[[HIGHLIGHT]]Monday I started calling at 8 and again same AI bot routing calls directly to voicemail. I have still not received a call from rent pros[[ENDHIGHLIGHT]] I did get a call from a repair person about 10:30 Monday to go out and do repair after I published the Yelp review and put in a third request in the portal specifying the county code regarding heater issues. This is just my experience, but it was not a good one. Ben from rent pros came to look at my place, as I thought it was close to ready, but he said it was not and very quickly referred me to another rental company. He had given be a list and most items were handled, but he said my cleaning lady did not do a great job. I let him know I agreed, but did not have a lot of experience with cleaning folks and that I would finish all the items myself. He very coldly said he's a nice guy but his boss wants it referred out to another company. I will say, "Thank you" for not even attempting to mess with me further when move-out time came! There are roots growing in the pipes so your toilet clogs and a plumber has to come out but is only authorized to do a bandaid fix. Let's say they had to come out and put on a few bandages. Also, dirty water would start coming out of the shower drain because of the roots. Pipes have bursted on the property as well. I will give you credit for fixing those plumbing issues in a timely manner. However, you NEVER posted notices on the doors to let residents know that their water would be shut off or attempted to let us know through email, mail, text ect. That happened 3 times once you guys started managing that property. The old owners actually cared about the rules and standards. It really was a shame they had to sell to the current cheap owners that you convinced to hire you to manage the property when showing them the property. The old owner actually offered to continue caring for the property since it was their baby for 20 years. They would have been cheaper to hire than your joke of a company and better! But, after seeing how cheap the new owners are, I now know why they never hired the old owner to manage the property. Because they LOVE to cut corners and NOT make repairs and knew the old owner would have had a fit, so they probably figured they could get away with what they have been getting away with, with your horrible company managing the property. And, you guys do have a way of making renters feel less than you too. So I also agree with other people's comments on how they said they get treated like trash. Anyways, you really should be schooling your owner or drop them as one of your many clients because this owners cheapness will end you back up in court! I rented a home managed by RentPro's for the past 3 years Tara was my main contact throughout my tenancy and was super responsive to all our requests! We also dealt with Mary as well who was very prompt and professional. There were a few minor issues throughout our stay however the response time from both the office staff and vendors was quick and someone was out to resolve the issues almost immediately. Move out was very smooth and Kauron was fantastic with email responses as well as the walk through and final charges. RUUUUN! I temporarily had to rent a place in the Sacramento area because my son needed medical treatment here. Never have I ever been treated with such disrespect, especially by Jillian. She had a arrogance about her, and tried to bully me multiple times and treated me like I was less than her. I understand that the property owners are the ones that approve repairs, but when things did get repaired they were half assed done and then would break again a few months later. If the owners knew about this then I think they would probably choose another management company. Because I have a feeling rent pros takes a cut when it comes to repairs. Jillian even tried to blame me for some of the issues. When I moved in there were bed bugs. Sure, they sent someone out to fix the problem but then tried to bill me! I took them to court and won. The roof had a leak in it and the ac broke. Jillian obviously got tired of the repairs because she eventually tried a bullying tactic to get me to leave. Well, I didn't! I stayed the whole year until my son's medical treatment was finished here. It was already hard and stressful enough dealing with my sons health. This management company didn't make it any easier. When move out time came they tried to send me a bill for cleaning. I left the place cleaner than when I moved in and even hired a cleaner myself to go over everything just to make sure of it. After battling with them for a while they finally backed off when I was able to show ample proof of how clean I left it with pics and videos from myself and the cleaning company. They never processed the request. They never returned my calls or the other property management calls. They will not respond to emails and they just don't seem to care. No other property management charges to do rental verifications. They act like it's such a hassle to look up records and email a form back. They claim it will save other PM's time but they don't even return the paperwork. And to top it off they give a kick back to the original PM submitting the verification request through their Renter Inc system. I am a property owner. CGA managed a rental for me for 3 years. I didn't realize a problem until it came to turnover of the property. After 3 years of decent inspections I received a $12,000 repair bill. When I went to the house to inspect I found many of the items on the estimate that were listed as "not functioning need replaced" were surprisingly working just fine! Also items on the estimate were highly overpriced... for example $120 to replace a kitchen light fixture when it just needed new light bulbs. $62 to replace light bulbs in the bathroom vanity, $37 to change a toilet seat, $35 to replace an air filter. This estimate motivated me to end my relationship with CGA and do some more investigation. Their main construction company that does all their turnover work and estimates is related to an employee of CGA... and they claim there isn't a conflict of interest. They can also help you sell your house! Good thing when the repair bill is so high you can't afford it! When I contacted CGA they blamed the wording on the estimate and said I was too quick to react. I was also charged $140 for this highly inaccurate estimate. I caution all owners to beware of this company and do your homework! I now question every repair that was done over the last 3 years on my property In response to the owners comment: I actually terminated services with you. I paid over $4000 in repairs when you took control of my rental and did almost every repair you suggested over the term that you managed my property. Looking back most of the repairs that were done weren't even done correctly and needed to be corrected by my current contractor. If you check out the yelp of the construction company they use you can see how bad their reviews are. You never once suggested I sell my house. I was referring to the advertisements on your website stating you can help property owners sell their homes. I don't want this review to be anonymous because I want people to know it's real and from the heart. I'm working on starting a family. I spent the last 2 years boosting my credit so that my girlfriend and I could take the next step and rent a home together. I found a home on 7105 Heather Tree Drive in Sacramento, CA. It's less than 2 miles from the home I grew up in and less than 1 mile from the high school I went to. The area holds sentimental value to me and the home was perfect in my eyes. We were denied due to what we were told were insufficient credit scores (below 650). We knew this to be false, because we had been diligently working on our credit and would not have wasted the $100 it took for the application fees if we knew we didn't meet the requirements in advance. When I questioned Mary Eskandar (the leasing coordinator) in regards to this discrepancy, she confessed that she isn't entirely sure how the data is collected or what scores are used and that they outsource the data collection to a company called CheckPoint Screening based in Roseville, CA. She advised me to contact them. In doing so I found out from CheckPoint that they use Model 3 Experian FICO scores, which are an outdated and not very commonly used or even attainable score for the average civilian. Luckily I have a bit more knowledge about the different credit Models due to my occupation. I then cross checked my scores with Goldman Sachs, Wells Fargo, Golden 1 Credit Union, Experian, TransUnion, and Equifax themselves. Unsurprisingly, my scores were all well above the 650 requirement, as were my girlfriend/co-applicant's. I brought this to Mary Eskandar's attention and she then lied to me. She told me that the landlord is not willing to make an exception. She then brought Steve Lanzi (the property manager) onto the email. Steve said "Thank you for shedding light on the different credit score models, that is new to me. Honestly, if we went with models that boost scores higher because they ignore certain items, we would have to increase our minimum score requirement." I replied by informing him that that's not how it works at all and felt that what I was trying to explain was misconstrued. I described in depth to him that the Model 3 score is not used in mortgage lending, auto lending, credit card lending, or even personal lending. In fact, it's not used at all. Most credit check agencies won't even show it to you even when you pay for a hard inquiry. I requested to receive either a refund of the application fee based on false pretenses or to speak with the landlord to verify that he was unwilling to budge. At that moment, all responses to my emails ceased. I contacted the landlord on my own and he said "Thank you for your message. I'm going to follow up with RentPros. If they at least confirm even from their end you were over 600 and can verify income and what not I will waive the 650 requirement." This was helpful because even their report showed us each above the 600 mark. This also proved to me that Mary Eskandar had blatantly lied to me about contacting him. Out of professional courtesy, I informed RentPros that I was in direct communication with the owner. I then received an email from the owner 1 hour later stating this "I have spoken with my company and will be taking their advise on this one thanks for you interest". It is disheartening and I feel as though the pride of individuals blocked me from starting a new life and family in our top pick for a home. Me simply bringing to light a simple fact that the Model 3 is no longer industry standard and the leg work I did to prove this with 6 independent agencies apparently ruffled some feathers and damaged some egos. I was extremely professional the entire time. I met all of the requirements and I have everything in writing. I feel kicked in the stomach. Genuinely just sad, not angry or spiteful, just sad. I'm not entirely sure what to make of this company at the moment. As a new landlord and a new client of CGA I'm assuming a lot of the blunders have been because of my limited understanding of how the business works but there's has been a bit much confusion for my liking. Bills and deposits so far have not been entirely clear. They asked a lot of us in preparation for renting out our home and seemed to assume we wanted to spend $$$ in upgrades before letting a stranger rent. Communication was not there and so far I have had to reach out to them for any information during the entire process. I'm hoping things get a little more smooth sailing and I'll update my review (for either better or worse). This company came recommended by a co worker but seeing other reviews is somewhat confirming my poor experience so far. UPDATE: Camille is great at fast response. Samantha is also great, very patient and eager to help figure things out since I'm so new to this whole process. read more
