    Dave (owner) came over for a consultation on deck repair. He was forthcoming and personable, told…read moreme the deck was fine just needed replacing the top rails. While here I mentioned we've always wanted a solid roof on our patio cover, which runs the entire width of our south-facing backyard. We decided to go with his recommendation of translucent polycarbonate panels. His crew replaced all damaged wood, added reinforced bracing and painted the entire structure. Couldn't be happier with the results. Highly recommended!

    I originally called Fraser Decks to see if they could fix an old, dilapidated gazebo in my…read morebackyard. I spoke to the owner, Dave, on the phone and sent him some pics of my gazebo issue. The price he quoted me on the phone was too high for my budget, but he admitted he wouldn't pay that much to fix the gazebo either. He then flipped the script and gave me the name and number of the handyman that HE uses when he needs one. His honesty and straight forwardness earns him a 5 star rating and future consideration for any decks or patios I might decide to build. And you may ask, who was this magic handyman that I ended up using? Well, Smokin' Joe doesn't advertise, and you won't find him on Yelp (I promised I wouldn't start a Yelp page for him), his work comes from personal recommendations from his clients, and he's got enough to keep him busy till retirement. So, thanks Dave, your friend Joe is the real deal, just like you.

We did our research and interviewed several companies. We met with Mark Picano of Picano Builders, Inc. and hit it off immediately. Mark was incredibly knowledgeable and his pricing was reasonable and fair. Mark and his team were very reliable and did things in a timely manner. Mark was incredibly patient with my indecision. I went back and forth on material and lighting choices. In the end, I trusted his opinion and he was 100% spot on. It has now been 3 years since the work has been completed and the deck is amazing! We would do everything exactly the same way if we had it to do over again. Not only did we find a great builder, we feel like we made a friend in the process. HIGHLY recommended.

    So, as I am preparing for court appearances with Picano Builders, Inc. and owner Mark, I found…read moreanother alarming finding that, in my strongest opinion, is quite concerning. At CSLB's recommendation, I got owner Mark of Picano Builders, Inc to sign unconditional lien releases for the $51,000 of the $58,000 contract we had together that he got paid ($36,000 on 04Apr2025 and $15,000 on 14Apr2025). Picano Builders, Inc. and owner Mark, through his office management, unknown to me, requested $40,000 materials credit pre-liened on my home's title and on myself. These preliens came from Dixieline. He also requested approximately $6,500 in preliens from J and W Redwood. No change orders were ever made to this contract nor was additional work added that would require that much credit, in my strongest opinion, (approximately $46,500) for materials for this 500 square foot deck project. The contract stated that all redwood and Moso decking would be purchased at J and W Redwood. Additionally, all material and labor was inclusive in the contract for this project between Picano Builders, Inc, owner Mark and myself, so I was really not understanding these preliens. At Mark's direction, I called his office and spoke with his wife Kiersten, who Mark told me manages his office, his invoices and his accounts. She admitted to requesting these preliens and told me she would email me invoices from Dixieline for materials used on my project and that she would correct the pre-lien mistakes. As of 21JUN2025, I have never received this information.
