DO NOT MOVE IN ANY OF THESE RESIDENCES! They will act all nice and make many promises upon move in, but once you live there you and have signed a lease - you are treated terribly. The management is unprofessional and disorganized, as is evident in their constant turnover. The current manager, Sam Oshana, made vague statements regarding amenities when I signed my lease. When those have proven to be false and I inquired about further clarification and assistance, he has been extremely rude and volatile. He refused to give me the contact info of his boss and the website conveniently does not provide that info. So months later, I finally spoke to his boss, Robin - who laughed at me, told me I was a liar, and said that there was no one else I could speak to. Now I am seeking legal action to break this lease. read more

I'm sad to read about the previous review given to this property. I have been here for over two years now, and love it, and would not go anywhere else. The management and maintenance staff is incredible. They are completely respectful of your space and fix problems immediately. They are friendly and caring and do what they can to their abilities for the residents. I have never had a problem parking. I park on the street and may have to circle the block a few times, maybe once or twice a month. They have also worked out a deal with the lot located immediately behind the building, which has better rates than anywhere in the area. The apartments are well maintained. The building was once a box factory, so while most layouts are the same, the fixtures unit to unit and flooring may vary, but they are all in great condition. I live in the smallest unit, which has no ceiling fans or lighting fixtures in the rooms, but those I can purchase for cheap at the local Target. The pricing is a little high, but nothing compared to the area. The newer surrounding residences may have more amenities in their buildings, which usually equates to a small gym and roof deck. The buildings are usually filled with typical new construction problems or have lacking management. And as for the park across the street, it is not an official dog park. It is an abandoned lot that no one will build on. Several problems under the surface that would cause too much money to even warrant opening the ground. I wouldn't worry about it disappearing anytime soon. And as for the comment on city noise, you live three blocks from the Sears Tower. You live downtown, you get downtown noise. But the most I ever hear comes off the Metra tracks behind the building, and it's nothing. And I have never seen a bus parked outside the building. Not in the two years I have been living here. I am getting ready to start my third year, and I wouldn't plan on leaving anytime soon. Love it, love it, love it. read more

Only 2 reviews?!? Come on, Regal residents. They have that rocking Xmas party every year in the front lobby. The least you can do is throw kudos the management's way. I lived here awhile back and it was a good experience. The management is on-site which was a blessing. Repairs got taken care of in record-time for me, no complaints there. I always liked seeing the little post-it notes on my mailbox whenever I got a package too. Little touches like this made the Regal feel very homey to me and when I look back it makes me smile! Ok, so why 4-stars and not 5? Fair is fair and although I dug this place a lot, there are some things I want improved for future residents too. Parking is kind of a bitch around this area. It's important that you either (A)Have a lot of money to park at River City or a surrounding lot or (B) get a residential parking sticker from the city of Chicago which isn't hard to do, you can even do it online. It also helps if you try to park your car either between 8-9 am when a lot of people leave for work, or between 3-5 pm before a lot of people return from work. Parking isn't something the Regal management can do something about unless they buy a lot themselves for residents' use which would be awesome! Regal is an old building, so you have to be prepared for drawers to sometimes fall apart or other such things. Like I said though, management was always quick to fix stuff like this. Finally, and most importantly, I want the washer/dryer setup changed if you could. In the apartment I lived in (and from what I've heard from friends in the building in their apartments too), the washer was on the bottom and the dryer was stacked on top. I've lived in apartments since Regal that have also done this but the thing about Regal's laundry set up is, there is NO SPACE in between the dryer's bottom and the washer's top. That means when you have to switch clothes from the washer to the dryer you have to pick up and transfer wet laundry with one hand and hold the lid of the washer open with the other hand. Believe me this is not a pressing concern of mine; I don't lie awake nights cursing about laundry. It's just something that could be improved upon. Overall the experience I had at Regal was great! If management messaged me through Yelp and told me they fixed the laundry I'd re-review and bump them up a star. read more

I've lived here since September of 2011 and I absolutely love it! I started in a studio loft and upgraded to a one bedroom & den with my BF. Great space, good location, nice neighbors (mostly young professionals / couples), pet friendly, clean and safe. That being said, the management just switched over this month and I'm very nervous about it. We had been managed by Reinhold Asset Management, a property managing company based out of Philadelphia. The building manager, Gabriela, was awesome, professional and attentive. I loved the maintenance guys, all very friendly and willing to help out in any way possible. They kept the place clean, safe and supported a friendly community. Now TLC Management Company has taken over and their yelp reviews are less than stellar :-/ This happened the week before Christmas and from what I've heard they laid everyone that used to work at The Regal off. Ugh. I'll keep everyone updated on any changes here at The Regal, but I'm hoping for a continual great living environment and community. Everyone knows that bad apartment management can absolutely ruin your living experience. Fingers crossed, I guess. I've visited someone who lives in one of these apartments, and it was great. Hardwood floors, natural sunlight, street parking, elevators, and friendly neighbors - yay! My real opinion is more related to the fact that they have two large planters outside of their building that are full of dog urine. Every single day about hmmm I don't know possibly 300-400 times per day a dog lifts it's leg to spray those planters with all it has and when you walk by The Regal Apartments go ahead and hold your breath, because it feels like you are being suffocated by funk! The other high rises on this block do not have planters sitting on the sidewalk - for a very good reason obviously! There's so much urine on these planters it pools and rolls down the side walk making people want to either leap over it like a super hero or walk in the street. Advice to the building management: Remove the planters it's definitely not adding curb appeal. Animals urine on these things all year round it adds no value whatsoever to walk by the front of your building and smell a stench. Just remove all of the cool stuff from outside of the building spray bleach and hot water on the sidewalk and the cute little doggies will go in their local park on on a fire hydrant instead. *palm to nose* Yikes! Bottom line, beautiful building - awful decision to leave those planters aka "flowered fire hydrants for dogs" in front of the building. read more

The Regal has been my home for the last 2 years and I love it here! The location is great. Just a block or two south of the loop, close enough to walk to work or catch any of the CTA train lines, yet removed enough that things stay quiet on the street. The building is incredible! Over 100 years old and a registered historic building. The place is warm, inviting, incredibly personable and very unique. The apartments are fantastic! There spacious and roomy. The ceilings are all wood with beautiful timber beams and they're much higher than most apartments I've been in. I'd estimate they're 15 feet or so. This makes the units seem even larger. My friends and family have all remarked about how big my place is, and sure enough, I've found their places to feel cramped and stuffy. What sealed the deal for me was the washer and dryer. Every unit has one! No more trips to the laundromat, no more trips to the communal basement level washing machines where everyone has to share a couple of machines and they're always taken or in some state of disrepair. No more saving up quarters to make sure I can get my clothes clean. Every single unit has a washer and dryer. The management team has stayed the same the entire time I've been here. Gabriela and Christian are amazing. The Regal isn't a large building. There are only 8 floors of units. They know everyone and greet you by name. They're super friendly, courteous, and quick to help. They decorate the lobby for the seasons/holidays and treat us to breakfast, drinks, and candy every so often. I'd dare you to find another place so close to the loop, with a washer and dryer in the unit, with HALF the ambiance and character of The Regal. You won't find anything within $500 of their monthly rent. This place is a steal, and a great one at that! read more

I disagree with many of the other reviews here. I have lived here since July, so approximately 5 months. I think the staff is extremely helpful and professional. Maintenance keeps the building very clean, and they are extremely helpful. The area is very safe. I enjoy the business center for studying and the fitness center is good to do a light workout after work. Residents range from graduate school students to families to older folks. Angela is also very helpful, and she is extremely responsive whenever I need anything. Highly recommend this building. Will be renewing my lease here. My wife is equally as satisfied with this building and the staff. read more

This building has a BED BUG issue. We lived out of black garbage bags for over eight months while the management scheduled the same unsuccessful treatments. You would think that after 3 months with no resolve, they would have looked for another solution that gets RESULTS. That shows how much they care about residents, don't you think? We also found out that they were not inspecting other units around us--allowing the issue to manifest. We paid over $2,100 a month and lived out of bags our last year. But TLC Management has refused to waive our last month's rent. We were so happy the first two years we lived here before there was an issue. Then we learned how greedy TLC Management actually is. read more

My poor daughter and her friends moved in in July of this year. Before even moving in, there were bed bugs found. After telling management - Allison - she "claimed" to have treated the problem. Allison was very pushy about getting the lease signed and now I know why! There have been bugs ever since and management - Allison- is nowhere to be found-meetings all day, not in her office, doesn't respond to my emails. How despicable taking advantage of young students! I lived at the regal for 3+ years. The apartments are fine, I guess. The hardwood floors aren't actually hardwood, and the buckle around anything that puts off heat (i.e., dishwasher). The party room/office/gym is laughable. Management is (1) impossible to reach (2) impossible to get anything out of, and (3) constantly changing. There is a reason that this place has so many vacancies. The real issue I have with The Regal, and TLC Management in general, is that they will screw you over. I recently broke my lease (to get the hell out of there), and I had all sorts of issues. First, the buy-out provision of your lease isn't actually in the lease; it is in a "tenant handbook." Which is fine, if they actually provided the handbook to tenants when they moved in or re-signed each subsequent lease, or even if they provided it on the tenant webportal. However, they don't. I didn't even know there was a buy-out provision until I asked where it was, and had to call TLC Management's office to get a copy of it. Second, the property manager (for now) told me to sign a form and pay 2 months' rent, and that I would be done. So I did that, exactly. But, I guess after talking to her boss, they decided to use their considerable size and resources to squeeze another months' rent out of me. They notified me 1 DAY before the next month that I, in fact, owed that months' rent and had to sign another form to get out of my lease. I had to move for financial and family reasons, which the property manager knew, but that didn't stop her from telling me one thing, and then doing another. In the end, I was forced to pay it under threats of reporting the matter to credit agencies, and as I don't have the available resources to fight them in court, I begrudgingly paid. The moral of the story is RUN AWAY FROM TLC MANAGEMENT. I don't know how their other buildings are, but if that is how they treat their tenants, then I can't imagine they're much better. read more

In the months since my first review, TLC has continued to ruin what used to be a great building. The basement gym that we were supposed to see in October still hasn't materialized. The common areas have also degraded significantly, with the hallways and elevators developing foul smells. I also had the joy of walking into a sales pitch as I came home from work last week. TLC had invited Enterprise Rent-a-car to setup two tables, with salespeople, to take over the lobby for an afternoon. The lobby is small, so the sales pressure was impossible to ignore or avoid. Not exactly something I want to come home to, but I fear these won't be the first invited solicitors in the building. But the latest and greatest absurdity has been the A/C. Apparently, without really telling anyone, TLC had all A/Cs in the building shut off last fall because of work on the roof. This wasn't a problem over the winter, naturally, but now that it's heating up, the situation is awful. As tenants started complaining, the building management sent out a memo that, conveniently, didn't offer a date to expect A/Cs to be working again. TLC blamed the bad winter for lack of progress on the roof and thus the lack of working A/Cs (because who could've predicted bad weather in Chicago over the winter?). In fairness, I'd certainly like to have a well-maintained roof on the building, but the lack of transparency and the utterly terrible planning by TLC is deeply frustrating. read more

Its like we are smoking a pack of cigarettes a day from the second hand smoke seeping into our apartment. So if you want lung cancer these are the apartments to rent from. Random homeless people sleep in the lobby. Smells like cigarettes everywhere. Cheap apartments that they try to make look nice, dont be fooled. Management is extremely poor. I am writing this review to hopefully impart others with some wisdom that I did not listen to. Before I moved into the Regal, I read the Run Don't Walk Away from this Place review on ApartmentRatings.com and dismissed it entirely. Now, having lived there for 2 years and recently moved out, I want to let you know that almost every word in that review rings true today. The good - the Regal is in an amazing location. If you work downtown, there is no need to even take public transportation. The bad- the Regal may be competitively priced, but it is no steal. You can find larger spaces with way more amenities at River City (which also includes free Ballys) or pay a little bit more for new construction nearby. The parking situation is hopeless. Given the new condos which have popped up on all corners of the street, you literally have to camp out at a parking spot and be willing not to move after 5pm. Build the cost of parking tickets (which are given for no reason at all) or pay lots into your monthly rent. The "dog park" across the street is leaving soon. The site was recently sold and while construction isn't supposed to start for a while, dont count on your dog being able to run out there. There is a bus stop out front. Right before I moved out, the city started parking busses right out in front of the building. I would wake up to the hydraulic brakes hissing every morning. Dont be fooled, the busses park there even though it says no parking. Don't rely on the model unit - I was shown the model unit before I moved in and the unit I did move into lacked a lot of the upgrades in the model unit. My unit had no ceiling fans, a much smaller water heater, and different bath and shower fixtures. Maintenance - The building went through several managers while I was there and miscommunication and misrepresentations between all responsible parties was abundant. I would be told by one set of management that something would be fixed, then they would leave and new management would say they never heard of it and to write a letter. Then, they would say that corporate didn't want to put the money into it unless I was renewing my lease. I was also criticized for not bringing up maintenance issues earlier, when I in fact had and nothing was done about it. I really got a to place here where I gave up, stopped trying to fight things and got tired of explaining myself for issues that should have been resolved, gladly, by management. The management- In the interest of full disclosure, I will admit to coming off of a fresh disagreement with current management regarding the return of my full security deposit. Nevertheless, I hope you take my words of caution to heart and am willing to truthfully answer any questions you have. read more

Some of the apartments in the building suffer seriously from inadequate insulation, resulting in extremely high electric bills and infuriating noise levels. If you are lucky enough to have an apartment with exposed brick walls, issues are lessened. read more

he Regal was a wonderful place run by Gabi, his brother and a handy man that did all the tech fixes. Gabi was an extraordinary manager that will ALWAYS tried to help and accommodate tenants needs. She was totally devoted of the place and although was moody at a times, she did an impeccable job. The Regal was sold to TLC and is when things start going wrong. TLC is a cheap company with bad reputation (please feel free to yelp it) The Regal is now run by Pam a ruthless regional manager that only cares about the dollar. They are trying to revamped the place by adding MADE IN CHINA cherry cabinets and a Gym and Bizz center that still under construction. The Regal has now lost all his charm, shop around 1675$ for one bedroom in a semi deserted area is not worth the price. The loyalty towards the tenants at this place is a thing of the past. Great building, close to the Loop and the Medical District. Very quiet and safe! The loft apartments are very spacious and well maintained. The basement gym is almost completed, so no issues. This is a wonderful place for people with pets especially dogs, as there is a dog park across the street. The bathrooms should be upgraded, so ask!! My boyfriend and I have lived in this building for a few months now and we are loving it. We have a one bedroom that is very spacious and beautiful. We have a dog who is welcomed here with open arms. It is a VERY dog friendly building. There is an open grassy area across the street which is the perfect location to let your dog run around. A gem in the middle of the city! Location is IDEAL! Walk to the L, whole foods, target, the movies, shopping on Roosevelt or State street, walk to literally any Chicago attraction in the summer time. The management has done a wonderful job in the months that I have lived here. Jennifer is kind and helpful. Louis, who is in charge of maintenance, is willing to help out with anything and always responds to maintenance requests in a timely manner. The new gym is wonderful- not super big but has everything you need! Overall, we love this building and couldn't be happier with our choice to live here. read more
