this place was very cozy. stayed in the evergreen cottage we stayed there for 3 days and slept very well, bed was comfy and room was spacious. bathroom was nice and had good water pressure, all of the appliances worked wonderfully. i would definitely recommend and if it had another room for my cats i would totally live there !! read more

We loved our stay in the Green Gables house. We were there to celebrate my daughter's birthday and for a wedding. What a beautiful setting! The house is a nice size with good amenities. It is easy to walk to town from there. The property was honey, warm, and we loved having the full kitchen. The weather was not the best for sitting outside, but we enjoyed the views and the elk that walk around the neighborhood. We never met the owners as check in and out are through a lock box. We hope to come back and stay again! read more

I've been coming to Estes since I was a small child we have done camping, hotels and cabins close to RMNP, nothing compares to River Rock Cabins! No less than a 5 minute walk to town and about a quick drive to wherever you're going in town. We actually extended our time at River Rock because we loved our cabin and the beautiful comon area and talks with Terry. We can't wait to come back! read more

I was looking for a place to stay in Estes Park for one night. Winter is off season and the price was right -only $100 for one of their little cabins. They have 6 cottages and all have been recently renovated in 2008. They are VERY cute but have all the amneties of a nice hotel: there was a big hi-def flat screen, satellite TV and free wireless. The cabin was small but great for one night. We were in the Chickadee Cabin. There were 4 of us but we were comfortable in the bed and on the very comfortable pull out couch. There was a small refrig, full size stove/oven and microwave. The kitchen was sparcely furnished (for example we had to share a wine glass as there was only one--who wants to drink wine from plastic) but I think that they would have tried to get us another one. The owners live on site and we met one of them and he was very pleasant. The cabins are walking distance from downtown which would be nice in better weather. I would highly recommend this cabin for a short stay or a long stay if you are just a couple. I believe some of the other cabins are larger. read more

My in-laws recently came into town and we decided to take them up to Estes Park, but had hard time finding something affordable for 4 people for a single night. (Plus, as much as I love my in-laws, I'd really prefer that we have somewhat separate sleeping spaces!) I looked several other places before I stumbled across River Rock Cottages. While small (we also stayed in the Chickadee), it had everything we really needed for a single night and was in a great location - just a short walk to downtown. As Kim mentioned, these were renovated in 2008, and they did a great job modernizing the cottages while keeping a touch of the rustic. The kitchenette has a coffee pot and some coffee samples, plus a mini fridge and microwave. Wheel called to make the reservation, and we were surprised to find out that you really don't even have to go anywhere to check in. Each cottage has a keypad outside, so they email you the code to open and get the keys for your cottage. Great idea, although I would recommend making the code a little more challenging than just a single digit. Each cottage has it's own assigned parking (it's a single spot each; carpooling is essential!) and there's a lovely little flagstone common area with tables and chairs. Some of the cottages are adjoining, which is great for larger groups. The furnishings are simple but nice, and the bed and sleeper sofa are surprisingly comfortable. For the claustrophobic types, you probably won't enjoy the bathroom that much, but unless you flail about in the bathroom there's just enough space. The only thing lacking was an additional blanket - there was only one between the bed and the sleeper, but it was somehow warm enough that we were fine with just sheets. (In the notebook for Chickadee, some previous visitors suggested that they add air conditioning but I didn't pay attention to how old the note was - summergoers beware!) We were pleasantly surprised the following morning when fresh muffins from Estes Park Pie Shop & Bakery were delivered to our door, along with some (additional) coffee from Kind Coffee, and a jug of orange juice. We stayed in the Wapati, which is just down the street a couple of blocks from the other cottages. This cabin was clean, adequately furnished, and appropriately priced, but nothing special. The bedroom is very small, with one queen bed, and faces the outside street. The sleeper sofa in the living room has a lumpy, uncomfortable mattress. It is not suitable for an adult for sleeping, but I suppose a small kid or two might be okay. The wireless reception was spotty. And, very few channels available on the one television -- which is in the bedroom. We never saw the owners, which was fine with us, but some people might prefer a more personal touch. A couple of days after we left, and I was on the road, I realized I was missing a sweater and thought I had likely left it in the cottage. I sent an email but never got a reply. We stayed at Aspen. When you walk in, you breath in fresh and crisp linens. It's super clean. The bed is comfortable. The views are great from most of the windows. It has plenty of room for my husband , our six year old and me. We didn't want to stay at a hotel but we dint want a condo either so this is great. It's a bedroom w living space. Fridge,microwave, sink, dishes, no stove top. Close to downtown, if it were summer we could have walked. If you want to be in the middle of nowhere, this location may not be ideal but it's still very quiet and peaceful. Saw deer in the yard so it's not a super busy street. We never found their WIFI network name so that's a minus. We will probably come back, summer would make it better. Thinking we could get a gc for our parents. read more

I'd like to give them 4 but they left a bad taste in my mouth. Not all cabins are created equal, the newer ones are nicer and the smaller ones are nicer. So, I don't recommend a big old one! The owners are not as nice in person as over the phone. Otherwise, central location, cool vibe and rustic cabin feel. People on trip advisor love them so I doubt my 3 stars is a bad thing. read more

Had a family reunion Summer 2011 and rented out several cottages for the week. Everybody had a great time. Terry was always helpful and gave us great recommendations of where to go nearby, the cottages were very clean and stocked with everything but food. I stayed in the Evergreen cottage for a week and it was "almost" perfect. Let me explain. There isn't an a/c, so we bought our own fan. It would be nice if they had one for you to use. The west facing deck was great on our little cottage and it came with a table, two chairs and an umbrella but due to the direction that our cottage faced, I didn't use the deck as much as I would have liked in the late afternoon, early evening. It is great for a morning coffee though. The other cottages down the hill had covered porches and rocking chairs and I admit that I was a little jealous. The king bed was AMAZING and I slept like a giant baby! Zzzzzzzz! The room was clean and the sheets and towels were crisp and white. The shower was great and the place had a little coffee pot, flat screen tv and microwave. We enjoyed our stay here. Be sure to give River Rock Cottages a try when you come to Estes Park, CO. :) read more

Charming, cozy, and clean. We stayed one night each in the Aspen and Bighorn Cottages, and the prices are a very good value for what you get, especially in the off-season. Owners did a very good job of remodeling cottages in and out but it still does not make up for the fact you are in town and yes you get a great view of the mountains but also with a view of ugly houses, yards, etc... The street it is on is very busy, be ready to hear school buses, etc... Also most of the cottages are adjoined and the walls not very sound proof. Past reviews said owners were rude but we didn't have problem and they seem very nice to us. If you want to feel like you are a local by staying in town these are great rentals but it are looking for a relaxing calm private setting these are not right for you. read more

We visited in mid September 2016 and had a great time. Evergreen was the cottage and the accommodations were very nice. It was our first trip to Colorado and we couldn't have asked for a better location or time frame. We saw plenty of Elk and even a family of Bears right beside the police station. The owner Terry was very nice when we met him. Appeared he was in the middle of updating other cabins on the property. I chose the Evergreen since this was not connected to any other cabin. 1/2 of the building is used for storage but other than a few loud bangs on our last night (assumed bear trying to get into the garbage can) the cabin was very quiet. It was just a great all around time and River Rock added to our overall enjoyment. We will be back! read more

We have been coming to River Rock Cottages for 6 years now and have always had a wonderful stay. The owners are lovely people who do a fantastic job of keeping the cottages clean, cozy and warm. I highly recommend them to anyone. You can walk to town as well and many restaurants too! Our last visit we traveled here with our 8 month old son and were able to secure a portable crib for his room which worked perfectly. Love the kitchen and the ability to cook on site! read more

This speaks to how well the property is managed and maintained. We've stayed in hotels and B&B's at every level and these are awesome. On July 25, 2011 we started our 3 hour trip to Estes Park with reservations to stay at River Rock Cottages, we could check in after 3p.m. We arrived in Estes early so went hosreback riding prior to arriving at our cottage. We got there around 4:30- 5p.m. We were all excited to get in the cottage (The Bighorn) which was very nice and just the right size. A family of 11, (My mistake the cottage sleeps 8 so the website states, but the cottage had 2 King size beds, hide a bed ,and a Queen bed so I thought we could work it out for sleeping arrangements as we had 6 adults and 5 kids (ages 9,8,5,4, and 3.) The kids were excited and ready to get some energy out so they were having some fun, within I'd say less than and hour Terry the manager barged into our rented space and addressed the noise and qty. of people. (said the noise had to get REALLY REALLY low!) We noticed later posted on the fridge door the policy addressing guest and noise. It stated registered guests need to be out by 10p.m. and the quite time was also 10p.m. Terry was visibly upset and said our kids (GRANDKIDS) needed to hold down the noise and threaten to charge us if the renter in the adjoining cottage left. Family orientated with his attitude I don't think so. The Bighorn cottage was a great size for the amount of people that were there in the ok'd hours when we weren't out and about. The shower had good water pressure as well as warm water. Kitchen supplied O.K. Washer and Dryer a bonus. COULD IMPROVE ON; SOME WINDOWS DIDN'T LOCK ( NOT SAFE WITH LITTLE ONES). NO SCREENS ON SLEEPING PORCH. REALLY CREAKY FLOORS. ( FOR JUST BEING REMOLDLED IN 2008 WOULD THINK IT WOULD HAVE NO CREAKY FLOORS). NO PRIVACY FROM LIVING ROOM TO SLEEPING PORCH. CAN BE SEEN FROM MUD/LAUNDRY ROOM THROUGH TO SLEEPING ROOM. WOULD RECOMMEND SHADES/CURTAINS ON MUD/LAUNDRY ROOM AND ON SLEEPING PORCH. WE WOULD HAVE CONSIDERED RENTING THE ASPEN COTTAGE WHICH IS ATTACHED TO BIGHORN BUT AFTER TERRY ADDRESSED HIS ISSUES IN AN UNPROFESSIONAL WAY THERE WAS NO WAY HE WAS GOING TO GET ANYMORE MONEY FROM US!!!! My family of four stayed in the Wapiti cottage over the 4th of July holiday. I did a lot of research and was very pleased when we arrived. The cottage is adorable, clean and comfy. My two teenaged boys (ages 16 and 19) slept on the pullout in the living room. They didn't complain so I'm guessing it was comfortable. The queen sized bed in the bedroom was heaven! I have severe back problems and was worried I would be in agony but I slept better the three nights we were there than I have in years! The cabin is a short walk from downtown. We had an amazing view of the fireworks display without having to go downtown with all the people. There is a beautiful view out every window. The kitchen was furnished with everything we needed. My only suggestion would be a set of tongs for grilling. We hated to leave. In fact, we are trying to find a way to move to EP! We will definitely stay at this cottage again on our next visit! read more
