At 320 Wisconsin Ave Bon villa apartments are just terrible no up to date windows to put in an air conditioner. Elevators break down every 3 weeks and plumbing is horrible!! I was behind on rent because of misunderstanding and then got help from the township of oakpark and they got $1600 and then I wanted my lease renewed knowing that I was going to get $650 every month towatds my rent and I work part time & I have more than enough money to even upgrade to a 1 bedroom because I have a studio at the moment but won't renew my lease and isn't giving me a reason why - property managers are just terrible also !!! People cannot put air conditioning because of there old windows so people are forced to open there door and put a fan in front on the door because they have air in the halls!! SMH !! They just won't negotiate and nobody knows who owns the buildin. and are not in compliance with ADA !! People steal packages and they have about 6 or 7 cameras and still they steal packages!!! Avoid living here! The leasing office workers are so rude, and not helpful, specially Tracy. I lived here for a year and it was a bad experience. There were holes in the corners of the walls that all sort of bugs would come in through. "Pet friendly" but they constantly reach out if your dogs are "barking" I would get calls when I was there and I knew it wasn't my unit where the barks were coming from. Also, "smoke free" but the apartments would smell like cigarettes. Not once would they clean the hallways so carpets were always disgustingly dirty & so were the windows with bugs in the corners. Also they only have one washer & dryer for over 10 units so it would always be busy, good luck ever being able to use it. The basement has an old toilet and tub just laying in the corner. There's no AC unit so it gets extremely hot in the summer and the heaters aren't strong enough and you can't control it yourself so it only warms up a bit. read more

Before renting here, make sure to read all the reviews, filtering by the newest ones. Thank me later. I regret not doing this myself. I strongly advise against renting from this place. I recently moved into one of the apartments and discovered it's infested with cockroaches. In my 10 years of renting in Chicago, I've never encountered anything like this. After informing the landlord, they scheduled pest control 10 days later. When I reminded them of my right to a habitable living environment, they moved the appointment up. Of course the staff at Oak Park Apartments are well aware of the infestation. The pest control technician seemed all too familiar with the problem, even treating the laundry room and asking me of sighting of mice which makes me think they've dealt with this issue before. AND MICE..I'm scared. The pest control cost the landlord $40. What a joke! Of course they did the cheapest and the minimalist treatment as possible. Thats why the problem has perpetuated. What's worse, the lease has no buy-out option, which speaks volumes. The staff here lacks any ethics or consciousness. Unethical business practices. Also just read the rude responses from the landlord for other negative reviews. Horrible human beings. Not sure how they live with themselves. I have no doubt they'll answer for their actions someday, as they say, what goes around comes around. I have leased with Oak Park Apartments for a year an a half but am growing increasingly frustrated with them. I am writing this review so that people looking to rent with them proceed with caution. In my experience, they are responsive when it comes to certain things (plumbing fix, smoke alarm) but very frustrating to work with on others (cockroaches and keeping common areas clean). Every time I tell them about cockroaches they send someone out who sprays for 2 minutes and then leaves and does nothing to figure out where the infestation is coming from. The only success I've had with somewhat curbing the roach problem is stuff I've done on my own with my own money. They do the bare minimum to have proof that they did something but there is no effort to actually solve the problem or make the place habitable. With other stuff, they aren't responsive at all. For example, I asked them to clean the stairwell because the carpet is super dirty and smelly and I have seen roaches there. I emailed and they said they would send someone to clean but never did. I reached out again and asked for an update and they didn't reply at all. Months later and nothing has happened. Very disappointing and would not recommend. read more

I lived in an apartment on S Austin Blvd. Let me start with the positives. The size of the apartment was fantastic for the price. The location is great. Close to the highway. Close to many grocery stores, restaurants, and gyms. Oak Park is a nice neighborhood. They have a dedicated parking spot that you can pay for on a monthly basis. Right off the bat, that seems enough to be worth 5 stars. But let's look at the negatives: One star removed due to a lack of insulation. In the summer, you'll be burning up (no A/C, so you have to get your own window unit). In the winter, you'll be freezing (the heat furnaces didn't heat my apartment above 64 degrees). And you can hear EVERYTHING through the walls: cars outside, loud neighbors, etc. We frequently smelled cigarette smoke coming through the floors into our bedroom closet. Another star removed due to a rat infestation in the apartment. The complex took their time to fix the issue and refused to pay for alternate housing while the issue was being taken care of. And though we didn't have any additional mice in our apartment, we still saw them all over the apartment complex. Several of them got inside the hood of my wife's car and chewed up a bunch of wires, causing thousands of dollars of damage. Thank goodness for auto insurance. An additional star removed due to frequent forced showings close to the end of our lease. I understand that it's written in the lease that management can use the apartment for tours to prospective renters. However, they are beyond rude and inconsiderate about it, and insisted on coming in during a time my wife had an exam, despite me explaining that my wife had an exam. Had they shown up when they said they would, my wife would've failed her exam automatically due to her school's policy of no one being allowed in the room besides her. A few other smaller things resulting in another star removed: Frequent water outages/maintenance: 1-2 times a week in the summer you're left without water during the day while they fix the pipes. Loud, creaky floors. They're so bad that my 8-pound cat can wake us up at night just by walking around. The shower makes a loud, high-pitched screaming sound. Also, the shower drain clogs every 2 weeks. If you power more than 2 appliances at a time in the kitchen, you'll trip the breaker and have to go into the rat-infested basement to reset it. In the winter, the outdoor stairs freeze. I slipped and nearly fell down 3 flights of stairs. Stolen packages in the lobby. Someone let their giant pitbull lose several times and it scratched my wife on her leg. Started off with 5 stars. Subtracted 4 stars. So, that leaves 1 star. read more

Avoid renting from oak park apartments. Their policies for showing the apartments are abusive. Their policy is to give only "15 minutes notice" before they bring prospective tenants into the units. There was also no verbal confirmation that you've received this extremely short notice. Thus, I was often surprised to hear them knocking and entering my apartment while I was asleep, in the shower or otherwise occupied. There are laws in many states which require 24-48 hours notice prior to landlords entering units. So I was surprised this was considered legal, but they add this 15 minute policy to the lease. So if you do sign a lease, at least ascertain that this policy is removed. Addendum in response to landlord comments: * I posted a review for "Oak Park Apartments" in 2015 when I moved out, but was informed via an email from yelp in December 2017 that my prior review was deleted. It seems that the name of the business on that yelp page was changed to "Mastercare Building Services." I've attached that email. Another reviewer on the Mastercare Building Services yelp page also alluded to this name change. * I did request for my schedule to be accommodated. My requests were clear and they were not accommodated. * My goal is to help prospective tenants make an informed decision and to eliminate unfair policies which leave tenants feeling powerless. 15 minutes is not enough notice to enter a tenant's home. I have been waiting 4 years to write this review and now I'm finally being paid enough at my job that I can afford to leave. I live in 301-313 N Oak Park Ave, so this is for that building only, and how the management has dealt with my problems. I've had roaches for the entire time I've lived here. The first time I reported it in 2018, I was told that there was not much to be done other than send their exterminator to spray because the building is "near downtown oak park and all the restaurants." First of all, it's a good 2 blocks away from any restaurant. Second of all, I have a friend who lives above a bar in downtown oak park and has never had any problems. Instead of exterminating the entire building regularly or taking care of the building-wide issue, they send the same exterminator to my apartment multiple times a year, sometimes multiple times in the same month, to spray the exact same spray every time, and it never helps. I have reached out to the Oak Park Health Department and they have been to my apartment twice over the years. I see at least one cockroach in the middle of the day, alive and running around, per week. It's worse when it rains. (See pictures) Speaking of rain, the ground level of the building, at the bottom of the back stairwell, floods with sewage when it does. They refuse to fix it, and the health department and the exterminator have both told me this is because the drain (which is located indoors) is constantly clogged. This is also a major factor in the cockroach problem. When you walk into the back door, it smells like an old, dirty basement or attic filled with mold and sewage. They also leave trash and old furniture down there around the drain that blocks it, and are also rotting with water. There has been a large abandoned couch there for about 5 months, collecting water damage and roaches (see pictures). We are the only apartment on the entire block that does not have snow removed in a timely manner. And when I say timely manner, I mean not for a few days, no matter how much snow. And by that time, it has been trampled down from people having to walk through it. So think of 6+ inches of snow not being removed for 2+ days and trying to walk through it, especially after it turns to sheets of ice. I've seen people fall, as well as residents shoveling and icing the walkways out of the building and sidewalks themselves. This has been going on the entire time I've lived here. It's especially difficult if you live here with a dog and are trying to take them outside after it snows. It's embarrassing and dangerous and disrespectful to tenants in the winter. They claim it's because they do not have enough maintenance people to do snow removal for all their buildings, but that doesn't account for sometimes not shoveling or icing at all whatsoever, even days after. The maintenance staff, when helping you with individual issues, is very helpful. However, when working on large repairs to the building or renovating apartments, they are very loud and disruptive, screaming and running up and down the stairs, and blasting music. Sometimes renovations will start at 7am, even on weekends, drilling and sawing and hammering. This is totally fine if it was once in a while, but it is at least a couple times a month, and was particularly disrespectful during Covid when everyone was clearly working from home. Solicitors get into the building, up to individual apartments, because even though they have been told multiple times by residents and the oak park health department, they refuse to upkeep the doors to the building, which can usually be opened without a key. So anyone can just walk in. Their response to this is just "to call the police" instead of fixing the old doors in need of repairs. By far the cockroaches are the worst problem. Everything else is fine for a year or so and then just gets to be too much to handle. I've spent over $100 on my own cockroach remedies since the management refuses to help me have a livable environment. Good luck to whoever rents my unit next. You've been warned. read more

Just don't do it. I was shown an apartment and told there was a parking spot. I applied and then was told there wasn't a parking spot and then later that there was a spot but I would have to pay an additional $80/month. That was out of my budget so I didn't move forward. I still got charged a $300 move in fee that was non-refundable because I was approved. I called several times to see if this could be resolved as I didn't sign the lease or move in but I was ignored. Basically, I was misled about the apartment and then charged $300 (plus $50 for the application) for nothing. I'm guessing this is a scam they have pulled many times. So, don't apply unless you are 100% sure of what you are getting. Make them write it down. But mostly, just don't apply in the first place. It may seem like they own everything in oak park, but you can do better. read more

In regards to management's response: Such a professional response to call your renters uneducated. If eviction of a tenant that is making an apartment uninhabitable for other tenants is not possible then management should have let me break my lease early, which I asked to do and was denied. It's not really my problem to just put up with terrible living conditions because management can't figure out a solution. Additionally, Tracy did not communicate at all what management was doing to deal with the situation and she eventually just stopped replying to my emails all together. Was great first few months that we lived there, then smokers moved into the building and my room constantly smelled very strongly of cigarettes. This is a no smoking apartment and that is stated in the lease. When I mentioned the smell to a maintenance worker, he said he was aware that people on the third floor regularly smoke inside ... but for some reason never felt the need to report it or do anything about it. When I reached out to management all they did was send an email about a no smoking reminder.I had to pester and pester them until they finally agreed to have the walls of my room scrubbed and odor eaters put in. The smokers should have been evicted for breaking the terms of the lease and exposing other tenants to second hand smoke. Management was negligent in this situation, more action should have been taken. Very disappointing experience living there overall. read more

My wife and I had no problems with this place until my wife was shoved into the apartment entrance by 2 criminals. They attempted to rob with a large knife and take her car keys. Thankfully she screamed loud enough to make them nervous and they ran off. I called them the day after this all happened (also made a police report, This is a common thing that happens in Oak Park) they said they will get back to me with some sort of solution or answers. A week goes by and didn't hear anything, so I called them back, they then tell me its not up to them its up to the owner of the building to decide what they wanted to do. so I waited another week for a response. Still nothing. My problem is how the apartment management handled this situation. It was not there fault that this happened. This could happen to anyone at any time. But after this whole situation happened, I brought up to management to add security cameras, fake security cameras, signs of some sort of property under surveillance. Literally anything to help from something like this happening again to my wife or any other person that lives in these apartments. I had to meet my wife outside everyday she got home from work and walk her into the apartment. She never felt safe again in oak park. After dealing with this, Oak Park apartments does not care for your safety. They could have done the minimum and put up fake signs. I would strongly discourage any renters looking for a place to rent to not rent from them. Tenant safety should be a high priority. If they cant offer that then why rent from them? read more

Avoid Oak Park Apartments. While the properties are great, management does not communicate well (see the owner's nasty responses to other poor reviews, and probably this one too once he sees it). We paid a $300 deposit for a unit we loved, but waited to sign the lease until we heard about the parking situation which was supposedly going to be made better for tenants. Our leasing agent, Tim, had told us that if the parking situation was not rectified then Oak Park Apartments would be willing to let us walk away from the deal without issue. The parking situation was "fixed" so that residents would be charged $100/mo per vehicle for 24 hr parking. While I understand that River Forest is responsible for charging that price, and not Oak Park Apartments, management should have refunded our hold deposit since an extra $2400 a year is excessive AND it wasn't made clear what "fixing" the parking situation for tenants meant. We didn't have a choice but to walk (since there isn't another parking option for residents in that building. I have been waiting to get moved out and receive security deposit before writing a review, as this business is very unethical and I wouldn't put it past them to find a way to hold back money from a security deposit for fabricated reasons. Pros of renting from OP Apartments: vintage appeal: nice crown molding and decorative fireplace. Central Oak Park location. That's about it. Cons: -Despite being good neighbors and tenants, and never once being late on rent, we were given 60 days notice that our lease wasn't being renewed after 1 year. There was no explanation given, and I was told "we don't owe you an explanation" when I called them to find out what was going on. This is a common theme in reviews here.... Do not make the mistake of thinking that if you are a good person and play by the rules that you will be treated fairly! Tenants with OP apartments are merely $$ and you are dispensable to them if they want to renovate your unit, or want to jack up the rent for a new tenant. - Parking- they may offer you a parking spot, but it may often not be available to you. In our case, we paid $100/month for a year, and 3 of those months our spot was not available. They refused to refund the money, because they provided an oP Village street parking pass giving us the "privilege" to street park 2-3 blocks away from the building. For the last month we lived there, a dumpster was parked in our spot without warning and we were given a few other options where we could park that we're frequently occupied by construction workers vehicles. -the customer service/office staff are rude and/or incompetent. When we found a new apartment, the new landlord wanted a verification of our rental history with OP Apartments. The staff obfuscated, didn't respond, or dragged their feet so much in responding to this request that the new landlord eventually dropped the request and just went ahead and offered us the lease stating "I can see how difficult they are". It worked out for us, but OP Apartments came close to blocking our ability to get another apartment- After they had told us that we needed to get out!! Long story short, if you rent with this company, brace yourself for the possibility of not having your lease renewed with minimal warning and no cause, Paying for a parking spot that will frequently not be available to you, and being treated like a criminal for absolutely no reason. This is a shitty company. I am renting an apartment on Thatcher avenue in River Forest since 17 months. I only had problems with them. The sink leaks all the time. The building is very noisy. I found tonight a mouse in the apartment. I called their support center and the guy said I cannot do anything for you right now. He told me that he gonna call a service company and they will come to help you. I have to wait 24 business hours to see if the other company will come. I am not able to sleep. This company took weeks to sort out our application to deny us so they could go with a higher rent price from some other poor sucker. We toured the place at 1280 before they changed the listing to 1450. We probably were denied so they did not have to honor their original listing. They kept coming back and asking us for more and more paperwork. Instead of getting an application rejection email only one of us (out of two applicants) received a sketchy email from an unknown source, it was from the third party company they contract with that screens tenants. It was not personal, and was left unsigned by any real human. Worst part was like any good potential tenant, I got a free copy of the tenant rental screen report to see what happened and it listed my current income as only 1200/mo when I submitted several proofs of payment that added up to over 3800. Never had any previous complaints or issues. Was never late on rent. Kept to myself and kept my apartment clean. I don't even know where to begin to be honest. I'm in shock by the supervisor "Jim". They have a terrible policy where if you back out after paying them to check your credit, they block you from ever renting with them again. Mind you, we never signed a lease. Due to the fact my fiancé's mother died and we couldn't possibly move once this happened. We tried to explain this many times but they have been rude and very very racist. The policy says " they may" block you from renting with them in the future. This is tricky wording and I believe it's open to interpretation. We thought we would at least explain what happened and provide documentation. Just to see what could be done. (like a death certificate). The supervisor Jim berated me and screamed at me letting me know we will never ever be able to rent there. He was very hostile towards me and barely let me speak. There was no empathy at all for the fact my Fiancé's mother had passed away or anything like that. The wording of the policy is open to interpretation as well. Ultimately on this conversation with Jim he called me a "nigger" and hung up. I was stunned. So I called back and asked him what he called me and he refused to say it again and said his employees would vouch for him no matter what. So to me he was covering his tracks. If he was a real man he would have stood by what he said but he is clearly a coward. Dear people of color, don't rent here. Imagine what else he could have said or his real attitude towards black people or people of color. I'm really stunned by this and hurt that he felt the need to even sink that low. I am a Registered Nurse who works day shift. In September the management company moved in a young party couple above me who one night partied until 6am. They continued to be up late at night pacing, playing with their dog, stomping around, having loud conversations, etc. I let management know (after talking to the couple who said they didn't care, that it was just how they lived). Management said they sent a "noise reminder" email however the behavior continued for six weeks. I was unable to sleep. I emailed management every day as the sleep deprivation got worse and worse. For six weeks I was kept up until 1, 2, or 3am with the neighbors pounding above me. I lived here four years and this was the first couple to live like this. Due to the ineptitude of management, I finally had to call the Oak Park Police Department who finally put a stop to it by letting the tenets know that they need to be quiet after 11pm. The party couple were willing to listen to the police. I have never been so badly abused by a management company in my entire life. If you are a first responder, work in health care, or anyone who needs to sleep normal hours, I urge you to stay away from this apartment management company, they do not care. read more

If you can afford it, please rent elsewhere. The price you might save on signing a lease for one of these rundown properties they're rebranding as vintage is not worth your sanity. My ceilings are paper thin and I can hear my upstairs neighbor's muffled conversations. When the upstairs neighbors walk around, it feels like I am living inside a drum and it is insanity-inducing. Each step they take is like said drum being hit. My floors are so rickety that it sounds like an animal is being killed every time I walk. I reached out through their website to get some information on their apartments and it took about a week for an associate to follow up. I'm accustomed to more responsive staff in the real estate/ property management business so that was a bit off to me. The application process is also very manual which I find archaic for a business in 2018 managing multiple properties. A digital system where all the necessary information can be submitted would streamline the process for all parties involved. I ended up leasing a residence elsewhere in the area with better amenities at a more competitive price point, so don't get hung up on their listings. The apartments themselves are very nice and reasonably priced, however we had a bad experience with customer service. Customer Service was not transparent with us regarding how parking spaces were allocated and did not disclose to me until much later that their system essentially makes it impossible for existing residents to obtain a spot if they don't have one already. When I confronted Customer Service about this I received a very "non-response" answer with no interest in remediating the situation. read more
