Please read this and don't move into these apartments me and my wife recently moved into these apartments in November 2020 , we had our car stolen , a window on our other car broken into , and our personal belongings stolen from our cars , we've made multiple police reports and for what we pay they should have some sort of security or at least surveillance , I truly do not recommend anyone to move into these apartments. They said they have security patrolling at night and I'm yet to see any security guards of any sort. read more

The property management here has been awful from the start. They pick and choose which rules to enforce. The mailboxes have been broken into multiple times without the management even attempting to fix them. I have repeatedly inquired about the mailboxes being fixed but absolutely nothing has been done. When first moved here we were told parking was not an issue. That has not been the case. There are multiple vehicles that stay stored in "first come, first serve spots", for incidence, there's a vehicle that has taken a spot for months. There is no parking enforcement what so ever. Truly the best apartment complex in the area. My girlfriend and I are so lucky to have found this place. Relatively cheap for the area and super clean and safe! Management is WONDERFUL. Merari and the blonde lady (whose name I should know but can't remember at the moment) are just so super nice and helpful. Management is constantly updating/cleaning the property (new laundry units, painting the exterior of the buildings, tree trimming, etc.). The maintenance guy normally comes in the day of or the day after if you need something fixed. I have NOT seen one cockroach! Just a clean, safe, friendly apartment complex with great staff (and for a great price). Thanks Park City! read more

I love this complex. My brother has lived here for over a year and he loved living here so i thought id give it a try. So far it is awesome. The complex is VERY peaceful. Close to retail, and a laundry mat. Management is nice and helpful. The pool is always clean as is the gym. There is almost always plenty of street parking if you have guests (if youve lived in a lot of apartments you'll know what a rarity that is) The only thing is: i do not like the nearby schools and grocery stores :( bummer! I saw some people on here complain about roaches, i have not had that problem im sure it varies by unit. Over all I'd highly recommend park city Apartments /ranchos to any of my friends or family. read more

After living at park city apartments for 10 years. I have to say the last 3 were horrible. Although, they attempted to keep landscape and appearance up, managers and location was not worth the amount of rent paying. On numerous occasionally our car gasoline was siphon out of our cars, A hole was drilled through our gas tank and cars broken into nightly. Constant homeless people walking the complex at all hours, sitting in carports, on staircase fighting in the parking lot. When reported to management they stated they would increase security however, we did not have a security patrol for the complex. The security consisted of locking the laundry room at 10 pm they had nothing to do with protecting the complex. When going to managers office to report an issue Manager Kim G was late to open office on many occasions and always looked like she just rolled out of bed. Not the best hygiene for a small office. The final draw was when maintenance entered our apartment with out our permission with my two minor daughters (ages 12 &16) in the house to complete a final walk through. My sister and I moved in 3 weeks ago and we absolutely love our new apartment! We fortunately have a corner unit therefore giving us many windows and lots of light. There were a couple of issues we noted upon move in and I am happy to say that once reported they were quickly taken care of by Ulyssus and Jorge who are both great to work with. During our application process and through move in Kimberly and Merrari were amazing! They have made what can be a somewhat stressful time very easy. Whenever we had a question about anything they either had the answer or very quickly got back to us with the answer. I love the positivity and "will get it" done attitude. read more

We live in an apartment where the previous tenants were very hard on the space. 5 stars to Ulysses, the maintenance man, for going the extra mile to do all the repairs that have been needed. Our apartment was a work in progress and he worked hard to bring it back up to standards. Also, kudos to Kimberly and the ladies who manage the apartment office. We're not difficult people, but for all the little issues that we initially encountered, we went to the mangers. They took our work orders with grace, got Ulysses on the problem immediately, and we appreciated their efforts enough to write this YELP review. Thanks guys. read more

I've lived here for that past 6 months and the ladies in the leasing office are wonderful. Kim and Nora have been very helpful and do such a great job. There are some things that need to be addressed though. There is plenty of street parking for guest but some guests do take advantage and park in the spaces designated for tenants. Security isn't seen very often so that concerns me. Kids from the surrounding neighborhood come and hang out in the children's playground and leave all their trash and also use profanity for everyone to hear when I don't need to hear it. It's sad though because I sometimes have to close my window because it gets obnoxious and I can't enjoy the nice breeze coming in. Homeless are seen daily in either the early morning hours or late night rummaging through the dumpsters. Aside from this, it is a nice place to live at. read more

Park City is an awesome apartment complex. Was so lucky to find this place. Management is AWESOME!!! Kim and Maribel are super nice and helpful 5 stars to Ulysses, the maintenance man, anytime something needed repair he would be right over to fix it. The grounds and pool are very well maintained. Management is constantly updating/cleaning the property. Their is a nice lady forgot her name but she is always outside cleaning the grounds and laundry room areas ( She does a great job.) The complex is very peaceful and the area around the complex is surrounded by a very quiet housing subdivision. There is always plenty of street parking when you have guests come over to visit. Another plus is Park City is very Pet Friendly. There is a nearby park down the street to take your Pet for a walk as well. Apartments are very close to the Outlets of Orange shopping district and lots of great restaurants. I highly recommend Park City to anyone looking for a great place to live. read more

First and foremost, I'm not sure why the previous review is not "recommended." The review is fairly accurate. There are people that rummage through the garbage; although, they've never been a problem for me and I don't think they're actually homeless. They are usually people looking for cans to recycle. There were multiple times the water was shut off with about a week's notice. The shut off times were normally between 9:00 am to 6:00 pm. This was hugely inconvenient for me because I don't work during those hours. Most importantly, and not noted in the review that is not recommended, the apartment complex has a roach problem. Obviously, this is disgusting. Although by using roach motels, it definitely minimized the problem. I would agree that Patty was not a good manager. The company manages two properties so the office is closed usually around 5:30 pm (and various other times without notice). I've gone multiple times around this time and the office was always closed. They really should update their hours since they are rarely there until 6:00 pm. People hardly use the gym so this is a plus; however, they are very slow to replace paper towels or to repair damaged equipment. The treadmill frequently broke down and there used to be two but now there is just one because one broke down and was never replaced. When we toured the place we were told that the property does not usually have a lot of construction but if there were to be construction, you would be given plenty of notice. This certainly was not true. You will also need to clear your porch rather frequently because there are a lot of repairs done to the roof and for tree trimming. Unfortunately the apartments do not have central air and the apartments can become pretty unbearable. I would pay $50 more a month to live in a place that has central air. The washing machines/dryers were typically in OK condition; although, (like with other places) some do not dry well. The machines take cards which can be annoying because you have to go into the office to add money to your card. This wouldn't be an issue if the office was actually open when it is suppose to be, but as I mentioned above, they have two properties so there isn't a guarantee someone will be in the office. The parking situation is okay. They say they patrol the lot but they really don't. I've had people park in my spot multiple times. It is your responsibility to call to have the car towed (especially at night) and you must wait there and show your lease to the tow truck driver. So this of course can be even more inconvenient than just parking on the street. HOWEVER, street parking at night can be nearly impossible. The walls are somewhat thin but not any more than any other apartment I've lived in. The carpets are in bad condition to begin with. If you lease here, make sure you note every crack, paint stain, etc. during your walk through or you will be charged when you move out. On the plus side, my security deposit was low; however, I did not renew my lease, the apartment was too hot, dirty, and the management is pretty rude. read more

If you are looking for a great place to live then you need to check out Park City Apartments. The office management Kim and Maribel are awesome. Anytime I needed something they followed up with me right away. Also Ulises and the entire maintenance staff took care of any work order I had right away. The Apartment complex is landscaped very nice. The cleaning staff cleaned the outside area daily. There is no trash on the ground here. The apartments are kept up very good. The units themselves are very Spacious,. And the kitchens/dining area is a good size with lots of storage. Every unit has a nice size patio area as well. One thing I really enjoyed about these Apartments was all the trees it had on property. I would see squirrels running up and down the trees every day. When I first moved in the property had issues with the people breaking in the mail boxes but The office staff had the boxes changed out and now their is no issues. I lived here for almost a year but then had to move due to a relocation with my job. read more

It was hard to even give this complex 1 star. The new management is terrible. Oscar, who I believe is the Assisant Managager, is rude. He has no customer service skills whatsoever. He is extremely condescending and disrespectful. Heis no where near attentive, nor do he show any kind of consideration in solving problems that arise. Twice our lights have gone out in the bathroom (we are not able to replace the bulbs ourselves, since they come from the light company); and both times it took them 4 days to come and replace them. Another time my one and only large burner continued to turn off in the middle of cooking. They came out 3 times and every instance we were told that all I had to do was push it in to connect it (besides being very inconvenient it seems dangerous as well). Finally, only because my husband complained, they came and actually repaired and replaced it. The grounds are very unkept; the "security" is never around when you need them (you actually have to call them after hours, they do not roam the grounds like one would hope). I try my best to avoid calling or going near the office, knowing that he will be there. But today was the icing on the cake. I was out on personal business, about 1 hour away from home. My 15 1/2 year old son unexpectedly came home early and did not have a key. He does not have a phone, and used the neighbors phone to contact me. I told him to go to the office and ask someone to let you in. Seeing that we have lived here for 6 years now, I assumed that someone would let him in. Well, Oscar told me son "no," and that he would have to have a signed consent from me faxed to him. He made no effort to call me and advise me, which would have been the proper/humane/adult thing to do. 2 hours later I arrive home to see my son sitting on the ground outside our door. I immediately went to the office and asked Oscar why he did not let my son in the apartment. He sat there with his hands crossed and with a consescending look (as usual) and proceeded to explain that he needed a signed consent. I then said that he could have called me. He said "no," that a phone call would not have worked. I brought it to his attention that he knows my son; he is the one who almost always comes to the office to pay the rent and to put money in the laundry card. He stated that he did not know him, which is an out-right lie! I was unhappy, to say the least. Even if the rules and regulations do not allow him to let my son in, he could have had the descency to call me and let me know the situation. That is what I would have been expected to do at my job, working with children and families at the school district. I have already put a call in to the corporate office, and will be sending an email as well. This complex used to be very clean and a very pleasant place to live. However, since the change of management, specifically Oscar, it has nose-dived downhill. I do not recommend this complex at all. read more

I have never lived in a worse place. The apartment manager Patty is rude, intolerant, and all-around unpleasant. As for the property itself: Inadequate parking, the water had been shut off in the buildings at least a few times per month. The property has homeless people rummaging through the garbage constantly. The amenities are largely inaccessible and the rules change constantly. Overpriced and not at all worth the headache. read more

STAY FAR AWAY!!!!!!! I wish I could give this place ZERO stars... First off, their hours are 9-6.... I could not tell you how many times I have gone to the office for it to be closed. The only way to refill your laundry card is inside the office and well when nobody is there... It can really ruin your laundry plans... I have sat outside the office on countless occasions well after 9 am for someone to eventually come in (not giving any apology for being late.) One time the laundry card machine was full and you could not put any money on your card.... This started on a Thursday.. I went back in the following Tuesday and Oscar told me "oh yah I think it's full, we gotta call someone to come empty it." Ok fair enough.... I return the following Tuesday and still no change.... They didn't even seem to care. Also our neighbors are constantly leaving their trash on our shared landing (even filled dirty diapers). Management has done nothing and we are now seeing COCKROACHES all throughout our apartment. Counting down the days we get to move out of this s*** hole. STAY AWAY!!! read more
