I love living here! I also want to say MIKE the maintenance man really came to the rescue. He fixed my garage when it wouldn't go up and down. I had all my work equipment in my car in there. He fixed it right away. Really went above and beyond to get his manager on it right away so I wasn't stranded. This is the first place that I've lived that I felt like they really do a great job with taking care of things! Super grateful for the leasing team and the maintenance team you guys are all awesome! Lived here for one year and already leaving. Management office just did not care about anything. Unit above us broke their toilet and flooded our master bedroom. Maintenance was called and they not only would not give us any answers for when it would be fixed but made us plug in a huge dehumidifier for 5 days straight to dry the area and cost our electricity an extra $400. No one would tell us when the bathroom would get fixed. they blocked off master closet, bathroom and half the room for "repairs" and lined the entire hallway with plastic for over a month because they would just never show up to repair anything. And when they did arrive, no warning was given or knock on the door they just entered. As a female not really looking to have random men walk into my home without any warning. we also were promised to get reimbursed for having the master uninhabitable and the electricty bill and yet no one ever followed through with it. We asked them for 5 months to do this and they just all kept passing us along to someone else who would work there or ignore our emails. Fire alarms are also going off about once a month, sometimes in the middle of the night. Elevator to the parking garage has issues all the time and most times isn't usable. Overall the complex is pretty but for the price your paying and lack of help from management, not worth it. read more

Every time you come with an issue the answer is "nothing we can do." Maintenance requests take forever, dog poop everywhere, and rent is very high. Units are old and we have mold they call it "not mold just a growth." Some old dude comes to one of the pools wasted pretty often and passes out, swearing, ruining the pool for everyone. They shut off everyone's FIREPLACES for 9 months now I pay 5k / month for a Townhouse with a FIREPLACE that they shut off for no reason? I called and asked why and they wouldn't give a reason but that "Everyone's has been shut off" Now I have to explain to guests my FIREPLACE doesn't work. What kind of false advertising BS is this? They said "Residents with FIREPLACES are credited $25 every month due to them being shut off" What an absolute joke. Lived here 4 years. The Newport Bluffs has really gone downhill. There is no management and no support for residents. The turn over in the resident service office is so high that no one has any information or authority to help you. The office is only available 6 hours a day to take calls but it doesn't really matter because they can't help if your neighbor has threatened you with violence, is excessively noisy or neighbors violate the lease agreement by smoking cigarettes in the non smoking community. I find the community manager Matt to be passive aggressive, condescending and phony. Maintenance is friendly but they are so under staffed your maintenance requests gets pushed back several weeks or even canceled all together. I have lived here since 2018 and it was a nice place to live until 2021. Everything has gone downhill. The Irvine company has cut so many corners on community cleanliness and definitely management. Find somewhere else to live. Make sure it's not Irvine company owned because you will run into the same issues. Not to mention the black mold issues. Do your research. I will be moving soon. P.S I have lived here for 6 years and now they just recently lowered the water pressure in all the buildings so the kitchen sink water barely gets food off your plates. Not to mention the shower water pressure. The resident office staff plays dumb and won't give you any answers. P.S.S All the fireplaces have now been shut off with out a solution. They are claiming is a safety hazard, but I've lived here for seven years and used mine for almost every single night because it brings a nice ambience and warmth into the room. It's taken them over a month to turn off all of the fireplaces, in my opinion if it was really a safety issue they would've been out here within 24 hours with the fire department to cap the gas line for the fireplace. My husband and I believe that they have shut off fireplace to lower their insurance rates. There is dog feces all over the complex. I have added a photo of my view, right when I open my front door from our townhome. You can find feces located all over the Newport bluffs! And you will pay extra for it when living here ;) They spray Speed Zone herbicide all over and don't tell residents especially dog owners not to walk on the grass for two days like the herbicide company recommends. I should have read the reviews here before leasing a unit because a few of the reviews mentioned issues with black mold and water leaks - something I had to deal with myself. If you go to https://www.apartmentratings.com/ca/newport-beach/newport-bluffs-apartment-village_949706550092660/#ratingsReviews, as well as Google reviews, you'll see numerous photos and reviews regarding toxic black mold at this community. It's been a chronic problem with numerous residents. I moved into the bluffs March 2023 and was only in my unit for 10 days before they found a leak in the bathroom. The ended up tearing out the entire bathroom and had to completely replace the insulation and dry out all the framing - making the bathroom completely unusable. They estimated it would take 2-3 weeks to complete the job. I was upset because this meant I would have to be out of my unit for longer than I had even been in it. It was my only bathroom so they had to relocate me by law. I decided to self relocate since I had the ability to - it was agreed that they would not charge me rent for the time I was relocated. I thought about moving to another unit within the complex but it's an older community and I didn't feel good about staying there so I decided to move to a newer Irvine company complex. I was experiencing a lot of coughing and felt unwell. I had initially thought it was because of allergies and/or stress from moving. The symptoms went away within 1-2 days of my self-relocation. This solidified my decision to move out of the Bluffs completely. There was a lot of confusion about how I would get my refund and how the transfer process would work exactly. Management seemed helpful in the beginning (I suspect they were just trying to deflect from the situation/mold) but became increasingly less communicative. To add insult to injury, Kelly from management (who helped me throughout the process) tried to tell me that they had "waived the transfer fee" for me and "allowed" me to move without any penalties when I asked if they could compensate me for the electricity (they ran a dehumidifier in the bathroom for hours and days on end to dry up the leak) and moving. By law, if your unit is inhabitable for any reason (including mold) you are able break the lease and move without penalty. I brought this up to Kelly and she never responded to my email. She also told me she'd look into my self relocation compensation and reassured me she'd call back - she never did. If you suspect you have black mold in your unit at the Bluffs and are having issues with management, I would urge you to get everything in writing. Even if you have a phone conversation with them and agree to anything over the phone, follow up with an email to verify. I recently experienced a full-blown termite infestation in my apartment--thousands of termites were literally pouring from the ceiling, swarming my furniture and guests while I was hosting friends. I repeatedly called the emergency facilities line with no answer. Desperate, I walked to the leasing office where I found three Irvine Company employees standing around. I told them no one was answering the emergency line, and explained the severity of the situation: termites were falling from the ceiling onto my furniture and guests. Their response? A condescending "that's not an emergency," followed by, "no one can assist you until next week." I was stunned. With no support from management, I had to handle it myself. I went to Home Depot, purchased termite treatment supplies, and dealt with the infestation alone. It took two full weeks before The Irvine Company finally addressed the issue. During that time, management showed no urgency, no empathy, and no responsibility--despite my apartment being clearly uninhabitable. This isn't the only example of poor management. Over the past few months, both of the large pools were shut down for over three months under the vague justification of "spa repairs." For residents paying premium rent, this level of delay is completely unacceptable. When the spas finally reopened, my wife and I were enjoying the hot tub with some neighbors--all of us over 40, sitting quietly--when a security guard showed up with an aggressive attitude, demanding to see everyone's key fobs. It felt unnecessarily hostile. And unfortunately, this wasn't the first time we felt singled out. As a Black couple, we couldn't help but wonder: why us? Today, the same pattern repeated. I was sitting quietly at the pool with my registered service animal when staff suddenly had time to confront me about my small dog. At that very moment, there were three other white couples at the pool, all with dogs--and none of them were approached. I asked the security guard why I was the only one being questioned. He claimed he hadn't even noticed the other dogs--only ours. Once again, the only people singled out were the Black residents. It's hard to ignore the pattern: zero action on real health hazards, yet selective and biased enforcement when it comes to people simply trying to enjoy their community. This kind of inconsistency, lack of urgency, and biased treatment is deeply disappointing--especially in a place like Newport Bluffs, which claims to be a luxury community. What we've experienced is not just poor management; it's incompetence, misplaced priorities, and, frankly, behavior that raises serious questions about fairness and bias. read more

This apartment complex has gone downhill since I first moved here in 2019. The resident services office is never available. They cut down their hours that the office is open and even when they are "open" they don't answer the phone. Every maintenance request gets cancelled. We had mold in our apartment it took them weeks and multiple cancelled appointments to send someone to handle it. They also don't care to enforce any rules. There is a resident who consistently gets drunk and brings full bottles of alcohol to the pool and screams profanities. They claim they can't do anything about it until he physically assaults someone which is absolutely ridiculous. On top of all that they'll raise your rent by $200 every year and at this point I'm not sure what we're paying for. Would not recommend this apartment complex to anyone. read more

They really don't care about resident safety here. Multiple instances in the very recent past of pitbulls on the loose either slipping from collar / harness, or literally unleashed which is way worse. Also, people in the complex don't pick up their dog poop anymore despite having poop bag stations every block of the complex. There's a 50/50 chance everyday of you stepping on dog shit either in the grass or on the side walk. It's disgusting. read more

I'm not one to leave negative reviews but I think people should be aware of this particular Irvine company complex. My husband suffered from terrible skin rashes that lead him to have to see a doctor on multiple occasions. The rashes continued despite different treatments, which lead to them believing that it was due to an environmental mold exposure in our home, after a few months. We knew nothing about mold, until it was suggested by the doctor. We then did a home mold test, which came back positive for different types of mold. And after looking around our apartment, you could visibly see mold spores all over our window seal. We ended up having to get out of our lease early due to these medical issues. My husband's issues got better within a week of us moving out. We provided this company with medical evidence as well as our mold test. This complex was horribly unprofessional with the way that they handled this issue. The one person who was in charge of handling the mold tests was completely unresponsive, and was conveniently never in the office, to let us know what was going on with the mold issue in our unit. After weeks, they finally said that there was no mold in the apartment. Upon coming across yelp for this review, I noticed how many people had this same issue and saw that they are actually being sued my multiple people. There's obviously a mold issue here, and they seem to not do anything about it. I feel sorry for the next people moving into our old unit, and thought I would give a fair warning for anyone thinking of moving to this particular apartment community. read more

I recently moved in and have to share that the Resident Services Office Representative Priscilla really went above and beyond for me. The maintenance team did a wonderful job preparing the unit for move in. When I reviewed the unit the day prior to scheduled move-in date, I did notice some stains on the carpet in central walk through living area. Priscilla understood my concerns and when stain removal process was not effective, coordinated to have carpet replacement on a rush basis so that all pre-scheduled aspects of the move could go forward. The move-in went very smoothly and she also followed up with me on other checklist items such as reassuring me that renters insurance requirements are in good order. Priscilla is professional, kind, helpful and caring. She really exemplifies an upbeat and cheerful atttitude that makes me feel so comforted and at home in my new Beautiful Bluffs apartment. I love it here already and am looking forward to this being my next wonderful Irvine Company Home. Great memories already being built - in large part, because of Wonderful Priscilla. read more

These apartments look ok on the surface and you might be convinced by the nice pool and common areas, but the apartment buildings themselves are a complete disaster. I had to leave twice for a month at a time for leaking repairs and also for mold growth in the walls, which finally became too much to live with and I left. Neighbors of mine there had similar problems. When they paint the walls, they will look ok for showing to prospective renters, but start to fall apart after a few weeks. I suggest you do not ever consider living here. read more

DON'T MOVE HERE. If you have kids or a dog this place is NOT kid or dog friendly. It is completely infested with coyotes all DAY and NIGHT. My neighbors dog was just taken from her while out on a walk ON A LEASH. The office does not care about the problem and will not do anything about the coyotes here. My toddler and I can't even go walk our dog to go potty without having fear we are going to see coyotes who are not scared of you in any way. read more

I was a resident of Newport Bluffs from July 2020 until April of 2021. I lived at unit number 5123 Residencia. The apartment was constantly in need of repairs and we had very little help from maintenance. Also, it was only possible to reach the office for emergency maintenance or pretending to be a prospective tenant. I had a difficult time contacting them as a current resident. It took two months to resolve an issue with my key fob which stopped working and I wasn't able to access the property without calling my husband to let me in. There were many other problems with the property and apartments, including mold and ongoing water leaks which contribute to the low rating. The management office also sent me a rude letter demanding to remove bikes from the balcony even though there are no outdoor areas provided for bike storage. read more

I really do love where I live! For anyone looking for apartments or townhomes in Newport, stop your scrolling and come tour Newport Bluffs right now! Seriously. Do it. Location I joke that I'm 10 minutes from everything. I can hop on 73 South right outside the gate, 73 North to the 55 in two minutes, Jamboree to the 405 is 6 minutes, or University to avoid freeways all together to get to Irvine. Not to mention that you are 7 minutes from Corona Del Mar and Fashion Island. (Plus Back Bay is right down the street) Community Amenities & Experience It truly is like living at a resort. Newport Bluffs is currently completely renovating the main pool (all new furniture, resurfaced pool, etc), remodeling and expanding the gym (new machines, new floors, larger space, etc), and more. They host nearly monthly community events for free and always are having food trucks / car washing come to campus. Maintenance I've never had such a prompt and professional maintenance experience in all my time renting. They always go above and beyond to make sure any issues are handled promptly and they follow up after to see how you're doing. It's so stress free! Bonus The community is right along the Bonita Canyon Trail - about 15 steps from my front door and I have private hiking trails! I love to enjoy my morning coffee down along the trails and at the "secret" bench that was some kid's Eagle Scout project. Such a special experience to be in the middle of a suburban area with a nature retreat conveniently outside my house! read more

As a previous tenant I loved living here. The amenities, management staff, and apartments were all really wonderful. I had an issue that still leaves me sleepless some nights. Maintenance came by for an unannounced visit while I was away at work. This particular time my dog didn't hear them enter while he was sleeping in the bedroom. My dog got surprised by the strangers in his home and did his job by chasing them out. The staff did what they needed to do to protect themselves which is understandable. The thing that keeps me sleepless is that nobody from the Irvine Company informed us of this incident. I found out from neighbors that witnessed the event MONTHS after the incident. Long after my dog formed spinal issues from getting struck by a hammer and couldn't walk anymore. Months of vet visits wondering how he could be declining so fast. Sleepless nights with him vomiting all night that lead to him needing to be put down. The Veterinary doctor scratching his head with what was going on with him. Lots of unnecessary suffering that could have been prevented if we had known about what happened. I empathize with what it must have felt like for the workers but it is absolutely unacceptable to not inform tenants of a major event that involves the Family dog. ATTN YOUNG SINGLE FEMALES LIVING ALONE: do NOT move here. Especially into block 6000. If you have hostile, OLDER MALE neighbors that display aggressive intimidating behavior against you that you will report for months, Newport Bluffs will do NOTHING to alleviate the situation. In fact, the leasing office will gaslight you into thinking your fears are minor. They won't believe you until you provide video proof, which I had done. Then they will just call him with scripted "warning" phone calls, and when he retaliates against you each time for reporting him, they will do nothing more to make you feel safe or protected. It got to the point where he would watch me walk through the hallways to my car from his doorway. They still did nothing. The gated community is an illusion, the real threats are living in the units beside you. Do not move here unless you can sleep easy next to an aggressive male neighbor knowing where u live alone every night. My stress and anxiety at an all time high. I paid $3,100/ month to live in fear. Also should mention I received a letter in my mailbox from an anonymous neighbor voicing our building was known to have mold and left me their phone number if I was experiencing health issues. Residence Services is extremely helpful and accommodating. The maintenance team is super efficient and friendly. The property grounds look amazing. The pod I live in is soooo quiet and peaceful. I'm gonna send a special shout out this time around to the team at the property's main gate. Everyone is always welcoming and in good cheer when I pass through the gate. Every time I have the most minor inconvenience, the office staff or other employees hurry to make things right!! Their customer service is absolutely AMAZING.
