We bought an offerpad home. DONT EVER DO THAT!!! We moved into the house on Thursday and on Sunday we ran the dish washer and all of the toilets backed up and flooded because a tree root had grown into the main sewer line. Offerpad claims they know nothing about it and their contract says "as is" so it's $5600 out of pocket. The home warranty they "gave" us is terrible and doesn't cover it. It took 4 days to get a plumber here. Before you buy from offerpad or any i-buyer for that matter consider this: Why would someone sell their house to a faceless corporation for less money than the house is worth? THERE HAS TO BE SOMETHING WRONG WITH THE HOUSE THAT THEY CANT AFFORD TO FIX. Now if you will excuse me I have to go pee in the back yard. read more

Offerpad posted a home in Conroe for well above appraised value. The home needs a new roof and new ac unit. We found this out after inspections. Offerpad did not offer to do any repairs, so they provided a repair allowance. At this point we verified with their repair team that if the house did not meet VA appraisal what their intention was. They informed us that the repair allowance had nothing to do with the appraisal and they would cross that bridge when we got there. So we move forward purchasing a VA appraisal. The appraisal came back well below the appraised value. Offerpad was contacted to try and get their comp prices in order to figure out where they got there posted value. One of the comps that used was across town and not acceptable, it was also a home that was 14 years newer. The only other comp they had was closer to the actual appraised value. Offerpad tried having us pay half of the difference of their mistake in posting the value of the home. Additionally, they were trying to require us to give back the repair allowance. Offerpad did reach out to me apologizing for the unfortunate occurrence. I was told my experience would be shared with management and they reimbursed me for the inspections and appraisal. This does not fix dealing with current lodging, the fact we lost the home we originally wanted, or that interest rates will now cost us $60k more over the life of a loan. The home we tried purchasing is still on the market and still shows accepting of a VA loan. This home will not appraise and will not meet the requirements of a VA loan. I would recommend military stay clear and if you are a private investor or buying conventional just know going into it you will be paying above value for the home. Hopefully someone reads this before they list. I am very shocked to see so many positive reviews. My experience unfortunately has been horrendous. I was assured when I listed with Offerpad that they would handle all of the details as I was out of state. Dave Webster, the realtor explained that they would take care of the pool and the yard and get our beautiful home sold ASAP. Well, my first red flag was the photos used for the listing...the images were horrible as the yard looked unkept. Eventually my husband and I had to hire our own individuals to avoid being cited by the city for a green pool. I can remember Dave telling us that everything looked great and that there was no need to worry as he had sent out pool people and yard workers. As we suspected something was awry and our cameras did not detect any movement or improvements we decided to drive back to Texas and check on our home and found that our back yard was a forest and our pool was a swamp and that the city had put a notice on our door. Nothing that this group informed us of or said that they would do was done. We would be informed there would be an open house and then it would be cancelled. Once our listing was about to expire, we were told no worries and that they would extend the listing and had a new strategy. We were told that they would inform us when the listing was back up. Then there was complete silence with no updates, returned calls, or emails for two weeks. After asking for my keys via text as we could not get a return call, I finally received a text from the realtor stating he had been traveling. Moments later I received an email stating that the keys were under the front door's mat. So basically, my home was unsecured while I was waiting and thinking that the agency was strategizing the sale of the home. I completely wasted two-three months dealing with these people. Please go elsewhere as this group will not value your property. If it doesn't sale the first week, I do not believe they will work hard for you. I normally don't like to leave negative reviews, but I do not want anyone else to find themselves in this mess. Fortunately for us, we are not in a financial strain and have about 6 more months to try to get this house sold, but I can't imagine what would have been our fate if we needed it sold immediately. I am buying a house through Offerpad. It has been the worst experience and this is my 6th house. There are electrical issues and they will not fix them. My inspector used the words "fire hazard" to me and in the report. There are water issues which are also not being addressed. Lastly, their choice of closing attorney is horrible. They won't accept a bank certified check, I have to do a wire. The banks won't do wires after 4. I work and 4 pm is before I finish working. The bank won't do wires on the weekends. Apparently the attorney's office doesn't think I work for a living. It is not easy to get off from my job. I would not purchase a home from this company!!! read more

At least a normal investor would tell you upfront how much he would pay for your property, however these will keep on squeezing additional charges as repairs etc... to force you sell under market price. Based on my experience, Offerpad only wants your listing and the cash offer is the carrot they dangle in order to sway you to sign with them instead of a local realtor. Offerpad backed out of their cash offer in the 11th hour. They waste the seller's time and energy. Don't bother with them. You'll see negative review after negative review from sellers. Pros: if your home needs repairs, or you don't want to be bothered with cleaning, repairs and showings, Offerpad is a good way to sell your house. Cons: The offer for your home is generally less than it's worth. They take a service fee right off the top which can be anywhere from 3-7%. Then they'll go in and inspect your home then charge a cleaning and repair fee which averages around 7%. The average agent charges around 3% and that's it. Assess your situation carefully. A little elbow grease and a traditional agent may be worth it. Especially if you need a certain amount of money from your sale. read more

If you decide to cancel it will cost you 1% of your asking price. Open door doesn't have this fee.

Get a realtor. 33% below market value offer and then subtract from that number a 7.25% "fee" from their insulting low ball figure.

So my buyer had an accepted contract with #offerpad for this property. After an appraisal and inspection for $890, the appraisal came in low at $150,000. We were supposed to close on Oct 3rd but had to terminate the contract today because the Seller refused to reduce or pay closing cost. My buyer is out of $890 and they had the nerves to relist the property for $159,000 after knowing it did not appraise and numerous repairs needed. Buyers beware when buying an offerpad property and expect to be screwed. read more

HORRIBLE CUSTOMER SERVICE!!! First phone call from Matt at Offerpad was great, no issues or problems. He was very friendly. The problem came when A meeting was setup by Matt from Offerpad to have Ben come and see my home and go over my options. Here is the email confirmation I received below: "Hi, This is a friendly reminder that your Concierge Home Appointment - Ben with Offerpad Concierge DALLAS is at 08:00am (Arizona Time) on Saturday, September 14, 2019. You've scheduled a Concierge Home Appointment with one of our Concierge Agents" But Ben never showed up and he never called, texted, or emailed me to say why. And, Matt would not answer my calls. Finally, after a few days I get a call from someone else at Offerpad saying Matt asked him to follow up with me. Talk about insulting, Matt didn't even have the nerve or decency to call me directly to explain what happened. Best be wary of Offerpad. Do business with them at your own risk. read more

Seller POV: Our home had issues, all do. We have pets. We did not want to go through the steeplechase of showings, cleaning every time, fix/offer/fix/offer/fix/offer, or lose a contract due to financing falling through or any of the million reasons selling a house is a P.I.T.A. We got their offer, it was respectable (lower than high comps, but respectable) they inspected it, outlined their list of issues with it (that we were already aware of) refined their offer (a wholesale amount for repairs deducted compared to me fixing it) bottom line: we made a profit, were assisted in moving and their people were pleasant and professional across the board. Start to finish we were done and out in a little less than 4 weeks. I found it a comparatively pleasant option, thanks Offerpad! read more

They take unnecessary deductions out of their low price to begin with and if you don't agree with their repair cost they are deducting "oh well". My "repair cost" they were deducting an absurd amount since our kitchen cabinets were professionally done as farm house chic. I work in commercial construction called 2 of my subcontractor painters this morning what it would me to paint them..and it was less than a 1/3 the price of the deduction they are holding me too. Either you except what they say or if you back out of contract they still get portion of money. Selling a home can be extremely stressful. Offerpad made the entire process as stress free and pleasant as possible. Everyone I worked with was extremely polite and knowledgeable. There were some unforeseen issues that came up during my closing and offerpad did everything in their power to accommodate me. I sold my home and the stress has been lifted. They went above and beyond to meet and exceed my expectations. I would absolutely recommend using offerpad to sell your home. I referred a close family friend to OfferPad because he was in a crunch to sell his home so he could buy another. I regret my recommendation. He started the process on 7/7 and is supposed to close on 9/6. As of today, nothing is settled and closing is not confirmed. Additionally, there was heavy mark-up on the repairs they state his home needs. He spoke with a representative to voice his concerns and was told, "if you don't like it pay the 1% penalty and cancel the sale". I am very disappointed in the process thus far and recommend buyers and sellers beware. I would recommend working with a real realtor that will work in your best interests. read more

Worst experience of my life. This company totally took advantage of me. My ex husband painted us into a corner by not paying the mortgage and getting the house we bought together in near foreclosure. I was forced to use this horrible company to sell our home. First of all, they will charge you 7.5% when any decent realtor would only charge you 3%. In our case, this turned out to be over $15k. Secondly, now this is the scam part- they send out an employee to do an appraisal of your house and document any damages. At this point they already have given you a closing date on your house. Then they wait- 10 FULL BUSINESS days to get you this report with damages and a total. They do this so it's closer to your closing date and it puts more pressure on you and gives you zero time to do any repairs yourself or even get estimates. In our case, they charged us $23k in so called damages that I promise you will never be repaired in our house. They will sell our house as is and make a huge profit. In the end, I was forced to sell a house that would of sold on the market for at least $200k, for just $159k. I have never felt so taken advantage of in my life. I hated every single second of dealing with this company. Trying to get anyone on the phone is dodgy and they will hound you for signatures and then take their time to get back to you on anything. If you can, please do not use this company. They will screw you over in a heartbeat. read more

I live next door to an Offerpad property and am totally frustrated with the quality or lack of quality I should say. They have held the property since April 2018, the house is in major disrepair, I have called them because there is a large dead pine tree in the front yard which is leaning in the direction of our house, they have done nothing about it even though it is against county code. Now a large branch has fallen and has been lying in the drive for a month. The house desperately needs to be painted, the gutters on the back are and have been so full that things have sprouted in them, the deck on the back has a support pole that is barely intact. The neighbors around it have mowed the yard several times in April because it was so overgrown. When I called Offerpad about the issues last, I was informed they don't own the property anymore and cannot divulge who does. I asked them to have the new owner call we but they say they have passed along the complaints. We have to look at this property daily, (and I am obviously frustrated), but this is ridiculous. My advice to anyone selling a house is do not use Offerpad, they seem to be only interested in making money but not with a quality product (at least in the case of this particular property). Our subdivision get a great deal of traffic when there is a house on the market and this house has not been an exception. However when people came to look they never stayed long. read more

I sold my house 2 them in July. They offered 292,000 then took off 10,000 for repairs. So it was 282,000. Now they just re-sold my home for 325,000 in 1 day. I wish I would have hired a realtor and started out asking for top dollar. I could have netted about 40,000 more! read more

DO NOT use this company unless you are unable to sell any other way - or if you don't care about how much you make in the sale. Offerpad uses the bait and switch tactic and should not be trusted. The convenience of no showings and a guaranteed sale is what initially caught our attention, and when we got a competitive offer we decided to sign with Offerpad. It seemed too good to be true, but the initial consultant I spoke with laid it all out there, or so I thought, and made me feel like they had nothing to hide. We immediately got our inspection lined up for the next business day, as we were going under contract to buy a new home and needed to make sure we would have enough from our sale to buy this new house. We made sure to have the inspection process expedited so that we did not get screwed over last minute.. After the actual inspection, Offerpad took 10 days to get the report back to us, rather than expediting it like they said they would. When I would try to get in touch with our agent to find out why it was taking so long, most of the time I got no answer. When I did, there were no answers regarding when we would get our report back or why it was taking so long. For several days we were told it would be ready the next day. When we finally got the report, they only asked for two minor repairs OR $20,000 off the sale price. When they initially explain the process to you, they tell you that you may either get these fixed on your own OR give them the credit and let Offerpad fix it themselves after the sale. I looked into getting these fixes taken care of on our own, but was told by Offerpad that they would still be taking most of the $20,000 off the sale price because "the market has decreased in this area over the last 30 days, so the house is not worth what we offered." Since we were already under contract with another house, we now had to cancel that contract on the last day of due diligence because Offerpad screwed us over, taking too long to basically tell us we would not be getting enough to make a down payment on the new house. After telling them we were cancelling our contract and asking for the document to sign ASAP so that we could list with our realtor, they still called us the next day saying they lowered the credit by about $1000 and trying to get us to stay with them. I told them no yet again and finally got the form. Two weeks later, we listed with our realtor at the same price Offerpad had originally offered. We had 8 showings and 3 full priced offers on the first day on the market and are now in our dream home with money still left over from the sale of our previous home. Save yourself the time, money, and frustration and get a good realtor who will sell your home quickly and honestly. read more

For anyone looking at a condo in Phoenix, AZ on N. 68th Street, I've done your due diligence for you. There is over $30,000 worth of water damage in 3 different water events over a four year period. The HOA representative said she knew nothing about it, which I do not believe and my agent told me she would get insurance information and they would not disclose that either. DO NOT EVER USE THIS COMPANY. They also provided me with a false repair list. There are 3 items on the list they claimed they fixed, but did not. All the "happy" reviews you see are either people who haven't discovered what's wrong with their new house, or they are fake. OfferPad finds a way to skirt the statutes. When people ask me about our new home I genuinely experience distress because I have almost nothing joyful or positive to say, it has truly been an unbelievably horrific and unprofessional experience. Do not buy a home from a company who is only in it for the profit, who has never lived in it, and is not familiar with the market. Go with local agents, and mortgage lenders who care and know your market, buy from real people who have lived and loved in their homes, and learn from our mistakes..... we wouldn't wish this on anyone! There isn't just one sellers agent, in fact, with O, you get whoever picks up and you may make it through a whole transaction and never speak to the same "agent" again. After moving in, like other reviewers, we found that their repair work is sub par, laying cheap laminate over un-level tile, flipping AC filters upside down instead of replacing them to make them look new, laying sod over the evidence of what we would discover was a massive swimming pool pipe leak, spray painting the inside of all of the cabinets to hide imperfections and grime, painting over nails, removing all window coverings instead of replacing them, and more. The negotiation process was painful and ultimately we settled for far less than we ever would have because the process was just so frustrating. Fast forward to lending, O is not local, if you try to call O Home Loans as a buyer you will get a voicemail 100% of the time. They dramatically under calculated the cost of homeowners insurance because they are out of Arizona and are unfamiliar with things like wind storm and hurricanes in Texas. I contacted them to address this issue because the amount was significant. We jumped through hoops to make things work and then days and days went by, they completely dropped the ball. Fast forward to early closing, the title company never contacted us, the lender didn't contact us, we had to inquire about closing procedures. The mobile notary was late because O failed to send the documents on time and the documents had significant errors such as our repair concessions being completely left out of the deal. O uses First American Title who sends a mobile notary to you who has zero knowledge of your loan and is incapable of assisting with document or loan issues. We had to sign a total of 5 closing disclosures through the process because of errors. O customer service is useless. We spent more than two hours along with our agent attempting to rectify the mistakes, meanwhile we received a call from First American Title (for the first time) and were legitimately yelled at by the employee on the other end. She blamed the situation on O stating that they are a terrible company and that they hadn't even received anything from them until the last minute. O offers a $50 a day early closing incentive, however when it came to closing they offered us only two days instead of 6. Their justification was that there was a weekend and a holiday which didn't count.... really? I was in disbelief at their attempt to cheat us out of their own incentive. Our agent was able to make it clear that this was not acceptable and advocate for what was ours (he had to produce their exact verbiage of their own offer before they would agree to the correct amount). To add painful insult to injury we went through all of that only to be told at the VERY LAST MINUTE that we would not be allowed to have our keys for another THREE DAYS. NOT ONCE did anyone mention that we wouldn't get to be in our new home. Since then we have discovered a "prolonged" bat and rat infestation that should have been legally disclosed and addressed prior to closing. The cost to re-mediate this issue is substantial and the issue remains unresolved. After two weeks our agent heard from them today but there is no response to my voicemails. Furthermore, last Friday I received a massive tax bill for the portion of this years taxes that O was required to pay at closing. Thus far the title company nor the O loan department has resolved this issue either. read more

On their website it states its easy and fast. Not true. They have an employee come out and take pictures and inspect and then they have an inspector come out and then if he/she finds issues they send out other inspectors. Then they inform you of what was found and tell you how much they will deduct due to these issues to the tun of over $15,000. What happen to "as is" as stated in purchase agreement? When we thought we were close to closing we asked about the locally move for free and found out that their move consisted of a couple of men (without a truck) to help with the move. In addition, their title company is a joke and unwilling to help. With their 7.5% fee it is definitely not worth it. Takes too long if you are in a hurry. Waited 6 months still no close and today said they would have to cancel our contract because of the overall condition of the property. We had a fire in 2011 and had to rebuild so how could the condition be that bad in only 8 years. Inspectors don't know what they are doing. They are a joke and consumers beware. read more

No where on their website do they give any parameters for the types/sizes of properties that they are looking to purchase. 20 hours after I filled out the extensive and time consuming form to "receive an offer in 24 hours" I received an email stating that they are not buying homes on more that 1 acre properties. ( I have 1.5 acres). I feel that they are just trying to collect information on as many properties as possible and then sell the info. read more
