The listing broker of record was Adi of Rodeo Realty. Our communications, however, were handled by associate agents Jed and Ivvon. Over several weeks, we were repeatedly told by Jed that the home was "almost done," that flooring would arrive February 19th, and that completion would occur "that week." Based on those representations, we continued waiting for clarity regarding our application. During this same period: * The property remained under construction. * We were told at one point that another applicant had taken the home. * We later learned from the owners that this was not accurate. * The property was relisted while we were still awaiting a decision. * We were not provided confirmation that our application had been presented or screened. * Follow-up inquiries went unanswered. We submitted full financial documentation and paid application fees in good faith, expecting transparency and professional communication. We ultimately chose another property due to inconsistent information and lack of clarity. We hope future applicants receive clearer communication regarding construction timelines and application status.

    Please Read! I am a…read morehome owner and finally got out of anxiety filled relationship with Karen as my property manager. To start with doing business with her is extremely unorganized with almost zero transparency. Her prices may seem to be cheap because she claims to not charge for changing tenants. I assure you she is making her money back and WAY more in other more nefarious methods. Do not be fooled to think your monthly fee will cover day to day costs. They will not. There will be all sorts of costs no other property management company word charge and they will be added at a rate she chooses. She even charges to create your 1099 at the end of the year! NOW HERE IS THE IMPORTANT PART: She does all the house improvements. She decides what to charge you. By the end of a year having to pay exorbitant prices, and kidding myself that the river of cash would finally stop. I told her we'd have to part ways. A few weeks before I transitioned to my new agent she urged me to get a fence extension fixed immediately. Her price : 12000 dollars. I told her I'd have my new agent look at it. My new agent price: 4295 dollars ... and it was fixed beautifully. She is NOT who she seems. She is running a business and she is not up front with how she makes her money. Payed the full year up front and double security deposit . Great rental history and credit score . Just a single mom who had to find a place so my son wouldn't be homeless . Literally less then a month living there issues started . The pipes were constantly leaking damaging my stuff her response take it up with renters insurance. Every month it was something else dishwasher broken , microwave broken . Went months with out a microwave. I had to pay out of pocket for a service that I never received the money back for . She put it on the move out sheet and made sure to take my full deposit and even sent me a letter asking for more money . I left items in home for the next renter . She very passive aggressive. I had to sell my washer and dryer so she asked for it . Kinda knew she would screw me over cause her words u sold the washer and dryer .. yes I did . That made her upset . She let me know 3 days before the renewal that she was raising the rent . Her maintenance guy is her crooked husband . He even damage something so it look like my fault . I had a nest put in and when I mentioned taking it her husband bob or maintenance guy made a threat saying it would suck if it broke .. I moved out to make a better life for me and my son . Moved out of state so I could provide him a life he deserved. Since she's a realtor she knew I bought my home so she made up charges that were not even my fault . Worst land lord and overall worst person to ever have to deal with . I'm 100% sure If we went to court I would win , but she knew o move to Texas and it cost more to fight here .

She never gave me any of my deposit back and would not provide any receipts for charges to prove where the $2k deposit went? All I wanted was proof that it was spent on everything she spent it on and I received nothing and lost all money with no further correspondence.

Parking is assigned but you should invest in a foldable wagon as every trip to and from your car may require bit of a walk (more to 1 of 3 trash areas). Landscape is constantly being kept up and with the amount of dogs it's a good thing. The amenities are nice but with COVID restrictions we only used the pool and tennis court -twice. Deliveries are a little tough to coordinate and moving in and out is slightly inconvenient as the grading, parking lay out and architectural design make it a challenge every step of the move.

    While it's quiet and clean, the hot water heater goes out like once a month and it takes forever…read morefor them to fix it. It probably needs to be replaced. It is so asinine to not have hot water. And the stupid rule about not having privacy 'vines' on our patio? with all this construction dust and people walking by, it feels intrusive and stupid to have such a rule. Meanwhile other people have garbage on their patio (ours is cute) and nothing is said to them. We're also frustrated with the construction. We were told it would be done by end of 2025. Welp it is barely half finished and it's March. The noise is annoying-- not to mention we live by the pool where a special needs person yells and screams for hours every night and nothing is done. I know it isn't the person's fault but godaam-- be quiet! And let's talk about parking. Empty spots are taken by other cars and no one cars. They don't live here and their car is in random spots daily. It's annoying. We really can't wait to move when possible. hopefully we got a hot shower today. It's been TWO DAYS.

The company began its management by aggressively questioning me about my personal utility usage and security measures inside my own home, matters that are legally protected under tenant privacy rights. It was only after I challenged them that they were forced to admit they had no authority or legitimate reason to ask these questions in the first place. This is more than just a minor error; it demonstrates a fundamental failure to understand basic landlord-tenant law. A management company that harasses tenants over private, legally-protected matters is not just unprofessional. It creates significant legal liability for the property owners they represent. For landlords, hiring a company that invites fair housing complaints and violates tenant privacy is a tremendous risk. For tenants, be prepared to waste your time educating them on the very laws they are paid to know. Alliance Property Management Inc. proved to be incapable of performing their core function: managing property professionally and within the bounds of the law.
