The move out process was…read moresmooth other than having to pay the final pro rated rent via check because they can't change the amount online. I don't feel like they nickel and dimed us on move out charges. We never saw a drastic change in rent during renewal time. I did try to call and negotiate our last renewal rate as it was the highest. I spoke with a manager who said she would get back to me after speaking with corporate about a lower rate. I never heard from her again (not shocking). Cons : Parking - My #1 complaint. It is a joke! They have a parking policy for people parked in open parking but I never saw it enforced. Spots around our unit were occupied for months without the vehicle being moved. Not even joking. We tried complaining to the office and never received responses. People who have garages park in open parking and leave their garage spot free. Not sure why! This was always an issue when I tried to have guests over. Valet Waste - You are forced to pay for it. Residents leave the trash cans out 24/7. Overflowing. We had the worst time with having our trash picked up and never got a clear reason what the problem was. We would complain, it would get better and then we would be right back to where we were. Electric Bill - I also find the apartments were not well insulated. Our electric bill was NEVER under $150 for a 2 bedroom. We're in a 1600 sq ft 4 bedroom house and our electric bill is more than half what it was without changing the temps we keep our thermostat on. Customer Service - I felt like getting ahold of someone in the office was a nightmare. You call, no answer. Leave a message, no response. Send an email, no response. I would say this was the case 90% of the time. Didn't matter what day of the week or time of day. Most of the time you just have to go into the office. Pros : It's a quiet community for the most part. In the 4 years we lived there we never felt unsafe. Everyone we encountered was very friendly. I really like the change they implemented to cut down on people using the pool who shouldn't be there. We only had a handful of maintenance issues during our time. The workers were always very friendly and would get to us as quickly as possible.

They apparently hold their…read moremaintenance people at gunpoint and will not allow them to fix anything before 5 days....And apparently your kitchen sink repeatedly flooding your kitchen never classifies as an "emergency". They apparently threaten to fire their maintenance workers if they come to your apartment after hours for "non-emergencies". I have complained about this very issue, at least 5 times....This place is a joke and please know a cardboard box is better than this place. Issue never got fixed. We have complained about the kitchen sink and garbage disposal since we moved in 6 months ago.

Our daughter lives in a sister property and she took pictures of the property and was very pleased with all the amenities, pool, gym, pool room, TV room, game room, etc. Th property is beautiful and the apartments have a lot of amenities too. We love the Frisco Square area with all the restaurants, bars, library, Cinamark, Frisco museums, soccer field! Just to name a few. We love it here and highly recommend the Remy apartments!

I would say that in my year of living there there was only 2 people at the leasing office who genuinely were helpful. The maintenance crew is also amazing, especially for all the nastiness they have to deal with. The manager however, absolute garbage. Took no responsibility for anything, would talk to me with the most condescending tone, and the worst part is that I tried many times to extend an olive branch to only be let down by her. Literally zero professionalism out of her and might be the least trustworthy person I've ever interacted with (and I work with big ego small tool tech bros). The only time I have my issues addressed was when I would interact with anyone but the manager. Don't know if the attitude and unwillingness to help was racially motivated, but it def didn't help that only time I felt like I was being heard was when I spoke to the persons of color who worked there. Here are a list of complaints I had filed where there was absolutely no action: 1. The wifi was awful and my unit got no cell service (I' talking SOS when you walk into the unit). The solution? I had to buy a router and run wires throughout my unit so that I could work. The manager acted like she didn't know the difference between wifi and cell service (in 2025 mind you) and would push the issue to everyone but take absolutely no responsibility or offer any kind of solution. In the end, I still had no cell service, but if it wasn't a cloudy day, I would have wifi calling. 2. Bugs and trash EVERYWHERE. I recommended that they need to get at least 2 more dumpsters, but low and behold, nothing was done about this. I urge you to take a tour on the weekend and ask to see the trash area on the ground floor by Blairview Street. You're welcome. 3. Noise complaints. I had called Frisco PD about a dozen times about my upstairs neighbor and was told by the PD that it was now in the hands of the property management company. After I brought the almost dozen police reports, the manager of the property came to my unit because she still didn't believe me (what a surprise) and when she heard the noise herself, I was told "oh it's just a vacuum". Cool, that doesn't solve the problem of hearing a herd of buffalo stampeding from 12 - 4am every night. 4. I had overpaid my last month by 900 dollars just cover any fees I might incur from cleaning or whatever, but suspiciously, they charged me that almost the exact overpayment amount in painting and carpet replacement. My questions were responded to by what I can only assume is poorly prompted AI slop. I have never been charged more than general cleaning after moving out of much nicer apartment complexes, I'm extremely clean, don't have kids, don't smoke, and now am being charged for something that I should not be charged for. Do yourselves a favor and pick anywhere else but here. Unless you're fine with bugs, trash, dog poop, and a gym where people like to workout without shoes on and don't clean up after themselves. Oh and if you don't have a remote job, because you will not be able to work in your unit for more than a few hours a day. And if anyone at Equity is reading this, get rid of this person. Send out a survey to the residents to ask how they feel about her, you'll hear from almost everyone that she is unfit for the job, and an absolute pain to work with.

They've since terminated their old vendor and contracted a new professional pool service that handles both chemical treatment and physical cleaning three times a week. I've already noticed visible improvements. While I've removed the original photos, I'm leaving this review up in the interest of transparency--residents should know that feedback can lead to change. I appreciate the responsiveness and hope communication and standards continue to improve going forward. We do love it here.

    Been here a good 8 months so this review is pretty accurate…read more I'll begin with the interior of the townhome. Average appliances. My dishwasher took quite a bit of time to get fixed. Bathroom in bedroom got stocked up the first week I was here. Overall the corners of the floors tiles are lifting not sure why. Very.....very thin walls. While this place is unbelievably spacious I wish I would have met my neighbors and got their names during the day. Not at 1 in the morning with their headboard banging against my wall. I can hear when their alarm goes off in the morning and when's he's singing playing his guitar. Since I don't live in the actual apartments but in the townhome in the back of the complex I don't really go to the leasing center, mailroom or gym. But I will say this about Frisco specifically this area all the way to the Issac apts down the street. RACISM is alive and well. If you are not the color of Clorox in powered form prepare to encounter people like this who are rude. I've been cursed out by a man while in a car on my walk, a women nearly let her yorkies bite my foot and the people that live across library street will give you the dirtiest looks. I have to be on guard with pepper spray walking around here. For the most part outside, it's quiet so I can appreciate that coming from Addison area. Still debating if I want to renew my lease. We'll see how the year goes.

    My son is a resident of this apartment complex. He has been a resident for over two years and says…read morehe really likes the apartment unit he is in. His apartment is spacious, has high ceilings and a wall of large windows that provide natural light during the daytime. The unit is equipped with a washer and dryer, built in entryway cabinets with a hall tree, and a wine fridge. The secondary bedroom has a large walk in closet and the bathroom has plenty of storage space. The kitchen has ample cabinetry and counter space for meal prep. The unit also has wood like flooring and stainless steel appliances. The master bedroom is roomy and has dual sinks and a large walk in shower. Waterford has many amenities such as two pools, two gyms, two game rooms, two meditation rooms, and two lounge areas equipped with coffee/hot chocolate machines. They have various monthly events such as breakfast tacos, bagels for brunch, and pool parties to name a few. The leasing agents are very attentive and any items that are broken are promptly repaired. Barbara is the leasing agent he has the most contact with and he says she is amazing at setting up events for the residents. In addition, he said having the Frisco Fresh Market close and open on Saturdays and Sundays is very convenient for him to visit for groceries and the like. He enjoys being close to downtown Frisco to be able to participate in the different events hosted at the soccer stadium and in Frisco Square. I wrote this review based on his experience with Waterford and the brief encounters I have had with the staff when I visit him. Overall he says he enjoys living there because of all of the events and activities. He higher recommends Waterford for individuals looking for a luxury apartment with awesome amenities and ambiance and one that is close to coffee shops, sporting venues, shopping and restaurants.

Let me just say this, none of the other properties we visited had anything on this property. No competition at all. We signed our lease a day after touring with Barbara. We were skeptical just like many other people are I'm sure when looking for a new place to live. But Barbara was amazing, there are plenty of reviews talking about how great she is. She exceeded all of our expectations and was the most personable person ever. She made us feel so much more comfortable; especially considering the fact that my wife and I are new to Texas in general. Thank you Barbara! 10/10 would recommend considering Waterford to be your next home and would recommend touring with Barbara.
