    Horrible experience. There is a lot better deals anywhere else! The key to our door opened other apartment rooms in our building!

    Where do I even begin.... This place really deserves every poor review to be seen. DO NOT LIVE…read moreHERE. I stayed here for two years in a row and let's just say this past year (24-25) was probably way worse than previous ones. Let's just start with them charging outrageous prices to "transfer units" when you're the one doing all the work.... Right that makes sense (aka a money grab). On top of that, maintenance was poor last year but responded in better time this whole year which was more reasonable. But one account I could tell you about with maintenance was when our smoke detectors were going off for over 30 mins and no one was in a rush to even help us. Then told us days later they were dated and needed replacements. Nice! Although they are very kind, they don't respond as quickly when it's a "emergency". Also my keys did not work for the first month in BOTH of my units and I was the only one with this issue. They made me return my key to fix it and then never called me back when it was done (like they said) so I had to keep calling until they reprogrammed it once. I had to sit in front of my front door for almost an hour waiting on someone to come use a master key because it didn't work. It doesn't even take 24 hrs to reprogram the key but it was always last on their agenda. Again, putting myself and roommates at risk for leaving the door unlocked. Now let's begin with what my roommates and I walked into this past summer. We received our keys after having to fight with them because they tell you one thing and then go back on their word (they WILL do this multiple times, so communication through email is ideal to have proof). Walking in we immediately noticed black mold in my shower, dust everywhere, cat fur imbedded in my roommates room, food splattered in our microwave and a sticky fridge. That's just the beginning. It was absolutely disgusting, even our glass sliding door look like it had been shot. It may have been something else but shattered glass on our porch is dangerous. Even though you agree to move in without it being shampooed it should've at least been inspected. Absolutely ridiculous for the amount we were paying to move in. The only way we could've had it "cleaned" was if we moved everything back out and wait a week... After all of this we just gave up. Now is to renewing a lease with them... in previous years they will offer deals, deadlines, multiple emails, calls and endless amounts of reminders. But this year they were far from marketing to keep their residents. Now I've heard from multiple people including people in my units they only got like 2 emails and when we went to renew our lease we were told that they gave away our space, with no last warning, one last opportunity to keep giving them money. Honestly a loss for them. I put up with an outrageous amount of stuff and would've continued to stay their because of the price and location but that's about the only thing good about this complex. They market themselves to be a HOME but it's very far from it. To noisy neighbors, parties, terrible guest parking, and gross living areas it's not really all that GRAND. It's truly the worst I've seen and I've been to multiple other complexes in Starkville. My final thing I will say is management is just subpar, they don't really care enough about their residents to be understanding or work with them. I hope this place really does fix what people have said about them because it's outrageous... been in business for years and had multiple managements and it's still awful years later. I hope that the new residents this year do not have to endure what my roommates and I did for 2 years in a row. Thank goodness my time here is done.

They say it's a problem with Starkville utilities, Starkville Utilities says it's not there issue. Julia Langford property manager has yet to call me back. No notices to the kids yet on what to do like boil orders, drink bottled water, etc. Maintenance says there is nothing they can do. My child is having to move in with a friend until this is resolved.

The biggest issue was the lack of clarity, consistency, and reasonable communication from management throughout the process. According to the leasing office, they considered the lease "binding" as of May 7, despite the fact that financial verification and supporting documentation were not completed until May 19. This immediately raised concerns for our family because approval decisions are generally based on completed financial qualification information, not incomplete preliminary paperwork. Once concerns and discrepancies were identified, the office was notified within only a few days of the lease being signed. Rather than approaching the situation with understanding or flexibility, management took a rigid stance and appeared unwilling to work toward a fair resolution, even after being informed that the agreement may have been signed in error and that there were concerns regarding financial stability and eligibility. What made the situation even more disappointing was the contradictory information presented during the process. Contracts are important, and I fully acknowledge that inexperience played a role in this situation. However, there is also a reasonable expectation that property management companies exercise professionalism, transparency, and good-faith communication when issues arise. Especially with young or first-time renters who may not fully understand every aspect of the process. What disappointed me most was the overall lack of empathy and problem-solving. At no point did it feel like management was genuinely interested in finding a logical or humane resolution that could avoid unnecessary legal conflict or financial hardship for everyone involved. Instead, the interaction felt transactional and dismissive. For anyone considering renting here, I strongly recommend getting EVERYTHING in writing, carefully reviewing all lease language

    4 stars. You pay for convenience, it's an easy walk to campus. It comes furnished which makes it an…read moreeasy move in. The internet is actually pretty good for a big apartment complex. They run MaxxSouth 50 Megabits which makes gaming functional. Only thing is that they do not alot enough money for the utilities. The ammount that they have is not really enough to house 4 adults. The only time we didn't have an overage was in the winter months when we were not running the AC or heater. In the summer we had $25 each for overage. The pool is nice, they just got new chairs to go around it. The clubhouse is nice and they haven't messed up any of my mail yet. They offer little things now and then, like free breakfast and free little pick me ups sometimes. Haven't had the luck these other reviews are talking about, possibly new management? If we have something broken they usually fix it. Just takes time. Overall it's good. I've lived in cheaper but had to drive to campus and furnish the place myself. 21 is more or less for younger people without furnishings to live on their own. Move in ready.

Late on repairs: multiple instances of prolonged exposure to heat. Temperatures in the apartment would easily reach above 88 degrees - I've had to let them crash at my place multiple times for multiple nights because of how long the apartment complex took to send people out to repair. This has happened for at least three years now. 2.) Absurd late policies: my partner was told at the beginning of the summer she would be able to mail her key in and do a mail-in move out form. When time came to mail her key in and do the form, they tried to refuse to let her mail the key in, and said it was "against their policies" to do a mailed form for move out. No reason other than the insane fee they were trying to impose on her - $100 every hour the key was not turned in. Given that she was 10+ hours away from the complex, had been given verbal confirmation she was good, and was unable to simply pick up and head that way, she was in a pretty rough state until they finally decided they had enough fun verbally abusing her over the phone to let her mail them in anyway. (Note; this $100 an hour late fee is nowhere in the lease, we would have brought it to court had they actually went through with it) 3.) Dirty apartments: The apartment was disgusting upon move-in. Must be nice to charge residents for not cleaning up their apartment at the end of a lease, just to not clean it for the next tenant, yeah? We spent an entire day just cleaning the bathroom and the bedroom, and I won't even mention the disgusting things we found in the kitchen. TL;DR Yugo/21 Apartments are money hungry and do NOT care about the residents whatsoever. The only thing going for them is proximity to campus.

My son's years in Starkville were wonderful but I would advise any person considering apartments in Starkville to avoid Aspen at all cost. In addition to the poor management and charges, multiple crimes were committed and security enforced no regulations. If it were possible to rate a "NO STAR" I would.

    After I emailed the pictures and my mother emailed them telling them she will be in Starkville…read moretomorrow to see the damages firsthand, they sent me a new bill for less than $100 (which is $1K cheaper) after the pet deposit was applied. Considering they did need to repaint little bits of my room and my cats did (minimally) claw the couch, I'm okay with this. I had reminded them that I had spoken to their employee Max and told him that my roommate and I switched rooms on move-in day. I sent them a picture of the receipt Max had given me upon move-out along with all my pictures of the apartment. I also sent them copies of work orders from September saying that I lived in Bedroom A (which is the room I swapped my roommate for and lived in since August 2019). . Overall, this was a great place to live, and the staff was incredibly nice and helpful the entire time I lived there. Work orders were tended to very quickly and efficiently. The apartment complex itself was always clean, and I never had any problem with crime where my apartment was located. . My suggestions for people moving to Aspen (and any other apartment complex): screenshot any and all work orders you put in (+ put in work orders every time something breaks), let the office know if you and your roommate switched rooms (email so you have physical proof), and take pictures of EVERYTHING before you leave. I also did a final walkthrough video before I left and pointed out specific things that needed fixing (that I had put work orders in for before i left).
