I've lived in a building managed by OPRC for several years. Richard Monzon, the building manager, has always responded to maintenance requests promptly, and he always sends the best workers to fix whatever problem I'm having. Angel in particular is excellent. Friendly, professional, and goes above and beyond what he's asked to do. This may sound like a paid review, but I assure you it's not. The property where I live is very dirty and people leave their trash everywhere. I've had mice before and water damage that they took way too long to fix. The laundry room has not been updated probably since the machines have been installed. The machines are in very poor condition and all they do is take money. We have complained and nothing has happened. I have been told that the machines will be updated back in 2021 but nothing. The dishwasher in the unit is in very poor condition too. Bed bugs infested building. I have rent an apartment in 907 Pleasant St. - Oak Park with Oak Park Residence Corporation - Property Manager: BreAnna Crosby. In January 2022 BreAnna Crosby ordered the first pest control to my unit 907 and all the units in my stairs. When I have asked what kind of pest, she was looking for she lied, and she said a mouse. Then I was talking with a neighbor at the second floor, and he told the pest were bed bugs and the extermination company found the unit 909 (sharing wall with my unit) responsible of the infestation (with a big infestation). The infestation migrated to my apartment, and it started to me 7 horrible months. BreAnna ordered several treatments for the neighbor unit and for my unit. Two different companies did 4 treatments in my apartment, but the neighbor has refused the second treatment because he said BreAnna Crosby didn't informed him on time. I also had a canine inspection, and my apartment was clean but then the bed bugs back. The neighbor tossed mattress/box spring and couch treated but still infested in the common dumpster and BreAnna has accepted this kind of behavior even if is not allowed in order to avoid spread of infestation in the building. I was scheduled for a treatment in July 2022, but the extermination company didn't show up and BreAnna Crosby never answered to my calls and email to explain what was going on. I lost half day of my work (morning) because I was scheduled for this treatment. In the afternoon I have received a call from a stranger, she was the owner of the extermination company (BreAnna shared my cell phone number to them without my permit). The owner was asking to me to open a container with bed bugs I was so brave to keep as proof, because she wanted more pictures. Of course, I didn't save bed bugs in my unit after took the initial pictures sent to BreAnna Crosby. The request of the company owner has sound like unsafe to me. In August I have bought a condo in Chicago and in order to stay safe and avoid carrying infestation I have bought a new bed/mattress/box spring, went to the dry cleaners with my clothes, and tossed out the most part of my stuffs. I am with a lawyer, and we are asking a refund of $ 2,071.18, with is nothing in compare with all the money spent, but we only asked the refund for the bed/mattress/box spring, dry cleaning, the half day of work lost, when I was scheduled to a treatment, but nobody came, and the stress I had in 7 months in that horrible, infested apartment. OPRC is refusing the refund, Beth Swaggerty (VP and HR of the OPRC) says that I have canceled two heat treatments, but it is not the truth as my apartment has been treated 4 (four) times in 7 months, maybe she made a confusion with the neighbor that he didn't accept the extermination company in the unit when we were both scheduled for the treatment. Beth also says that I didn't follow the instruction to make ready the apartment for the treatments, well I didn't receive any complaints from the companies, and they treated my apartment all the time, which is mean that the company performed the heat treatment in a non-safe apartment? What companies BreAnna Crosby hired? Responsible or unsafe companies? Then Mr. Pope (Manager of the OPRC) says that it was not necessary tossed my bed and mattress because it has been treated... well he is the only person that say it. All my managers and friends immediately suggested to buy a new bed and mattress in order to stay safe in the new condo. He also refused the refund for the work time lost because he told my presence is not required for the treatment. I had two rabbits when I have moved to the 907 Pleasant St. and the ONLY time, I have allowed maintenance in my unit without me I have found one of my bunnies died on the floor when I came back from work. I don't know what happened in the unit when the maintenance of the OPRC was in. But it is heartbroken to me have lost my bunny. I left the unit in August, but I have taken a picture of 2 (two) alive bed bugs and BreAnna Crosby was waiting the keys of my unit back to spray bed bugs poison, which is the proof she is fully informed that the infestation is still there. I am going ahead to proceed the case to the court with my lawyer. Please stay safe if you are thinking about this building, I would avoid people go through my same horrible, unsafe time I had in 907 Pleasant St. with BreAnna Crosby like property manager. This organization (yes, incorporated- but they are nonprofit) has well-stated intentions. Basically they buy up old apartment complexes within Oak Park, rehab and refurbish them- typically making them very nice, and then offer them up for rent at affordable prices. They even offer lower rents for individuals and families that qualify. While I haven't met too many people who actually LIKE their landlord, I will say that my 11 months experience with OPRC was not all that great. The apartment that we rented itself was actually quite nice. Sunny, spacious, and relatively cheap in terms of location. Hardwood floors well maintained, and the kitchen was pretty much brand new. Lack of closet space was simply due to it being an old building. Nothing much at all to complain about with the building (other than laundry not being very convenient). In fact- for the money, we had a really nice apartment for cheap- one block from a Green line stop. The issues we had were with the way the office was run. Being only about a block away from where we lived, the office gave us problems whether we called or we stopped by. I remember getting a call one morning on the 3rd of the month (after we just got back in town from a trip) demanding that we pay our rent. It was paid earlier that morning in the one place that we were allowed to drop it off in- the drop box (I believe the policy stated rent was due by the 5th before being considered late). I let the lovely woman know that the payment was in the drop box. I think before I even ended my sentence I heard her mumble something about rent being due on the 1st of the month before abruptly hanging up on me. No "thank you" or "I am sorry to call in that case." If this were the only case of bad or even odd service (walking in to the office- many times the woman sitting at the front desk that faces the front door would not acknowledge the fact that I just walked in off the street), it wouldn't be worth mentioning- but there were a few. Barring any run-ins with some of the incompetent or just very grumpy staff there- I would recommend checking this place out for affordable and well maintained properties if you plan on living in Oak Park- particularly if you want to live near Austin Blvd. Their places are quite nice. The apartment I have rented from them is basically OK--old building is pretty well kept (though no heat in the stairwells!), lax snow clearance on walkways and in courtyard, small refurbished kitchen (no pantry space!). Baseboard heaters, no thermostats. Loud location, no sound-proofing in the building. Some heaters very weak. I agree with another reviewer. The landlord (OP Res Corp) staff is very unfriendly, even surly. If you need to fix something, you're told with a snarl and a penalty. Person at front desk seems irritated and ticked off all the time, landlord rep/building mgr I have is unfailingly negative and quick to "bite" and mete out punishment. Not many options in my price range though, and this was the best I saw at this point. read more

This corporation owns several buildings in Oak Park. My apartment building was located on Austin and Madison. To start off, I'm going to review the actual unit. Pros: 1) Free parking. If you're just moving to Oak Park you're going to find out pretty quickly what a great deal this is. 2) Relatively ample closet space compared to other units in the other buildings I viewed in Oak Park during my apartment hunting 2 years ago. Some units had pretty much a closet broom serving as the master bedroom's closet. My unit had a standard-sized closet. 3) Renovated bathroom and kitchen. 4) Assigned storage unit. 5) Laundry room was right across my unit so I basically just had to walk a few steps and I was already in the laundry room. Very convenient! 6) Close to Jewel and other shops and food places. Cons: 1) Not a safe neighborhood. A robber once tried to hold up a man at an ATM machine at the bank across the road from my building not knowing the man was packing. I was literally opening the gate to walk to the parking lot when I heard popping and saw people running and ducking behind their cars. It was over in a few seconds though. You would think having the police station just down the road would deter these criminals, but I guess times are just really tough. 2) I had a garden/basement unit and the radiator piping was on the ceiling so (since heat rises) I was left piling on quilts and using a portable heater during winter. 3) Very thin walls/floors. I could hear my upstairs neighbor and--as much as I wanted to cheer them on their journey to a healthier life--it was just too much to listen to at 3 in the morning (they dragged the stationary bike and I could hear them pedaling away). 4) One time, there was a problem with the piping or the sewer or both. Sewage backed up in my toilet bowl, the sink, and the bath tub. Plus, any time my neighbors flushed their toilet bowls, I got more. It was a nightmare. 5) Roaches. I am extremely scared of roaches. As in I freeze, start seeing black spots, hyperventilate, and feel like the room is closing in whenever I see one. This happened twice. First time I saw the roach on the stove top. I was about to call an exterminator and pay extra to have them come out right away (it was 9 at night) but thank God I had a friend who lived nearby and was nice enough to kill it for me. Second time the roach crawled out of the bathtub while I was on the toilet. Yeah. Good thing my boyfriend was there to kill it for me. You must be wondering why I'm still giving this place 3 stars with all these deal-breakers. It's all thanks to Abrianne Dillard. She deserves 10 stars! My building was old and not everyone who lived there was conscious of the importance of keeping a clean environment. So, in a way, it was understandable to have problems with the pipes/sewer and the roaches. What made these incidents bearable was Abrianne's responsiveness. She had the maintenance and exterminator guys come to my unit almost immediately after I sent her emails wailing about my predicament. She exercised accountability and I truly appreciate that. Another example was that time the spring mechanism on the gate was broken. This meant that the gate didn't automatically close behind the person and some of my neighbors just couldn't be bothered to take the extra second to make sure the gate latched. I would come home and it was wide open. Being in the garden/basement unit, this was not ideal. I emailed Abrianne and the very next day the spring mechanism was fixed. Her attentiveness and sense of responsibility were what made me stay until I had to move out of state. I don't know if she's still working for this corporation though. If you do happen to get her as your point of contact just know you're in good hands. read more

Would you like to waste time and money while adding increasing frustration to your life? If this sounds like you look no further - rent an apartment through the Oak Park Residence Corporation! I have been renting from OPRC for several years and have always paid my rent on time, and kept my unit clean. This hasn't stopped OPRC from consistently raising my monthly rent. Furthermore, my unit was advertised to have air conditioning. What the advertisement failed to mention is that the air conditioning would only be turned on when OPRC deemed fit. The HVAC system turned out to be a dinosaur that must be switched from heat to air each season. Apparently, 90 degrees isn't unbearable enough of a heat wave to necessitate air conditioning. "Oh, it's not that bad, why not open a window?" I would LOVE to open a window. Unfortunately, OPRC is so deplorable that they can not even supply screens for windows. So, unless I feel like harboring wasps from the nest hanging off of the roof, fresh air is not an option. This is only the beginning of a long list of grievances. OPRC excels at disrespecting their tenants basic needs at all times. I lost count of how many times the washing machine flooded, leaving behind a hazardous puddle on a slick floor. Many formal complaints I've made have been met with disdain, not a willingness to make things right. Others have been routinely ignored. If you too want to be paying higher prices for worse customer service then apply to rent today! I have a feeling there will be vacancies abound. read more

Tread cautiously. While you might be impressed by the cosmetics, look deeper. They barely touch the landscaping at our building. The shrubs and bushes are overgrown and unkempt. They waited so long to paint parking spaces in our lot, the lines finally vanished. They recently painted them, but whoever did the work left out a line or two. The lack of attention to detail and pride of ownership is a recurring theme. Need more examples? The contractors that built storage lockers in the basement walked off without finishing the job and no one made them come back and do it right. Repairs and painting are done shoddily and as cheap as possible. The paint comes right off the wall if you try to wash off a mark. The fix for a broken sink stopper: black tape. Seriously? The Residence Corp. is in thick with the village and requested reducing the minimum heat requirements for apartments in Oak Park. While I understand the need to conserve energy, I don't appreciate freezing in the spring, fall and winter. It's miserable even wearing layers. Temperatures in my unit have been as low as 59 degrees in the winter. Combined with the wind that blows in from the inefficient 1920s single-pane windows, it's pretty bad. Often, when the heat comes on, it's on for maybe five minutes, which isn't nearly long enough to warm up one room that is 59 degrees, much less an entire apartment. My unit is rarely up to code in winter. Don't bother calling and complaining. They'll fiddle with the radiators and change steam vents, but that's just window dressing. Bottom line -- they need to turn up the heat. They didn't used to be so miserly. Call too often and they'll tell you they'll have to start charging you for maintenance to come. And despite what was reported in the local newspaper, there was no notice given to our building about the public hearing that addressed lowering the minimum heat requirements. I could go on, but I think this should give you enough to get the idea. The Residence Corp. isn't all bad, but there's a lot they could improve on. read more

I don't feel like/have time to thoroughly explain the issues I had with OPRC. I lived there for 2 years and I would've moved after the 1st year if I could've. I lived in One Ontario Ct, an extremely old bldg. 2 mos after moving in we had a mice issue. The woman who managed the building told me to keep my food stored tighter at night and maybe one had crawled in the back door. I demanded she have maintenance come over and do a thorough check of all the nooks and crannies in my apartment, sure enough they found over a dozen holes. They plug them and I still continue to have issues. Basically the building is falling apart, I had cracks in between my floor in my wall so big a 5 yr old could stick there hand under them. They refused to fix it. I wound up having to call my own exterminators which is not cheap but they were finally able to get the job done. They have a very lax attitude about fixing anything. At one point I found a dead mouse in my mailbox it was still there 24 hours later and I was told it was not at the top of their list of things to have removed. Shortly before I moved out I experienced a teeny tiny electrical fire in my bedroom. The wiring is all incredibly old. Shortly after it happened I emailed the manager of the building and they never got back to me, never asked how I was,were my things damaged...nothing. It's difficult in Oakpark to find an apartment that won't break the bank, and these are just a few of the issues I experienced. Your basic landlord whom doesn't actively maintain their buildings. Repairs happen but only after you bring it to their attention. Most often these are for things which should be maintained in the public spaces. Rent is not competitive for what the properties actually are. read more

Not worth the cheap rent amounts, 8% to 10% percent rent increase every year, took my security deposit, terrible property management services, old and unclean exterior and interior of the apartment buildings, horrible and scary laundry rooms with old and expensive coin operated washing machines and dryers, outdated kitchens and bathrooms, and disgusting Director of Property Management who likes the sound of his voice and distorts the truth and lies to your face (soulless person). read more

I have lived in a 2 bedroom apt for 2 years now and had nothing but good experiences. We were on floor 2 of 3, and rarely heard noice from any direction. Snow removal was always prompt and they always plowed the parking lot in a timely manor, huge bonus in my book! Right when we moved in, had a couple minor issues, maintence responded and showed up within a day of us putting in a request. Office staff was always easy to work with, went out of town for the 4th of July and they allowed us to turn rent in almost 1.5 weeks late with no penilty. Would rent from then again if we were not moving out of state. read more

The apartments they offer may look great but, it's all smoke and mirrors. The heating is horrible, it's like living in a meat locker. Old windows that are drafty, air blowing right through and, which open part way in the summer.Heat has to be on timers as it comes on at the same time in the morning for about 10 minutes, once during the day, evening about 10 minutes and not at all during the night. They sent notices of 68F during the day and 65F at night and suggested long sleeves and, adding an extra blanket in the memo. The temperature is closer to 50F. Warm water not hot. Mice. Filthy laundry room with 2 washers and dryers. Security gates that don't lock properly combined with tenants including the lazy resident managers who don't pull them closed. A sidewalk along the building that needs the drains rodded and, is a river whenever it rains. Also debris over the drain covers that everyone is too lazy to clean off. I notified them of cracks developing in my walls thinking it is best to patch them before they got worse. Their response was no response. Their outside maintenance company seems to do a good job of snow removal from what I have seen at their other buildings but, our lazy a$$ resident manager who has no outside employment gets up around noon and does the snow late afternoon and evening and, there are no words to describe his shoveling except WTH. Trash that is either thrown or blows onto the property is never picked up by the on site managers either. Takes a week to have a battery changed in a smoke detector in a common area and, the same for burned out lights.Our lobby was recently painted and too bad they only painted half of it. They painted at the top and did nothing at the bottom. The office staff can be surly and management is a joke, very poorly run. They can nit pick over petty crap being so politically and socially correct but, correcting problems and maintaining property is not their forte. Seems more like a club or who is friends with whom than a professionally run company. I would recommend you go elsewhere as you can do much better for the money. I gave them one star only because I could not give them no stars. read more
