Within 1 hour of listing our property for rent, three interested parties called to inquire about seeing it, and the Lindsays set up the showings for the next day-there was no wasted time! The Lindsays had the potential tenants complete an application, did thorough background, income, etc checks of the applicants, and we had renters the next day! The Lindsays completed all of the necessary paperwork with the new tenants, as well as making sure our Homeowners Association was given all the paperwork they require. We did not have to worry about a thing! We totally trust Mark and Terri Lindsay as our property managers, and know that our investment property will be well taken care of in our absence. Within the last few weeks, we at Second Bayshore Condominiums underwent a pipe restoration project…read moreusing a subcontractor, Pipe Restoration Solutions ("PRS"), and it went so smoothly I could not believe it. Casey Management, our property manager, had forewarned us that it would take approximately a week to repair piping for each building (I live in building "K") with the water being shut off between the hours of 8:30 AM and 5 PM each day for a full week - and, moreover, that PRS technicians would require admittance to each of our condominiums to do internal piping repairs - and that damage to our condominiums could possibly occur. Most of this never happened. We were never inconvenienced as I had feared. The most that happened is that on just one day the water was turned off for just four (4) hours! Astounding! Bridget Spence, the owner of Casey Management, is a hands-on manager who prefers being on-site doing these projects rather than just sitting behind her desk. The whole thing was amazing! Anyway, I digress. We were fortunate to have been referred to Florida West Coast Property Managers ("FWCPM") by a realtor when we were considering selling our property. The difference between our former management company and FWCPM could not be greater. Our manager Aimee Bahk is professional, courteous, and a delight to work with. She has helped us through many difficult situations such as finding new tenants and managing repair and installation work orders. All of which were recently renovated This compound is one acre and has two homes. The second priority was outdoor space with 6 kids from 2 to 13 to run and play. The property offered that as well with lots of game options like cornhole, golf, soccer, frisbee golf and more. The pool was large and there is a hot tub The kitchens nice and are well stocked. Not a fan of induction stove top - very finicky even with correct cookware. The large game room became an evening gathering place. Now the not so good. I chose the property because of my love for pickleball that I wanted to teach the grands. The court is a joke There are no sides as it is walled right at lines It is built on a slope so every ball off back rolls down driveway out the gate and down the street Worst of all the ac condensation flows all through the court turning it into an ice skating rink as I learned quickly Speaking of ice skating. At least 7 of us slipped and fell around the pool and no we were not running. It is treacherous. Now let's talk service level from Albert at Anchor. From the time I made a reservation to questions in advance of our stay it took multiple calls and follow ups to get responses. The same was true on property. We had the porch roof partially collapse and asked if it was safe or at least should be cautioned taped in area Sent some one to clean up but no other response. We had no hot water most of our stay. We called texted emailed and the only response was there's a work order on for it. Never happened I would be concerned about renting from this group. When on vacation - a very costly one- it should not be as tough as it was to get responses and support when issues arise. We chose to rent through them because cheaper than air b and b or Vrbo. I guess maybe we got what we paid over 10k for idk?

Lake O Woods AKA camping with the woods Say it to yourself out loud....I am willing to go on family vacation and kill ants and roaches daily and be okay with replacing all food items that were purchased and washing all dishes that roaches and ants were in contact with. Maybe the people I communicated with about my issues this is a normal day in their life dealing with the insect at their house. Definitely not okay at my house. . If I owned the house I would be embarrassed. Just as I was to introduce this experience to my family. I know I sent a text with pictures and videos of a snapshot of what we got to experience. It was handled with a service person for roaches and ants, plumbing issues call and a apologizing text. So good on management company on responding right!? Ants. Roaches. Ants. Wasps. Roaches. Broken closet light in the master. Roaches. Ants. Shower not draining/toilet leak/backup (NOT caused by us per the plumber) repeat on ants and roaches killing daily with my own spray I purchased while on this vacation. Explaining the insect infestation to the family members you invited on vacation and your toddler children....fun right on vacation right!? We booked this rental because it was phenomenal last year. This year the place has clearly taken some steps back. I don't know how I ended up paying the price I paid $3500 to do basically camping with a private pool that ended with green algae/moss in it by the end of the stay. My wife will not let us and our family return to this property.. Explaining daily why we have to buy new food because the bugs took it over is not something someone should have to do on vacation. Nor is it a vacation when you see 3 different house service people. (Maintenance, plumber, pest inspection) there are so many places to do business with down here.... Unfortunately this was a tough expensive experience. I don't know what the fix should have been...(maybe finding us a property that could get us in if vacant) another idea is that when a service needs to happen....should I bet the person to be taking to the plumber or pest control or should there be a liaison from said management company there to handle it.... However I wasn't able to book another property after day 1 and 2 and 3 of issues. I would have loved to book a hotel for 8 or get out of this infested house... But that's not possible when you are binded by the money you already spent on this rental. Again a truly expensive experience lesson learned. Make it make sense. Reach out for questions. Hank has done absolutley nothing in 24 months except collected his 10% monthly fee. Zero inspections of the property have been done. (Should have been 4, if done every 6 months). Air filters have not been changed in the unit on a regular schedule. (Causes major problems with your HVAC unit). Upon the first move out (since tenant was occupying for 2 years since the day I purchased the property I have had to go to the property 6 times. (What do I pay Hank for???) He sent in a random "handyman" to do touch up paint which had to be done twice, a horrible cleaning company (had to clean twice) and missed the miscellaneous items damaged by the tenant. If I did not look for myself (which I should not have to do) I would be paying out of my own pocket for repairs. There are so many other companies to choose from! Don't say I didn't warn you!!!!!

We were shown a property that was for rent. We applied for approval and paid $200 (more than we've…read morehad to pay elsewhere in the past or since) for the credit and background checks, all of which went fine. Our application was approved. When we received the proposed lease, we believed several of the terms to be TOTALLY UNACCEPTABLE. If the landlord approved of a pet and later changed his mind for any reason (not just because the pet was a nuisance, biter, barker, etc.), the landlord could withdraw the approval, and the tenant would have 7 days to get rid of the pet or face eviction. The lease also called for a $100 per day late payment fee for any rent received more than 3 days late. These were changes from the sample lease we had been given previously. Even the broker whose agent showed us the property acknowledged that the terms of the lease were very tough and might not have been intended as written. Also, if the landlord desired to do repairs to the place and felt the tenant had to vacate for the repairs to be done, he could give seven days' notice to vacate. Bottom line: We withdrew our application and found another property. The process was a waste of our time and money. I would recommend that others demand to see a copy of the actual lease (not a sample lease) before applying for approval and paying for the credit/background check.
