And I had both but problems with them. Very inexperienced and had numerous issues that we fought over. I am talking about apartment on Kenmore Ave They are so polite when you only start to work with them, but in the end your lease if you have any questions or you disagree with any charges and wanna security deposits back, they will say: "If you don't like something you can sue us!" And hanging up! Because it easy to talk like this with young foreigner! When it was problems with BEDBUGS in all apartments, they made a lot of tricks like you need to be at home to wait for disinfection. It's only your problem! They told me that my brand new leather sofa is infected and I need to throw it away. I said fine. I bought a new mattress because of this problem. And it's no compensation. They can call you to say that they don't like when sometimes you have a guests. But they are don't care that in some of the apartments lives more than 10 people who speaks English even worst then me! Because it's their friends or they are from the same community. When the water flowing from the bottom of the toilet and you call to the office, they fixed the problem 5 days later only and charge me for 200$ for this. They always gonna say it's your mistake! No redound no nothing When I ask to fix the door, because it was hard to open it, people came and fixed the problem but made a holes in a door by screws and nobody care about it. When the ceiling is crushing, because of cheapest paint and you ask manager to help they say "don't worry about it" nobody will make it for you, you will live in apartment with holes in a ceiling. Looks terrible trust me. When you ask " Is the security deposits is refundable ?" That say yes, but be sure nobody will give you your money back. They do the cheapest repair in the apartment and of course everything is crushing so fast. They are gonna do repair for your cost - be sure! When you asking "Do I need to paint?" They say "Noo, you don't need, just repair the holes from TV because we charge people for this" And did it. But anyways, they charged 650$ for paint. You know- this humans greed has no limits! The main door works not good, nobody control it and random people coming to get your clothes from laundry or wash their clothes . Yes they have no camera in laundry. Near the trash cans always someone seating and smoking or using drugs, they are don't care. They have camera there but only to say something to you, for some reason! They are so polite when you only start to work with them, but in the end your lease if you have any questions or you disagree with any charges and wanna security deposits back, they will say: "If you don't like something you can sue us!" They don't return calls, even in person they have no answers, no person to contact, including my building manager that I have never spoken to since they took over the building. They give you no information on how they operate and/or their particular procedures. They charge fees readily and have zero follow up or basic communication. And yet they have many, many buildings they "manage" in LA. NOTE: By and large, a person goes to the trouble of leaving a review when they have had a partially noteworthy experience with a company- usually either bad or good. A person doesn't normally just pop-up to say that "everything has been great and things have been handled. No problems here!". But if you really start to read their reviews you can easily see a pattern. The real reviews from actual tenants state actual issues with history, facts and pertinent information. They clearly pad their reviews as well. So you can add honest to their list of glowing attributes.

Mike Bary needed to involve a third party, Figure8 (who was lovely and did a fantastic job securing tenants and managing the property), to finally secure tenants. Mike Bary included a clause in the lease agreement that he would be owed 4% of the sale price if the tenants purchased the property, which they eventually did. We foolishly signed this contract giving 4% of the value of our home to Mike Bary for simply making an introduction to tenant. Our real estate attorney noted that he had never seen such a large commission for simply making an introduction to a buyer in his many years of practicing. We would never work with Mike Bary or The Agency in a real estate transaction in the future.
