    Came for inspection 21st

    ??????????? What they have done on 21st ? Fire alarm keep beeping every one minute for two hours since 7 a.m No surprise to have continuous nightmare here ! Make sure to avoid moving here.

    Dog feces in a hallway and stairs are a regular occurrence at The Kelvin

    Beautiful location and first glance great looking apartments are unfortunately fraud with poor management. A consistent issue are unsafe health conditions like constant dog poop and urine all over hallways, by elevators and stairs. Management doesn't do anything about it and dog excrements are left in public walking spaces for DAYS after residents complain. Your rent will consistently go up the max allowed 12% each year, as you walk through dog poop and urine to your apartment.

    Let's see, break ins the in the parking lot where over 5 cars got broken into was AWESOME! When asking the leasing agency about the cameras surrounding the building , they said "ohh those don't work" .. "security" NEVER Responds! And there is literally NO security! It costs a lot to rent here so be ready for break ins because thieves know your rich and will hit you hard . Should I mention the hot tub that has been so disgusting with dead skin and almost yellow water? Ohh don't worry they'll just dump a gallon of bleach and call it a day! Should I mention the lights that flicker all day and night because they never change the bulbs? Or going back to the "security " part, let me mention how we reported a homeless women smoking cracker in the bathroom , and they didn't even answer the "emergency line" Ohh and after two years living there , they have the audacity to ask for 3600 rent renewal rate Place looks beautiful, but that's literally the only benefit you get for the 3000+ rent for a one bedroom. Also, they will charge you rent for the time it takes them to get the apartment ready for the next tenants. So they can literally take their sweet time (which they did) to get the apartment ready and then charge you for that rent.. I've been military deployed in better living scenarios then this place. Such a joke ... you'll enjoy living here for about 3 months after that it's hell

    My boyfriend and I currently rent a 2 bedroom apartment with our GSD. Finding such an awesome community where the property management actually cares has been HUGE. I've moved 6 times with college and work and this has been by far the best experience yet. We have been here for 2 and a half years now and plan on staying much longer. Jeff, our property manager, is always planning fun community events and stays on top of anything we as residents need to know. Amy, McKenna and Samantha are also incredible and really friendly. They are extremely helpful, especially when Jeff isn't available. The maintenance team here is very proactive and timely and we haven't had ANY issues with our apartment. We've only asked them to install 2 ceiling fans and they did within 15 minutes. They're so friendly!!! Parking is easy and gated -- which makes me feel extremely safe. You need a key code to access and get through any of the gates including the pool. The mail room has some really neat amenities including snacks, toiletries, meals etc. in case you're in a bunch and need something immediately. We have amazon hub now which makes receiving packages extremely safe and you don't have to worry about someone stealing it at your front door. Team Kelvin all the way! We look forward to another 12 month lease with this awesome community. I am so proud of the space here so I have taken many photos on our apartment transformation. It really does feel like a home.

I've lived in some of the nicest most luxurious apartment communities in Orange County including Halcyon House, One uptown Newport and the Royce. Even though some of the others have better "location" there is no disputing that. I believe the row has the best bang for your buck and overall the best experience. Lived at The Row at Red Hill for about a year now and it's been a great call. Location is hard to beat -- quick access to the 55 and 5, and having the onsite retail means a lot of errands happen without ever getting in the car. The amenities here are genuinely top notch -- the gym and fitness area are some of the best I've had at an apartment community, and the rooftop pools are a huge win, especially living in SoCal. Those two alone get a ton of use from me and they're kept up well, which honestly matters more day-to-day than people expect. The gym is probably as good as it gets for OC as far as apartment communities are concerned. But the real reason I'm writing this is Jose and Margarita. Jose handles the outdoor common areas -- streets, the dog park, landscaping -- and it's obvious he takes pride in it. The man does not play around, he does the job perfectly. The grounds always look sharp, not just "fine." Margarita covers the parking garage and building hallways, and same thing: consistently clean, no slacking, every single day. It's easy for property management to talk about amenities and community, but what actually makes a place livable is people like Jose and Margarita showing up and doing the work right, day in and day out. That's the difference between an apartment complex that looks good in photos and one that's actually well run. This one's the latter, and a big part of that is them. Honorable mention to everyone else. The leasing staff as well as resident relations team are always super nice and professional. Five stars, easy recommend.

It would be great to see one designated as adults only. The dog park looks like a great feature for those with social dogs. Ours is a bit older and not quite as enthusiastic about the younger crowd, but it is still a nice amenity to have. That said, the best part of this complex is the leadership, especially Johnny, the General Manager. Well-run properties always have strong leadership behind them, and that is very evident here. When we moved in, Johnny personally made sure everything was taken care of, from small adjustments to the overall move-in experience. Greystar is fortunate to have someone like him leading the property. If you are considering living here, I would absolutely recommend it. My wife and I have been very happy with our experience.

    I'm really conflicted writing this because my boyfriend and I actually like our apartment and the…read moreoverall vibe here, but the amount of misinformation we've dealt with in just 4 months is honestly unacceptable. When we were apartment hunting, a huge selling point was being told that each leaseholder would get 7 guest parking permits a month. It sounded like a decent plus to the nightmare parking situation (virtually no guest spots or street parking in general; $150/month for an extra parking spot with a year-long waitlist). Instead, we found out the leasing agent completely LIED to us--it's actually 7 permits PER household, not PER person. I know we did not mishear this during the leasing process and that we were explicitly told we would receive 21 permits in total for the 3 leaseholders we had for our unit. When I brought this up, management admitted we were lied to, but they didn't even offer a single solution or credit for the $10-per-pass fee we're now stuck with. It feels like they'll say anything just to get a lease signed. The lack of communication between the office and security is just as frustrating. I've been kicked out of the "24-hour" business center TWICE by security because they weren't told the correct hours. I actually had to email a leasing agent myself and show the security guard the email on my phone just so she'd believe me--and even then, she took a photo of it like she still didn't trust me. It shouldn't be the resident's job to train the building's security on their own amenities! On top of that, we've already had to re-sign our entire lease two months after moving in because the office messed up the numbers on the original documents. While the unit itself is modern and I appreciate the gym and the package lockers, the "unseen"parts of living here are exhausting. The fire alarms go off at 3 AM for no reason, the power has flickered out multiple times, and it took around a week to get a working microwave when ours died. I still have 11 months left on my lease, and I'm genuinely worried about what else was a lie or what else will break. I'm mostly upset that they admitted we were lied to by their agent and took no action to make it right with us. If you're looking to move here, I'd suggest getting every single promise in writing, because their verbal word doesn't seem to be honest. I will keep this updated.

The lobby/leasing office/mail area really makes a grand impression when you first see it and it stands out above every other complex that I have toured. Flooring/thickness: 2/5 Soundproofing of the flooring in the unit above gets a 0/5 You will hear a dog running back and forth. You can definitely hear anyone without slippers or if they drop something on the floor. and it's horrible if they have people over. Luck of the draw here of your neighbor. I was lucky the first 24 months, but now I have to move because of this as talking to them didn't help. It's "just apartment living" is how it's dismissed. It's constant sounds 16 hours a day now and unlivable for me as it constantly occupies your attention even until 2 AM. You will need to get a top floor as the noise leaks through. The adjacent wall sound isolation gets a 4.5/5 You will rarely hear them unless a sound speaker is cranked up or if the sounds leak in from the hallway. Noise pollution: 2/5 -Outside facing apartments will get the freeway noises of loud cars racing down the freeway. -Mall facing apartments will get loud cars without mufflers and motorcycles. -Inside facing apartments will get parties or pool sounds and kids screaming Air Quality: 3/5 Obviously close to the freeway, you can see black particulate that isn't dust build up atop your car. Ventilation fans and the front door also pull in smoke and grilling smell from people cooking in the patio if your apartment is in the path of the natural draft. Mail / Locker system: 5/5 Mail, Package lockers, and a package room Garage / EV Charging: 5/5 More Charging spots and setups than other complexes Blind spot mirrors around corners installed Spots are decent sized Keys / Access: 5/5 FOB or App/phone entry. No keys or code panel entry. On-site Leasing Office and Patrol: 5/5 They're onsite and responsive. Most places are outsourced, or off-site. Overnight patrol as well for security. Charles is great at the leasing office and helped me with a transfer. Intrusiveness: 3/5 Odd one but they will need to enter your apartment even if you are not home almost every 2 months due to annual inspections with more than two days notice: Fire Alarm, HVAC, Dryer Cleaning, Water Meter, Smoke Alarm, Appliance Inspection, etc. Walkability: 3.5/5 The closed off wellsfargo lot and missing sidewalk, and mall construction lower the score a bit for the area around, but there is still a mall you can walk through. The closed off wells fargo & missing sidewalk somewhat impedes the walkability to the local mother's market and chipotle. This remains a 4/5 after touring 18 more complexes in the local 10 miles. The score stays high as I've chosen to move within the complex for a continued stay and to avoid the annoyance and costs of fully moving. If you are sensitive to noise, this might lower to a 3/5. If I were not already here, this would still be in the top 3. It takes a lot for someone to review or bother to update one but i am annoyed enough to do so.

They were always friendly, responsive, and genuinely helpful, never making us feel like asking questions or requesting assistance was a burden. The property was consistently well maintained throughout all four years, and every maintenance request was handled within 24 hours (usually even sooner). The amenities are fantastic, especially the rooftop pool. We also had great parking and always felt like our cars were safe and secure. One of the things we appreciated most was how safe and respectful the community felt. In four years, I never experienced anything suspicious or concerning. We never heard our neighbors through the walls, never had issues with bugs or pests, never dealt with difficult neighbors, never had parking problems, and never felt unsafe. We also never had issues with packages getting stolen or lost. Overall, we had a wonderful experience at The Marke and would absolutely recommend it to anyone looking for a well-managed, safe, and enjoyable place to live.

Maintenance teams were professional and timely. Seriously could not have asked for a better experience. I never once had a noise complaint or any issues which is incredible given that I work from home! All neighbors have been kind and kept to themselves. It was a dream experience, especially coming from an Irvine property previously! I've recommended a lot of my friends move here since it's been so pleasant. Would highly recommend!! Also leasing agent Cameron helped me from start to finish finding the best apartment he was so awesome!!

    Cons You will most…read morelikely NOT get your security deposit back. I transferred from 1 unit to a different one after 6 months of living in that one. I did not put anything on the walls, no holes, no painting. I didn't have any furniture besides a bed. They specifically told me it's not worth doing a deep clean myself before moving because either way I would get charged a cleaning fee. I honestly thought I would get a majority of my deposit back, but instead they actually charged me more than what my deposit was for bogus charges. I've lived in several different complexes and have always got my deposit back. I'm sure just another way for management to make more money because it seems like all the changes they've done over the years is for profit and not for the wellbeing of the tenants. To note -they also had me place a new deposit $400 for the transfer + $1,500 transfer fee Lots of EV charging BUT Electric Vehicle charging used to be free. They then changed it to $300 per year and you get a pass that you display. Then out of the blue they took that away and gave you a prorated refund for the EV charging pass. Now it's all paid charging except they charge an additional $0.30 every time you charge on top of the price/kWh. Management had the pricing started at $0.60/kWh, which is more expensive than charging at a Tesla supercharger. It wasn't until they received a lot of angry emails that they then changed it to $0.45/kWh. Lots of dog poop everywhere. They do not clean the dog park often, so I don't take my dogs there. They do not clean the parts of the apartment that have turf because I've seen the same remnants of dog poop in the turf for months. Packages are a huge problem. They try and force you to sign up for parcel pending which is $20 to sign up. Your packages are rarely left in there because it's either full or the delivery person cannot get into the building. Your packages are either usually left just sitting outside the package lockers in the mail room, sometimes left outside the entrance door because they can't get in, or if you're lucky the delivery person will leave it at your doorstep. That leads me into the security door system. I've seen on multiple occasions the passcodes for delivery people not work and they have so much trouble accessing the building. There is a golf simulator, but is broken majority of the time. Probably 80% or more it's either out of service, or not working properly. All the parking is subterranean, so if you have issues with underground because you have no service once you get down to the parking structure. Just to note if that is a concern. Price for the apartment complex is higher than most in the area, but with all the cons I don't find it worth it. Pros Great location, clean, interior of apartments are well kept. Great amenities. 2 pools. One is a lap pool. There is also a small kiddie pool. 2 jacuzzis. Gym is nice, small but has what you need. Wish there was a sauna, but there is not. Great business center with 3 office spaces and 2 conference rooms. All first come first serve for the office spaces, but you can rent the conference rooms. There are also small booths and other seats to sit in the common area of the business center. Maintenance does their job well and keeps the majority of the community clean like the grills, community areas, carpets, etc (aside from dog park/turf) Maintenance also answers your portal service request promptly, so anything that is broken usually gets fixed pretty quick. So they get 2 stars because the maintenance team is great, but management Picerne Group is awful.

I initially lived in one of the outer apartments right next to the garages/dumpsters, but moved to an upstairs unit that was in the middle of the complex, Unit J1. Highly recommend both upstairs and middle complex because of the foot traffic and garages opening and closing. The walls are thin, that's just apartment living. Luckily I got one neighbor who was never home and my downstairs neighbor didn't mind my clogging practice. Really convenient having both in unit washer and dryers and multiple laundromats around. I never had an issue if I wanted to wash my duvet, the were never full. They also have a filtered water bottle filling station in the laundromat over by J1. Not sure if they have them in the others in the complex. (you're welcome). Sometimes I drive by just to reminisce on old times. The only small issue I had was with my deposit. When I moved out they tried to charge me for a cleaning fee, but I left my place spotless. Management companies in CA can charge a cleaning fee, but only to restore the unit to the same level of cleanliness it was in at the start of your tenancy. They cant cover "ordinary wear and tear". I ended up getting it refunded no problem, but just something to watch for.
