crew personnel reached out to me, stating that they will be sending a refrigerator / appliance service technician because there is a red light on the filter status. I asked them to have the tenant replace the water filter and there is no need to call a service technician. How clueless can the maintenance crew be of a property management company? The other instance was when they wanted to call a HVAC technician because thermostat was not showing anything in the display, to which I had asked them to check the main switch to check if it has tripped... Quinn - I have many more incidents to prove my point. It is not my confusion but incompetency of your maintenance staff. Good luck living in your bubble and defending your extremely incompetent staff. Your company is indeed rare in how unprofessional your staff is. read more

I have been a client of North Star Property Management for the past 4 years, and they are the most professional, courteous, and helpful management company I have ever dealt with. They helped make our relocation to Portland a dream because they are so hospitable and responsive. One of their team members even took my wife out for coffee and a tour of Lake Oswego to get acclimated with our new hometown. Quinn and the entire staff have always been there for us from the very beginning. They have been an advocate when needed, as well as trusted advisor. The only delays I have experienced with them were my own delays following up on setting appointments for service. I have been please with the quality of work from all of their service vendors - most have offered great prices, but one or two have been pricey, and it's important to be clear up front on who is paying (tenant or landlordI, and the cost before services are rendered. We have owned five homes over the past 22 years, and I would consider myself fortunate to entrust my property to them to manage for me. Our lease is possibly ending due to the owners wanting to sell the property to retire. I am basing my search as much on the quality and presence of a property manager as the actual house. I wish North Star had more houses for lease right now...the thought of not being with them in our next lease is daunting. North Star has spoiled us, and we appreciate their five star service. read more

Having worked with Quinn and North Star has been a pleasure. The whole staff was wonderful in helping me set a rent and in finding a wonderful tenant. I was unsure as to whether I should sell or rent the home and was actually offered a fair price to sell but after talking to Quinn and seeing what the property would rent for and the quality of tenant they brought I leased out the home instead and am so happy with the decision! I would recommend North Star Property Management and would use them again and again. Northstar was going to tell my daughter's car from my parking spot that is assigned to me that I pay for without any warning because we had just bought it and it did not have plates yet I understand that there are bylaws within our community but I pay for that spot and deserve at least a warning from them. I was lucky that someone from our board was nice enough to call me and let me know my car was going to be towed. If you have a problem the very least you can do is contact the condo owner and let them know youplan on towing their car. read more

Horrible management company. For being the premier company for high end rental listings in the West Linn and Lake Oswego, we expected much more. Turn around time for maintenance requests has been unacceptable. We have lived without a working oven for 2 months in a home that charges $4,250 per month! Staff members communication with one another and tenants is extremely poor. Several mistakes have been made and the property manager actually tried to turn it around and put the blame on us, the tenants. We will never use North Star Properties again. We rented from North Star for almost two years and were lied to, then over charged for fabricated cleaning fees upon moving out. We were told that we could rent the house for as long as we wanted when we moved in, only to be told after a year and a half that our 2-year lease could not be renewed and the management company had no recollection of our agreement. Additionally, we had the house professionally cleaned, left it cleaner than it was when we moved in, only to be charged an additional $500 in "miscellaneous" cleaning fees. I've had a similar experience to Karen. They lied about landscaping fees during the tour. Don't return phone calls. Show up to appointments with the key or door code. Changed their online payment software so it rejected all their tenants payments until those payments were late. They seem most interested in selling high properties, and treat renters as hassles. read more

You will note that the favorable reviews are all within a few days of each other. Nice try, North Star! These slum lords will scam you in every possible way. And not just you - I suspect they told the property owner to pay for repairs and pocketed part of it. If you are an owner and reading this, you should verify everything. Go out and look at the work to see what was actually done, and ask for confirmations of cost. If you are a renter and reading this, sad news: you will never see your security deposit again, and by now maybe you've figured out they don't address needed repairs on the properties. I believe that is their M.O. - get a person into a lease, be unresponsive to tenant requests, and then when they get tired of it and move out, pocket the deposit. Getting away from this company is the best thing you will ever do. read more

While they finally respond to my review after a couple years, and I get the fact that the owner decided to bill the cancellation fee, the double charge (twice in a month and yard work was supposed to be included in the rental price) on yard cleaning fees (basically leaf blowing at a rate of near $300), and the fact that they told me one thing and did another regarding the billing was simply dishonest. If you read other reviews from before mine you will find that this is a pattern for them. Do not trust them at their word! Read the fine print of your contract VERY carefully. In my initial meeting with the son of the owners of Northstar properties, he seemed very personable and impressively described his companies management duties and representation of the home owner. .He talked a very good game but unfortunately, that immediately changed once we hired them and the tenant was in my property. Over the course of the next few years lease periods, he had no grasp of management skills with tenant demands and actually created undue tension between home owner and tenant. If a simple situation arose, he begrudgingly got involved. He made an adversarial situation by telling both parties different thing which made it very hard to get a straight answer. If questioned, he became defensive and made things personal not professional. In the end, he always had an excuse and never took responsibility for his action or lack thereof. Not only was there a the long course of frustrations using Northstar as a property management company but it also ended with damaged left by the tenants with the answer from the son of "we're only property facilitators, not managers". Not being a bookkeeper, I did not know this. So I am now left to wonder- was I also in error when I received duplicate bills in the past? If so, communication to this effect would have been helpful. Wanted to summarize how our first 4 months have gone since signing a lease agreement with North Star Property Management. Details are below. I have documentation that will back up everything outlined in this letter. **** General Summary - Since signing a lease 11/14/18 we are still waiting for items to be fixed and continue to receive very little update/communication from anyone at NSP. - I personally spoke to the President of NSP via phone in November and voiced our frustrations on how the house was prepped and how progress was being made to address our issues. No follow-up ever occurred. - Based on the amount of time that this house was empty (excess of 30 days) there is no excuse for any renter walking into a rental and not having even the most basic items addressed. See below **** Detail Summary: (There is actually more than this but I am hoping this gets the point across) Took possession on Nov 2nd 2018. House had been empty for over a month prior to our lease which caused at least one monthly rental drop. Once we took position we were asked to document all areas that needed to be addressed. - Approx. 50 pictures later and a couple days in the house we began noticing items that seemed should have been addressed but had not. - Highlight of items identified after living in house for approx. a week. +++ Bosch Dishwasher: - Identified officially on 11/11/18 per Maintenance Log of NSP. - Bosch Dishwasher had plastic shelf rollers which were supposed to be there for shelves roll in and out and plastic racks to hold up dishes. These were either broken or basically in a pile at bottom of dishwasher. - Noticed standing water in the bottom of DW. Attempted to run dishwasher and it did not work - NSP contractor visited house to confirm findings Status Update: 12/12/18. Standard TV & Appliance showed up to replace dishwasher (month after issue identified) - When appliance install person entered the house I ask what he was installing. He said a "low-end Frigidaire". I ask for clarification and he said that he thought he was at the wrong address because "you don't put this kind of DW's in this kind of house". - I ask him to not install the DW and I would work with NSP to align on something closer to what was represented when we rented the house. - New Bosch DW was installed within the next week. ++++ Dacor Oven - Identified officially on 11/11/18. Verbally identified before during several discussions with NSP team. - Light in oven does not come on when switch is activated. - Fixed on 12/13/18 ++++ Subzero Refrigerator - Identified via Maintenance portal on 11/11/18 - Minimal Ice being produced by Ice Maker - Never addressed: Finally gave up on expecting it to be addressed. ++++ Built in Soap Dispenser on Counter Broken and not functional - Identified officially on 11/11/18. Verbally identified before during several discussions with NSP team - Was replaced in mid November with a dispenser that does not match the modern feel of the home. +++++ Light and Fan Switches on Range Hood Do Not work - Identified as well on 11/11/18 but no longer see this Maintenance item on NSP Log-In page - Were repaired in December 2018. Delay was caused based switches on "backorder". +++++ Gas BBQ Completely non-functional - Identified via Maintenance portal on 11/05/18 - When viewing BBQ it was clear that entire burner section within BBQ had disintegrated over historical use. - Still not repaired/functional as of this writing +++++ Exterior Landscape Lights non functional - Several (7) of the exterior Landscape lights were not working - NSP Maintenance was sent over to investigate - 4 of the light were fixed (bulbs replaced) - 3 others were not able to be fixed and I was told we needed to "decommissioned" as there were plenty of Landscape lights that were functional - I personally dug up one of the lights and quickly figured out that it was not getting 12v due to a broken wire. I replaced the wire and light now works perfectly. - Other two up-lights were replaced under warranty by the lighting manufacturer. +++++ Window Cleaning - One of the huge draws of this house was the floor to ceiling windows. - When we moved this was identified. After several requests we have received no response and still have not to this day. read more

We looked at a few Northstar rentals and could tell that they do not have an appropriate level of respect for tenants. One of the properties we viewed had undergone some damage from the current tenants. Now I understand that this was frustrating for Northstar. However, when we viewed the property, the current tenant and her child were home. Additionally, multiple Northstar employees were walking through the house taking photographs of the damage and talking about the current tenants in front of the poor tenants during our tour! It was a terribly uncomfortable situation that made us feel that Northstar does not treat tenants with an appropriate level of respect. read more
