The design, decor, landscaping, etc. are beautiful, but, as they say, beauty is only skin deep. There are SO many problems with this building and its management. Multiple floods have caused major headaches to all residents, especially those with flooded units. During most recent flood, all elevators were broken and residents were not notified until several hours after management first learned of it (no mass e-mail informing residents to prepare to take stairs the morning after the damage to elevators occurred). It took three days to get a single elevator working; in the meantime, stairs were the only option. There is constant staff turnover (in less than a year, complete turnover of all front desk/leasing folks and managers). Managers seem extremely overwhelmed by their responsibilities and are generally unresponsive to residents. The head manager, a woman in her 30s, has repeatedly said there were hundreds of e-mails (from residents and others) she still hasn't read. Management does not enforce basic rules covered in the lease contract that improve residents' enjoyment of the property, but instead enforces questionable new rules not in the lease that limit residents' enjoyment and their rights as tenants. Residents move out and do not get a refund of their security deposits within 21 days, as required by law. Instead many more weeks go by and former residents have to make repeated attempts to get their deposits back. The bike room is broken into with several bikes stolen (entirely or partially) and residents are NEVER notified by management of such occurrence. Cars are also broken into -- on nights when there is a visible "security" person working and on nights there appears to be no security -- and management never alerts residents about that, either. Maintenance often doesn't seem to have the ability to address problems in or out of units. When building inspections (balconies, fire alarms, etc.) need to be performed, residents are given very little notice and little specificity regarding inspection dates/times. For example, on Friday afternoon Palisade notified residents that service teams would enter units -- whether renters are home or not -- at some point between 9:00 a.m. Monday morning and 4:00 Friday. As a resident, you get the impression that management doesn't care; there is almost never a response to your phone call or e-mail message. (With prospective residents willing to pay more to rent your unit, why should they care if you have legitimate concerns that have not been addressed?) Love! Palisade is hands down, the best living experience with in an apartment community that my kids and I have ever had. Whenever I've had a maintenance request, they are here to fix within hours. It's a dream compared to our last home where it would take MONTHS to get maintenance out to fix our issue. In addition to the stellar maintenance service, the entire staff here is amazing. They are each so incredibly friendly, helpful and attentive. Management has had pizza for each and every unit a couple nights since we moved in, and they even sent a beautiful flower arrangement to our door, thanking us for being residents here ?! Lastly, not only are the units here Gorgeous, (inside, out, and with amazing views) but the AMENITIES!! The pool is stunning, bigger than any resort I've been to, cabanas, a karaoke room, an over the top library, pool tables, shuffleboard, fire pits, lawn games, and my personal favorite, the SKY LOUNGE- a rooftop lounge with a view to die for, more fire pits, a coffee macnine to make your morning lattes, cappucinos, hot chocolate, etc,and an event room to reserve for a private dinner party. No stone left unturned here folks. Again, the best place I've ever lived. I can't imagine ever leaving! read more

This is the worst luxury apartment that I have ever rented. Within just one year, I have experienced flood, elevator down, gas leak, false emergency bell rings, and so on. Even though the living experience in Palisade is awful, the worst is the attitude of leasing team. I have paid such high amount of money not for being treat rude. Palisade is one of the nicest buildings you can find in San Diego. The location, the amenities, the finishes and most importantly, the management, are really hard to beat. I've read the negative reviews about absolute nonsense from people who clearly have a sense of entitlement and who I have personally witnessed verbally abuse and attack the staff like a bunch of wild animals. For such a nice building, you would think these people would have more class. Example #1: If there is a parking spot that literally has a sign that says "unauthorized vehicles will be towed" and you (a GUEST - NOT a resident) decided to park in that space anyway without notifying the office and your vehicle gets towed, who's at fault? Like they're somehow supposed to read minds and know who the car belongs to when you don't even live here? So, what do these people do? They start screaming at the office staff like a pack of wild hyenas juiced up on Botox. Maybe all of those fillers are affecting their brain function. On another occasion, I heard the office staff getting yelled at by someone who I assume lives in the building about how the prior manager never enforced this or that so why are they being told to follow the rules now, yada yada yada (insert more nonsense here). Quite frankly, the people in the office now are way more on top of things and are holding people accountable for their actions, as they should. They have been nothing but kind and helpful, so it is incredibly upsetting to see them treated like garbage when they're just trying to do their jobs. A lot of these people have unrealistic expectations of what the staff is there for and maybe they're just so entitled that they live in a world where they don't grasp reality, but enough is enough and after a situation I recently witnessed of such behavior, I'm writing this to speak up. I'm about to be one of those people recording Karens and Kevins and posting their nonsense on social media so they can feel some heat for their actions. This is not the way you treat people. Sure, the building has experienced some incidents (EVERY BUILDING GOES THROUGH THINGS), but this stuff can happen ANYWHERE. I've experienced multiple floods in multiple buildings and I think that the team here did a phenomenal job through the process and resolved things as quickly as they could. I won't even go into the atrocities that I witnessed people in the building saying about the staff and how they treated them during this time. So in closing, I will say this.... Palisade is an amazing place to live, the staff both in the office and in maintenance are awesome (shout out to Angela and Jasmine) and I couldn't be happier (unless my rent was free). I've lived here for a few months now. The staff here strive to provide great service and it truly shows. From the moment I submitted my application to the day I moved in, the management team has been nothing but extraordinary. They put in great efforts to host community events where residents get to meet one another. Maintenance is super responsive if I have any concerns and the leasing team is always super kind. It's a plus that the community is dog friendly! There's a dog park and dog bath station that makes it super convenient to groom your pups. This place looks absolutely gorgeous from the outside. It is situated near the parking lot of the Westfield UTC Mall, which can get quite crowded. We walked inside the leasing center to take a look, and unfortunately they only show via private appointments. There was no one else there; it did not seem busy, and thus, it didn't seem like there was a reason to not show us. Disappointing. The inside of the leasing office was massive, decorated with some of the most modern furniture I've seen. It is spacious with super vaulted ceilings, great lighting as well. The exterior of the building has so many windows, which is perfect for lighting, but maybe not electricity bills. We were handed a very fancy brochure, and a card by which to make appointments. This building is stunning. Finishes are much nicer than comparable buildings, the amenities are amazing - especially the pool, management and maintenance are friendly and helpful. Love the floor to ceiling windows and wrap around balcony in my apartment. Location is fantastic with shopping and nice restaurants just across the street! read more

I just moved to Palisade apartment, it is a very clean, new and quite place. More importantly, their service and security is really great. Bailey is a great staff at Palisade. I worked with her to sign lease, she prepare things early, and willing to take cares all of stuff which made the process much easier. Also she is a very responsible person on her work, she can take care of my packages and respond all of my questions promptly. They have a security work at whole night. He is very nice, always asking and willing to help if I need anything. This apartment is very new, not much things need to be repaired. But they can process it very quickly if you need. read more

Absolutely terrible. We lived there for 2 years: 1) Hot water was unable for multiple days 2) Elevators were inoperable for multiple days (we lived on the 21st floor and had to take the stairs many many times) 3) Ammenities constantly out of order 4) Advertised a Concierge service, discontinued the program after a few months 5) Many stolen packages from the mail room 6) The new manager fired their best employee (Noel)...the list goes on and on. This is not a "luxury high-rise". Look elsewhere. read more

Palisade is far from luxury. I want to make this as straight to the point as possible. I do not recommend living here. -A few days after moving in it rained. There was a leak by the balcony door that caused my rug & couch to get wet. They said they couldn't fix the leak until it rained next. They tried to fix it multiple times but every rain it still leaked. Causing water damage to the floors. They replaced the damaged flooring a few times, until the last few rains they just left the flooring damaged. - My toilet clogged & it took 8 days for it be fixed -Both of my bathrooms had a smell of sewage that would come & go. -A major flood occurred that caused the elevators to be out of order for three days. I was pregnant with a three year old & one year old. I lived on the 20th floor & parked on 3 floors below ground level. To say it was a struggle is an understatement. -There is a constant turn over in staff. -Since the change in "security" food deliveries & packages have been stolen - You have to press the elevators buttons multiple times for them to work. If the buttons don't work you have no control & are just along for the ride. - The elevators constantly reek of dog urine - The parking garage gates have been broken multiple times It's a beautiful complex. The build quality is horrible & the constant issues were extremely inconvenient. I lived here for one year & I have seen it drastically go downhill. I can't imagine what the future holds for this building but I'm glad I'm not a part of it anymore. read more

Happy to be a resident at Palisade, it is easy to enjoy my apartment during this pandemic. Management has gone above and beyond with different virtual events to socialize with my fellow neighbors (paint night, trivia, happy hour mixer.) Amenities are always clean. Apartment is unbelievably quiet, my neighbors have been pleasant and the elevators are quick and immaculate. Even though I have not yet moved in , I had an amazing experience in trying to find the perfect unit for me. Bailey was the person who mainly helped me. She was wonderful and truly part of the reason, I'd like to move to Palisade. She made the experience really enjoyable and she truly cared that I find a unit that would make me happy. She made me feel welcomed and She was very friendly and helpful. She listened and created space for me to figure out which unit would be ideal. I have lived here since the first week it opened and Palisade UTC is not worth the money The biggest issue here is safety. You think you are safe here but you are not. This is so frustrating because you think you are paying more for the additional security but it is just an illusion. In February there were multiple break-ins into the storage units. A different tenant whose storage unit was broken into and has since moved out is suing Palisade UTC, and rightfully so. Palisade management knew there was an issue and did nothing about it. From the beginning there have been issues with homeless and vagrant people loitering around the building. I have brought these issues to management myself within the first month of living there and they listen politely but do nothing about it. I know other tenants who have submitted photos of homeless people wondering in the garage and management has done nothing about it. Our storage unit was broken into and over 10K was stolen out of our unit. When I brought it up to Management Jenn Pollard replied by saying "Crime lives everywhere". It is so upsetting that we have been brining up the issue of security, management new it was an issue, management does nothing about it, and the tenants are the ones who are affected by the lack of safety. They give you a fob to gain access to the building. The elevators are locked and you can only use a fob to access the floors. Great it theory but this is all part of the illusion of safety. The gates to get into the parking garage are slow to close. By the time a tenant drives in or out of the gate there is plenty of time for someone who does not live there to just walk into the parking garage. Or any car can just follow another car into the garage and no one would know. Once you are in the parking garage you basically have undetected access to any part of the building. There are cameras at the entrance of each parking garage, at the entrance of the front door, and in the elevators (side note: they have been saying since February that they will be putting cameras in the storage units but that has yet to happen). Once you walk past the camera in the garage you are able to gain full access to the entire building undetected. The emergency stairs require no fob to gain access. Meaning anyone, once they are in the garage, can walk up to any floor they want without needing a fob or camera detecting their whereabouts. Two days a week first thing in the morning the maintenance opens the trash bay/move in bay. Because there are no cameras in that area anyone can walk in and now has the same access to the stairs but with zero detection. If a criminal was too lazy to take the stairs and wanted to risk being seen by the camera they could call for the elevator on any floor. Although they need a fob to press a floor number if they don't have a fob they can just wait for another tenant to call the elevator up to their floor and boom immediate access. Or maybe they get a friendly resident and they happily give them access to the floor they need. Both tenants and security have reported safety concerns to property management. There are two security guards that rotate during the week so that only one security guard is on site at a time. They are required to stay at the front desk for an hour and walk the property every other hour. The security people are great people that try and do their job but property management limits them and ties their hands. There were two previous security guards who no longer work there now but at the time they worked at Palisade they would bring up issues of safety up to management. Instead of taking those issues into account and working together to figure out how to keep their tenants safe, management reported those security guards and got them transferred. This happened to 3 different security guards until the current ones learned their lesson and for the sake of keeping their job no longer bring up safety issues to management. I needed to relocate on short notice, and was faced with the challenge of leasing an apartment home remotely, sight unseen. Bailey was awesome through the whole process, sending me multiple videos of units with different views to help me decide, and even offering to send photos from any specific unit I was interested in. She made the entire move in process much less stressful than it otherwise could've been. The whole team has been so fantastic; Noel escorted me into the garage when I didn't have my parking pass with me, and Jennifer gave a fantastic new resident orientation. So I normally never do reviews, partly cause I believe some things that some people like....others may not and vice a versa. I have been apartment/condo living roughly 20 years now and my job does require me to relocate quite often. I have lived ALL over southern california to include Los Angeles, Orange County down to down town San Diego. I also usually live in high end appartment communities since it's mostly where I spend my time. The Palasades at UTC is by far my number #1 favorite of them all. I've lived here for about 2 months now and I dont even know where to begin in describing how amazing this property is. The amenities are to die for...seriously they have everything you could imagine. From multiple indoor/outdoor workout rooms that look over the pool area with the best of the best equipment, saunas, library, game rooms, BBQ area, cornhole, dog park and my favorite the roof top lounge that all residents have access to. You can see the ocean for days! The apartment's are very spacious, modern, high end appliances, great closet space, large bedrooms, ceiling to floor windows. Steps away to the Westfield UTC mall with all the restaurants you could ask for. Assigned parking with ample guest parking spaces so no driving around looking for spots. Onsite roving security and maintenance personnel. Then the staff....all of them are amazing. My move in was flawless. They were quick to answer all my questions. If you dont come tour this property you will never know what your missing out on. I haven't had 1 negative experience yet! I will update this review as much as I can read more
