    My review to express my disappointment regarding the condition of the home I recently rented…read morethrough Invitation Homes at Olive Coast Street, Charlotte, North Carolina. During the onboarding and move-in inspection process, several items were identified that required repair or attention. Although my lease began in April and rent was paid for that month, I did not move into the property until May. Given that the property was vacant during that time, I reasonably expected that the identified issues would have been addressed before my move-in date. Unfortunately, when I moved into the home, many of the outstanding items had not been completed. As a result, I was required to take time away from work shortly after moving in to accommodate maintenance visits and repairs that could have been completed before occupancy. As a tenant, I believe it is reasonable to expect that a home is move-in ready at the start of the tenancy, particularly when concerns have already been documented and there was ample time to address them before occupancy. The inconvenience of coordinating repairs after moving in, combined with the need to miss work, has been frustrating and disruptive. I paid rent beginning in April, and I believe the property should have been inspected and prepared for occupancy before my move-in date. Instead, I was left dealing with issues that had already been identified, causing unnecessary inconvenience during what should have been a smooth transition into my new home. I respectfully request that Invitation Homes review this matter and consider an appropriate accommodation for the inconvenience and time I lost from work while facilitating repairs. I would appreciate a prompt response outlining how these concerns will be addressed. Thank you for your attention to this matter. I look forward to your response.     Beware Before Renting -- Unfair Charges, Poor Communication & No Respect for Good Tenants…read more We lived at 340 Halton Crossing Drive for five and a half years. Throughout my entire lease, we never paid rent late and always took care of the property. Despite being a dependable tenant, our move-out experience was frustrating and felt more like a money grab than a fair process. We were charged $200 for carpet cleaning--even though, after 5.5 years of normal wear, the carpets should've been replaced. The fact that they're still considered acceptable speaks volumes, yet we were billed as if they were brand new. On top of that, they charged us $300 for a lotion splatter stain on the stairwell wall--when routine repainting should be expected after so many years of occupancy. They even billed us $10 per battery for things like remotes, thermostats, and smoke detectors. That's not just excessive--it's unreasonable. The most outrageous charge, though, was $462 for a cracked double-pane window that was still under the home's 10-year manufacturer warranty. The damage was caused by thermal stress, which is common with double-pane windows. Rather than take the time to contact the warranty company, they passed the full cost onto us. Then there's the electrical setup. Running a vacuum or blow dryer would trip the power, and the circuit breaker is outside--forcing us to go out in the middle of the night to reset it. That's not only inconvenient, it's unsafe. Hopefully you don't run into a skunk or possum at 2 am while trying to get your lights back on. After being loyal tenants for 5 and a half years, we were hit with charges that seemed less about property maintenance and more about squeezing every last dollar on the way out. It felt like a cash grab, plain and simple. As for communication--Andrew was supposed to follow up with us after speaking to the landlord about some of the questionable charges. He never did. Why? Because the check for $168 was already in the mail. No explanation, no breakdown, no transparency They say good tenants are hard to find. We were those tenants--on time, respectful, and loyal for over five years. Sadly, this company showed us that no matter how well you treat the property or follow the rules, they'll still try to take as much as they can on your way out. The owner is unprofessional, avoids taking responsibility, and instead deflects blame onto tenants. When I shared my honest experience in a Google review, he responded with hostility rather than addressing the issues constructively. Rent here at your own risk.

Never received the access code to enter the property. The service rep had no clue kept sending me the link that required registering for self tour even that he confirmed receipt of my information the first time. HORRIBLE CUSTOMER SERVICE AND FIRST TIME EXPERIENCE ITS FRIGHTENING TO THINK WHAT IT WOULD BE LIKE GOING FORWARD WITH THIS COMPANY. They have such horrible reviews out there as well. No one has called to reach out to me about this issue. SMH.. I think it's a scam for some of their properties to take peoples drivers licenses and not make the property available... weird.

    I am a current tenant and I wouldn't refer my own enemy to Progress. I live in one of the…read moreHuntersville, NC homes and they are the worst. I am currently looking for another home to move to that isn't managed by Progress. They do not put real effort into fixing anything. When I normally have requests they send the same technician, Homar. There has been times when there have been other techs come out but their work has been fine. It is only when Homar comes. Homar came out to look at the kitchen garbage disposal one time and when he reconnected the water, he reconnected the hot to the cold side and the cold side to the hot side. I did not notice until he left. Homar came to my home multiple times after that for other issues and I told him about it. He acted like he could not do anything and like he didn't hear me. It took a different technician when he paid me a visit for a differnt repiar to kindly switch them back. That tech asked me who did this and I told him. He gave me a sideye and said Progress will hire anybody which I am clearly seeing. Now here comes the bigger issue. The patio door also has a sliding screen door. I kept having issues with it coming off track. So Homar went and bought another one. The new one does not sit properly on the track. I can still see outside from some sides of it and it doesn't latch close correctly. Most recently, Homar came on a Tuesday to put the screen back up and it was back down by Wednesday/Thursday. I asked him after he put it back up if the issue is a tenant issue or cause by me because it keeps coming off. I already knew the answer but wanted to see what he would say. Homar said that it wasn't a tenant fault and that the tracking needs to be replaced. I asked him because I have cameras in my home and I wanted it to be recorded. Like seriously! I am 45 years old and it doesnt take a rocket scientist to open and close a sliding door. The screen patio door, the door to my garbage room and the door to my laundry room are very cheap doors. The brackets needs to be replaced which has been said by Homar himself. Instead, they keep coming back to bend the thin metal back and put the doors back up. Homar also just recently put the garbage room door back on track and now the door doesnt close all the way. All of this was mentioned today in the call to Progress. I also asked to have a master technician to come take a look to get to the root of the problem so that I can stop having to call for repairs. Progress charged me $75 today stating that there has been too many work requests for the same patio door. Like be for real! Let's use common sense here! If you have a tenant who keeps having multiple orders for the same issue with the same technician repairing it, why not send out a master technician or a different technicican to look at it. I was told that it could not happen. I was also told that they will take my request into consideration of not having Homar for future requests but they can't guarantee it. WHY KEEP SENDING THE SAME INCOMPETENT TECHNICIAN OUT TO REPLACE OR TRY TO FIX THINGS WHEN HE ISNT FIXING THE ISSUE?!?!? Make it make sense. They are charging the tenant for their incompetent tech instead of trying to fix the issue! And they wonder why I won't renew my lease. This is reason number 9. I am definitely looking for a place as I type. They just lit a fire under me. That is why they have 1 out of 5 star review overall. They suck bad!

    I've been at the Vue for a little over a year. It's ok. The only issue I've had are with neighbors…read more We've been out on my balcony recording and taking pics of the scenery and I've had neighbors to get upset and throw disturbing trash on my balcony. Stuff like curtains, white paper towels and a rope as if they were sending me a racists message. They complain about noise when it's never that loud on my balcony. Obviously they just don't like me being their neighbor. The front office is never settled...so many people have come and gone in the past year that I've been here. Ben has been the only polite and consistent person in the office. I've had a few maintenance issues but they were all resolved. The balconies are very close together to the point you can see in other people apartments which can be a problem if you are not next to polite neighbors who are understanding. My suggestion is; if you don't want people possibly seeing inside your apartment, use your BLINDS and close them, that's why they put them there.
