My wife was walking around the bedroom unpacking when we arrived and she looked at the bottom of her feet and noticed that they were black from the carpets. The fridge will not close properly when placing juice containers on the door shelves the door would dis-align and the fridge not to close. Many of the cabinet doors had broken tracks which we could not use. The unit had a very nice porch but it was dirty and moldy. The unit requires a major upgrade! Good location. Also, glass insert shattered and fell on guest leg requiring medical attention/stitches.

We sent a message to the owner upon our arrival through the intermediary of the realtor organizing rentals and we have still not heard back. In my estimation, the owner considers the place a cash cow and doesn't bother putting any money into it to keep it in good condition. Very concerning. Beware of unit 701.

The place was filthy, the upstairs bathroom shower head is broke, the upstairs bath drain doesn't work, refrigerator needs replaced and many other issues. Needs some major updates! We tried to get Crowley to fix the issues and instead the guy replaced the downstairs shower head and told me to get lost when I stopped in and mentioned that he was not even in the right bathroom. Called the realtor and nothing was done about it. Do yourself a favor and stick with Jack Lingo. Crowley does cares more about the owners than your happiness.

They are quick to let me know if the renter has a complaint that we can fix, and, when needed, suggest reputable and reliable service people, which is an advantage of realtors who have been in the area for a long time. As a result we have many happy repeat customers. This year they did an excellent job with the trials of COVID. They conferred with us and we either refunded customers who couldn't make it (for valid reasons) or offered them spots for next year if our guests were willing. I enjoy just sitting and talking with them when they have a moment. The only reason I didn't give 5 stars is because I think they need to spend more time on social media and do more outreach and online interaction. Our 'compound' is fully booked, so I wasn't affected by that this year, but nowadays that is all very important--I know I use reviews substantially in just about any purchase I make, for instance. You have to do the math and be realistic about your priorities and finances. Our priority was a…read morereasonably priced family vacation home within minutes of the beaches. We also wanted enough neighborhood amenities so we didn't have to venture into the weekend "Rt. 1" madness and crowds if we chose not to. We looked at "stick built" homes near the Delaware/Maryland beaches for many years; big mortgage, big HOA fees, big maintenance costs, limited amenities (if any), need to drive/park the car everywhere, etc. The cost per month was unaffordable for us without renting it, which we wanted to avoid. We never initially considered 'modular homes' with 'land rent', but were very pleasantly surprised in Pot-Nets. Beautiful neighborhoods, tons of amenities, multiple pools, restaurants/bars, marinas, biking paths, lakes, private beaches (albeit on the bays), and reasonably priced homes...mostly accessible via golf cart. We bought our most recent Pot-Nets home for roughly 1/3 the cost of a similarly sized and equipped stick built home. Yes, there's a land lease fee, but it pales in comparison to the additional mortgage cost of an equivalent stick built home plus never-ending (and always increasing) HOA fees for very limited amenities, if any. Pot-Nets matched our priorities...we're on our second house in Lakeside (we moved up to one with a garage). We can go get immersed in the Rt. 1 beach madness if we want, or just stay home and enjoy multiple pools, marinas, beaches, a meal at a local restaurant, and a quiet bicycle ride with the family. And it remains very affordable compared to an equivalent stick built experience, and we have far more amenities to enjoy. Works for us.

We absolutely love our home on Ocean Meadows, and we finally moved in at the end of June. Jon, the…read moreconstruction manager was true to his word, and had the Home completed by the end of May. We had some issues with NVR mortgage, but at the end they were mostly worked out. Since we moved in, there have been some issues with the home.The smoke alarms were malfunctioning and the warranty division was slow to address the issue. Fran, the warranty manager stepped in and attended to our concerns. Since then, we have had had no problems and absolutely love our home. It is a great community with great people!

This review is about the financial state of our HOA. When we bought the house, we thought the capital contribution we paid would be set aside for the HOA reserve fund. Apparently, other states require this, but not Delaware. Our capital contribution, as well as the capital contribution of all the other buyers, was/is being used to pay for maintenance and other community expenses by the developer. It seems that the initial HOA budget of $150/month/household was grossly underestimated by the developer. Now, the community is about to inherit an HOA with about $1,600 in reserve and the definite possibility of a massive increase in HOA dues, which may not be affordable for some homeowners. In my opinion, one could question the ethics of such behavior.
