    I should have read these reviews before booking. It really is like Russian roulette. I didn't not…read morerealize that we are booking individual condos so amenities vary. We are currently at 4056 coyote fork (ski slopes 2bd/1ba condo). Not that it matters. You don't find out what condo you're in until you're here. The condo itself is mostly fine. Good Wi-Fi. Furniture is fine. Linens and towels clean and fluffy (very nice --out of proportion with the rustic feel of everything else). This particular unit has very nice cordless mini blinds. (I recently looked into this for my own home so I know they're pricy). Bathroom is serviceable. There is no AC. My beef with this is that of the six windows in this unit, only two have screens. It's hot as hell here. In the evenings if you have the windows open--all manner of moths, mosquitos and insects come in. Last night we turned off all the lights and electronics and opened all the windows and doors in the place for a good half hour to try to cool things off. Then we closed up the screen less windows again so that crazy bugs wouldn't get in. With all of that, and all the fans running, last night was the worst night I've ever had staying at any accommodations including hostels, motel 6, best western, camping, and truly roughing it. It was sweltering AND we were getting eaten alive by mosquitoes. Honestly we would have been better off sleeping outside because then we would still be eaten alive but at least not roasted. I considered leaving in the middle of the night and driving all the way back to SF. I called the front desk this morning and there's basically nothing they can do. The front desk is North Star but the condo is managed by whoever owns this particular unit and the HOA. North Star sent their maintenance person by who was very nice and was gonna try to get us window screens but then basically his boss said he wasn't allowed to help us out because there's a dispute that's going on between the HOA and North Star because North Star feels that they're doing all the work. I asked to speak with the manager and was told that they would only be called in the case of an emergency (like a unit burning down). I understand that there are only certain things that can be done particularly over the holiday. Today is July 3rd. But when I said we would just leave early or stay at another hotel--and asked if we could get refunded the nights we haven't stayed yet--they basically said no and that we prepaid already and there's no way to get a refund. This is just unacceptable. It's 80 degrees outside and feels even hotter outside. Im here with my baby and toddler. We didn't feel ready to go camping yet until the baby was older--but honestly... that's just what we should have done. Thought this would be nicer and more manageable with young children but it's just not. Hope we get our money back because it's clear that we can't stay another night here. Update: we got switched to another condo and oh my god. It's like night and day. This one is completely updated and feels even luxurious. I didn't even realize how dingy the last one was until we set foot in here. It finally feels like we're on vacation. I'm glad that northstar was about to find us another spot because we were ready to book a new hotel. I think you really are at the mercy of whatever unit you are assigned. If we could get this unit again we would 100% come back.

    You are staying in other people's homes here, so they can range from very outdated (I believe they…read morewere built in the 70s) to updated and even modern on the inside. Checkin is confusing. Hotels.com needs to make clear instructions on where to check in. It's the first building as you turn into the Northstar property. Very hard to see if you are arriving at night. When we finally figured that out, the check in process was not exactly smooth. The man seemed disinterested in helping us, so he passed us on to a woman who was nice. Their printer or computer was broken so we ended up not signing anything. They did not tell us about the daily "resort fee" which I'll get into later. Our property was actually decent. It had heated floors and a nice kitchen. Overall it was clean. Getting to the village was a pain. Although our condo was pretty close, there is no sidewalk or walkway from the condo to the village. Attempting to walk on the road, especially at night, would be hazardous. The only alternative to driving and not ever finding parking is a shuttle which is pretty inconvenient. The first night I used it I didn't know about the app so I called in and the operator seemed super annoyed. The driver and operator were both in the shuttle that picked me up and I could feel the tension. I apologized (for what I'm not sure) which eased the mood a bit. The $35, what I assume are resort fees after reading other reviews, was charged 2 days after we checked out. I could not get a hold of them since there seems to be no direct line to their front desk. Even hotels.com couldn't contact them. Hotels.com ended up being zero help and I had to dispute the charge with my credit card (who also couldn't get a reply back from them) to get the charge reversed. This charge was a shady sneaky fee that we would have been happy to pay if we were notified by hotels.com before booking and the hotel when checking in.

My rental is my only source of income so when the cleaners were late or things were broken and not fixed because I was not notified, guests would not have the best experience. I even caught one group of Mexican cleaners putting sheets just in dryer and not even washing them! That's when I started doing all the laundry myself! Unfortunately, some circumstances in my life caused me to not be able to actively manage the rental as I use to. I was in dire need of people who could do more, get the job done, and communicate with me and let me know they hear me when I communicate with them. Finding Vacation rental assistance was a complete miracle for me. Not only are they on top of the cleaning, (and all linens are provided by them and taken off sight for professional laundering) but many smaller maintenance issues as well and making sure the hot tub is cleaned and serviced between every set of guests. Their pricing is extremely fair, and I believe they earn it by keeping me informed of anything needed so I'm consistently receiving 5 star reviews from my guests. Which results in more bookings! I get pictures of any issues noticed after a guest leaves, which takes away a lot of stress! When they heard my beloved dog died, I even received flowers and a card. That's special. The professionalism via pre and post inspection reports, and ability to have a 24 hour on call handy man if you choose really makes owning a vacation rental much less stressful. Thanks to VRA I'm able to focus on my own healing and do more of giving back to my community. They are the most thorough, polite, professional, fair, people I've met in this industry, and I'm really so grateful for their whole team from the top down.

    Eh, the condo we stayed in was a step above camping. 1…read more Gross Shag Carpet, here's a joke: What is yellow, brown and hairy? Cheese on toast dropped on the carpet. (Womp womp) Wood paneling on the wall and 1972 yellowish wallpaper in the kitchen. The kitchen and bathrooms have never been updated but they work and they were clean. 2. Conveniently located near Northstar Ski resort, restaurants, Safeway, the lake, and cute little tourist shops 3: easy to find parking, always plenty of spots 4: kitchen fully stocked with utensils, plates, cups, mugs, coffee pot, etc... 6: decently clean 7: they always plow the complex so you are never stuck or forced to shovel snow 8: the kids love the pool in the summer 9: family friendly vibe, never had any problems 10: complex is always kept neat and tidy 11: well maintained deck, street, paint, etc.. Eh, the price is right, no real complaints, clean and safe, we'll be back

    I tend to think that homeowner's associations are a waste of money and end up policing your…read morebehavior more than they help you maintain your home. That cannot be said of Kingswood Village. The maintenance department is WONDERFUL. They actually take care of the properties themselves, as opposed to other associations that just give you a notice telling you to paint your house etc. or else you'll be fined. This maitenence department does the painting and (outside) repairs themselves. The landscpaing is immaculately maintained. Garbage dumpsters are locked up properly (we do have bears up here). There are stations with plastic bags to help pick up after your dog when you're on walks. The pool and rec room are always very clean, the walking trails are kept clear, the tennis courts are maintained nicely, etc. During the winter, the parking lot and roads are plowed for snow daily. I just arrived up here to spend Thanksgiving with my parents. What do they have? Brand new decks both upstairs and down! The association had gone through the complex and painted the units re-built the decks, prioritzing those that needed the most work. Last year when my folks had a plumbing emergency, the maintence guys arrived immediately to help until the plumber could arrive. There are plenty of condo complexes up here to chose from, but if you want one that's immaculately maintained, you should consider Kingswood Village.

He chaperoned us through the entire cycle from doing preliminary site assessment when we were purchasing the land, through the design and permitting process. Dennis knows his trade. Never once there was a question or concern about his engineering work from neither Truckee building dept, nor builder/subcontractors, nor Nevada County inspectors. 2016 was one of the busiest year construction-wise, but Dennis found time to squeeze us into his busy schedule and got his work done before the due date.
