    Not a bad place to live. Tenants are nice. Rent is fair considering the prices around here. The area is also safe.

There are issues here, drama (always) plus we are constantly told it's "not in the budge or "must be approved by corporate" to fix things like our locked gate (we are a gated community) new pool seems to constantly need maintenance for something so we wait and continue to pay our lot rent without issue while corporate continues to take in the $$$. Basically most things are not fixed in a timely manner. The current office manager (Carol) is amazing, friendly, and listens to what you have to say. The yard isn't nearly nice as it once was, the Rose Garden is vanishing little by little yet somehow we are a community that looks out for and takes care of each other. We have a Bocce Ball area that no one has used since corporate spent thousands to create when all the residents want is their patio area back. It's pretty close to being a great place to live with a few exceptions.

The park is a smaller, gated entrance 55+ mobile home park with 160 lots, which is what I was looking for. The club house is large, includes a bandstand, full kitchen, library, and recreational room. The sauna is accessed through sliding glass doors off the heated swimming pool. There is also shuffleboard. I do think the rent is on the high side for the limited number of amenities.

This translates into a $120.00 dollar increase monthly in just over 2 years of purchase. We are a 55+ community and most residents are on a fixed income. JRB has stated in a letter all the upgrades they have done for the residents. To date upgrades include painting the clubhouse, carpet the clubhouse and fix our pothole streets. Upgrades, REALLY, isn't that called maintaining their investment property? The carpet squares went over the existing parquet flooring which is now buckling. The kitchen faucet has been broken for the past year leaving residents to wash kitchen items in the bathroom. There are shuffleboard courts which have to be cleaned by residents in order to be used, and are in need of a paint job. Residents are fully responsible for their lots, which means the resident pays for any and all repairs to their site. Kudos JRB so far you're doing a great job of making it unaffordable for many residents to remain living here. With all these attributes residents have here, you too can live in Cypress Estates as many homes here will be up for sale.
