We toured this apartment few weeks ago. This is an older building (built in the 60s if I remember correctly) and there's only heating but no AC in the units. The only units available at the time were on lower floors, therefore not really having a great marina view but we do love their balcony - it's the largest balcony of all the apartment we toured. One thing we weren't sure about was the bedrooms all facing the hallway, with very small windows thus making it very dark in the rooms. read more

I live on the 6th floor (there are 8), and have an amazing view of the Marina and of downtown Oakland and it's just as beautiful during the night and day. Love seeing the sailboats go by or when the Coastguard leaves or returns. I also love my updated living space and enjoy being in my 2 bedroom 1 bath unit that would comfortable accommodate 2 people. Another great thing about living here is Bria, the current Manager. She takes care of business very promptly and communicates to help correct a situation. The current maintenance person, Noe is on it too. Addresses the issue as soon as possible. There's also Vilma, who maintains the cleanliness of the entire apartment building and is here Monday through Friday. Another great perk is that management cares about the upkeep. All three of them are very pleasant and easy to deal with. There's also a small gym on site, that is well equipped and if you use it at off hours like I have at 10 or 11am, no one's ever there. Last thing, the roof top garden is sweet. I've sat up there on warm days and enjoyed the view, as well as hosted a small dinner party. This place is great! Highly recommend it! read more

We were not informed of a major, daily noise issue in the unit until after we had already submitted our application, paid fees, and invested significant time and effort. The noise is disruptive, loud, and persistent from morning until midnight -- not the "occasional exclamation" we were vaguely told about. It's a known issue, with multiple complaints on record, yet management failed to be upfront. Instead, they misrepresented the situation and then brushed it off as "fair market value," refusing to offer any meaningful concession. The leasing agent Bria was polite, but critical information was withheld until the last moment. When we raised concerns, upper management stayed silent, hiding behind the leasing office instead of addressing the situation directly. Classic pushy sales rep with very cliche car sales style "look here not there" sales approach. Violated legal consumer rights in the process by not disclosing key information, and behaved in ways that were ultimately illegal in doing so. Will be following up accordingly. read more

Nice looking building but don't be fooled. There heating system is noisy at all hours of the night. It's a left over from the remodel that they choose not to upgrade. It also has a smell that you need to suffer through unlike no other. Mix toxic fumes with a dead something. So do yourself a favor don't be fooled into thinking this is luxury or worth the price. I've loved living here this last year, and would prefer to stay longer, but work is taking me to a new city. Here are my pros and cons with these apartments. Pros: The view is amazing, you can see boats coming and going through the estuary; the edges of the balcony glass throw rainbows in the mornings and evenings making the front windows a magical sight. The interiors are nice! All my appliances worked, the few maintenance requests I made were resolved quickly. Friendly residents, everyone has been polite and kind! Management, housekeeping, and maintenance are regularly around and everyone has been great. Cement slabs are between each floor muffling sounds, so neighbor's noises are not too bad! Parking--LOTS OF IT! I've never had a place with enough guest parking and finally this one has a whole unassigned parking lot, that we don't pay extra for monthly. Safety, the building is locked with fobs to get in/out-stairs are also locked via key. While the overall location isn't the safest, I haven't had a problem inside the building. Cons: No air-conditioning, we don't get too many hot days but dang the few that we do get are uncomfortable. Having a portable AC unit would be handy! It's very loud here. Lots of noise: trains, planes, cars, boats, loud voices (random yelling?) you get it all at this location. Cost--I'm not renewing my lease, so I cannot say if the rising costs from 2023 to 2024 are fair or not, but you can tell from the listing that these are premium luxury apartments and not places for bargain hunting. **Most of us have pets-lots of run ins with dogs in the elevator. I consider that a good thing (all the dogs have been well behaved in my experience) but if you are afraid of dogs this would make your con list. :) Work bounces me from place to place, and I've lived in quite a few rentals now. I would absolutely move back in should my work situation change again, that is something I've only ever said about one other complex. read more

She even taught me how to use Luxer One in detail. All of the residents are polite and friendly. New maintenance man is also very helpful. He knows his job and solve the issue in time. Searching for a place to live while working on a contract in San Francisco brought us back to Alameda. We are used to this area, having been here on and off for the last ten years for up to almost 2 years at a stretch. We have always stayed on the island. I found this apartment in an online search. I have not lived in an apartment for more than 28 years, and the thought of doing this again was kind of daunting, even though I am not the one here full time. Flashbacks of complaining neighbors, and horrible landlords made me reluctant to commit to a building again. The building sits near the water, tucked into a relatively quiet part of the island, yet close to the tube for quick exiting to work. The view from all the apartments face downtown Oakland, which is beautiful at night. Standing on the balcony you can see the Bay Bridge and the golden gate. There is a community roof top deck with a grill, a nice community lobby with tv, printer, wifi, and snack area. They hold regular get togethers down there, food supplied by the building. Pets are plentiful here they have a little dog dish with water and treats in the lobby. I notice a lot of military recruiters living in the building, as well. Commute time is quick, and any maintenance issues are addressed quickly by Tim, who is the resident maintenance guy. Parking however, can be a bear if the yacht club is throwing a shin-ding. It is pretty much public parking right on the other side of the curb where many residents park. Paid parking spots are available for $50 a month which is a steal, we have a friend renting in downtown SF and he is paying $500 a month for a spot for his apartment. The apartments went through a complete reno about three years ago, is what I believe they told us on the walk around. The big thing with this was, we rented this place before we ever saw it, risky. We were blown away by the views when we got here and the friendly staff. I would suggest looking here if you want an easy commute to SF without some of the headaches of downtown. read more

Hello, Me and my girlfriend recently moved out of Panomar apartments. We rented out a one bedroom, one bathroom for about 2 years. In those two years, I had some of the best memories! My girlfriend and I always joke about how it feels like coming home to a vacation since the view from the balcony is breath taking and the natural lighting always brightened the mood, even in the toughest of days. Management has always been kind and responsive. Angie always has a bright and cheerful attitude and really puts the tenants first. There has been management changes and a couple of growing pains, but in my experience Panomar has taken care of us pretty well. It is located in a relatively safe area, just don't leave anything of value in your car but that goes for anywhere in the Bay Area. You are generally near everything you would need (grocery stores, parks, gas stations, gyms, restaurants, etc). There is a bus stop a couple of minutes away that takes you right into Oakland so commuting is a plus. Overall, I enjoyed my time at Panomar and look back on to fondly. Don't let the growing pains discourage you from giving Panomar a shot, at the very least do a tour with Angie and I am sure you'll love the hospitality and unit! Hope for all the best! read more

We moved into Panomar one month ago and since our first tour, the manager Mariana and her team have made things run smoothly. We had a few maintenance requests and Henry and Kenju could not have been more swift, efficient and kind in addressing each of them the next day. The common areas are kept clean and I've enjoyed using the gym. On the Fourth of July, we went up to the rooftop and enjoyed seeing fireworks all around the bay while meeting our neighbors, who have all been nice and friendly. The only apartment design features we miss are closets and ceiling lighting - but there is so much natural light that comes in from the wall to wall windows in the living room, you hardly ever need one there. The in-unit laundry is much appreciated. It is a quiet area by the marina, and with the responsive management and other happy tenants, we are happy with our choice to live here. read more

I have really enjoyed living here, despite some of the drawbacks I definitely have seen in other reviews. We moved from an awful, mold-encrusted, insect laden apartment on the peninsula and were looking for a place we could be comfortable in and call home. We're big fans of midcentury modern design and love the 50s touches, the renovated interiors, stainless steel appliances, huge, beautiful glass doors out to our balcony, high quality countertops and bathroom tile I don't slip on. Just wonderful. Honestly, we spent ~4 months looking for an apartment first moving to the Bay Area and made a huge mistake in our first place, even when it was the best spot we thought we could find. When we decided to bail on our first place and move to Panomar, it seemed like a breath of fresh air but we were nervous we'd have another bad experience here. That has really *not* been the case for us at Panomar. It's been great in the nearly two years we've lived here, even through a change in management which made us nervous but has so far been great. They've even had a handful of events for residents -- no joke, a comedy night, a jazz band and food, tacos, morning breakfast. If I didn't have to work long hours I'd take advantage of them more, but I've never lived anywhere that's had such nice events for no reason at all! There is definitely noise from neighbors in hallways as you can hear passing conversations or arguments if someone's having a bad day. The boiler makes a crazy knocking noise sometimes that has woken me up in the middle of the night. Sometimes there are screaming partygoers at the hotel across the parking lot, or yacht rock techies in the marina. Since other reviews mention it, I will say the freight elevator is keyed entry only now, and there are key fobs for everyone to get in. I personally haven't had any security issues, though I have seen people rustling around in the recyclables (sometimes early in the morning, which can be loud bc we are very close to the trash). Sometimes the elevator goes down, but it does seem like management is aware of them being a problem and they usually come back online by the next day. The maintenance man is kind and conscientious as well and has helped us with some minor upkeep. Everyone at the front office is very pleasant and has helped us with minor issues, but we haven't dealt with anything major here luckily. Overall, I'm honestly thankful to have a place to come home to like this. read more

Carissa is the best property manager I've ever had as a tenant. She goes out of her way to be extremely helpful at all times. I've lived here for 2 months, and what few minor problems I've had, Carissa has solved quickly and aggressively. Having someone you can really count on provides huge peace of mind. The balconies here are epic, and the views are gorgeous. It's a peaceful building, and Alameda is a great and safe environment. You have easy access to Jack London Square when you want noise (5 min drive), but without having to live there. After a long day, going back to the Panomar feels like returning to a vacation home. Which is an amazing feeling, every day. For what it's worth, I motorcycle to downtown SF for work in 20 minutes during rush hour. Also, my car and motorcycle insurance both dropped ~30% moving from West Berkeley. Speaks to the low crime and chill lifestyle of the island. read more

As you can see, the reviews are quite mixed on this place. I desperately needed 3-month interim housing as I had recently started a new job in Oakland. Unfortunately, from the start, my experience was far from ideal. Once we signed the lease, it was nearly impossible to reach or get a call back from the apartment managers who seem to change daily. We had a number of broken items that were eventually fixed, though some never were. Read the fine print on the lease agreement as they will conveniently not pay attention to it. An aside from the poor customer experience, the surprising fees added up to a very expensive rental. I am still contesting some spurious fees they came up with after we ended our 3 month lease. I've lived at Panomar now for going on three years and all-in-all it has been nothing short of a fabulous experience. The view from every apartment above the 5th floor is of the Bay and Oakland, which by the way looks awesome at night!, and is to die for-- that was what sold me on this place in the first place. It is also a great place to live if you have fur babies. I have two dogs and love walking them along the marina in the mornings. The building isn't ridiculously big either which lends itself to more of a community feel whereby you basically know all your neighbors. Yes, Panomar has changed property management hands a couple times since I've lived here and I was a little nervous after the last change as it seemed like perks/ amenities were slowly going away [e.g. limited/ no resident events, no more dog treats (or human treats for that matter, lack of communication )]. However, ever since Cassidy joined and started property managing Panomar, she has delivered nothing short of a five star, white glove experience. My lease is up next month and she is LITERALLY the reason i have decided to stay for another year. Love you, Panomar! read more

I've lived at Panomar since the day the building opened after a major renovation of a 50's era building. My one-star rating is mostly out of frustration for the insane ($1200/month) rate increase for month-to-month and a $500/month rate increase (that's about 20%) for signing an 11 month lease. The glowing reviews of others who have lived here notwithstanding, I think anyone living here now would probably agree that there have been some pretty significant problems with this building. What follows is as objective as I can get myself to be at the moment: The GOOD: -The views are nice, and I live on the 8th floor where they are especially great -Quiet neighborhood, convenient to lots of groceries, places to walk along the water, etc. -Free, ample parking -Newly renovated with good appliances -Rooftop deck which is quite nice -There is little if any noise between the floors--good insulation -Good workout room -Overall good neighbors -The grounds are (mostly) clean -They allow dogs, and most people seem to have pets -Odis the manager is quite responsive and tries to do his best to mitigate the worst of the annoyances of living here. The BAD: -The elevators SUCK. They are small, and there are only two of them that have been upgraded. There is a third which has not been upgraded and has been permanently shut down since about the second month after I moved in. The two that have been upgraded have gone down more times than I can count and last week for several days there were no elevators at all. I and my 15 year old arthritic dog had to take the stairs. Not fun. We get emails all the time from Odis telling us that he is trying to get the elevator repair company to come quickly--they don't. -This is NOT a secure building. I know I am going to get attacked for publicizing this but the management has had ample time to fix the issue and frankly, I'm pissed off. After 7 months management still has done nothing to secure the freight elevator door at the ground floor level with a key. Anyone can just walk in from the outside and take the elevator up to any floor they want (if it's working!) Also, most of the time both of the main doors into the lobby are standing wide open (they don't close properly all the time). Really? $1000 more a month? -The boiler. For weeks during the winter, and also more recently for a few days there was no heat in the building. The building uses steam radiators that have been upgraded with automatic fans which in theory is nice but it can get very cold on the water at night. To make up for it, Odis did buy space heaters for everyone in the building. Still annoying. Another annoying aspect about the radiators is the noise. As I am typing the pipes are clanging right now. Numerous emails have come from Odis about what he thinks the problem is, how he is getting new people on it, etc. I think he just has his hands tied. Overall I probably wouldn't mind spending $3,750 for a 700 SF one bedroom apartment with a nice view in Alameda if it were absolutely perfect. It's not. My main gripe is with Carmel being greedy about the way they treat their existing tenants and the exorbitant rent increases they have put forth, all in a building that continues to have serious issues. I felt people deserved to know. read more

We lived in sixth floor unit from the 2014 remodel for 1 year. Pros: Insane view, effectively unlimited uncovered parking, proximity to Posey Tube, small deposit, nice roof top area, Tim the maintenance man. Cons: Elevators that break amazingly frequently, package theft, 20% year-on-year rent increase, lackadaisical problem resolution by management teams (plural--they shift over time), weak plumbing, noisy antiquated heating system, cheap finish. Let me address those cons in some detail: Elevators that break amazingly frequently: There are two elevators in the building. When the building was stripped down and refurbished, the elevators were only cosmetically refurbished. The central elevator would break *on average* once a month. The secondary elevator nominally used as a moving lift, located to the south, would break within a day of the primary lift breaking...we gather this was from the sudden increase in usage. Repair times varied from 1 to 5 days. At one point someone was trapped in the elevator and the fire department showed up and broke through the doors to free the occupant. The physical damage is visible to this day on the 6th floor. Package theft: Initially when we moved in, delivery companies were allowed to leave packages with reception and they were stored in secured rooms and observed by cameras. At some point the management told the shipping firms to place the packages outside the door of the recipient--this was about the time that the office was staffed part time. Our and our neighbor's anecdotal observations were that that was when package theft became common. What was most aggravating about this was the "oh, sorry, are you sure you shipped it to the correct address" response from the management company. While we were only there a year (on a 12 month lease), we saw many other tenants with shorter leases hit with proportionally high increases. We predicted what was coming and when searching for a new flat well beforehand, but many of our fellow tenants where taken by surprise. "That's the market rate" is the reported answer. Fair enough, but it's not an attitude for long term, loyal tenants. Be warned. Lackadaisical problem resolution by management teams: We can't enumerate the number of minor things that went wrong, from day one, that were reported to the management team and dealt with like a stoned 16-year-old waitress. "Oh, yeah, we'll sort that out ASAP". Two days later "Oh, I thought so-and-so knew about that?" Dog. Homework. Spare. Me. That point eludes to the shifting companies and people that have been managing the building. There were a few staff changes in that one short year. Probably related. Weak plumbing: Bring your plunger. The day we moved out I flushed two semi-wadded up connected paper towel sheets down the toilet...and it backed up. Very typical. Try to flush a fairly solid yet normal poo down the loo? Blockage. This is not normal. Noisy antiquated heating system: Heat is from these metal boxes on the wall with a small fan. It gurgles when not in use. Setting the heat level is ... somewhat mysterious. There have been problems in the past and space heaters were issued to tenants. They are kind of ugly too. Cheap finish: This is one of our biggest gripes. The photos look great, but one you are living in the flat one starts to see the rough edges, the scrapes, the fake wood, etc. My prediction is most flats will start to look dated and worn in just a few years. read more

I moved out a few months ago, but didn't want to write a review until we had safely received our deposit; you never know! If you are considering living here, PLEASE read all of the negative reviews on Yelp; generally speaking, they are spot-on, especially about the broken elevators and the noise. Take a look at where three bedrooms are: that's right, they all abut the hallway, so prepare yourself to hear your neighbors walking, slamming doors, taking out trash, and chatting. When we moved to Alameda, we wanted a new apartment in a professionally-managed building, figuring that any problems with a renovated place would be few and easily and quickly fixed. We were so wrong! In addition to broken elevators, noisy doors, noisy garbage chutes, noisy garbage pickups, and bird racket (no, not charming birdsong, just cacophony), the renovation is nice on the surface, but pretty chintzy. Toilet paper holders that pop right off the walls, ceilings that leak if your neighbor takes a bath, pieces of the cupboards stuck on with Velcro (NOT kidding about that!). The heating also is unreliable; the two winters we lived in the building, the boiler went out. The first winter, they had to hand out space heaters; imagine paying $3k+ to live with a space heater! The second winter was better, but there were still issues, and another offer for heaters. Even when the boiler works, it makes God-awful noise - like someone's severely disturbed gastrointestinal business. In the middle of the night. Also, be prepared for your rent to go up by quite a bit each renewal. We got about a 20% increase after our first 9 months, with a brusque refusal for negotiation. The next renewal period we tried to negotiate again after they attempted ANOTHER 10% raise; thank goodness we were able to move out. The scariest thing about this building, in my opinion, is the old construction on the outside. During one rainy afternoon, I left my apartment on the 6th floor to see that one of the white pieces of grating on the exterior hallway had fallen off, landing in the tree next to the building. It is NOT a stretch of imagination to say that, had the tree not caught the metal, it could easily have killed someone. The management took a pretty relaxed view of this, saying that they would add checkups to the weekly maintenance rounds. At the very least, they should replace all of the tiny (often rusted) screws that hold the metal to the building. Maybe someone's car has to be destroyed before they will make a serious effort... I'll attach a picture. The pros: Tim, the maintenance man, is lovely. And the view is good, as long as you are high up enough (expect to pay $$). read more

This is, by far and away, the worst place to live in Alameda. Loud garbage disposals, residents throwing out trash at all hours of the night, scavengers crawling through the garbage bins at all hours, unsolicited door-to-door salesman knocking on your door in a minimal-security building, elevators often down, fire escape doors that slam so hard it sounds like a gun is going off, ancient boilers used for heat that make noise at all hours of the night and are often out of order - these are a few of the many problems this building faces and management has trouble addressing. Try contacting Greystar (the property owner) if one of the 5, yes FIVE, management teams that has passed through the office in the past year doesn't get back to you. They are MIA too. The final nail in the coffin - this place not only isn't in close proximity to any public transportation, it's in the WORST school district in Alameda. That says a lot. Panomar is not a luxury building and the fact that they price and market it that way is a joke in it of itself. read more

Amazing views, great apartment finishes and fantastic layouts. The rooftop garden and grill has amazing views too, so there are lots of options for entertaining. Very dog friendly! Endless options to walk, play or even swim right outside the door! The gym and 'business center' are uber-convenient, onsite maintenance is second-to-none, Tim is great! Parcels are cared for and swiftly delivered by friendly management, and parking is never an issue. Management was shaky for a while in '14/'15 and some of that is reflected in the reviews I see here... But it has changed dramatically since John started this year. Such a difference, communication is professional and fast, Panomar has started to feel more like a community. Highly recommended. read more

Would give zero stars, but Panomar gets at least one star for the WEEKLY Thursday morning alarm clock that is the garbage truck in the back alley coming to pick up the trash at some God forsaken hour. Hey, but it's free of cost!!! Oh, but also have to throw in the nightly ambient noise which can best be described as a bird exhibit you would find at a zoo. This is made possible by the trees in the back, which rise all the way up to EVERY room so you will likely get the experience too! Yes! Free again! AND, if you have an apartment like the one I experience regularly (you will, don't worry), you will also most likely have a bedroom window with thickness rating: "TENT." It makes hearing everything you never wanted to, possible! Sweet! No joke, I almost bought a slingshot on Amazon to take out this crow out back that was crowin' away all night for like a week consistently. Figured a slingshot was better/easier than importing and letting loose a whole bunch of foxes or something else bird-eliminating related. Finally, I know this review has been harsh, but I want to end by getting real and saying that train safety is super important. So, when you are kept up at night because it sounds like a train is coming through the parking lot, just remember: the Federal government requires Freight train conductors to blow their horns in (seemingly) the most annoying way and Oakland doesn't do quiet hours. Union Pacific + City of Oakland = making this world a better place. God Bless America. read more

This place is the best! Odis and Kate are responsive and do a super job at customer service. They held a resident's breakfast last weekend with champagne (oh yeah!), omelet station, etc, and there were many nice people/families who live here. Plus, the views are incredible from one's balcony & the rooftop deck which is nicely put together with views of San Fran & Oakland. Also, the brand new 'in-unit' washer/dryer is great. Kate & Odis are the best!! (Btw, I've recently met them so this review is sincere, and not prompted ;)). Do yourself a favor and visit Panomar! We moved here in May and love it! Great neighbors! Not noisy, Awesome gym open 24/7, amazing views, killer rooftop with seating and grill, close proximity to great restaurants and a nice path. Easy parking. We feel safe here and know we made a very wise choice choosing Panomar! We still can't get over the views. The Manager, John and his wife are wonderful. John is always free to help us with anything. He has hosted some very fun events since we moved here! A potluck meet and greet in June, a 4th of July bbq, a random delicious wine, cheese and meat spread on a Wednesday (just because). Cheers to Panomar! read more
