We booked this vacation rental at Portside Villa in Pensacola specifically for beach access, only to discover after arrival that the beach was closed and inaccessible. At no point before check-in did the property management agency disclose this major issue, despite clearly knowing it would significantly impact guests' stay. This felt extremely misleading. Beach access was a primary reason we chose this property, and had we known the beach was closed, we would have booked elsewhere. Instead, we spent our vacation dealing with disappointment, inconvenience, and wasted money. What made the experience worse was the agency's lack of transparency and poor communication. A closure of this magnitude should absolutely be disclosed prominently before booking -- not left for guests to discover after they arrive. The property itself may have been acceptable, but withholding critical information about the closed beach completely overshadowed the experience. I would not book through this agency again and would caution future travelers to ask detailed questions before reserving. We were never offered to be moved to any other properties . We were told a manager had left for the day and someone would call and get back to us.We found a wonderful place in Navarre Beach is where we will be going from now on. We had a wonderful time inspire of all the delays and trouble but we did miss out of 2 days on the beach . read more

We know the owner, Fred, a very wonderful fellow, so we doubt he is aware of what his employees are doing. We rented 1214 Ariola for our beach wedding. Friday, of course, was a madhouse moving in so it was Saturday morning before we got a status of our rental. My Bride found black mold in our shower, kitchen table top was (we think) covered in glue, stairway rails were literally black with filth. Cleaning, we found one roll of toilet paper for 40 guests. (BTW-Monday, we we complained we got, "it said in your welcome packet we don't supply toilet paper." No doubt, someday we will receive their welcome packet.) As our service people arrived, we learned our musician had a problem. Where he was going to set-up, none of the power plugs worked. As evening approached, we learned neither did a lot of the lights. As we went to lock up, we found out some of the doors did not lock. The view from the house was great and our beach wedding was a success in spite of these people. Contacting PBH on Monday, we got an argument. Woman told us we should have called and asked them to clean the house. Maybe I am unreasonable but I assumed paying $3000 in advance, that PBH would have cleaned the house BEFORE WE ARRIVED NOT AFTER. This is the second year using this company. And the second time staying in the port side villa (two different condos). Absolutely love the condos and the easy access to everything. The condo owners have chairs and beach toys to use just in case you don't have any or left yours. The boardwalk to the beach is great shape. The condo itself was clean upon arrive and we could not be happier how everything is setup. My only complaint about the condo is that the garage door was broke but it's not the owners or pbh's fault, a tornado came threw and messed up everyone's garage door in the villa. read more

We enjoyed our stay at All Our Summers. The outside is in need of repairs but the inside was great! The kitchen had everything we could possibly need, nice big refrigerator. Everything was comfortable and I loved the blankets for the living room. It was decorated well, up to date and clean. Great location away from the high rises. We liked the layout since 2 bedrooms faced the beautiful Gulf. The chairs, umbrellas and beach "toys" were very nice and much appreciated! They seemed to be new. The kids enjoyed the hammocks. We have gone to 30A for 15 years and loved it but the crowds during peak season have us changing to Navarre. It's not the same but the beach is awesome and that's our #1. There were a few issues, not major. I didn't have the information to call since my husband made the reservations. I don't feel like I can complain since we never called about the small issues. The 11 bedroom house was clean and spacious - it fully accommodated our needs and everyone left the meeting looking forward to our next offsite (which will likely be a return visit). The staff at PBH went out of their way to ensure our unique needs were met, as we weren't the typical vacationers. We hosted a retreat at a house we rented through Paradise Beach Homes in early December (sorry I am just getting to my review, my mama was in the hospital). The house at 100 Ariola on Pensacola Beach was just incredible and perfect for our crew. There was so much room that everyone was super comfortable with everyone or couple having their own privacy. The shared spaces were perfect for gatherings like our skyped in conference meeting in the main room. The spacious deck out back was perfect for brunch overlooking the vast Gulf of Mexico and even the guarded lower deck area was the right space for enjoying a morning yoga class with the wind blocked. The kitchen was also spacious and fully stocked with everything we could need and ample storage for our catered meals. There was also plenty of spaces for parking, even for our friends who came over in a motor home! We even hosted a live music recording and the sound in the house was lovely. The staff at Paradise Beach Homes were so nice and easy to work with, they made the check-in and check-out processes super easy and they were available when we had any concerns like when it rained and there was a slight leak, someone took care of things right away. They even gave me a sweet tote bag souvenir and left us a few welcome goodies upon our arrival. The staff are always available to assist and even let us check out the house a few times before our check in date. We highly recommend this company and the house we rented (and check out the many houses they have for rent) and we look forward to renting from them in the near future for another retreat or family gathering! read more

My family and I stayed in the Dolphin House (1311 Ariola) from 8/5/17 - 8/12/17. Aside from a few minor house issues which were addressed, it was a pleasant stay for my entire family. After we left is when my issue with Paradise Beach Homes begins. We departed the morning of 8/12/17 and drove to our home near Tampa, so it wasn't a real long drive for us. Bags weren't unpacked immediately so it was not discovered right away that most of my one-year-old's clothes were missing. When I discovered the missing clothes I called Paradise Beach Homes and spoke with Kelsey the morning of 8/15/17. I explained to her that the baby clothes (dresses, shirts, pants, etc.) left behind are in the dresser drawers of the bedroom at the right front of the house near the stairs. She told me that she would contact housekeeping about the clothes and give me a call back No call back was received. I called back the following afternoon and spoke with Kelsey again and was told that the drawers were checked by housekeeping and that nothing was found. I stated "It's unfortunate to hear that because that is exactly where they were left." From her, "Sorry, but they checked where you told us and nothing was found." So, Paradise Beach Homes, it appears you may have a thief or thieves among you. The clothes were definitely left there and found by someone. They have now been stolen from my one-year-old. So much for honesty and integrity within your company and employees. Disheartening. Everyone else, if you're looking to rent through this company, do yourself a favor. Make 100% certain not to leave anything behind because you will likely never see your belongings again. read more

We rented a unit at the Beach Club Condominiums (one of the beach's premiere properties) this month for our annual family vacation and two days before our scheduled arrival, a representative from PBH called me to inform us that the master bathroom shower would not be usable because it was leaking into the unit below it. PBH did give us the option to cancel the reservation as well as a small concession, but by the time that I received notice I could not find something equivalent to transfer into. On our first day into our stay we noticed the ice maker in the kitchen was leaking onto the floor and had to call maintenance. The service person identified the leak coming from the drain line but had to order parts and we lost use of the appliance for the remainder of the stay. The overall appearance and condition of this unit was a 6 of 10 at best. I am doubtful that the unit had been updated since its construction in 2007. The paint color was dated and in poor condition, lighting throughout the unit was quite dim in the evening and the overall decor was in need of an update. TV service was also poor and reception was sporadic. Lastly, professionalism, customer courtesy and service provided by Jessica in the main office was one of the worst experiences I have ever had. Her attitude and interaction, unprovoked, was shocking. Based on our experience, you would be better served by using one of the other popular rental businesses in the area. read more

Was having a nice stay with family in one of their rentals when, without warning, we were stopped as we were walking out for our last afternoon at the beach because shingles were being delivered. We had to move our cars from the driveway and sit with them since the entire street is a tow away zone. No advanced warning from the office or at the time of the booking. read more

The home we rented was worn out from over use. Dirty! sheets were nasty and not clean. The stove top did not work. The AC was hit and miss - one day the best we got was 79. Roaches and ant own the main hall bath - gross! We were embarrassed to have our friends visit one day. We left a day early because it was a mess. NOT WORTH THE PRICE WE PAID. We rented Treehouse #394 through Paradise Beach Homes. We arrived to our rental expecting a wonderful experience and was immediately met with a horrible smell, dirty floors, cigarette butts, crushed cans and broken styrofoam containers on the patio. Not a great first impression and it didn't get better from there. The first evening we got ready for bed and located extra pillows to sleep with but there were no linens for those pillows. Why the $225 cleaning and linen fee for a dirty rental with no linens? When we crawled into bed to sleep I was met by an uncomfortably hard object poking into my ribs which turned out to be a plastic screw cap that was under the fitted sheet. Not sure how you make a clean bed with trash under the fitted sheet. When we removed the fitted sheet to retrieve the trash, we noticed how old and worn the mattress was. With the amount of renters sleeping on the same mattress, it seems that it could be replaced more often than every 10+ years. All windows on the ground floor in the unit were left unlocked which luckily we found out before anyone/anything made their way in or out of them. The overhead light in the kitchen didn't work so the mood lighting was certainly on point while cooking. We asked that they not fix that though because after having to call and request linens, report the filth, and request that a locksmith fix the locks/keys so they actually worked on the back doors, we didn't want anyone coming back to the property as we tried to move past the disarray and try to enjoy our vacation. The location and dock are the only positives of this property for what you pay to rent it. When we left, we made sure to abide by all requests for dishes, trash, etc and even went beyond that to wash several loads of linens for them in hopes that they could spend their time better preparing the townhome for the next guest. Unfortunately, we left a beach bag with over $300 worth of valuables in a chair upon exiting the unit. Although we immediately notified them of our personal belongings they seemed to have no idea as to what inspectors or home cleaners had accessed the property after our departure and after several phone calls we were told that it was "thrown away." Although rental policies state they are not responsible for personal belongings left, accidents happen and if you pay $3200/week to rent a unit, one would think that management should be able to know/track who was in the home and be able to fairly easily locate these belongings. The renters who fund these services could at least be met with a clean unit serviced by competent, ethical service workers. If you valued your renters, you would also value their property and not "throw away" a beach bag with over $300 of belongings. Would recommend you spend your hard earned dollars elsewhere, not only on a different unit but with a different management company who values their customers and ensures a clean and pleasant experience read more

The true colors of this company have come out in the midst of a national pandemic. When some of our family (and travel companions) were put on a shelter in place lockdown before our trip, we called to cancel or reschedule. To reschedule, we were told we've have to book a full week, paying hundreds of dollars more (we had a 4 day rental) and cancelling wasn't an option. They did eventually concede to giving us a refund after speaking with a condescending customer service rep and a rude member of management. We rented a 5 bedroom- 5 bath home right on the gulf this summer. This is our 3rd experience with Paradise Beach Homes and usually communication is good and the houses are always fabulous HOWEVER... this year as soon as put down my deposit I noticed that their normally very hospitable and friendly correspondence was gone. I got an email receipt and a notice of my entire balance being due 2 weeks BEFORE we arrive. That is a new policy because I usually pay the remaining balance upon arrival nevertheless, we did as instructed and I never received my final reciept or any sort of welcome or we will see you soon... nothing. You would think paying $6,000 for one week would get you some sort of courtesy but I guess not. Upon arrival in Florida we were there earlier than their check in and the house was not yet ready which was fine but it was raining and we were tired and so I asked the lady if we could possibly go ahead and check in and just pick up our keys and not go over until 3:00 which is normal check in time. We were even willing to wait for them to call us and then go on over...Nope, apparently we could not be trusted enough for that. Sooooo-instead I just asked her to please call me when our house was ready and we would come back over tothe office to pick up the keys. We told her we would go to a local restaurant and have some dinner and drinks while we waited. Call never came. and when 3:20PM came along and I tried to call them they wouldnt answer the phone at all. Very rude. I complained at the office when we drove back over and got a "we are very busy" excuse. Great, but I was here hours ago sir. :( Their cleaning policies have also changed.... you used to load and start the dishwasher the morning of your departure but now you are expected to unload the dishwasher as well before leaving. I paid for cleaning of the house and I am on vacation. Every home rental I have ever experienced they empty the dishwasher- that is how it works... I think they are doing a very poor job as compared to former years and there being exactly 0 toilet tissue in the house upon our arrival is just one more problematic thing. We rented a 5 bedroom, 3 bath home for our wedding over the weekend of October 9th. The setting was excellent, the home was clean, except for the issue of no toilet paper anywhere in the home it was fairly accommodating. The home did have wifi, however the signal was weak and at times unusable. That being said, the amenities and accommodations were severely lacking when you factor in that you're paying $2,500.00 to rent it for three days. If you paid that kind of money even for a resort hotel on the beach for three days they'd likely assign you a personal servant and an in-room harem. read more

Everyone at Paradise Beach Homes was friendly and welcoming! The Tuscan House was the perfect place for us during our daughter's wedding week! The layout of the house is great for events. We had the rehearsal luncheon there, and though at first I wondered if the kitchen was large enough, it is! The layout flows and the kitchen is superbly stocked! The bride and her attendants and got ready upstairs while the groom and guys got ready for the wedding in the downstairs master. The views from this house are spectacular, and the elevator works great! From 3 to 88 all ages made marvelous memories at The Tuscan House on Pensacola Beach. read more

The worst part of the trip is being told by the Office manager that any handicapped people need not to rent from the company. Too many problems to count. The company that rents 14 Ensenada Marbella is worst I have ever had experience working with. After arriving at the house we opened the closet door of the main downstairs bedroom and it fell out on us. Sitting at the breakfast table we noticed a window being held in place by a nail and two days after being there one of the window fell out onto the floor because the nail was not tight. The AC didn't work for pretty much the whole stay. When we complained they said that they would get someone there when they have time. It took 2 1/2 days. Being over 90° outside without AC you could say this trip was miserable. The company that rents this home was so nice until you walk into the house. The sad thing is that the company told us they only rent for the owner. They have no say in anything but taking the money's down being the face. The whole office was so rude to the point that we feared to asking when things would get fixed after one of them said she was going to charge if we kept reporting things. After talking the guy in the office he said he thinks the owners are so rude he did not like dealing with them. There's is so many more beautiful homes in the same neighborhood you can avoid all the trouble we had. The house is not worth the money but the pictures make it pretty. read more

1101 Ariola Drive, Pensacola, Stayed 9/10-9/17 DUE to IRMA, we wanted to delay or rebook, stated not possible..unless a mandatory evacuation was ordered. 1) Rooms were found sandy floors a Roaches in the bathtubs, nightly, larger Roaches were found on th inside stairwell daily. 2)Bar sink needed plunging the first Fay. 3)Long strands of hair were found in drawers and beds. 4)A wasp nest still is growing above pool area, not friendly wasps. I would recommend a full fumigation be performed before next rental ! I would not recommend this property, found nicer properties for less money on the same block ! First, we were VERY happy with Paradise Beach Homes company! They were polite, helpful and friendly. We had a couple of repair issues and they handled them immediately. They were flexible with check in and check out. I would give them 5 stars. We stayed at Regency Towers 501E. The price was very good for this unit because the furnishings are older and need updating. It would be nice if the owner would buy some new bedding and glassware. That being said - we still had a great time and we LOVED the balcony view of the gulf!! read more

We stayed at 107 Ariola Drive for 6 nights recently (Sept. 22-28) It was wonderful. The beach house is just 75 paces from the beach! Upon entering, we found the house to have been remodeled and was clean and cool. The whole experience was wonderful. This place is uniquely decorated and very comfortable. The folks at Paradise Rentals were so helpful and the location of the beach house was within walking distance of all the shops, restaurants and entertainment venues at "Casino Beach". Despite stay at home orders, the closing of beaches, and food shortages in grocery stores, Paradise Beach Homes refuses to give full refunds when you are forced to cancel your vacation plans. They decided to keep $500 of our money due to our cancellation, which was not by choice, but forced due to the regulations set by our federal and state governments. It is companies like this that we all need to avoid as they choose to take advantage of hard-working Americans during a time of crisis. Even with the booking sites encouraging the property owners to work with customer and offer full refunds during this crisis, Paradise Beach Homes has still refused to refund the full amounts. My family had to cancel multiple other services that were part of this vacation such as rental cars and hotels for the trip, and every other company gave us a 100% refund due to the circumstances. My family came from Wyoming and rented a house for 15 people. The house was located at 1577 Beluvar Menor on the Intracoastal Waterway and across the street from the beach. Upon arrival the floors had sand on them. The oven was dirty. The porch lights didn't work making it dangerous to walk down the stairs in the dark. The interior light fixtures had not been cleaned in so long they were dead bugs in them. The barbecue grill was filthy and barely worked. The refrigerator freezer smelled like rotten shrimp. If you stay here and it rains be prepared to get drenched walking up the stairs as the overhang pours the water directly in the middle of the stairway. The front door is nearly broken and almost impossible to open quietly. The property manager was contacted about all of this and one man came out and scrape the grill for five minutes and we were given some extra towels. I have lived in the Pensacola/Emerald Coast area for the past 30 years and my family is from Wyoming. I will not recommend Paradise Beach rentals to anyone. If you can't afford to have it cleaned properly at these exorbitant prices then you shouldn't be in the business of renting them out. read more

Wife, daughter & I rented a 3 bedroom in Beach Club (our "usual" location). Overall, the unit was nice - we've rented the same floor plan before, so we knew what to expect. What wasn't nice, however, was Paradise Beach Homes. We usually go through RMI, until they were bought by a larger company, so we decide to book through Paradise. First off, they ONLY allow bookings from Saturday to Saturday, which stinks. We typically rent for 9 nights (Friday check-in through Sunday check-out), but they weren't flexible ("industry standard", they said. BS. I've rented from 3 other management companies in the past, and they've always been happy to accept the extra $$$ I've handed over). Additionally, check-in is at 5:00, which is pretty late in the day, and certainly NOT "industry standard". Even so, the unit still was not ready until 5;30, and when we got there, the cleaning crew was still not finished. I will say, they give each renter a very nice "goodie" bag at check-in, full of nice little extras for the stay. These units aren't cheap - I'll be booking elsewhere next year. read more

Oh and Lynne, I lived in FL before and the house does not have a pest management program if it did there would not be four cans of Raid under the kitchen sink. The property WAS NOT at all as described. A dump. And the owner writes a comment stating we just wanted compensation. We are not poor but do not enjoy being ripped off either. The property is bug ridden, nasty yard dump we spent $1200 on. DO NOT RENT THIS PROPERTY and do NOT RENT FROM PARADISE. We rented a 4 bedroom, 3 bath home with a pool on the Sound side of Pensacola Beach recently from Paradise Beach Homes (PBH). Unfortunately it was an awful experience, for which we paid $6,000 (based on deceptive photos and a misleading description on the PBH website). The online photos and write-up describe the home as warm, welcoming and secluded, with custom and hand-crafted touches. The PBH website's photos back-up the description, showing a place in beautiful condition. Perhaps that was true 10 or more years ago when the photos were taken. Currently the house is in poor condition and needs major repairs, renovation and cleaning. Our family has rented plenty of homes over the years across the country for family reunions, and we realize these places are rentals and will show some wear and tear. But we've never stayed in a rental home in such dirty and poor condition. Upon arrival the home was generally dirty: - Food, crumbs and a dirty towel on the kitchen island and counters - Sand and grit on the floors - Sand, grit and trash between the leather couch and chair cushions - Mold in several of the bathrooms around sinks and tub/shower areas - Someone's leftover dirty socks in one of the bedroom closets - Filthy outdoor grill with food remnants on the cooking surface - Dirty (I mean dirty) door handles and wood door frames around door handles between the outdoor kitchen and the house - Deck and outdoor porch/grilling floors had debris and were not clean I called PBH immediately, the woman who answered was apologetic, and said they would send someone out to clean the house. However, since all of the family had begun arriving, we ended up doing most of this initial cleaning ourselves. Besides being dirty on arrival, here is a partial list of what was physically wrong with the house and its contents when we arrived: - Two inoperable/broken coffee makers (PBH replaced on the 3rd day) - No internet (PBH finally got it working the 2nd day) - No DVD player (listed in the promo material and needed to show family photos/films - PBH replaced the 3rd or 4th day) - Upstairs master shower leaked and stained library ceiling on the 1st floor - mold and mildew were evident (it was a pre-existing and ongoing leak during our stay) - Broken, non-operable closet doors, molding and cabinets in numerous locations - Numerous broken window blinds throughout the house - Two additional refrigerators (outdoor kitchen and garage) did not work or had mold/mildew - Broken ceiling lights in foyer and several bedrooms - Broken ceiling fan on back porch - Loose and/or rotted wood deck and dock boards (a safety issue - PBH sent someone out to examine, but could not be repaired during our stay) - Numerous electrical, light fixture and ceiling fan wall switches that were inoperable - Broken frame on pull-out sleeper couch in library (made it unusable for sleeping) - Some of the deck furniture that was in poor or unusable condition - Inoperable built in outdoor grill - the replacement grill was both dirty and very difficult to light and operate There were additional issues/problems, but I'll stop here. We provided PBH with some photos of the worst problems and a written list. As noted above, PBH did respond and rectified some of the issues during our stay, however many things were not fixed or addressed. The biggest disappointment beyond the misleading advertising and poor physical condition of the property we rented was PBH management. When I spoke briefly with the PBH office manager the first day (Saturday), he told me I would hear back from him the following Monday, but he never called or contacted me/us during our stay on Pensacola Beach. Suffice to say the $6,000 we spent to rent the house for a week was definitely not worth it, and we left Pensacola very dissatisfied with PBH. While we enjoyed our family reunion and a few aspects of the home we rented (the pool and deck area/view of the Sound were great), we caution potential PBH renters to beware. We wish we had read more reviews of Paradise Beach Homes before committing to rent through that company, and we cannot recommend PBH to others for rentals on Pensacola Beach. read more

We rented a condo, #463 Whitesands, from Paradise Beach Homes in Pensacola. I was extremely disappointed to find that the condo was dirty. Dirty gritty floors, all the appliances were dirty, the toilets had urine on and around them. The ice maker did no work, the upstairs tv cable did not work. There were no tv's in any of other bedrooms. The bathrooms were very cheaply done, yucky fiberglass in all, no custom anything. We called and complained about the dirty condo. They sent someone out to clean again. We were on the beach when they came. It seems she mopped the dirty floors as the stains and sticky stuff was gone. She also cleaned the front of the appliances. The inside of the fridge was still dirty. Not even wiped out. Quality of the beds were very poor as well. You would think that paying over $4000 for the week that it would at least have been cleaned. Apparently no quality control or walk through of the property took place before we arrived. I spent 2 hours of my vacation time cleaning this place. I forgot to mention the patio. It had sand all over it, old charcoal under the grill. Oh, and the grill was a cheap, broken Webber. Sooooo dissatisfied and I felt as if I had been ripped off. I will NEVER rent from Paradise Beach Homes again. Their excuse was that this is a busy time of year. In my opinion, if they can't handle the properties properly, the owner of this condo should find a more capable management company. They should also update #463 Whitesands to fit the price they are asking. read more
