A family friend offered up their condo for the New Years Eve weekend and I had a great time. The condo's are well maintained and clean, with strict rules to keep the hooligans from "rushing" the properties. Thunder Island is located directly next to the convention center and is surrounded by water/piers on Bayside. It is encouraged to bring boats and jetskis to tie up to the piers during the summer months. Obviously, I didn't get down into my skivvies for the December/January months but it would be a hoot in the summertime, for sure! The only bummer would be if the convention center were hosting an event.. the traffic, I'm sure would be a hassle. Since the entrance to the condos is located on the same street that patrons take to get to the convention center. I will most definitely be back. See ya on the flipside Ocean City!

Over a period of several years, we made at least 3 trips to The Peninsula, which was a strong contender for our final home. Even though we weren't close to being ready to buy, Sandi spent a lot of time with us, showing us numerous houses and condos. When we were back in WA she responded to our numerous questions quickly and comprehensively. She was never pushy, but always informative. Although we ultimately bought in FL because the location was a better fit for us, we really appreciated all the work Sandi did for us in helping us come to our decision. Unfortunately, she couldn't do much about the DE weather.

That was scary. The condo needed some repairs. The recliner in the living room shed when you sat on it. It was pleather and peeling. The biggest thing was the parking fee of $60. We paid $120. to park 2 cars!! Non refundable too. For what reason? It was a normal parking lot. Nothing special Do you really think that a condo that sleeps 8, people would visit in one car??? Get real. For this reason, I won't return.

We had some issues with NVR mortgage, but at the end they were mostly worked out. Since we moved in, there have been some issues with the home.The smoke alarms were malfunctioning and the warranty division was slow to address the issue. Fran, the warranty manager stepped in and attended to our concerns. Since then, we have had had no problems and absolutely love our home. It is a great community with great people!

This review is about the financial state of our HOA. When we bought the house, we thought the capital contribution we paid would be set aside for the HOA reserve fund. Apparently, other states require this, but not Delaware. Our capital contribution, as well as the capital contribution of all the other buyers, was/is being used to pay for maintenance and other community expenses by the developer. It seems that the initial HOA budget of $150/month/household was grossly underestimated by the developer. Now, the community is about to inherit an HOA with about $1,600 in reserve and the definite possibility of a massive increase in HOA dues, which may not be affordable for some homeowners. In my opinion, one could question the ethics of such behavior.

When we arrived, the bathroom wreaked of urine & the shower curtain was stained and curtain rod wasn't secured just sitting on top of the wall tile. The metal stand over the toilet was rusted and not secured and fell forward, kitchen light didn't work, place hadn't been cleaned, rust in the washing machine, patio furniture was all rusted. I contacted the owner, Natasha, the 1st day and she had the cleaning people come back. The owner of the cleaning company threw away the bathroom carpets (urine smell) and replaced the shower curtain liner (stained) and vacuumed. She said the place wasn't worth what I paid for it. I was refunded $200 for cleaning but requested more of a refund and Natasha refused and said all issues were resolved. That's a joke! We ended up shortening our stay due to all the issues. Don't rent Unit 1504!!!

Upon entering the unit which took almost 30 minutes to figure out the door after using the key don't turn the knob just push the door open. The unit was nice I love the beach decor and how it was decorated. The furniture seemed new which was nice as well. We also had 2 bedrooms and 2 bathrooms which was nice. The master bedroom was huge, the other bedroom alittle small but cool also. The master bedroom had a bathroom with a tub. The other bedroom had a bathroom with a walk-in shower. Sounds a little backwards but not a big deal. There was also a Sunroom facing the beach where you could dine looking over at the waves rushing the beach, so serene and mesmerizing to watch. There also was a kitchen with a microwave, fridge, stove,coffee pot , toaster fully furnished with utensils and pots/pans. The kitchen was a little dated. The hardware on the cabinets need replacing they're beginning to rust, along with racks in the freezer as well. The unit also had a washing machine and dryer. Had a hard time getting the TVs going and connected to direct tv. The TVs are very cheap and the picture on the screen is moved or doesn't fit the tv it's alittle weird cause when your viewing the guide the left side of the picture is cut off. There were a few little issues management needs to address like one of the blinds is missing in my bedroom, one of the ceramic tiles is broken in the kitchen, the wood is chipped on the frame of the bottom of the bed. I did spray and disinfect the unit upon staying here. I did not see any bedbugs but something did bite my arm, maybe dust mites I'm not sure. But again the place appeared pretty clean and well maintained just a few small things need addressing. Oh one more thing it was kind of windy on some nights and all I could hear at night was whirling from the beach and maybe the height of the unit being on the 13th flr. There is 20 floors in the bldg. Parking was easy since it wasn't peak season yet, not warm enough to use the pool. We came in April .. overall it was a good time.

The view, how easy it was to access the pool and beach areas. The elevators were clean and in working order. There was one morning where the fire alarms were being tested, we were warned in advance and the day of we were up and down to the beach so it didn't phase us. It's good to know they check the important things. I'd say here again and recommend to anyone looking for a place to stay.

Review of Five Olive - Stay from August 23-30, 2025 We…read morerented Five Olive the week before Labor Day weekend and spent over $10,000 for the stay. At that price point, we were expecting a seamless, high-end experience. The house itself is beautiful on both the inside and outside, and it does have many nice appointments. Unfortunately, it became clear very quickly that this is an investment property built for rental income only--not a home that has ever been lived in or cared for as if someone truly valued the experience of staying there. First Impressions When we arrived, the yard was unmowed and unkept--a disappointing first impression when spending this much on a rental. It set the tone for the rest of the week. Kitchen & Interior While the interior was clean, it felt disjointed and poorly organized. Kitchen items were scattered about, making it difficult to cook meals. The property has an induction stove, yet many of the pots and pans provided weren't even compatible with it, which made cooking frustrating. Another major inconvenience was in the bedrooms. Although there were closets, none of the main floor bedrooms had dressers or any drawers to put away folded clothing like socks, shirts, or other items you'd normally unpack for the week. For a property marketed as a luxury vacation home, this was both surprising and impractical. Outdoor Space The backyard and pool area had great potential but was neglected. The pool itself was dirty when we arrived, and though we requested service right away, a pool cleaner didn't come until two days later. The grills were also filthy--so bad that we had to clean them ourselves before use. We contacted the rental agent, and it took three days for someone to come out, and even then only the Blackstone grill was cleaned, not the main grill. The pool area had overgrown weeds, astroturf that was dirty and filled with mulch, and generally felt messy. Despite asking for lawn service, no one ever came, and I ended up mowing the yard myself--something I've never had to do at a rental property before. Pool Heating Issue The rental agreement states the pool can be heated for an additional $350, which we were more than willing to pay. However, the owner refused to allow us to heat the pool. As a result, the water was too cold for most of the week, and our kids and guests did not enjoy swimming. This was one of the most disappointing aspects of the stay, as the pool was a major factor in choosing the property. Customer Service Perhaps just as frustrating as the property issues was the lack of accountability from RE/MAX, the rental agency. When we called to explain the disappointing circumstances, not once did anyone apologize or acknowledge that things should have been handled better. Instead, we were met with excuses and vague promises of fixes--many of which never happened. For the price point and expectations, that lack of professionalism made a bad situation worse. Overall This home could be wonderful with proper attention, care, and management. However, the lack of upkeep, disorganization, refusal to honor basic contract terms (like pool heating), and poor response from the rental agency made the stay disappointing. I could have been a repeat renter--especially as I have family who recently purchased a home nearby--but I will not be returning to Five Olive.
