I went here to attend a wedding between two of my good friends, and it was such a beautiful wedding! The balcony, where the ceremony was held, had just the most beautiful and breathtaking view of the mountains. The prices have gone up and the quality has gone down. Grills were not maintained for us to use after bringing food to Estes. We had to request a coffee maker for our unit, and we got one with the wrong carafe. We had to request a 2nd one after a coffee mess. TVs didn't work and WiFi went out our last night and through the next morning. Good location but there are better options for the price. Nice enough condo in a beautiful location, we had a 2 bedroom 2 bath. It was a little cramped for 5 adults. Disappointed that they only provided us with decaffeinated coffee and the body wash & shampoo containers in the showers were empty. Well appointed, clean 2 bedroom condos that have all amenities. Having two young children loved having the washer and dryer with laundry pods. It's a great location with beautiful river walk to town- super close! We stayed in unit 185 along the cliff side but definitely recommend the ground floor, river units if you can get one! You can sit out and listen to river:) Downfalls: HORRIBLE mattresses on all beds. I mean "springs in your ribs" kind of sleep. No one slept well due to mattresses. And on a simpler note, the TP was porta-potty quality. Also if there is a wedding at the event center be prepared for noise until 10 PM and the aftermath of guest noise on patios-decks. We stayed in unit 111 from Sept. 12-14. It was very comfortable & well appointed with regard to everything except the bedrooms. The kitchen, living room & bath were great. But the bedrooms are another story. Br#1 has a queen bed. Very hard, but usable. The bathroom in this bedroom really should have been a half bath because the shower was so small a normal sized human could not wash any part of their body which they could not reach standing straight up. Period. The second bedroom has a set of bunk beds with the lower part being a "full" sized mattress, and I use the term mattress in the most facetious was possible. To speak of this piece of fabric wrapped plywood as a "mattress" is as euphemistic as a person can get. It was hideously hard and unimaginably uncomfortable. DO NOT think for one minute that an adult can use this bed. In fact, anyone old enough to walk on their own will get up from a night on this travesty with an incapacitating backache and a couple of pressure sores. That's if they could stand the pain long enough to stay in it through the night. I doubt elementary school age boys could stand it! If you're gonna try it, bring your foam mattress topper! You won't be able to find one in town. But... Did I mention, the apartment is nice? read more

This place is a total gem! The quality of the Vacation rental is truly amazing. The view from the windows within the unit was very impressive and spectacular. Our unit came fully equipped with everything we needed out of a vacation rental. It was a very comfortable stay, especially the beds, they were very comfortable and all the amenities within the house gave us what we needed. The staff were particularly friendly and accommodating for anything we had questions about. This is a great place to get away any time of year and I will certainly be back. This was my first time visiting Estes Park from Baltimore Maryland and I truly enjoyed my stay. There are plenty of things to do locally and great food within a short driving distance of this resort. Great option for families or couples to day in Estes Park. Stayed here for the weekend with for my friends wedding which was located here and shared a 2 bedroom with a friend. The location alone is really great, you can walk right in to downtown Estes which is a great benefit. Great location in the heart of Estes Park. Easy walk or wheel to town ... The Elk LOVE it too! Here are the items that need addressing (especially since this is a Stanley Hotel Property): 1. Bunk Beds! Mattresses made for children (a 130 lb woman made the top bed bow) ... and they were not made up! Sheets were placed, folded, at the foot of the beds. Bad surprise late at night! No duvets to cover the comforters - EW!! 2. One champagne flute (read: zero wine glasses), one lunch plate, three mis-matched glasses, etc. Come on!!! Home Goods or Costco, baby! 3. Sinks backed up and took hours to drain. Again ... EW! 4. No extra trash bags. We managed , but come on! 5. And someone must have gone home with the bar stools that were pictured in the photos of the unit. Thoughtful suitcase storage area?? 6. COFFEE! The worst, ever! Buy a Keurig ... or something! Brown water is not "coffee", even if the packaging says it is. Stanley Hotel ... do better!!! (especially with making those beds)! read more

Very expensive for what it is. Stayed in 114 on the corner. Not much about the unit is positive. No AC!! Could not get shower to work in tub/shower combo, all beds VERY UNCOMFORTABLE. Unfortunately, our family was disappointed. We have stayed at this facility at least 5 times and the last 2 times we have been displeased. The Christmas or decorative lights on the outside of buildings are hanging haphazardly or the lights are gone. The grounds are no longer well-maintained. location is amazing!!! everything else falls flat. for the price you are paying, it should be better. the pool was FREEZING and the hot tub wasn't even warm. the condos are tiny! no storage in rooms and the carpets are filthy looking. old stains and just grungy. the kitchen only has a few utensils and 3 plate settings .... which makes eating with a family of 5 difficult. overall for the price you are paying- it's needs to have some updates . there is no ac at all and they said they offered fans, but the office only had one box fan available and it was broken. read more

Nice place. I would highly suggest going a room larger than needed if it all adults. The rooms are small and compact! Facilities are cleaned and manicured. Grills and fire pits are nice and accessible. The adult only hot tub is a nice feature. The view of the river is great , however the facilities just across the river are simply lacking... I've included pics. The website pics are accurate except they don't show the lack of space. We stayed in 137, a nice end unit with two bedrooms. The king size bed needs a new mattress for sure and ceiling fans in the bedrooms (one box fan was provided) Price seems to be on the higher end, we would return to vacation later as the experience has been nice, however I would upsize the unit for sure! read more

I would give zero stars if possible. I've stayed here on a couple of occasions. First time the unit below me had a pipe burst and all we heard were fans trying to dry unit for 2-3 days. When we made the manager aware they moved us into a room. They did give us a comp dinner for our trouble. This latest time when we arrived and opened our door, it was 90 degrees. I realize that there are no a/c units here but, at least you could have more than one ceiling fan in the unit. Didn't have this issue when we've stayed in the past. Unit 175 is too hot, too small even for 3 small adults and too expensive. Won't be back. read more

3 star, But it could of been a 4 if it was clean and kept up. the pool was dirty and foggy and not up kept well at all. Pictures are a little deceiving on the scenery along the river. The condos aren't fully stocked So cooking sheet and other things will be missing. But overall ok with the stay, just really wish the pool was taken care of to be able to use, and floors were cleaned more in the homes. The unit was clean, fully equipped kitchen and spacious. We had wonderful views and was able to fall asleep with our windows open listening to the creek below. We stayed 3 nights in condo #114. The rooms were very small and came equipped with the bare necessities in the kitchen. i.e. One small frying pan. The evening we arrived I was cleaning the snow that we tracked in, and the floor was filthy. Half of the doors in the place were difficult to close and woke everyone up whenever we used the bathroom or closed the front door. The water temp in the showers kept jumping to cold. Wouldn't stay where we set it and mold in the showers. Cheap kleenex and toilet paper. I called about a TV not working and they took care of that very quickly. Loved all the Elk in the parking lot. I visited other members of our family staying elsewhere and we definitely made the wrong decision on hotels. read more

Since lodging in Estes Park has opened back up, we decided to bring some business to our favorite mountain town and stay the weekend. Fall River Village is the only place we'd stay in Estes- it's just lovely. Our condo balcony is where we spent 90% of the weekend because we couldn't get enough of the view of The Rocky Mountains! The kitchen is equipped with everything we needed to cook a few meals and the town restaurants were thrilled to do both take-out and delivery. We highly recommend Bird & Jim Restaurant for the best meat loaf you will ever taste! We took a little walk into town and were so happy to see folks with masks and being very diligent in social distancing ! The grounds at this property are breathtaking- right along a river and we saw SO many elk roaming around we couldn't believe it! Felt like a scene from a movie because it was THAT beautiful ! I highly recommend a stay at Fall River Village. This new condo complex is quiet and comfortable. We stayed in a corner unit that sleeps 7. The condo bedrooms were not super spacious but definitely comfortable for us all. The owners provide all the basic necessities such as dish soap and sample size toiletries and even a few Tide pods so we could run a load after a long day of hiking. The linens and bedding were fresh and comfortable. There is no air conditioning in any unit, but, fans are provided to keep you cool on a wam day. It seems to me that every back patio on the property will get something interesting, either a running river or a rock wall with fire pits and barbecue pits placed in shareable places. There's a chance to catch some wildlife: elk, bear, and local birds. The sidewalk path leads you straight to town within 5 minutes. Yelp your way to all the wonderful shops and eateries. Fall River will email you prior to your arrival and before you leave to remind you of enter and exit procedures. Can't wait to visit again. I also want to shout out to Yelp! I had difficulty finding lodging on regular internet travel website...all the main ones you would typically look to first. After several frustrating hours of seeing lodging with high site fees, I decided to check for lodging on Yelp. That's when I found this great place, called them directly and booked our vacation. Nice condos but needs some fine tuning. Location near the river and downtown is great along with a full kitchen and washer/dryer. Wish the bathroom had another towel rack and hook. Beds are too large for the room and pretty much no drawer space. In addition, no ceiling fans in the bedrooms! Was very unseasonably warm so made for a very hot a sweaty two weeks! If no AC then got to have fans! Also the recycling drop off is hard to hold open and gets warm, steel and actually burned both palms! read more

We stayed in a two bedroom/bathroom condo right next to the Fall River and loved it! They were clean and helpful and professional. They provided exactly what we needed to have a comfortable visit. The setting is so gorgeous and the location is perfect. We loved walking along the river to downtown. It took us just five minutes to drive into RMNP. The beds weren't super comfy, but they weren't bad either! My kid loved her bunk bed and having her own tv. They have wifi but it could be stronger - that's my only real complaint. I'd totally recommend them and will use them again if I go back to Estes Park :) read more

The setting is September so views and climate are perfect in Estes Park. Fall River village condo rentals are over $200 night and are located right on the Fall River where we had multiple Elk sightings and very pleasant trout fishing experiences. The condos themselves are very small, but clean and nice. We have no had interaction with the office staff so I cannot rate customer service in that way. Within the condo itself, there are no dressers, and no space to store your suitcases. The "master closet" will hold maybe 10 items and for longer stay like ours, it just was not very accommodating. The blinds were hung up backwards... things like that. Internet on their smart tv was also "jumpy" in the evenings. (We didn't use it during the day, I don't know what its service is like). We stayed 10 days and had no broom, nor cleaning supplies for bathrooms or floors available in the condo. I found it a lack of service in not providing for these minor needs while staying in their lodging. We had to go purchase our own garbage bags (after the first two were used up). Again, for an extended stay like ours it seems appropriate that equal amounts of household supplies should be provided. I was quite frankly, disappointed by the condo itself, and the lack of amenities. The scenery is beautiful and tranquil. If your stay is short, this would be a fine location. read more

GREAT place to stay! I had my birthday party in Estes park this weekend and we decided to go with Fall River Village for our accommodations. I was trying to plan out the weekend for 12 people so it wasn't very easy. I had to call the front office multiple times to figure out parking situation and to figure out the distance of everything. They were more than willing to go above and beyond to help me every time I called! They were so knowledgeable about the Estes park area. They were more helpful than the visitors center! They did it all with a smile and were so incredibly friendly to me. I will definitely be coming back here and staying at the Fall River Village! read more

Highly recommend. You get the nicer lodge-type feel while being comfortable in your own little "condo". New appliances, furniture and comfy beds. In the 2bd 2ba, one shower is extremely small. If you were a larger individual, forget about bending over or trying to shave! Easily forgiven though, the second bath is plenty big. This resort is very close (you could walk) to town but far enough to feel like you are out of the hustle & bustle. No air conditioning, though...if you aren't tolerant to warmer temps. Staying at the Fall River Resort was the perfect way to wrap up the holiday season with our family. We loved staying here because of the perfect location of these condos that are so modern and seem brand new. They are so beautiful and comfortable, and we find it hard to believe there's a little bit of Heaven just one hour from home in Denver. When we arrived it was dark out, so waking up in the morning to such a blue sky and spectacular views from every angle was absolutely breathtaking. We really enjoyed the close walks to town for shopping, and some together time just taking it all in. It really is heavenly up here and the location of the condos couldn't be more perfect. My husband and I took our family to Fall River Village last weekend and had a fantastic and memorable trip. The grounds and facilities are immaculate, upscale and family friendly. The condo we stayed in had comfortable, new beds and furniture that made it easy to relax and enjoy ourselves. The staff was friendly and responsive to our questions and we ended up walking into Estes for all our shopping trips and meals, since it is close by. The kids enjoyed the large pool on the premises and the hot tubs are out of this world! I couldn't end this review without mentioning the view of the mountains right outside our window and from our porch. Wow! My husband and I were both wishing we could live here and enjoy this view every morning. It was breath taking! As we were leaving, there was an Elk relaxing in the shade near the pool to wish us goodbye. Called by wedding party and advised to book reservations at Fall River Village before they book up. Wedding got cancelled because of COVID-19 concerns. We contacted reservations 2 months in advance and cancelled. We received a credit, less $89 booking fee. We called and asked why at no time were we advised of any booking cancellation fee. My wife got confirmation emails, but none stating any cancellation fee. While cancelled weddings may be a rarity, as well they should be, notice of any fee's should not be hidden in some legal mumbo jumbo never seen by prospective customers. These condos are clean and well-situated near (but not too near) downtown. The river walk is nice and it's cool to see elk on the property. My family has stayed here on 3 separate trips to Estes Park in various seasons. I would give the property 4 stars but have deducted one because it is not nearly as appealing during the summer season. I understand that the summer temps don't really require a/c, however, the property is extremely loud so you cannot relax inside with the windows open. The event facility is lovely but it's not ideal to be listening to a DJ bumpin' the latest party jams when I'm trying to put my kids - and myself - to bed.
