Although we liked the apartment layout we were shown and decided to sign a lease, problems started on day one. We moved into an apartment with filthy floors, a non-working hot tub full of dirty standing water, and a balcony covered in Zyn pouches. At the time, we chose not to complain because we had a positive impression of the staff. A few months later, bigger problems started showing up. During a dust storm, we discovered that the balcony door would not lock, as well as a window in the living room and another in my bedroom. With help from neighbors, we had to tape them shut ourselves. The entire living room and kitchen filled with dust, but again, we dealt with it on our own. The worst issue happened when it rained. Water leaked into our carpets, leaving a horrible smell in both bedrooms. Maintenance was always quick to respond after requests were submitted (special thanks to Zayn) but simply placing dryers was not enough. The same issue happened during the next two rainstorms. Maintenance later told me the building needed a structural repair to permanently fix the issue. Since that was beyond their control, I brought it to management multiple times. My concerns were never taken seriously, and I only received a response after a maintenance employee escalated it himself. Management claimed they would follow up, but the repair supposedly happened months later, when I was not even there, so I cannot confirm whether anything was actually fixed. Earlier this year, we then spent five straight days without water after a repair went wrong and caused a system break. While I understand that emergencies happen, the solutions offered were completely insufficient. One suggestion was for residents to shower at a gym located 15 minutes away by car and, well, I don't have one. During that time, I had to sleep at friends' apartments. Even after the water returned, I went weeks without hot water, and the shower pressure was never the same again. Finally, after moving out this year, my roommate and I were charged $570 in cleaning and damage fees that we strongly dispute. We never caused any damages and spent an entire day cleaning the apartment before leaving. Photos justifying these charges were only provided after we asked for them, and many of them showed spaces that looked completely clean. Although we tried communicating respectfully through email, since both of us are outside the country, management has been inflexible, rude, and unwilling to negotiate. Do not trust the responses they leave under negative Google reviews claiming they work with residents to resolve disputes, because that has not been our experience at all. Please learn from our mistake and avoid living here at all costs.

The room was re-keyed by management and I was in Ca with no access to the unit. When the roommates moved out, they left everything in the common area, in the refrigerator, cupboards etc. I was told since I was the only idiot to renew my lease, I was the only lease holder and was responsible for cleaning cat feces, rotting food etc that did not belong to me. One of the former roommates did not pay his tuition at the university and I readily come to my unit with delinquent notices posted on my door for the former residents. All could have been mitigated with better management and controls. Not renewing.

I've been accustomed to hallways and elevators that are dirtier than my previous freshmen housing. Maintenance requests can take weeks to get filled even after reminders to the front desk. Printers and the computers in the study room are not usable. Even though l've brought many of my issues to Management, they have gone out of the way of avoiding me and don't seem to care as long as you stay paying rent. Lazy river and the hot tub are the few things I enjoy here. If you are looking for a preferable student housing experience, look elsewhere. It's nearly my last month here and I didn't think the state of this apartment complex could get much worse. The pool was closed for 2 weeks during final exams due to dark green coloration. This was disappointing timing considering it was the perfect time to use it. On top of that, the trash compactor broke, causing residents to bring their trash to the dumpsters on the first floor. Since then, garbage continues to pile up on the side of the building with a horrible stench. I can't even walk on the patio in my unit without smelling it. The communication about these broken amenities has been nonexistent and the front desk gives mixed answers when asked about repairs. It's very disappointing that I pay such a high rate to live in this complex when core things aren't working. But Hey, they added an arcade in the lobby!

Looks like the place was manhandled from years of abuse. A window in one of the units is duct tape closed, leftover from the last tenants. A month into the school year and it's still not fixed. I'll be calling the Tempe Fire Marshall if they don't address this soon. Little to no parking for guests which is very inconvenient. It's overpriced for what it is, but it's the convenience factor for students. You won't need a car. Get a bike or put on your sneakers and off you go. So, if you wanna be close to the action, mommy and daddy are footing the bill, and you don't mind being crammed in like sardines, this is the place for you!!!

There were fruit flies in the hallway, which seemed tied to the trash chute not being properly maintained. The building also often had strange odors that made common areas unpleasant. Maintenance response times were frustratingly slow. Several issues took far longer to fix than they reasonably should have, and communication wasn't great when things were reported. Hot water was also inconsistent, sometimes going out for a week or two each month, which made living here really inconvenient. The gym is very underwhelming and not well maintained. On top of that, I was moved here after being kicked out of GLV for a semester due to ASU housing placement, which made the experience even more frustrating. Overall, this place did not meet basic expectations for student housing in terms of upkeep, comfort, or responsiveness.

The apartment is in a great location and close to airport, shopping, movie theaters, restaurants and anything else you could imagine by stepping outside your front door. The apartment is well maintained and love the interior hallways and security access as well as the many amenities such as the pool, outdoor grills and fire pit area, gym, pool table, movie theater, conference room and so much more. This is by far one of the most well kept properties and very attentive to all of the tenants needs in a timely manner when a work order is placed. I give all the credit to the management team as they are by far one of the most friendliest and professional apartment staff I have dealt with and that goes for the manager Danielle all the way down to the cleaning crew, maintenance crew and the security staff who are always doing a great job of making the place a wonderful and safe place to live. The apartment layouts are spacious and well designed and wouldn't want to live anywhere else but Emerson as I haven't found anything that compares to what Emerson can provide and they have proven that over time. What makes this place so great besides the apartment being well kept, the great amenities, and not feeling like there are a bunch of crazy college kids running around everywhere is the personal relationships built with the management team. They truly care about the place and it's tenants and it shows! Five stars and highly recommend Emerson on Mill to those looking for a great place to live and to make some new friends as well. The process of leasing the apartment was easy. I did most of it over the phone and through email, and the day of move-in the process took less than 10 minutes. Once in the apartment, everything was in good condition. The cable worked, a/c worked, electricity and water worked, so I was happy. If you are an ASU student, this complex is perfect. From my apartment, I am about 5 minutes walking to the gym and 10 minutes walk to most of my classes. I have had no problems while here due to management or facilities. The pool is kept clean, and they even provide free cookies every day. So, if you are an ASU student with or without a car looking for a comfortable apartment near school without spending over $1,000/month just for a studio, check this place out.

I'll update this review based on what happens but please beware. The office staff is not upfront nor kind like they portray.

When you move in you will find furniture and appliances that have clearly not been cleaned, inspected, or otherwise maintained since whenever they were purchased during the initial construction of the dorms. If you're willing to pay this much, you should find an apartment or a house 2 miles down the road that's 20 years newer and whose owner cleans it before you move in. If you get lucky with a nice dorm, you will probably have a great experience at Vista. But be warned, if anything breaks, maintenance will be insultingly slow to contact you or remedy any issues. My dorm's washing machine was broken for 3 months and was only repaired after several phone calls, emails, and submissions of the maintenance request form found in the community center. Unfortunately, this is not the only review you will read on here with a 3 month washing machine repair lead time... Ultimately, Vista becomes a worse option year by year as the materials and appliances in the dorms slowly fall into disrepair and the admins entirely neglect to complete any maintenance before move-in or during the school year. Sadly, the age and state of the dorms do not justify the price you will be charged to live here.

My roommate and I had a 3 bedroom but for the first year and a half there was no 3rd roommate. We were given a smaller fridge by the first owners cuz when we moved in ours was broken. They promised that they would get us a bigger one and if we didn't get it right away then for sure it would be supplied by the time we got another roommate. We get a new roommate and we ask for the bigger fridge- they promptly tell us no and tell the new roommate that we are lying and they never promised that. I have email proof but they ignored it. And we decided not worth a fight. Then we get to the fact of me moving out. I moved out early cuz I had a two day drive. I asked them how to submit keys when I'm leaving at 5am and they don't open until 10. There isn't a drop box for us there isn't anyone there to call. So what do I do? They tell me to leave it with my roommate. I leave on Thursday before move out she turns them in Saturday before move out. I get a statement about my deposit refund and they deducted money for keys, utilities, and pet rent. 1) why the keys if they were turned in? 2) how did they get my address in a state I didn't give them? 3) why am I paying these rental charges when I paid the months rent before I left? I cal to ask and am quickly met with annoyance and rudeness from management. Mind you- I hate confrontation and was very sweet and kind simply saying I wanted to understand the charges. When I say my roommate turned in the keys, they say no, they never received them. I'm like okay then where did they go? And then when I ask how did they get the address when I didn't give it to them, they said they'd call me back. They call back to say they found the packet and I was charged for keys cuz the keys were turned in late. I was like ummmm probably not cuz my roommate turned them in Saturday BEFORE move out like I checked with her. But whatever. So then I say ok what about the rental charges, they say oh everyone has that but you're not charged for it. It's a misprint, your charged for just the keys. I ask to clarify that I'm being charged nearly $100 for just keys not rental also cuz the statement says keys cost $12 and the manager YELLS at me and says that $100 is how much keys cost. Woah. Ok I never raised my voice. All I asked for was clarification. Way to be professional. He then hung up after I said oh ok just clarifying. I didn't even get to finish saying thank you (cuz I'm polite) before he slammed the phone down. Needless to say, you will have a mediocre experience while living there but once you leave they don't treat you well and are rude and disrespectful. I wouldn't wish this life on anyone. Also the question about the address is still up in the air- guess they also have ways of tracking you when you leave. Stay safe and far away from this place.
