I really enjoyed living at the Osprey and was sad to leave. Often times large apartment complexes have a lot of issues, but I really can't complain about my experience here. Leasing: It was a super easy and painless process with great communication via email (my preferred method.) I also changed my mind 2 or 3 times about the exact unit I wanted and they had no issues accommodating. My security deposit was very low which was nice. This varies person to person based on some mystery formula. They also often have concessions with a few weeks or months of rent free with a 12 mo lease. They are pet friendly with a standard and reasonable pet fee. Units: I really enjoyed my ground unit. The ceilings are a lot higher and it is the only floor with concrete separating you from the unit above. I never heard my neighbors above. I was, however, next to the side door which could be loud. Parking: only 1 spot per bedroom which is a pain, but at least you get a get a guaranteed spot. Parking is steep, but matches the area. Valet is a little annoying. This was probably my least favorite aspect of the apt, but again, a common headache for the downtown area. Neighborhood: Not a lot of food options, but love the waterfront. Nice and peaceful area with less crime and fewer homeless wanderers. I loved the quick access to two dog parks and the river trail. Overall The Osprey is an awesome place to live and really my most positive apartment experience. It's in a great area, has nice amenities and units, friendly staff, and reasonable pricing. I moved here a year ago and I love it. When I relocated here from Hawaii most of my packages were waiting for me in my apartment as well as, a plant and welcome letter. It took me a while to get use to living here, but today I finally went to one of the events. I went to learn about bees that they are adding to the ecosystem but, after the event I learned so much more. I had a few suggestions and each suggestion I had I found out it was already here. Henry and Matt have been so accommodating every time I speak to them. Henry is professional, informative, and patient. Matt is more personable and patient. I remember when I had a problem and someone stopped and helped me by walked me through the Amazon App to reorder a product, and that person was Matt. Whenever, I have questions I call the office most of the time I don't leave a message because it's not important however, to my surprise they call me back. I have never lived in a place that feels so welcoming. I don't have a tv and I don't watch the news, so I don't know what's going on in the world or anything outside of my apartment so feeling secure is important to me. The only problem I have here is package delivery, because UPS, FedEx, and USPS don't always secure the packages in the lockers like they are supposed to. But, I heard they may get Fetch (package service) soon if we have enough people interested. Other than that I have no issues. I have great neighbors, great staff, and the best maintance I have ever had in my life. I actually was making juices in my juicer and the leftover pulp I usually throw out, but one day I decided that it didn't make since to put biodegradable pulp in the trash to go to a land fill. I decided to put it in the garbage disposal. Well one Maintance request later within an hour some one was here to try and fix it. I was thinking I had to pay for it. They had to come back three times with longer plumbing snake to fix it. Wow no charge! That's a first I , also found out that they will even change the light bulbs in the apartment fixture. You must have a sense of humor if you live here. Something is always broken. Plan on an elevator being down daily... so that's 15 minutes every day. They lock one off to do recycling at 8AM-- weekly middle of business rush. The courtesy carts are hard to find and hallways are in despair. When recently touring apartments in the Marquim Hiil and South Watergate areas, Osprey apartments and our leasing professional, Alexandra Pierce, were real stand-outs! Alex was so professional, went to a great deal of effort in showing us all available options, was very knowledgable, and so patient. She took notes on apartments we were most interested in and emailed us information about our favorite units and links of apartment tours. Alex was very responsive in returning phone calls and answering questions and even helped us secure a garage parking spot, right away! As we toured apartments, we found the unit we chose at Osprey to be a good value, against competitors, and to have exceptional amenities, with the clubhouse with large screen t.v. and pool table and outdoor lounge with foosball and exceptional river views! My maintenance issues have been promptly involved and our community events have been so much fun so far! All my issues were addressed. I think current management is by far the best since I have been there. Most invested to current residents. The 4 stars is due to the smokers that stand right outside the door and there needs to be a meet and great for dogs as some have no business in an apartment and are simply very aggressive. We decided to move out of the city but would recommend if you wanted a safe neighborhood and quiet area. read more

An update for the potential osprey tenants. The bad leasing agent is gone. The apartment worked out good enough to renew. No complaints. It is pretty small but you know it up front. The value is there. The layout could be a little better but that's just a little less foam on the cappuccino. It's all good and I still recommend it. I loved living at the Osprey apartments. The room was pristine upon move in. The gym on second floor is the biggest in the South Waterfront and it was so convenient allowing me to cancel my gym membership. The South Waterfront area had everything that I wanted and more. Shops, food options, and even a few places to grab a drink after a long day. Osprey being right on the water allowed for easy access to the walking trails, and a great view of some 4th of July fireworks from the lounge deck that overlooks the river. Most of all, the staff at Osprey was always incredibly nice and prompt in helping deal with any and all questions/concerns I had. Truly an awesome place to live. read more

What an amazing place! I was here for a party (rented a suite) and the venue was beautiful, the view was great, and they had anything and everything we could think of. I looked around a bit just out of curiosity and the facility, as well as the general area, was spotless. Felt compelled to update my review as a change has occurred at the Osprey - with some strong opinions attached, as with all change. Same building, new management. Same AWESOME location, Gourmet coffee machine, tea assortment, state of the art gym with Peloton bikes, same welcoming atmosphere and bonuses for dog parents (a dog wash and daily dog cookies). Same young maintenance guy (forget his name, my bad) ever ready with a "hey" and a nod and keeping his low profile two steps ahead of you to help with whatever you need. Regarding the elevators, as mentioned in numerous other reviews... if you were moving in or out, wouldn't you appreciate having an elevator at your sole disposal to expedite the move?? There are at least two other elevators available for the rest of the tenants as well as the great long lost novelty of STAIRS. Stop being so selfish and get over it. Avenue 5 (the new management company) was smart enough to keep the assistant manager Brad who I can't imagine a soul on earth not adoring - he handles everyone and every sticky situation with grace, efficiency and fabulous humor. The twice weekly personal barista and breakfast pastries are gone but, who are we kidding, they HAD to be losing money on that and it was a ridiculous little coddle anyway. Some high profile people are moving in - as they should, good taste and all. People hate change, ANY change, even if it's ultimately for the better. The new team are human beings who came into a difficult situation because of the poor PAST management. Heather, Fernanda and Tom have all had to smile and grit their teeth through tenants who care more about their little lattes than people themselves. Give me a break. No actually, give THEM a break! They've been kind to me during hard times... ever ready with a smile, a chocolate and even the occasional needed hug. Or free growler fill from The Growler Guys. They're freaking awesome. Professional PEOPLE with FEELINGS doing the best they can at their job, balancing staying in business and placating poor us who now actually have to go to the great trouble of using the machine (that they upgraded us to) and pressing two buttons ourselves to get any number of 30+ options for our lattes. I can vouch that they aim to please. If I wanted to find something to complain about, I totally could. If I wanted to get my friends and family to call around to try to "catch" someone in their speech, I totally could. But that would make me boring. And I'm not boring. I have good taste. And I would choose the Osprey with the current management team again and again. read more

The Osprey is amazing! I have been living here for almost a year now and I honestly do not have one thing to complain about. It is in a perfect location with only a 5-10 minute drive to downtown. The staff are amazing and are quick to respond to something that might be an issue. I have never had a problem getting in and out of the building with my fob and it is easy to let someone in through your phone if you are expecting someone; this is a very convenient plus. The patio overlooking the river is beautiful and spacious with a bbq, fire pit, and multiple chairs and tables to enjoy the view. My girlfriend and I loved living at the Osprey and would have continued to had we not had to relocate for school. The management is as good as it gets and the facilities/amenities are excellent. Edit: Changing my review to 5 stars. This place has improved immensely and is a great place to live. The events they hold are fantastic with food, drinks and photo booths. They offer pacific perks coffee and also pastries twice a week. They have changed the parcel system so it's super convenient and easy to grab your parcels at any time of day! The place is safe, clean and a great place to live. Overall, I have been disappointed since moving into this building 4 months ago, especially considering Osprey isn't owned by a giant corp and is brand new. Perhaps my expectations were too high after my last apartment complex. Osprey is in a great location and brand new which is why I chose it. But it would appear they might be too new and haven't ironed out all their kinks yet. Pros: - Plenty of storage room for additional $$ - Bike storage on each floor - Nice community room - Free coffee and tea - New apartments that are NEW, clean and modern Cons: - LOCKED ME OUT OF BUILDING WITHOUT NOTICE. Management decided to de-activated my key fob without warning/email/notification because they issued me the wrong type of key fob. This is a huge problem as the leasing office IS NOT open 24/7. - Despite what leasing will tell you, the building is not very secure (on-going issue). The main entrance is often not locked. - Leasing office is often closed or no one is there during opening hours which means you can't get your package. This is a problem when you have a leasing office acting as a concierge too, they're often understaffed. o On Sundays your package is simply left outside the locked leasing office where anyone can take your package - Not notified for days when a package arrives for you o Management has gotten better since I complained about this but I was not notified immediately of package arrival. When I complained, the carrier was blamed (apparently, Amazon lies). Miraculously this issue has gotten better since. o You get a notification when you pick up your package...days later...If you get packages regularly like me, you have no idea if someone else picked up your package or this is a delayed notification. - Can't always get the free coffee because the machine is dirty or full of coffee grinds and won't make more coffee - Don't believe them when they tell you the layout of the apartments was designed with the user in mind. Most layouts aren't optimal or practical. - Great gym size is wasted with repeat equipment. It just has weights (two sets) and a lot of cardio machines (treadmills, bikes, etc). If you are a regular gym user, you will probably end up continuing your gym membership as this one doesn't cut it. - Unorganized management - I was sent contracts to sign after I had already moved in that covered what would happen if I didn't move in. As stated in other reviews, we used to have a wonderful community and management. The Osprey was recently sold, and new management has taken over. Since then, they have gotten rid of the free barista services and are intending to replace the valet parking with self-parking (which is going to be impossible because the garage is extremely small and spaces are double parked) and are actually going to charge tenants MORE MONEY to park their own cars. The free coffee they will boast about during your tour is always out of order, the elevators are always locked down by people moving in and out of the building and there are extremely loud parties every Friday and Saturday night in the community lounge. We have lived on the South Waterfront for 5 years and our communication with the Osprey office staff since the transfer of management has been the worst we have ever experienced. We have been looking to transfer our lease to a larger unit (paying more in rent) for the past 4 months. We have requested multiple times to be emailed when a larger unit comes available but unfortunately, we never hear from the leasing agents and instead have to constantly check their availability online. When we finally found a unit within our price range the leasing manager, Heather, told us that they could not honor the online pricing and that the cost would be $500 more per month than what was advertised online (despite having been told to check pricing and apply through their online website by multiple office staff). When we had friends and family call to inquire about the exact same unit, they were told that the online pricing was current. In addition, when we talked with the management company, Avenue 5, their staff told us it is company policy to honor the prices advertised online. Clearly the new leasing manager, Heather, has no shame in lying to the current tenants about pricing that is clearly advertised online in order to make her commission for bringing in new renters. If you are looking to move to the South Waterfront, I would highly discourage you from moving to the Osprey. Avenue 5 should seriously consider hiring a new manager if they want to retain their current tenants and compete with the other apartments in the area offering more sqft for less rent. read more

Seriously don't move here, I'm trying to save you here! I have lived here 3 months, in an apartment that no one has lived in before, and have already put in over 5 maintenance requests. Thankfully the maintenance staff is so on top of things and so quick to respond, but don't get the front office staff involved because they will treat you with utmost disrespect. The staff seems "friendly", eh I'm sorry, they are more like "salesmen" to me and I am completely bored by the fake conversation. I lived at the Ardea across the street and I'm telling you to move there! It was fabulous and I regret moving closer to the water (with less of a view). The walls are so thin and I can hear my next door neighbors conversation and every step the people above me take. I wish I had known all this before making the move. They also have a "move in garage" that makes it accessible for people to move in. However, they leave it open overnight all the time, allowing easy access into the building. There goes all sense of security. The fitness room seems like it's never cleaned, they keep the hallway temperature at a frigid 60 degrees, and the elevators are filthy. If you're going to pay south waterfront rent, don't do it here. I'm contemplating ending my lease early, it's that bad. read more
