    HÖME BITTERSWEET HÖME…read more Life in an Oak Park highrise is an expensive and occasionally infuriating affair, but it comes with the territory. I originally signed a lease with OPP way back in December 2013 for a 1-bedroom. The monthly rent (which began in the low $1,400's) rocketed up to the mid $1,800's in 2016. At that point I relocated to a lower floor in a studio unit (paid something like $1,300/month) where I lived until June 2018. The front office personnel have turned over a couple times, and the folks that run it now are a nice bunch (though not as cool as the group when I moved in 5 years ago). Thania C and Erin B have been professional and helpful when I've bugged them with various questions. Of course there have been some hiccups along the way, including a point when their automated payment system went tits-up. Being out of town when this happened, I got a few scary letters threatening eviction "if not paid in full with a cashier's check or money order within 48 hours", so that was lots of fun to come back home to. Initially they held monthly events for residents, but that gradually decreased to an almost seasonal basis. I will say that their summer barbecue held on the 7th floor roofdeck was awesome. Tons of catered food and plenty of booze made for a lovely sendoff. Unfortunately, there were numerous instances when I was left scratching my head. Times when the building's plumbing was shut down, times when the central air malfunctioned for days at a time, and times when the heating/hot water went kaputt. Over 5 years, this happened a lot. A. LOT. Perhaps the strangest single WTF moment came from a burst water main sometime in 2016. I returned home at around 1am to discover that the lobby ceiling was literally dripping. It was straight up raining indoors.....I thought I was trippin' on some bad peyote. * TL;DR * Despite the pervasive issues with water stoppages and the untimely lapses with their auto-payment system, I found the overall living experience okay. Oak Park Place isn't an old building, but the utilities have been iffy. Considering the relatively outrageous amount tenants pay for rent, those problems should NOT happen, and if they do, it should be infrequent. The $400 transfer fee to relocate within the building was kinda bogus, too. Aside from that, however, it's hard to beat the convenience of having Trader Joe's downstairs. That's a big plus in my book and one of the main reasons why I chose to keep renewing my lease. After a difficult period, it seems like the front office has settled in nicely. With prices virtually identical to Vantage and The Emerson, I wouldn't necessarily say that this is your best choice in the area (especially when the latter has a freakin' rooftop pool). It's a place to keep in mind, for sure, so consider Oak Park Place as a viable option for apartments.

Of course they were some maintenance issues here and there but they were fixed promptly. The leasing staff is very amiable and responsive to whatever your needs are. Going to miss this place so much! Would highly recommend living here, especially if you want to be close to the city but don't want to pay abominable rent. City is straight down the highway about 20mins without traffic.

I was behind on rent because of misunderstanding and then got help from the township of oakpark and they got $1600 and then I wanted my lease renewed knowing that I was going to get $650 every month towatds my rent and I work part time & I have more than enough money to even upgrade to a 1 bedroom because I have a studio at the moment but won't renew my lease and isn't giving me a reason why - property managers are just terrible also !!! People cannot put air conditioning because of there old windows so people are forced to open there door and put a fan in front on the door because they have air in the halls!! SMH !! They just won't negotiate and nobody knows who owns the buildin. and are not in compliance with ADA !! People steal packages and they have about 6 or 7 cameras and still they steal packages!!! I could go on and on. personally I like the place because it's very convenient for me to live at but they won't renew my lease!!! So now I'm going to have to go to court because they want to file an eviction against me knowing I can afford the studio !!

After application process and the security deposit payment, OPK has been delaying in sending the lease agreement. After several emails and phone calls, OPK informed me that the current resident of that unit changed the mind and wanted to recall the move-out notice and renew the lease at the last minute. OPK failed to provide alternate apartment to me with the originally agreed rent. In doing so, OPK has wasted 4 weeks of my time through the application, and security deposit. Having initially chosen OPK, I neglected to select another Apartment community, and now I am going to pay much more to another apartment community than what I am supposed to be pay at OPK. I trusted OKP so without even seeing this unit and without meeting any of their staff, I filled their online application, used CC, had most of the communication via emails. OPK lost the trustworthiness!! I share my bad experience so that future prospective tenants are careful when dealing with this OPK community. COMMENT AFTER RECEIVING RESPONSE FROM THE OWNER: Accepted the apologies. Correction to your response-The alternate apartment offer came from your team only after my online reviews. In addition to the inconvenience, I am going to pay additional $3,146.00 to the new apartment community during the next 14-month lease.

Yesterday July 2nd was my move in day, due to my financial institution security breaches, I wasn't able to receive my keys in time due to a lack of possessing a money order. Although I explained the situation to the representative at the agencies office, there was no flexibility for a card payment. I respected the decision because that is the policy of Pangea Real Estate. Today, July 3rd of 2018, I finally received my keys to my apartment by money order first month payment like promised. My key for my backdoor didn't work unfortunately, which is not a big deal. And to my surprise, when I'm actually get into my apartment, I find mice droppings in the kitchen area and a hole in the baseboard of my bedroom. I immediately call Pangea Real Estate Corporate to relay the circumstances. I am told they are putting in a maintenance report and I should also speak to my property manager at the office. I arrive at the office after moving my things in. I explain to representative at the front desk that there are mice droppings in my apartment. She responds that I have to speak to my property manager as previous stated by a corporate representative. She wasn't sure who my property manager was or if he was in the office therefore she would refer me someone who was present in the office. To her and I surprise my property manager is actually there, which I pointed out because I knew his name and realized so by reading his badge. So I inform him of the situation and state that my apartment isn't move in ready due to a rodent issue. He rebuttals that the apartment is move in ready besides the rodent issue. I politely respond that there are no mice on my lease therefore it is not. Instead of first apologizing my property manager became defensive. Why? I'm not sure. So we exchange words and due to circumstances I receive a small amount of compensation credited to my account and ensured that the problem will be resolved by Thursday. Due to my previous knowledge of rodent infestations, I know this problem will persist. One it's the middle of July, rodents usually show up in the winter. I'm also on the third floor so that means rodents are very familiar with this infrastructure. PLEASE PLEASE PLEASE do not move into any Pangea Real Estate apartments. They do not maintain proper extermination tactics for buildings. I know you may be in desperate situation but aim for comfortable apartment because Pangea Real Estate does not possess such things.

    I think these photos speak for themselves…read more I lived at the Emerson, and when maintence had issues over a prolonged period of time, they offered me a $1500 rent credit. Here when things aren't working, and you push the dishwasher door harder, to try to get it to work, you get charged $100 for their appliances not functioning. The neighbors and people who live here are wonderful. However, my experience with appliances not working has been very challenging. My dryer has never worked since I moved in. (I am on my third lease). Today, I was literally told, "your dryer does work. You put the clothes on you drying rack." My answer to this, "why would I need a drying rack? If the dryer worked?" The reason I use a drying rack is because the dryer does not work. Currently, the AC is not working during a heat wave, and the building tells me it's because I don't have my settings correct and I don't know how to use a nest. I've lived in several buildings with a Nest and have never had an issue. I've heard the AC was broken for other people, too. I've lived in several managed properties and have never experienced this. I love Oak Park, however, I must be truthful about my experiences with the maintence being what it is, and I think these photos speak for themselves.

The rent is very expensive as it is a good location, but a lot of the headaches come from the overall property. When I moved in, while the apartment was clean, there were clear signs of wear & tear, to the point of abundant scratches on my stove top, a broken shade that the shade chain had been snapped off, and a semi-working fridge (would be on for 2 days and off for 5 and make all groceries go bad). For most of my previous leases/apartments, there was a walk through before and after with staff, at the Albion, I was simply handed keys and told I was good to go. On move in day i had reserved an elevator that I didn't officially get until an hour past the time I had reserved (this led to a higher moving bill FYI). I lived lower on the east facing side of the building and would not recommend, while this isn't the Albion's fault, you'll face another apartment complex and hear trash trucks/delivery/moving trucks/etc DAILY (hate complaining about cleanliness but if i wasn't already awake i would be awoken by the large machinery almost everyday, even sundays). Also the gym is nice and well kept, but the hallway reeks of sewage, this is also the way to the pool. This has been an issue for over a year, and while I never complained it is crazy it never got fixed. You'll also be approached in the gym by 5th floor residents about typical gym sounds that are too loud, I.E weights hitting ground, music, etc. even if it is within the gym hours. A women came in in tears and asked us to be quieter as her apartment was shaking, we were on a bench press so not sure how fragile her apartment was but it didn't add up. Lastly, it seems like it is falling in the "fake nice" trend of apartments you see these days. Cheap laminate floors and cabinets that are appealing to the eye but are cheap fashioned next to cool light fixtures. Cheap appliances were the norm (my washer/dryer & original refrigerator were crap). The security really seems to be for show, they're often sitting at the front desk with headphones in completely distracted. While I would understand that for the overnight shift, there were multiple times coming back from work where I would try and say hi to be met with blank stares since they were on the phone with their friends and didn't hear me. If the rent was so expensive I think I'd complain a little less, but when i got the notice of an early bird price raise and then the non early bird price raise, and both being significant jumps, I knew it was my time for me to get out.
