I'm really conflicted writing this because my boyfriend and I actually like our apartment and the overall vibe here, but the amount of misinformation we've dealt with in just 4 months is honestly unacceptable. When we were apartment hunting, a huge selling point was being told that each leaseholder would get 7 guest parking permits a month. It sounded like a decent plus to the nightmare parking situation (virtually no guest spots or street parking in general; $150/month for an extra parking spot with a year-long waitlist). Instead, we found out the leasing agent completely LIED to us--it's actually 7 permits PER household, not PER person. I know we did not mishear this during the leasing process and that we were explicitly told we would receive 21 permits in total for the 3 leaseholders we had for our unit. When I brought this up, management admitted we were lied to, but they didn't even offer a single solution or credit for the $10-per-pass fee we're now stuck with. It feels like they'll say anything just to get a lease signed. The lack of communication between the office and security is just as frustrating. I've been kicked out of the "24-hour" business center TWICE by security because they weren't told the correct hours. I actually had to email a leasing agent myself and show the security guard the email on my phone just so she'd believe me--and even then, she took a photo of it like she still didn't trust me. It shouldn't be the resident's job to train the building's security on their own amenities! On top of that, we've already had to re-sign our entire lease two months after moving in because the office messed up the numbers on the original documents. While the unit itself is modern and I appreciate the gym and the package lockers, the "unseen"parts of living here are exhausting. The fire alarms go off at 3 AM for no reason, the power has flickered out multiple times, and it took around a week to get a working microwave when ours died. I still have 11 months left on my lease, and I'm genuinely worried about what else was a lie or what else will break. I'm mostly upset that they admitted we were lied to by their agent and took no action to make it right with us. If you're looking to move here, I'd suggest getting every single promise in writing, because their verbal word doesn't seem to be honest. I will keep this updated. read more

After 28 months, I have to move units due to the hardwood floors as the sound above leaks through awfully. Paloma is a newer apartment complex opened in mid-late 2023. The lobby/leasing office/mail area really makes a grand impression when you first see it and it stands out above every other complex that I have toured. Flooring/thickness: 2/5 Soundproofing of the flooring in the unit above gets a 0/5 You will hear a dog running back and forth. You can definitely hear anyone without slippers or if they drop something on the floor. and it's horrible if they have people over. Luck of the draw here of your neighbor. I was lucky the first 24 months, but now I have to move because of this as talking to them didn't help. It's "just apartment living" is how it's dismissed. It's constant sounds 16 hours a day now and unlivable for me as it constantly occupies your attention even until 2 AM. You will need to get a top floor as the noise leaks through. The adjacent wall sound isolation gets a 4.5/5 You will rarely hear them unless a sound speaker is cranked up or if the sounds leak in from the hallway. Noise pollution: 2/5 -Outside facing apartments will get the freeway noises of loud cars racing down the freeway. -Mall facing apartments will get loud cars without mufflers and motorcycles. -Inside facing apartments will get parties or pool sounds and kids screaming Air Quality: 3/5 Obviously close to the freeway, you can see black particulate that isn't dust build up atop your car. Ventilation fans and the front door also pull in smoke and grilling smell from people cooking in the patio if your apartment is in the path of the natural draft. Mail / Locker system: 5/5 Mail, Package lockers, and a package room Garage / EV Charging: 5/5 More Charging spots and setups than other complexes Blind spot mirrors around corners installed Spots are decent sized Keys / Access: 5/5 FOB or App/phone entry. No keys or code panel entry. On-site Leasing Office and Patrol: 5/5 They're onsite and responsive. Most places are outsourced, or off-site. Overnight patrol as well for security. Charles is great at the leasing office and helped me with a transfer. Intrusiveness: 3/5 Odd one but they will need to enter your apartment even if you are not home almost every 2 months due to annual inspections with more than two days notice: Fire Alarm, HVAC, Dryer Cleaning, Water Meter, Smoke Alarm, Appliance Inspection, etc. Walkability: 3.5/5 The closed off wellsfargo lot and missing sidewalk, and mall construction lower the score a bit for the area around, but there is still a mall you can walk through. The closed off wells fargo & missing sidewalk somewhat impedes the walkability to the local mother's market and chipotle. This remains a 4/5 after touring 18 more complexes in the local 10 miles. The score stays high as I've chosen to move within the complex for a continued stay and to avoid the annoyance and costs of fully moving. If you are sensitive to noise, this might lower to a 3/5. If I were not already here, this would still be in the top 3. It takes a lot for someone to review or bother to update one but i am annoyed enough to do so. read more

If I could give zero stars, I absolutely would. I am extremely disappointed with my experience living at Paloma Apartment Homes. This property advertises itself as luxury, but the reality has been very different. One of the biggest issues has been the hallways smelling like dog urine for months. The hallway I have to use every day to walk from my apartment to the parking structure and back home smells terrible, and it has been this way since around October. Walking through that smell every single day is extremely unpleasant. The amenities that residents are supposed to use barely function. The WiFi in the common areas is almost nonexistent. If you try to use the workspace downstairs, phone calls constantly drop. The gym has the same issue. The signal and WiFi are so poor that calls do not go through at all. I am not trying to be on the phone while working out, but in case of an emergency or if I am expecting an important call, it is frustrating that there is no reliable signal in the gym. Cleanliness throughout the building is another issue. Trash areas frequently have boxes and garbage scattered on the ground, and sometimes residents leave trash outside their doors which creates terrible smells throughout the hallways. It also seems like the cleaning staff mainly focuses on floors one and two, while other areas of the building receive very little attention. Even the rooftop grills are rarely clean. If residents want to use them, we often have to clean them ourselves using our own supplies before they are usable. There are also safety concerns. Several doors in the rooftop and common areas do not function properly, which is concerning in case of an emergency. Another concern is that the accessibility equipment near the jacuzzi, including the chair intended for disabled individuals, does not work. Equipment like this should always be maintained and functional. Security is another problem. Security presence appears to be very inconsistent. The management team is horrible, rude, and disrespectful. They are extremely difficult to reach, calls to the office often go unanswered, and interactions with management have been dismissive and unprofessional. Overall, the property does not deliver the level of service, cleanliness, or management that residents should expect. read more

The apartments were so clean and the amenities were pretty nice! Their current pricing of units were not too bad compared to the surround apts we toured. My Wife and I were looking for a place to live after marriage and came to tour this place as it was the middle ground for the both of us work-wise. We were introduced to Seth that was super knowledgable about the space and showed us the units that we were intially interested in. Seth made us feel super welcome, super friendly and super comfortable as he answered all our questions and looked out for us on units that were opening up. The complex itself is super clean and has a lovely smell in the hallways and elevators. Everyone on the leasing team, especially Seth, seemed to really look out for our best interest. Overall Seth's professionalism, intentionality, and looking out for us really sold me wife and I to see a team who cares about their residents and looks out for their best interest. My wife and I have lived here for a week so far and the maintenance team, cleaning staff, and leasing team, including Lucy, Darbie, and Charles, were equally as friendly as well! This review isn't for Paloma itself as a community but rather for the NEW management team (specifically the manager Darbie) and maintenance supervisor Marco. If it wasn't for these two professionals, this review would have been less than one star. Nonetheless, I want to acknowledge their professionalism and patience giving the fact that this complex was handed over to them with many issues. Darbie was very helpful in resolving our ongoing issues and being proactive in communicating. I believe that under her management, Paloma would improve its quality of living. I'm conflicted writing this review because I loved my time at Paloma. There are many things I could knit pick, but I never intended to leave a negative review until this week. The staff and maintenance team is great. Charles with the front office in particular was AMAZING. The amenities and apartments are great, and up until the new manager's arrival, I had no complaints. However, the new manager Darbie should not be in a customer facing role. She is extremely passive aggressive and was not helpful in any way. Make sure to read the fine print in your lease, and you must give them WRITTEN 30 days notice BEFORE your lease ends if you won't be renewing. I am moving out, as my lease is over, and am now stuck with a month of increased rent here for an EMPTY apartment. I had a conversation with the office a month prior about moving out of my apartment, and nothing was brought up about documents or move out policies. Darby now says that because my statement about moving out wasn't in writing, that I am obligated to automatically renew a full month of rent. I understand there are rules and policies in place for a reason, but the whole situation came off extremely predatory and sneaky. Like I said, couldn't speak higher of Charles and the rest of the team, but watch out for Darbie. I would recommend handling any requests through Charles. He clearly has respect for individuals and felt much more personable. read more

Current resident back again to tell you that the fire alarm has been falsely set off again! Last review was 5 months ago and from then, I even missed about another couple times it has happened, and now another tonight at 2:30am 12/22. I cannot tell you how much anxiety this place has given me. I've lived in a couple of apartments in my lifetime from the Bay Area to down here in Orange County, and this is the only place that consistently has these false fire alarms. My dog gets traumatized from anything that sounds remotely like an alarm now, The trash chutes are also constantly full and disgusting but instead of I don't know, scheduling another trash pick up for the week, you might have to keep your trash in your unit a little longer, since they'll "charge" you if you just leave it in the trash room. People just do it anyways, I guess. It's sad, I used to really love this place. read more

You book a tour of this place later your rent increases into ridiculous amounts. After you stay then they limit the amount of time you can enjoy all the amenities, including the pool, Jacuzzi, office space, study rooms, fireplace, and gym to shorter time. It's strict because homeless, thief's, agitators, and sketchy people that ruin it. Those people are vandalizing property rude behavior then they put a policy that affects every resident here. Plus they'll accuse you of disturbance here for literally anything and one of the security worker would seem disrespectful wouldn't do the job I I've witness numerous times. Not all but one. Another thing to note the janitor using the leaf blower gets a lot of debris into residents properties from outside. They need to make people more accountable for their dog's poop droppings that are left behind. Also at night some residents make loud noises walking or pounding the ways late night. The trash chute is smelly. The fire alarm when it's set off it's so loud how can every resident sleeps like that!? Other than that it's a okay place if you have one car small household and short term stay. read more

I loved living at Paloma Apartments in Santa Ana. It's a cool niche with a nice gym, pool and the business center/lounge is really nice. Inside the apartments are cool and luxury. The Manager Darby and her Team are really nice and always willing to help and their onsite during business hours. The maintenance team is awesome. Whenever, I put in a maintenance request they responded quickly. I'm going to miss living there. I had to move out of state for work. It is one of the BEST places to live that's affordable in Orange County. read more

Me and my wife have been living here for 1 month and so far I can say we love it here. We haven't experienced anything negative. On other hand Seth our tour agent was amazing and made us feel so comfortable and welcoming and kept us updated before our move in & prior to moving-in he made sure we settled and always asked us if we needed anything. Seth always greets us and when we have questions he always attends to our matters at that time. All the other management are very friendly always greeting with great positive attitude and always hear us out when we have any particular questions the two ladies that are in the office always have a great attitude and are super friendly. Cleaning ladies are amazing and work very hard to keep the property clean and smelling amazing. If you're looking to tour i definitely recommend Seth. This place is perfect. Everything is brand new and looks amazing. All the amenities are kept clean and well organized. The location is near 3 major freeways so you can get anywhere fast (except for the 5 in the afternoon) We compared alot of apartments in the area, Paloma was by far the best choice. Best bang for your buck. Security is also great with closed off parking literally right next to the Main Place Mall, and you need key fob access to everything which is nice and comforting. Now that we have lived at Paloma for over one year, I am happy to leave a review letting everyone know how wonderful this apartment complex is. As you can imagine, everyone will need to work with the Leasing Office, which is located on the first floor of the apartment building. The leasing agents are great! They have always been ready to provide advice whenever I have needed their help. On top of that, the amenities are outstanding! One thing that I really appreciate is how clean the building and the grounds are kept. And, as a female, I feel that the building and parking garage are safe. I find that the layout of my apartment works for us and is very roomy (big kitchen and large bathroom). We like it so much that we signed up for another 1.5 years! read more

we were really interested in this apartment based on the positive reviews. now i'm wondering how many of them are real. i left a 1 star review and now it's deleted. they basically don't do anything they say they will do and you have to chase them for more information about the available units. huge red flags with communication. Romy was the one emailing me regarding scheduling the appointment. all of a sudden on the day of the tour we find out Romy is on vacation without any notice from Romy that he won't be there to give us a tour. in his email, he literally said "i look forward to seeing you soon". i find that really strange why he couldn't say someone will give us a tour and stay in contact with someone else since he is gone. and since he is on vacation, we have no contact apparently. Sam gave us a tour and although he seems nice, he did nothing to follow up with us like we asked. i even called in a week later to ask him to email us more info and he said yes but never did. read more

Beautiful property, not so smart management... I applied to this new building last Saturday. They made me rush the application process on a Saturday night in order to get the building promotion. Asked me for a $300 deposit plus a $56 application fee. I rushed and did everything they asked. Then they were not able to give me a respond until Thursday? Seriously? I provided more than enough information to show both me and my parents finances and was not approved because the format of the bank statements wasn't a savings account. The amount I provided exceded 10 times the requirement. Obviously, these people know nothing about finances or portfolios. Michael Hanna was great, he gets 5 stars. read more

I signed up for a tour and was greeted by Michael. Not only did they reach out to me for reminders, but accommodated my schedules. The apartment was nice, new, vibrant, and definitely gave me a high end vibe. The offices they provide for studying/business meetings gave me a successful vibe. My girlfriend and I were sold on the place right off the bat just from the service we got. How Michael greeted everyone coming in and out by name. Like he knew the place, who stayed there and the faces. Shows a level of customer/resident service they provide. Although I'm looking 5-6 months ahead of time as I leave for my military duties, Michael not only took down my information, but sent me a slew of information and promised to keep me up to date until I make my decision, he will notify which units are available that match my preferences. IF you're looking for an apartment, this is the type of people you want to encounter. Graystar management, give this guy a huge raise! Definitely knows what he's doing. read more

When looking for a new place to live Paloma was a great fit and compared to other apartment/home tours this was hands down the best. All with the help of Romy, he gave a clear and quality walk through of the building, units, amenities, and provided sufficient details along the way. I've been living here for a few weeks now and I can say it has been enjoyable. There was a minor issue that came up with a neighbor and Romy has taken an active effort to resolve that as well.
