We used to live in a property managed / maintained by paramount property services. Upon moving in the house was everything we dreamed of. A nice place to raise our 12 year old daughter. Rebecca & I never missed a rent payment or caused any issues at this property in the 12 months we stayed. However when it came time to renew we asked if we could just sign something online & they insisted on doing an inspection. They came and did the inspection and I could sense something was off. They questioned me about the dying tree in the front yard, which ironically I am a certified arborist. After explaining how they neglected the tree by cutting off the sprinklers that were there for however many years, they didn't like my answers and I could feel the meeting sort of shift. I walked them through our house and they noticed that our dog had caused some carpet damages but overall it was not in bad shape at all. After the inspection was over they promised to let me know what direction they were headed before the first of the year. We did not hear back from them until January 15th (the 45 day agreed upon deadline per the lease) that they notified us that we needed to move out by the end of February. We packed the house, paid for the city of Glendale to do a special bulk pick up of the trash we had outside. We were hoping to leave the house / issues we had in the past. The issue I am now having is that I feel they are trying to take advantage of my family with the move out fees. When we moved in we initially paid a "refundable" deposit of $2,740. we understood that there would be some repairs / replacements needed. However we are now being asked to pay an additional $1000. $490 in "damages" , $800 for "cleaning" (keep in mind the house was completely empty when we moved out) - $699.10 for carpet replacement on two rooms. - $1,200 for "touch up paint" (again we were only in the house for 12 months) - $600 for trash removal we paid the city of Glendale to come pick up. I do have photos & videos of everything. We aren't expecting anything back, we just aren't willing to pay any more for a house we lived in for less than a year. please help! read more

I love renting with Paramount Properties! My family has worked with Lea, Rosemary, and Jules so far and they've been wonderful. Here's the pluses: 1. They have no weird extra fees or admin package costs that gets added to your rental price last minute. The posted price is the price! 2. Personal touch - Rosemary came out to do the initial walk through with us and gave great instructions on how to fill out all our forms 3. Rosemary also went to bat for us to be given a fridge, washer, and dryer and got the landlord to approve those AND a new oven/microwave, which saved us thousands! 4. All work orders have been responded to same day and tech dispatched within a week, no questions asked 5. When our AC went out late Sunday night in July, we were extremely worried about how quick we could get help. But Paramount came to the rescue and had a HVAC company get to our house by 8:30 in the morning!!! It was fixed by 9am and we had sweet AC blowing in our house again! This company takes customer service to the next level - choose them!! read more

Do not sign their lease!!! They will tell you it's boiler plate/ standard AZ rental lease. It is far from it. Spend the money and have an attorney review before signing. They exclude everything that gives a tenant any sort of rights. Unethical, corrupt, shameful company, they lied on property disclosures regarding termites, and water damage. Spoke to Lea Lapine, who after me telling her my backgorund and how urgent it was, sends me a listing and was very helpful, telling me how the owner was already pre-approving me based on what I had told them and answering every step of the way....Until I applied. Then dead silence. I ask why it's taking so long, when will I have an answer. I get one very vague answer that things look good...then...an email saying I've been declined. After waiting almost a WEEK. THEY JUST WANT YOUR MONEY IT'S NON REFUNDABLE AND A SCAM DO NOT USE THEM. I wasted valuable money and time while she promised the owner had already approved me. Just moved in and the property wasn't cleaned. I was told by Ben Gubac by text (July 13th) that paramount property will be sending cleaners. Nobody came to clean. I also emailed and left vm for Nicole Chavez and received email back saying "The home was professionally cleaned including carpets prior to the property being active and available on the market.  It was then shown to numerous prospects, including you. The condition of the property has remained the same from your initial viewing and at the time of your application." "if you were not satisfied with the condition and wanted it re-cleaned prior to your move-in, it should have been proposed or requested on the application". I didn't sign the agreement in the home, it was emailed to me and i also didn't know i have to remind the owner to clean before presenting to the tenants. This is a bad first impression already and I'm not happy with the service. I just want them to clean the place, is that too much to ask. Smh read more

Let's face it, renting definitely has its pros and cons. My husband and I had the unfortunate experience of renting with Paramount Property Services from January 2013-May 2018. We rented a new build in Gilbert, AZ. Over the course of the 5+ years we rented with them, numerous problems arose. We had major plumbing issues, air conditioner issues, carpet that came apart and walls that were cracking and falling down around us. In each instance, we were told "It's not the homeowners fault, or our fault, it's the builders fault. You'll have to contact them" As someone who rents out other homes in the valley, I was SHOCKED to hear this. My husband and I took it upon ourselves to have the damage repaired through the builder and home warranty company. This is something that should have been handled by the property management company! We feel fortunate that our home was a new build, and there weren't issues not covered by the warranty (other than one, as I'll note below), as it was clear the repairs would not have been done. We had numerous plumbing issues in the home that were never corrected. We finally had a plumber out to check our upstairs bathroom, since the smell of rotten eggs was so overwhelming we couldn't handle it. The plumber couldn't find the source of the smell, and suggested further inspections be done. Since there was no 'cause' for the smell, the property management company refused to pay for the plumbers visit. We were out the $150. They didn't seem to care at all that there were plumbing issues that could damage the home. In an email from Nicole, we were told "Why should the homeowners pay for something you THINK is a problem?" WOW! We should have moved out then, but we loved our neighborhood and wanted to make it work. We lived with the bad plumbing and smell for another 3 years. We made Lisa and Nicole aware of carpet that was peeling away from the walls, leaving tacks exposed. Walls that were cracking due to a bad foundation, and emailed every time a new plumbing issue came up. We were always ignored and no emails were responded to. We finally moved out in May of this year, 2018. Moving out was the absolute worst experience I've had in my 15 years of renting homes in the valley. We at first tried to set up a time for a walk through exit inspection. The only times we were given were times we were at work and could not be there. Leah refused to find alternate times, and forced us into allowing her to do the inspection without us present. We knew we were about to get hosed, but we had no idea how bad. The bill, when FINALLY sent to us, was for $3600! That was on top of our $3000 deposit that we would not be getting back! We were billed for all the carpet damage (due to cheap installation and materials), cracked walls, and bad plumbing. All the things we had been emailing about FOR YEARS to have fixed. We were also billed for a damaged mirror that was damaged at move in. We even have photos of the damage at that time. When we went to Leah to tell her the list was unacceptable, we were told to take it or leave it and if we didn't pay, we'd be sent to collections. When I personally tried to call Leah to get further clarification on the 'damages', she yelled at me, and then hung up on me. My husband had similar dealings with Nicole, who told my husband that we 'had caused all the damages, and are lucky they aren't charging us more', and that 'we all know the carpet damage is from your pets'. Not sure how carpet peeling away from the walls would be pet damage! Our daughter had carpet tacks go through her feet many times in the five years we lived in the house due to owner/property management negligence. After a week of trying to negotiate with Paramount, we were forced to pay the bill to avoid collections. We sent multiple emails with proof that the damage was not caused by us, letters from our previous rental agencies stating we had received our entire deposit upon moving out, and many emails documenting the times and dates we had emailed and called them about these issues. They were all ignored and we were told "We are done negotiating. You can pay or go to collections". They never did negotiate at all. Under the AZ fair housing and rental act, we had been put in a 'credit hostage' situation. Unfortunately, we can only rectify this with a lawyer, who we now have. We're now looking at legal fees, court dates, and a property management company who will not return our phone calls or emails. I cannot believe the level of unprofessional-ism from Leah and her assistant Nicole. As someone who rents a home myself, I would be mortified if my tenants were treated the way I have been treated. They broke the law, and don't seem to care much about it. We've been told by our lawyer that this will most likely cause the homeowner greatly in the end. If you're looking for a rental, or to rent your own home out, this is definitely a company to avoid. We've made sure to report them to the AZ fair housing commission and the fair credit reporting agency. read more

My husband and I recently moved and rented this property through paramount. Heather Carara was our rental manager. Upon viewing the property, we didn't see anything that would concerned us. After about a week of us living here, however, I started to noticed cockroaches in every room. It wasn't enough to startle me, just a quick smoosh and they're gone. But then they started showing up more frequently And rapidly. Heather recommended pest control Ryan Gielow. After he came and serviced our home, I noticed the cockroaches doubled. I saw them INSIDE MY FREAKING FRIDGE. My trash can. My shower. Sinks. Cabinets. Dishes. Omfg. EVERYWHERE. I told Heather that there's an infestation within the apartment complex that she never informed me about. She then has the audacity to tell me "the previous residents never had this issue so it must be you." Really? I am the cleanest person I know. I'm OCD, neat freak and perfectionist. But if it's me then why do my surrounding neighbors complain about having bugs too Heather? She then denied the neighbors ever saying they have bugs. That's the dumbest thing I've ever heard. Because you came out to ask them personally. I wish I can withhold rent until the property manager takes care of this situation, but they're dumber than a box of rocks. If anyone is having a cockroach problem, cockroach glue works better than pest control. I will never recommend paramount rental to anybody after experiencing such stupidity And ignorance. read more

They are unresponsive, rude, bullies. Raised my rent on 03/01, asked them to reconsider due to COVID-19 Pandemic. This resulted in a notice to sign a year lease or vacate in 30 days. I have been on a month-month for over a year. When I mentioned it's distasteful to impose this ultimatum at this time, they said I'm not the only one dealing with the pandemic and not to reach out to them again. I have used a few different property management companies and never had such a horrible experience as I did with Paramount. I was having an issue with a non-working hot water heater which required a work order. The work order was put in and assigned to a vendor but the vendor cancelled. It was the day off during the time they should have been at my home. I told the vendor that was unprofessional and unacceptable so I would be contacting my property management. I was not rude just direct. I am a manager in one of the largest corporations so I know all about tone and customer service. Before I could call Paramount they called me. She did not let me speak or explain the issue before she advised me that I was rude and had no right to speak to the vendor that way. I tried to tell her I was not rude and she was not on the phone with us so why would she listen to a vendor over her own tenant. She said because I was a liar and she believed them since she had worked with them before. She continued to speak to me like I was not a paying tenant and yell at me like I was causing the issue. I had to remind her it is Paramounts legal obligation to provide water and hot water since I am the tenant. She said she was going to cancel my work order since I was rude and had issues. I am sorry but no matter how rude (which I wasn't) it is the property managements responsibility to make sure this is fixed. This was 3 days now with no hot water. I tried to explain I had just gotten home from the hospital from major surgery but she disregarded any empathy and continued to yell at me over the phone. I advised her I would be letting the Better Business Bureau know and the local housing agency. In the end, my husband ended up calling and her tone was totally different. She made it sound like I was the one who was irrational and upset but of course my husband believed me not her. She was speaking nicely to him until he advised her that he was my husband and he did not appreciate how she spoke to me. She then reverted back to her old self and had an attitude. He advised her that this is not how things work and it is their legal obligation to make sure this gets taken care of in a timely manner. He also stated he was an Army veteran and he gave her respect so she needed to give him respect and return. She continued to be reckless with her words so he ended the call with stating he would report Paramount to everyone he could. A manager and supervisor were asked for multiple times and she stated she was the person to talk to. We found out later that she was neither and was just an administrative assistant apparently on some type of power trip. I would never recommend this property management company because they treat their tenants like trash and have no sense of what customer service really is. read more

This property management company was the worst company I have ever rented from. I have lived in Boston, Denver, and Phoenix renting homes and apartments in all 3 states. My husband and I had a major water leak that took them 6 weeks to fix. Our water and gas bill were multiplied by 10 over that time and the management company refused to reimburse us. We went 6 weeks without hot water and were down an entire bathroom. They refused to compensate us on our rent. My husband had to take multiple days out of work to wait for contractors that never came. We then had a water leak from the water line to our fridge this morning and when we called emergency maintenance we were told no one would be out until tomorrow. My husband spent the day fixing the leak and I spent the days washing 4 loads of laundry for wet towels and ruined personal belongings. I work in the medical field and my husband works in the service industry. We wouldn't recommend this company on our worst enemy. We are easy going hard working people but feel very strongly about how poorly this company is run. read more

We moved into our rental 4/01/2017 our lease was up 03/31/2019. We did not remove our lease because we're purchasing a new house. On Aug 2, 2019, I went on to the companies website and gave my notice to vacate,(this was an option on the website) I got an email from Nicole Chavez (I saw a intent to vacate was left from your portal however, Intent to vacate notice's are to be left in writing on or before the 1st of the month (They are 30 days from the prior rent date). You can leave notice now however it would go through 9/30/2019 making you rent responsible through this date. Please complete the attached notice to vacate form and return. Once received move out instructions will be sent to you). I sent her back and email to say we can pay for the 1 day. She replies back by saying to please refer to my lease. Well my lease was up 3/31/2019, we are now month to month. I tried to go into the office to talk with Nicole Chavez, I was told she was not there, I asked can I leave a message to have her call me. that was a week ago, I still have not heard from her. I called today 08/12/2019, the lady who answered said it is better to email, I said I would like to speak with her. I started to talk to the young lady about my notice and she became very nasty. She said if you can't read and understand the terms of your lease them you may need to get an attorney to help you understand. I said you guys are very nasty and rude for no reason, I have rented with this company for 2years, and every time you talk to someone they have a nasty attitude, they are very unprofessional and prejudice. I would never recommend anyone to them and to think we were going to use them to purchase our second house. This has been the worst experience. read more

Wish there was a way to give them less than 1 star. This company has neglected not only us as paying customers but also the owners home. The absolute worst I've ever seen in over 10 years of renting. We moved in after seeing and agreeing on the lease. Their were about 10-12 things that were agreed upon for them to fix. After repeatedly asking them to hold true on their agreement they stated that it was to costly to fix these things. They didn't honor any of them because it was never written down- only verbally agreed on. We then had a major water leak that it took them 6 weeks to fix. When I say fix I mean just to come out and get someone to look at it. Our bill was $1000 that month rather than $100 and they refused to reimburse us. I had to take multiple days off work to wait for a repair/plumber that several times didn't even show up. I wouldn't recommend these people to anyone. I can't believe they are still a company. The attitude from the front desk receptionist was the icing on the cake. We refused to speak to them over the phone after they hung up on my wife. They're the worst. If you have any sense in your body you won't use these people. read more
