I recently moved out of this complex after being a resident for 4 years. The move out process was smooth other than having to pay the final pro rated rent via check because they can't change the amount online. I don't feel like they nickel and dimed us on move out charges. We never saw a drastic change in rent during renewal time. I did try to call and negotiate our last renewal rate as it was the highest. I spoke with a manager who said she would get back to me after speaking with corporate about a lower rate. I never heard from her again (not shocking). Cons : Parking - My #1 complaint. It is a joke! They have a parking policy for people parked in open parking but I never saw it enforced. Spots around our unit were occupied for months without the vehicle being moved. Not even joking. We tried complaining to the office and never received responses. People who have garages park in open parking and leave their garage spot free. Not sure why! This was always an issue when I tried to have guests over. Valet Waste - You are forced to pay for it. Residents leave the trash cans out 24/7. Overflowing. We had the worst time with having our trash picked up and never got a clear reason what the problem was. We would complain, it would get better and then we would be right back to where we were. Electric Bill - I also find the apartments were not well insulated. Our electric bill was NEVER under $150 for a 2 bedroom. We're in a 1600 sq ft 4 bedroom house and our electric bill is more than half what it was without changing the temps we keep our thermostat on. Customer Service - I felt like getting ahold of someone in the office was a nightmare. You call, no answer. Leave a message, no response. Send an email, no response. I would say this was the case 90% of the time. Didn't matter what day of the week or time of day. Most of the time you just have to go into the office. Pros : It's a quiet community for the most part. In the 4 years we lived there we never felt unsafe. Everyone we encountered was very friendly. I really like the change they implemented to cut down on people using the pool who shouldn't be there. We only had a handful of maintenance issues during our time. The workers were always very friendly and would get to us as quickly as possible. read more

Update: This is by far the worst apartment complex in Dallas/Ft. Worth. They apparently hold their maintenance people at gunpoint and will not allow them to fix anything before 5 days....And apparently your kitchen sink repeatedly flooding your kitchen never classifies as an "emergency". They apparently threaten to fire their maintenance workers if they come to your apartment after hours for "non-emergencies". I have complained about this very issue, at least 5 times....This place is a joke and please know a cardboard box is better than this place. Issue never got fixed. The apartments are really nice I have to give them that. Also, for the most part management is super helpful. The reason for the low rating is due to the towing service and policy the complex has. A few months ago we received an email from the complex informing us that we would no longer need our window badge so long as we signed up for their web service. My girlfriend and I both signed up separately for the service ( so we have 2 emails proving that we signed up ) and we thought that was that. Well it turns out even though we both signed up we were never in the system. So late last night they came and towed my girlfriends car away; when we went to management to complain they basically told us it wasn't their problem. So now we're stuck with a $325 towing & storage bill that they will not cover. I'm not saying the apartments are bad or that there's anything else wrong with the community. Not sure where to even start, the management is the WORST. They're condescending and will never act like they care about you, even thought our rent payments are what pays their wages. Maintenance is very reliable and quick but absolutely have no clue what a reasonable speaking volume is, you can hear them screaming "Maintenance!" from all the way across the complex. I was woken up COUNTLESS times by management having conversations right outside my bedroom window at 8 in the morning. Not against their rules but certainly have no sense of awareness for tenants who enjoy piece and quiet. Our dumpster was overflowing majority of the time, leaving piles of fly and maggot infested garbage all over the ground around the dumpster and broken glass in front of it. They do nothing about cigarette butts being left in the grass but have a snitch system set up to reward tenants for tattling on dog owners not picking up after their dogs. You're charged $30 a month for a trash valet (with tons of rules and regulations) when there is a dumpster directly across from your building. At move out, they decided to charge us for "stains" that they could not prove. These "stains" only cost an extra $30 from the cleaner but they smacked me with a $75 charge, make that make sense. And when asking them to prove the stains, they decide to strong arm me with the threat of sending it to collections if i don't pay in 90 days. A ceramic soap dish in our shower was accidentally broken and resulted in a deep slash in my hand. Decided not to raise a problem about a fragile ceramic soap dish inconveniently sticking 5 inches out from the middle of shower wall just to be told "You should be glad I didnt charge you for that" when asking why i'm being charged for non existent stains. Is it a lot of money? no. But it's the principle that they will say whatever they want or need to in order to charge you. DO NOT RENT HERE THEY ONLY CARE ABOUT YOUR MONEY AND WILL BE NO HELP AT ANY POINT! read more

We have had a few minor repairs needed, which are handled quickly and the office staff (especially Amy) are always friendly and helpful. Today, they went above and beyond. Our dog got loose without our knowledge and Oscar caught her in a nearby field, brought her to the office, and Amy called to let us know she was safe. They were both very understanding and kind, and immediately put in a maintenance order to have our back door latch tightened (which we had accidentally left unlocked). We really enjoy and appreciate the 'community' feel of this complex. read more

Formerly known as Mansions By The Lake. Ever since they changed management, it seems like no one ever works at the office. The previous management always had 3-4 people working in the office. There's ever only one person working there now and they're always rude. No one ever says "hi". No one even looks your direction. Incredibly rude staff. Also, whenever you try to call their 866 number, no one ever picks up. I've called them five times and every time my call magically gets hung up. Biggest annoyance here are the dogs off-leash everywhere. Management doesn't care, it's a free for all. Kids are walking in the middle of the street paying no attention to cars. Cigarettes butts are everywhere. Cars block driveways all the time. This place is ridiculously expensive for what you get. Update regarding office staff. It states online their office hours on Sundays are from 12PM to 6PM. I received an email stating I had a package at the office at 5:41PM. Mind you, they actually received the package early in the morning, but they like to wait until right before they close to email residents about their packages. When I got to the office, it was locked. It was 5:45PM. The employee in there, named Jennifer, unlocked the door for someone else so I went in as well. She rudely stated to me "we close at 5PM". No, it says 6PM online. She then stated "this is a one time exception. I can't do this again". How about you do your job and not leave early? read more

Staff is friendly enough But certain ammenities are more of an inconvenience. Each month you are charged $5 for parcel pending service. If you don't register your credentials online for this service (you have to put your credit card to register) and a package is delivered at leasing office they will not accept your package! If you register and they put your package in the holding lockers it's another $3/daily for storage. So even after paying monthly for parcel pending most packages are delivered to your door! They send emails out to say they are changing filters...that didn't happen till we moved! And parking is terrible if you don't have a garage. read more

I'm not sure why this company have a 5 star rating when former and current tenants reviews are 100% accurate! I've been a resident since 2013 and was the 1st to move into my building and unit. Since then we have endured issues with mold, astronomical utility and rental rate increases, high turnover in property ownership, management, and staff personnel, rodent infestation, a deplorable trash pickup and maintenance system, and the worse of all, lack of communication and respect as it relates to their tenants, and maintenance response time and resolution is a complete nightmare! I have attempted to talk to the new management at the office and corporate level but if they respond to you it is only as a form of acknowledgment not to find a resolution. My latest issue happen minutes before the office on Sunday. My two-car garage door derailed and I could not get my car out. After leaving 4 repair tickets, calling after hour maintenance 4 times, and emailing the leasing manager directly, I received a call from the maintenance manager who was more concerned with getting paid if he come out than resolving the issue. After arguing and threatening to call corporate which is a joke, he came out, told me to pull my car out of the garage I pay for and left. The following morning, I spoke to the manager, stop by the office and talked to the assistant manager, called corporate, and the regional manager who never responded to my call, and finally 22 hours later maintenance arrived and fixed the garage door in less than 30 minutes. The following day, I called both the Corporate office and Regional manager demanding a return call or I would write a review on every site that advertises their company. I received a call from a corporate employee who only said she would report my concerns to the property manager. I'm sure you are thinking why would she refer you back to the where the problem originated. That's just how much they care about their tenants and their concerns. Do not fall for the move-in specials, the units are cheaply built and the walls are paper thin. You will definitely pay in the end. The models are insulated and secured but the units itself....you can hear your neighbors every move and conversation. Beware. On the outside, the apartment complex is beautiful. It is well cleaned and manicured. While we moved in on Tuesday and this is our first official week at Orion McCord Park, I'm a little disappointed in the presentation of the inside of the apartment as well as the front office service. When we got inside the apartment there were a bunch of little things wrong which tends to add up. I.E: dents, holes, open baseboard in the kitchen, etc. The worst part was the smell of pee in our closet. While we told the office staff on Wednesday that we wanted to get it fixed, the communication on when it was getting fixed was not good. My husband and I went into the office complaining about the smell every day after that as they continued to tell us it was going to get done the following day but no one would show. Finally on Saturday, we find out that they would've fixed it the next day but went into the wrong apartment. As of now, the estimated time to get it fixed is the next Tuesday..... almost a whole week of not being able to finish unpacking. Positives: the outside is beautiful, the floor plan is nice and gives the residents options, the office and amenities center is beautiful and the updated counters and floors in the unit keep it modern. Need to be fixed: Communication between office staff and residents, going through the apartments after the residents lease is up and making sure that everything is clean before the next people move in. UPDATE: we've now been here 4 months and our carpet still smells like pee. I still think the community is beautiful and well manicured but the lack of communication between maintenance, the front office and the residents is poor. We've needed things repaired and they wouldn't get done for weeks at a time. When they finally would come and repair, there wouldn't be any communication on when they were coming and just show up. This is concerning as we have pets and would like to properly prepare the home for their arrival (I.e. put away our pets). None of our pets bite and they're extremely friendly but if the maintenance staff came in and accused our animals of biting because they didn't warn of us of their arrival or if they happened to get out while they were working, it wouldn't go over well for both parties. I hope the community reads these reviews and really works on fixing these issues. read more

Not only are the staff and maintenance personnel prompt in doing whatever it takes to make living here a great experience, but the location is awesome! the apartment complex doesnt have much in the way of parking. they expect all of your family and friends to park outside the park gates and walk to your apartment carrying their bags. This is about 1/4 mile in my case. if you park inside the complex in a parking spot then they will tow the vehicle. read more

Just find another apartment complex. I wish I had never leased at Orion McCord. I put in my notice. Paid all the fees and I paid me last two months rent on time but for some odd reason they turned me over to collections saying I never paid my fees. I had a zero balance the day I moved out of that building. To this day I am still trying to correct their incompetent errors. They conveniently forgot to update their billing department that I paid my fees. I have bank records stating that I paid them every thing I owed them before I moved out. When I called them they don't call back. One girl that works there named "Nature" refused to even help me. She said I had to call the collections people but when I call the collections company they say they need evidence that I paid the bill back on 2/15/2017. Incompetent is all I can say. I will NEVER EVER use Orion McCord again. Not only did they keep my deposit but they are also charging me for painting, carpeting and cleaning of the apartment. Even after I worked my ass off cleaning that apartment! Orion McCord is an absolute SCAM!!!! Do not rent from these people. Oh and they have giant Rats that eat your patio plants and furniture? I grew up in the country and I had never saw a rat that gigantic before. I contacted the office to do something about it from the first month that I lived there and they never did a thing about it. I had mold building up in my apartment and requested to be moved into another one, instead they had maintenance come in and paint over it like that would solve the problem, I requested multiple times that I be moved into a different apartment or I would be moving out, after weeks of staying in hotels so I wouldn't get sick and no replies from management I went to the office and let them know that I will be moving out, they ensured it wouldn't be any fees so I moved out turned my keys in and 3 years later I'm getting calls from a collection agency stating I owe them $7,000. Orion is a scam!!!! Do not live here!!!!! You will not get your deposits back no matter if you clean the apartment or not. My boyfriend and I left two separate 1 bedroom units to merge into a 2 bed 2 bath which extended our lease by 8 months or so. Before leaving, we cleaned both apartments thoroughly and asked, TAMMY, at the office to walk through our apartments. She denied our request and said she could not do so nor did it matter if she did. At no point did she refer us to someone who could do a walk through after asking her repeatedly. We left both apartments spotless, thinking after cleaning we would get our deposit fees back. WE WERE WRONG! We had to pay $200 EACH in transfer fees and despite their being a CURRENT PROMOTION ON THEIR WEBSITE we were not given that promotion after asking for it. We both had made previous deposits on our apartments and were expecting to retain them. Instead, we were both hit with over $300 each in cleaning and painting fees! That's a total of over $600. They said carpet had to be changed but the carpets were not changed for any of us when we moved in. We were never given inspection sheets on our apartments to verify anything. We were told by TAMMY the only deduction from our deposits would be to cover the water which they made us pay the entire months worth even though we were only there for half of a month. We were never given an inspection sheet to fill out for our current apartment either. An inspection sheet is suppose to be given to the new tenant and they can write anything wrong with the apartment and must hand it back to management in 24 hours. Surprise! I did not get one for my last apartment NOR the new apartment. That is precisely so they can blame the current tenant for anything that may be wrong when they leave! I am more than disgusted and outraged at how I have been scammed. Corporate, which is ON SITE is extremely cheap and will scam you to the fullest. I am a former real estate agent who held my real estate license in NYC. I have never been so appalled by the way they scammed me. I actually made peace with the fact that they didn't even try to give me the current promotion and waive my deposit even though I was helping Orion out by extending my lease and moving into a bigger unit which means more money for them! I am from NYC and you would think I had some horror stories from building there but this is the worst scam by far. Beats NYC by a long shot! read more

We did everything online without even seeing the property prior but were pretty confident that we would like the apartment. with that being said, we eventually decided to take a trip to check the apartment out since our move in date won't be for another month and a half. Noelle was there to help us out when we arrived, and I just want to say how awesome she is. she wasn't fake or only being nice because it's her job. I have lost hundreds of dollars in security deposits on different apartments. Tammie in the office denied my request to do a walk through and misled me into thinking it's not necessary and would only be deducted the water bill for that month from my deposit. A few days later, after I left the apartment I lived for for only 9 months spotless and never hung up any pictures, made an holes in the walls, or damaged anything I was hit with almost $500 in cleaning and repainting fees. They will say you only owe a security deposit but charge you for key fobs $40 each and put it on your deposit which they will not give back to you. This is the third time they have done this to me and my boyfriend who both lived here. Despite us upgrading into a larger more expensive apartment. The apartment we upgraded to they did not change the carpets to. We have now lost cumulatively OVER $1500. read more

This place is a joke. I pay $1600 for a two bed, one month and for 3 weeks I have tried to get them out here to take care of the RATS In my garage! Yes I said "RATS!" Plus my AC unit isn't working and this is the 7th time they have come out and they close out the maintenance ticket stating it's running! No it's not running! It's 80 degrees in here and changing the filter won't make it run! The Management Rainee in particular is a total B! She threatened me about my water bill which is $68 dollars. It's a few days late. (Haven't had time to drop off a check because im working 15 hour days and I refuse to pay their astronomical fee to pay online) Telling me I have 24 hours to pay it or I'm evicted! You have 24 hours to get rid of these rats and fix my AC unit ! She's something else and she needs to learn manners and customer service skills. Place is a scam and will try and take as much money from you as possible. Ended my lease early as I was moving into a house. Talked to someone at the front office that let me know what my final balance was. I then paid within a couple of days. I was staying at my new home and when I went back to my apt to move my things out on the last day a note was left on the door stating that I was not allowed inside the property and that if i do not pay an additional amount by a certain date they will be filing a lawsuit. When I went to the front office I was assured this would be taken care of and that management will be following up with me. Never heard back from management except from a debt collector agency calling me everyday stating that I owe a significant balance to this scam of an apartment complex.
