Red Oaks has a lot of returning "winterbirds" (I call them). Snowbirds from the midwest and northeast tend to favor this park. I'm from the mid-Atlantic area and RV full time. I moved to a spot here to be closer to my son and his new family (two-under-two grandbabies, and his wife who is from this town). There are a lot of activities in the wintertime, and in summer, the pools are refreshing for sure. Bushnell is a very quiet cattle/horse ranch type of community, so there is very little nearby in the way of entertainment. Are there busy bodies here (like one reviewer stated)? Probably... every community has a mixture of personalities and this is no exception. Is it an enjoyable place to stay? Yes, mostly. It has a lot of amenities, an Activities Director and a lot of volunteers who keep the place lively, three pools, and two dog parks. Pool yoga, cardio drumming, dances, live music, karaoke, baseball 'corn hole', regular corn hole, BYOB events, organized Thanksgiving and Christmas pot lucks, Bingo and Card Bingo, cards, woodshop, wood carving (chainsaw style), pickle ball, shuffle board, movie nights, and more. Is it reasonably priced? Depends on who you ask, what SunRV super deal they got in on (or didn't), and whether they are here for a few weeks, a couple months, a season, or a year or more. And park model pads cost more than grassy spots.

I am writing to formally express serious concerns regarding recent safety incidents and the overall…read moredecline in management effectiveness within our community. There have been multiple situations involving threats of violence that have created a significant sense of unease among residents. In one instance, a resident was threatened while walking her dog, including a direct threat to both her personal safety and her pet. In a separate incident, threats of violence were made toward myself and other residents. Following these incidents, several residents went to the office to inquire about the status of the individuals involved and to better understand what actions were being taken to ensure the safety of the community. We were informed by management that no action could be taken because no arrests had been made and no charges had been filed. This position was repeated over time, even as concerns continued to be raised by residents. Eventually, charges were filed in one of the incidents, including an arrest related to threats of violence. However, residents were again told that no immediate action could be taken, with management stating that individuals could not be removed from the park without sufficient cause. After a period of approximately three to four months, one of the individuals who resided within the park was ultimately removed. The other individual, who had made a direct life-threatening statement while visiting the park, was later addressed following law enforcement involvement. The primary concern among residents is not only the incidents themselves, but the prolonged delay in response and the repeated assurances that no action could be taken, even after the situation escalated. In addition to these safety concerns, there has been a noticeable and ongoing decline in overall park operations and management effectiveness. Staffing levels have significantly decreased, with most maintenance personnel no longer present and turnover affecting office staff as well. This has directly impacted basic services. For example, yard debris that residents are required to place at the curb for weekly pickup has, in some cases, remained uncollected for extended periods. Residents have been informally advised to dispose of their own debris, which presents a challenge--particularly for older residents--and appears inconsistent with established expectations. Community events and resident support activities have also been disrupted. A long-standing Thanksgiving gathering for residents was canceled with little notice, and the activities manager--who previously coordinated events, trips, and community programming--was forced to quit, there has been an apparent shift toward relying on volunteers to manage activities and coordinate services such as food truck scheduling, rather than maintaining dedicated staff for these roles. Collectively, these issues have contributed to a growing concern among residents regarding safety, communication, and the overall quality of life within the community. There is a strong sense that management is not adequately addressing resident concerns or maintaining the standards expected within this park.

Would never recommend this place to anyone, especially family and friends! The health department is…read morebeing contacted as I type this review. Our memorial day weekend was absolutely ruined because of this place and the disgusting lady who runs it named Stacy. Just look at the photos honestly, they just speak for themselves. They expected us to stay in a disgusting room that was definitely not up to par for health standards. There was literally dry blood on our mattress and box spring! Dry blood!! I don't even know what that device is on the box spring at the bottom, but are you kidding me?? We had our two dogs with us, and I was not going to subject them to this disgusting uncleanly room let alone myself and my husband! We immediately packed our bags once we noticed how disgusting it was and stayed at the Holiday Inn nearby way better way cleaner more money, of course and our entire weekend ruined because of this but at least we were SAFE. The lady was made aware of this and tried to beat around the bush. Even with the photos!! Eventually she said she apologized and would refund the money. Contacted her a week later or so only to find out she never sent the money back to us yet and then tried to say we were trying to stay a free night!! Ew!! No we weren't! We paid for the holiday inn just to get out of there it was that bad!, Absolutely ridiculous. I hope they get shut down for this.
