If I could give zero stars, I would. Our move-in experience with Opulent Real Estate has been one of the most unprofessional and frustrating property management experiences I've ever encountered, and I've worked in property management myself for over six years, managing 22 communities across two submarkets. Upon receiving the keys, we were handed unlabeled keys, no mailbox number, and no garage remote (which was listed in our lease). After multiple follow-ups, no solution was provided. We had to track down the mailbox info ourselves and purchase and program our own garage remote. To date, we've received no reimbursement or meaningful support. Worse than that, the home was filthy. We moved in with a 10-month-old child and a disabled veteran, only to find: * Black mold-like buildup behind the washer * Sticky, unsanitary shelving throughout closets * Dog hair in drawers * Pet urine odor in the carpet (which was "professionally cleaned" according to them) * Lumped, buckled carpets posing a trip hazard * Dirty drawers and bathroom shelving that required extensive personal cleaning Despite these clear violations of basic hygiene and habitability standards, the response from management has been dismissive at best. No apology. No acknowledgment of the unsanitary conditions. No urgency to fix or compensate for the time and labor we've spent making the home livable. Not sure why they have so many negative reviews, when I went to pick up our keys for our rental, they were so nice and accommodating. The first week we moved in I put in a work order and received a response right away, they came the next. The only small complaint I would have is that move in we have noticed quite a few flaws in the house that weren't fixed prior to move in but not really anything substantial. Due to the shoddy workmanship and poor-quality work of this PM's bonehead contractors, we are currently getting bids to repaint our house. The house was painted just a year ago by Cianfrocco Home Services, hired by this PM. If you ever come across this name DO NOT ENGAGE WITH THEM. They absolutely suck and they charge more than licensed contractors (which they are not). Why are we repainting after only a year? The photos taken of our foundation speak volumes. The house was built in 1998 and has some spalling and cracks in the foundation which a lot of houses have over time. Did CHS fix or patch any of the spalling or cracks? Absolutely not. They just painted right over the cracks. Incidentally, CHS (hired by Opulent) charged us $4600 for this crap paint job. I just got an estimate from a licensed contractor for $4200 (5-star Yelp rating) and that includes correcting the numerous issues missed by Opulent's chosen bonehead contractor, CHS. I did not find a Yelp page for CHS. In my attempts to resolve this issue, the PM (with whom I had a contract) referred me to CHS (with whom I had no contract). CHS would only agree to a settlement if I signed an agreement allowing them to avoid admitting fault and prevented me from filing future complaints on them. Yeah, right. In your dreams. read more

Our experience started rough when I got a call the morning of our move in date saying the property was not ready for move in and they had not noticed prior because they forgot to do their pre-move in walkthrough. The owner we are renting from still needed to deep clean, paint all the walls, and have the carpets cleaned (which Opulent assured us would happen prior to move in) so the house would not be ready for 5 more days, delaying our move in. After a month of living here I put in a request to have our water softener fixed (there was a leak) a tech came out and then I never heard back. It took over a month to just hear back from Opulent regarding solutions after I had followed up multiple times and they claimed it wasn't in our lease (soiled: it is). If a friend asked me what I thought about this team I would say: while very nice people, I would stay away due to the amount of mistakes made and lack of communication. read more

As a tenant, stay away from Opulent. Service requests are made on line. No confirmation is given. Later, when they get around to it they will have someone call to schedule maintenance. Then, someone comes out. They give a quote to Opulent, which then goes to the owner for approval. Then after approval someone will come out and do the cheapest work possible. Plugged plumbing - no problem - sit on it for a while. They don't care. Under AZ law they have to fix these things quickly, which they ignore. You can force the issue by delivering a letter to their office in central Phoenix. Kind of a hassle. Under the law their obligation to repair is driven by when they get notification. By using a web interface with no confirmation they can add lots of time. read more

If I could give 0 stars I would. Beware and make sure you read the lease!!! When me and my partner moved in the place was not clean at all there was hair all over the place and even red punch on the wall and if something breaks you won't have anyone come out for weeks and when they do they won't actually fix the problem. There are tiny holes in the house so we had mites get in everywhere. We also had a huge leak from the upstairs shower and that was not fixed they just did a minor patch. Our AC unit wasn't working and that took forever to get someone out. We also left the place in a better condition vs when we moved in. We hired carpet people, mopped and cleaned for 2 days and let's just say they charged us for anything they could. You will not get your security deposit back. We got charged 300 dollars for spot cleaning when we deep cleaned the house already and spot painted. I don't even think the landlord knows how bad his house is in since the company will do the cheapest thing they can to fix it and pocket the rest. I have rented for many years and this was the worst experience I have had. Do not let the charge you for any dead plants that happened to already be there. Take pictures of everything!! BLUF: Don't rent from this company unless you really love cheerfully incompetent condescending service and being ghosted. Regrettably, our experience in an Opulent rental home has been an extremely disappointing experience for us. Repair requests are frequently ignored and even when responsive their efforts are lackluster and ineffective. Their maintenance request portal does not provide any sort of traceable record of submission, so screenshots are the only reference option when the "maintenance coordinator" claims she hasn't seen it which occurs about 75% of the time. We've had two major issues with the house, which obviously does happen, but Opulent left my family without a functioning a/c unit for more than 7 days in the middle of summer in Arizona (118 deg. avg temp) before finally replacing the unit. During the whole process, the "maintenance coordinator" was cheerfully incompetent while punting all actual coordination to us. Several other relatively minor repair requests haven't been "seen", despite using the portal, and currently remain unaddressed. As of writing we have been without a working refrigerator for more than 17 days. It was 7 days before they got a tech out, another 5-7 days for "a part" that still isn't in after 9 days and no response to requests for updates for more than 5 days now. Never mind the repair request officially submitted when the freezer began to fail more than two week prior to the second request after complete failure. read more

When we rented the day we showed up to move in all the fire alarms in the entire house were going off. The neighbors informed us it had been happening for weeks. We notified Opulent and when the maintenance man came he removed all the alarms and batteries. He said he didn't have time to fix them so he said he was going to come back. He didn't come back for four months! We put in multiple repair requests. We also found the whole house in a disgusting state with garbage in the backyard and the refrigerator full of black disgusting mold. Opulent refused to clean it or assist in the cleaning process. We also had no ceilings fans or lights in most bedrooms do to them being broken and we put in multiple repair requests and whenever the maintenance guy showed up he said he didn't have time and told us to put in another repair request. We dealt with this for the entire year we rented from them. We also were never able to speak to anyone about our concerns and they never called us back when we left multiple messages. When we moved out they used everything they could to refuse to give us our deposit back! They are a horrible disgrace and should be reported! We also had our AC break in the middle of summer and they told us they couldn't send anyone out for over a week. When we threatened legal action that is when they said they would be able to send someone out immediately. Please read this and be warned before renting from them. This is the worst group ever to rent properties from. There is no one to ever answer the phone and good luck with emails. Their leases are filled with conditions that will prohibit you from getting all of your security deposit back, plus all repairs are on you. They require carpets to be cleaned professionally, all bulbs replaced, even 4' long fluorescent bulbs in ceiling, all patches in walls will never be done sufficiently enough. They even say you have to pull out the stove and refrigerator and clean underneath! You will put out money just to clean to their specifications and still will not get your full deposit back. I live in California and have used Opulent to manage seven units in Phoenix for nearly two years and am putting another three units under management with their company next month. I have nothing but great things to say about Opulent and I highly recommend them to any owner who does not want to manage his or her own buildings anymore. I managed my apartment buildings myself for about two years before I reached out to Opulent. Opulent is on top of things, responds to my requests or questions virtually immediately, have vendors that charge very decent prices when things need to be fixed, and I have had no complaints from tenants about them. Also, their management fee is very reasonable and they have taken away all of my headaches. My only regret is not reaching out to them sooner. Initially, my biggest hesitation with releasing management of my properties to a management company was that management companies tend to be bad. I got so lucky with Opulent. I also have apartments I own in Oklahoma City and I hate my property management company in Oklahoma but I LOVE OPULENT. Opulent's entire staff is exceedingly competent and responsive. The problem started at the very beginning with miscommunications regarding parking of a company vehicle and now has continued with "nitpicking". I recently suffered a stroke, and are unable to get around my property to stay on top of things, and they were ALREADY informed of this! But they STILL insist on coming by the house to find "something else" to pick my pocket for! I am on a limited budget already due to being disabled at this time, and you would THINK that there would be an allowance for people in this type of situation. I was a tenant in 411 E Bart Dr from 4/30/2017 to 4/30/2019. Managed by Opulent Real Estate. The main reason for this review is how they handled my security deposit once I moved out. I get it, pissed off tenants often write reviews for the management company taking money when they themselves were at fault for damaging the house. However, this home was in better condition than when I moved in. I was charged $500 off my security deposit. $250 for "landscaping (a few overgrown weeds)" and $250 for a home cleaning. My old roommate stayed in and assumed my lease, so I know that to this day there has been no one sent to do "landscaping" or the home cleaning. Even if there was, there is no company that would ever charge $250 to pull some minor weeds in the backyard, or clean the small 1200 square foot home for $250. The charges were absurd, and the work wasn't done. We both reached out to Patti at Opulent Real Estate for help. When I expressed my frustration, she responded with: "the disposition of deposit stands as is. We closed out your lease. We have documented the condition of the house when you left it . The amount was determined from the legal documents provided including but not limited to the move in sheet, the move out sheet and the inspection report. We have documented the charges against your security deposit. I realize this was a unique situation given the fact that you know and are friendly with the current tenants but as long as they leave the house in the same documented condition there is no need for further discussion thank you" This response clearly doesn't address the concern that I was charged for services that were never performed, let alone the fact that the charges are most likely 2x the industry norm for these types of services. There weren't many issues as a tenant. The garage door and a few minor things needed repairs. Opulent was incredibly difficult to reach on the phone. They have a main line that has a directory, and then you are transferred to a call center. One of the issues that arose was that there were termites in the ceiling of my bedroom. From the time of my initial request (I submitted an "emergency maintenance request" online because I couldn't reach anyone on the phone), it was about 2 months before any termite treatment was done. During this time, I left a couple of voicemails, with no response. I get it, you're probably thinking "He's just a pissed off tenant, it won't be that bad." And honestly, I am a little upset. But I was also a good tenant, I took great care of the home, never missed a payment, and tried my best to resolve the issue before I left any negative reviews. Unless it's your only option, they aren't a great company. The communication and response time when there are issues are so, so bad. read more

You cannot get a hold of anyone and they keep the blinds closed in the office and will not answer (even if they are in there) unless you have an "appointment" which you will never get. They must have upset many tenants since that is how they operate. You will not get all of your deposit back because they have maintenance check the house and do not report many issues so you will get stuck with the bill unless you have photos of every inch of the house. My house was dirty when I moved in with the last tenants hair all over the drawers and weird yellow gunk on the doors plus much more. I was told these issues would be fixed before I moved in and they were not. This company seems like a joke and I do not understand how they are in business. Contacted them on Tuesday March 26th about the home, got sent a text to contact Matthew Tarby. My fiancé & I texted him very detailed questions about credit etc. he told us requirements from owner we told him we were a few points shy of score which was 600 & that 1 person in home is way above required score (3adult family renting) WITH GREAT INCOME WELL OVER 3xs monthly rent! was asked if we were related which yes we are a Military family 3adults & 3kids. He said we were good to go. We asked if we apply that Tuesday would we have an answer and be able to move in Saturday the 30th we were told yes. So we applied and also scheduled to see home Friday(yesterday) @4. Mind you 3days has passed (now Friday) Which are the amount of days they claim they'll get back to you with answers. I texted Matthew asking for updates I got rude responses or late after hours responses. Come Friday we called, we texted we left voicemails we asked the chat they have you talking to for answers and was getting no answers. Come time to go look at the house, we loved the home it had a few electrical issues but was a beautiful home brand new home perfect for our little family overall. We asked Matthew a couple questions he said he don't know anything in that department all they do is have you fill out the application and they send it over to the owner and the owner contact them back on their time. We understood but was a little frustrated because it was now past 4pm the group close @4 so we knew we wouldn't have an answer til Monday (so we thought). Fast forward to 2 1/2 hrs after we toured home we get an email from rent application saying "declined for credit" after we were told we were good to go. After hours of opulent being closed so we wouldn't be able to contact them and ask questions and what a coincidence it was after we toured the home like as if they were waiting to see what we looked like before giving us an answer. As a current tenant, I feel obligated to warn prospective tenants and property owners about this horribly unprofessional and incompetent company. First, they're slumlords. Opulent will ruin your property. They'll drive their trucks onto your new astroturf patio or back into your driveway while blocking the entrance to your front door. They'll cover your finished cement floor with cheap carpet JUST so they can overcharge your tenants to replace it every time one moves out. They have a small, janky law firm on retainer, which assists them in evading Fair Housing laws and the AZ Landlord/ Tenant Act. The firm recently changed its name after its managing attorney was busted for filing 100s of wrongful evictions last year. Their property managers have zero experience in routine property management tasks like accommodating disabled tenants. They have a blanket policy of denying all requests. This makes both them and the property owner liable. Basically, if they violate the law and have a class action brought against them by your tenants, Opulent tells tenants they "can't sue Opulent..." just "the owner." Almost every "5 star" google review is from a locked account with only that one review. They've been cheating property owners and tenants with impunity for several years. If you're looking for a responsive, professional group to work with, more specifically rent from, keep looking! I contacted them about a home they had listed for rent. The first time I called it was earlier in the morning and I got a recording that said "We don't open until 10, leave a message and we'll call you back or text us and we'll respond sooner." I left a message & sent a text. Didn't hear back from them. About two weeks later, I saw another listing and again, Opulent Realty was the rental group. Great. I'll try again. After a couple of days, I finally got an email from them. We scheduled a time to go see the first property I had inquired about. My husband and I waited outside the house but the agent was a no show! We decided to knock on the front door and luckily, the current renters were home to show us the property. We toured the house and left about 25 minutes later but still no sign of an Opulent Realty Group representative. As a tenant, renting a very nice home, we have experienced very terrible service. We have been excellent tenants and we take exceptional care of the home. Unfortunately, the maintenance requests that we have submitted were not handled in a timely manner. For example, we were without air-conditioning for 10 days in TRIPLE digit weather because nothing was handled in a timely manner. Our pool pump has been broken for 5 weeks and it has been a struggle to get a contractor out to complete minor electrical work. So, the pool is now a filthy mess and we continue to wait for the work to get done. These are just two examples of the struggles we have had. We are not being valued as good tenants. We have been renting from Opulent for only a week and thus far it has been one of the worse experiences I have ever had with a rental company. Your phone calls always go to a voicemail and I have yet to receive a call back. Upon moving in no touch up paint was completed, the carpets were not cleaned, food was on the walls and the bottom half of the house has no electricity. In short the house was filthy. When I notified the company of the holes in the wall and the giant spackle spots through out the house I was told that it is up to the landlord if they wanted to fix cosmetic issues.
