They do a great job of keeping up the grounds and the maintenance team is amazing (and kind). I'm not sure if this is true across the complex, but the people in our building are kind and thoughtful. The complex isn't huge which I think helps keep the community feeling a little more. There are many dogs here (we have an ESA dog - in our photos) and I'm thrilled that I rarely see dog poop around here. We also love the easy access to Steilacoom Park (and walk there daily). The buildings were built in the 70s (I think) and have some quirky things about them (e.g. 15 A circuits which blow a lot) but many of the units are updating to various degrees. But I take the grounds and neighbors over a modern unit. We do periodically have to do battle with ants :-) Yes... all of the photos are really of our dog, but they show the backyard really well (and some of the many visitors we get)

Its like a small zoo around here - LOL. Seriously - the grounds are well maintained. The condos are vintage and updated as needed, and they do a great job in keeping them in "good too great" condition. Management is jolly on the spot with getting things done. I would highly recommend this community.

Sewer backed up 3 weeks after I moved in, 6/15/19. Had heard I was the 4th one. Boy I was wrong, plumber said he was in my unit in Jan 2017 for same issue. Non disclosed by seller or agent OR Bluffs. This is a ongoing issue that they don't want to fix. The city needs to get involved. This can NOT be legal. DO NOT BUY HERE! Most unfriendly place on earth!

Then they went up $20 for a "special assessment" fee due to there being a few fires in other buildings. I was not living there at that time so I felt it was wrong that I was punished for that... HOAs when I first moved in included landscaping, water, sewer, garbage, cabana upkeep, etc etc... Top of the year the special assessment fees were dropped and the HOA dues were reassessed... My new fee was $254/mo for a 2 bdr. Sweet! Oh surprise... you have to pay your sewer bill now. $48/mo. -_- And they cut night time security and basic cable. Oh but wait... we have neighborhood watch now. I can wait for one of these old geezers to rescue me from a rapist or car bandit. Thank goodness our biggest threat are...hmm...raccoons? I'm not happy paying as much as I am for what I'm getting. And the rules are ABUNDANT! I feel like I might as well live with my parents! Oh but I get to control the remote, so I guess it's a little better... :) I love that it's VERY quiet, no drama, and for the most part, you have respectful neighbors. I also dislike the trees sapping on my car. :( Not a good place for kids. So if you're looking to rent, don't look at the bluffs if you have babies. No yard, no playground*, small units, old neighbors. haha *I stand corrected. There is an ancient big toy by the tennis courts. You know, the wood and metal kind that schools aren't allowed to have anymore.

The management team takes very good care of the property and the condo board is active and involved, always looking for ways to make improvements to the property. When we bought, we completely updated the inside of our condo and we love how it turned out. The HOA's are high but include internet, cable and seem to be inline with others in the area. These condos seem undervalued and as home prices continue to climb in University Place/Tacoma, these are a diamond in the rough. We couldn't be happier here !

Located barely a mile North of the famous Chambers Bay Golf Course (where the US Open was held in 2015), the Regency Park Condos consist of two buildings: the Tudor building on the North, the Regency building on the south. Both are 3 stories. They are laid out rather oddly - the Regency especially. Built on a slope, the three floors are offset. In other words, if you are on the 3rd floor on the West side and want to walk to the 3rd floor on the East side, you still have to walk up three floors! And important to note: there are no units in this entire complex that are ADA compliant! There's not one single ramp on any entrance. The units in the middle of the building are especially bad - long flights of stairs just to get to your front door. So if you're wheelchair or scooter bound there is zero accessibility to any unit! I bought my unit in 1997 for $62k The HOA dues were around $75 a month or so. Today however, my unit might sell for $50k and the HOA dues are now $525 a month!!! Pretty bad, from an owner's perspective. I still own my unit and rent it out - thankfully the rents are quite good for the area ($1200 a month or so) so at least I'm not losing money. There's a very nice laundry facility in the basement of the East side of the building - reasonably priced and quality machines. Some units still have their own laundry facilities in the hall closet, but they are not technically to code (venting into the attic or under the sink in the bathroom). I took mine out completely - just too much liability. But overall, there are far worse complexes in the area - I wouldn't hesitate to move back in to my condo unit if I needed to downsize. And if you're a prospective buyer, it's a steal right now (February 2017) - you can buy a unit for as low as $35k. Mine would go for more - not much but it's all remodeled - nice kitchen, recessed ceiling lights, two bedrooms, fireplace (granted, can't use it until the HOA repairs all the chimney's). They are sluggish to sell but if you're looking for a pretty cheap buy-in you couldn't do much better. Just beware of the $525 monthly HOA

The building was completed and ready for move-ins in 2021. Simply put, it's modern, luxurious living in the heart of Seattle. I have to admit, I think one of the coolest things about this place is the automated parking garage underground. When you return home, you conveniently park your car in one of multiple bays after which it's lowered and "filed" away into storage. At the time of writing this review, this is Seattle's only automated parking system (and it's also the city's first). The entire property has a really sleek, contemporary design. The common areas look lifted off the pages of a magazine with extra-high ceilings and chic furniture, fixtures, and decor. There was always at least one or two concierges staffing the front desk downstairs, and they were always nice and polite. The building has incredible unobstructed views, especially from the outdoor "Sound Terrace" on the 40th floor. You can see Elliott Bay, the Space Needle, Lake Union, Amazon HQ and the rest of the city skyline, and more. The property is also quite secure and the elevators are among the fastest I've experienced anywhere, residential or commercial. Nepalese cafe Himalayan Java moved from Lynnwood and opened on the ground level of Spire in August 2022. Their Honey Latte is good.
