    I can't agree more with some of your Tenants who state how Rude your Management is at this Complex,…read moreI called just to get a fax or a good e-mail address for a resident referral verification, and the person that I first spoke with said she is no longer with the company and was told someone name Nick is overseeing the complex, I was given a number to reach out to Nick for this information, so thats what I did ( I wish I Hadden't) but I did, and with saying that Mr. Nick, not sure of his last name answered the phone and was so rude from the time he answered the phone till the time I had to just hang up in his face because I will not have someone speak to me in that manner, just can't understand how this company could or would hire someone like him to even represent there Company it's just sad, I have been in Property Management for over 15+years and this was the worst experience I have ever come across and after all that he had the audacity to call me back and tell me that I was rude to him, and i'm sure he did that because I asked for the corporate office number. someone really needs to speak to this young man and if you decide to keep him you need to send him back to training because it seems like he has none at all, It's a shame you have someone like this working for you.

The apartments themselves are old and are in need of repairs. Management has been working on the repairs and I am satisfied for the most part with all the hard work and effort the people at Firgrove have made to make the apartments here liveable and comfortable. we feel very welcomed here. its a nice place. once everything is in ship shape I will definitely give them 5-stars. I really like it here.

Although I do see that there are a handful of reviews by family members in the mix. From start to finish of the application process it has been one of the worst home rental experiences for myself to date, which is saying something as I have lived in several states in the US and a couple of countries abroad. Apparently, the company is relying heavily on AI to do the job of human employees, which is a disservice to the homeowners as well as potential renters. Our experience started with an AI bot setting up a fake tour during the middle of the week. I received a text and an email confirmation for the property tour after negotiating a time over the phone with the bot. My partner and I then showed up at the appointed time to find that nobody was there to meet us. I called Spear and left a message asking if there was someone coming to the property. While doing so, the homeowner came home to find us waiting for a tour that he had no knowledge of. After an incredibly awkward initial interaction, the owner very graciously offered to tour us himself. At this point, staff from Spear did call to apologize, stating that the AI system was new. That was the only instance we  had a real time interaction with Spear staff when needed, but the error was already made. We actually ended up having a positive interaction with the homeowner despite the mix up, and we let him know that we would be putting in an application. He said he would put in a good word, and we said our goodbyes. That was the only bright spot in the process. My partner and I then put in our applications, and began to receive a series of auto-generated emails prompting us to nudge anyone who we would be relying on for information and references, sometimes multiple emails a day. After a few days we were told via these auto-generated emails that we were accepted (we had to enter a portal to open the acceptance letter). This notification came to us at the end of a particular day. The next day when opening the email, we saw that a deposit was posted as due the day before, even though we hadn't been told yet that we were accepted or how payment would need to be made. I called several times asking clarifying questions, and never received a live person, leaving voicemails each time. Desperate to talk to a real person before having to hand over thousands of dollars and having time to read the lease and ask relevant questions, I drove an hour round-trip on my lunch break to their "office". I found that their office address is nothing more than a mailbox at a circulation desk within a building.  On my way back to work that day, I did receive a phone call from a staff member who said that Mackenzi Spear was out of town and when he returned, he would address our questions. My partner also had questions, as this particular property had additional HOA rules and regulations that we needed to review, but were not provided. The process to get answers was laborious, and days would go by intermittently as we gained partial information from Mackenzi only via email, and never a personable phone call where we could have a normal conversation. I asked both in email and via text messages with staff for instructions on next steps in the process, but received no answers. We then received an ultimatum from Mackenzi to sign the lease or lose the house, before we had been supplied with all the information requested and reasonable time to review it so that we could make an informed decision. Unfortunately, Spear's ultimatum fell on a day when I was on a scheduled trip out of state (which I had told his staff I was making prior), and I was literally airborne when his imposed deadline passed. But ultimately, my partner and I were feeling like we dodged a bullet with this company. If this was how the application process went, we couldn't imagine that dealing with them for the duration of the lease would be any better. We were quite disappointed because we loved the property and felt the owner and ourselves deserved better. I cannot recommend.

Mackenzi and her team are super easy to get ahold of, which I can't say about most landlords or property managers I've had before. Anytime something came up in the unit, they got back to me right away and actually fixed it, not just a "we'll get to it" kind of thing. The move-in was smooth, the place was super clean, and they've just been fair and straightforward the whole time. It's nice renting from people who actually care about the property and the tenants. Highly recommend.

The company may be in different hands now, but it was still, hands down, the absolute worse rental experience I have ever had. I lived there for about a year with a single mom that lived paycheck to paycheck. She had lived there for a year on a 2 year lease. When it came to renew the lease, they raise the rent 43%! Only a few months later the 10% rental cap was introduced, so what they did is now considered illegal but they felt absolutely justified and said they were doing the right thing. The area was horrible (86th and Woodstock), the unit was old and run down, and they did no renovations and it was next to impossible to get anything fixed. They were just abusing the housing crises and said their reasoning was that the Lents Renewal Fund was being introduced and the area was set to gentrify and increase in value over the next few years so they were raising the rent to reflect what it would be valued at after the 5 year plan was finished. They claimed that they were so generous in allowing the 2 year lease, and that the rental value had indeed increased 43%. Lents is still a terrible area to live in. They knew there was a housing crises, that a lot of people lived paycheck to paycheck and would be unable to afford a move and would be stuck in a slum run by people who do not have the best interest of their tenants or society in mind. Only a few months later the rental cap was introduced into law because of hoards of greedy landlords and PM's were implementing this scummy behavior which is now illegal. We were unable to say the name of the company in the news segment and on my old yelp review otherwise they wouldn't renew the lease. If the lease had renewed in a few months after that time, they could only raise it 10% and would need to provide $1,500 per person on the lease to move if they were to move. I have saved all of the emails from Robyn's Nest and I hope to God the same people are not running it anymore because they were unprofessional, cold, snarky, and just not anyone you would want involved in your life at all, especially regarding housing. If you bring up your complaints at all and expose their awful behavior, they would threaten you with the loss of your current housing. In this area in Lents, most of the properties around us were foreclosed homes that were inhabited by homeless people who destroyed them even more, and there were so many campers that we even had the homeless people squatting on our drive way. They left needles everywhere, had fights and would throw themselves at our house and kept us trapped in there, would mess with our cars, steal from us, etc. Robyn's Nest did absolutely nothing to address it, just ignored it or gave a "deal with it" suggestion. Their maintenance guy was awful. They had one guy who did it all who was creepy and unprofessional, would stare at you and make inappropriate comments, and he was always "booked up" for weeks. When asked about it, they said he was the cheapest they could get and weren't going to get an alternative that would cost them more money. The quality was reflected in the service received. The dishwasher was broken and it took over 3 weeks to get the guy in, and he didn't even get it fixed the first go. I have always rented and I am a good renter who always has paid rent early, never been evicted, i'm never loud or destructive. I used to move at least every year due to work, and this is still, 12 years later, the absolute worse company I have ever rented from. I am surprised they are still in business, but I am not surprised their reviews reflect their poor service. Always look closely at how companies answer poor reviews, especially if their responses are argumentative and hostile- it reflects how they will discuss issues with you if you were to use their service and bring up a complaint. Their responses to poor reviews are defensive and place the blame of the problem on the person making the complaint. They do not accept any responsibility in their actions and use the old, "tough shit" attitude that I experienced with them. A good rental company is one that will do what they can to help, do their best to be fair and care about issues in their properties and their tenants, and actively try to change what people were unhappy with. This is not one of those companies, but there are so many out there that will value your support! This is a link to the news segment that aired. He didn't forget anything and DJ made sure everything in the entire house worked absolutely perfect before they left. They even coordinated a complimentary carpet cleaning. I mean wow talk about going the extra mile. 5 Stars through and through for Jimmy and DJ. Also Sean the owner was extremely helpful and went above and beyond to correct some pretty bad issues we were facing. I've worked with a lot of different landlords and property management. These people are really at the top of their game. I would absolutely consider leasing another one of their properties.

We were required to submit a minimum of four photos of every space in the house, along with an itemized list of additional close-up images. This process seemed unnecessary and disproportionate to the purpose of documenting the property's condition. It felt less like a standard inspection procedure and more like an attempt to monitor tenants for undeclared pets or additional occupants. What made this especially frustrating is that the issues with the property had already been documented in their own pre-move-in report, and no repairs were completed prior to our move-in date. In the course of three months we had 4 maintenance service calls, at the time we broke our lease there were many more appointments scheduled. Judging by the fact that we've received mail for at least 6 previous tenants--Holland has a very hard time keeping people in this very worn-out house.

This immediately seemed wrong because we had moved out on 5/11/26 and paid our utility bills directly to the City. The bill PropM attached was addressed to PropM, not us, and the customer name and account number had been redacted. I called the City of Tigard, who confirmed that my utility account was separate, ended on 5/18, and that the charges PropM was attempting to collect were not my responsibility. They were balances owed by the property owner from previous years, along with charges incurred after my lease ended while the home sat vacant. When I tried calling Jen twice, I was told she would call me back. On my third attempt, after saying I was calling to "pay a bill," she answered immediately. I explained what the City had told me, including that the bill belonged to a different account. She said she would contact the City. Just minutes later, she called back and admitted I did not owe the money, saying their "accountant" had simply added the charge to my account. If this was truly an accounting mistake, why was the account information redacted before the bill was sent to me? And why wasn't the City contacted first before attempting to collect over $600 from a former tenant? Had I not investigated, I could have inadvertently paid charges that the City confirmed were never mine. How many unwitting residents had they done this to? Based on my experience, I strongly encourage anyone renting through PropM to carefully verify every charge and never assume a bill they send you is accurate. --------------------------------------------------------------- ORIGINAL REVIEW - We rented a home managed by PropM, and our experience was poor from move-in to move-out. When we took possession of the property, the home had not been properly cleaned, trash from the previous occupant had been left behind, and there were numerous maintenance issues. We spent weeks contacting PropM and speaking with multiple employees, but most concerns were never adequately addressed. We were repeatedly told someone would follow up "tomorrow," yet those calls rarely came. The most serious issue involved a light fixture that was hanging by a single wire. We reported it as a safety hazard, but nothing was done until it eventually fell and injured our child. Only after we reported the injury was a maintenance technician sent to repair it. During that repair, the technician openly criticized PropM, described ongoing operational problems within the company, and said he was looking for another job because he was unhappy working there. While those were his personal opinions, we found it highly unprofessional for an employee to discuss them with tenants, and it reinforced our own concerns about the company's communication and management. Within two weeks of moving in, we had already decided not to renew our lease. We documented the condition of the property and our communications throughout our tenancy, which proved valuable when many additional issues arose during move-out. Based on our experience, we cannot recommend renting through PropM. We expected responsive communication, timely maintenance, and basic tenant support, but unfortunately our experience fell well short of those expectations.
