10/27/21- (Schenectady) we hired Cousins Restoration on 7/9/21 to repair and replace our porch…read moreroof/balcony trim and our front sidewalk and stairs. The contract was signed, deposit of $5,000 provided, and work was scheduled for the week of 8/12. The work ended up being delayed until 9/20 (understandable but we were concerned about the unresponsiveness of the owner, Ryan Van Brocklen). On 9/20, no one showed up, and after texting Ryan we were told that some of the materials were damaged and that they would now be starting next week. We tried to contact Ryan many times to discuss but no response. We did not receive a response until 9/30, and we were told that work would now start 10/1 (no one showed up again). Eventually, two workers were sent on 10/7. They worked on site for 5 days, and completed demolishing the sidewalk/stairs and preparing a frame for the cement pour on 10/15. We were told by Ryan that the cement pour would take place on 10/20, but (again) no one showed up that day. When we tried to contact him, we again received no response and his workers had also been unable to reach him. To date, we have heard nothing from Ryan and have had to terminate our contract and hire someone else to do the necessary work on our house. Our sidewalk and stairs remain unfinished and our front yard is a disaster. We ended up having to hire a new contractor to finish the work and it turns out that the work done by Ryan and his crew was done improperly and will need to be redone, at twice the cost. We have asked for a refund of our $5,000 deposit since only about 15% of the work was completed, the work was done improperly, and we are left in an emergency situation with no sidewalk or stairs (right before winter) with no response from the owner. Do yourself a favor and don't hire Cousins Restoration- you'll regret it (we certainly do!).

The roof turned out to be a nightmare for my budget when it was determined that last of 5 layers were cedar shingles. Because of the shingles the roof needed to be stripped down to the rafters and 100 4X8 underlayment's needed to be layer down. Because of underlayment's, my budget was compromised. The Supervisor, Santiago, worked with his office and got me financing so quickly that the work progress never stopped. Working with Santiago was easy as the two-way communication was flawless. The areas which were repointed with new mortar blend nicely with the original giving the appearance that no repair work was ever done there. The quality of their work is professional and meticulous, and the price was reasonable for the amount of work completed. I've had so many hang-ups about getting the decks cleaned because I have two little dogs and I worried they might be impacted by the chemicals. Nick answered my request and assured me that the chemicals that they use dissipate so they would not harm my dogs. He gave me an appointment for the following week. He and his colleague, Mark, even showed up 10 minutes early to set up. They used a high powered pressure wash system. They were very thorough. They got the decks done in a couple of hours. They weren't cheap but I paid for a high quality thorough job and that's what I got. They were courteous, hardworking, knowledgable, professional and helpful. I would hire them again. Some areas of my deck had darkened over time and they brightened them up. They reminded me to stain/ seal the decks afterwards. Here are some photos of the results.
